  • A systemic building maintenance management is necessary to supply an convenience and safety environment by maintain the origin features for a building's life. However, the exist maintenance management system has some problems such as interoperability of information or standardization of data. In those reasons, a critical information for maintenance a building may be lost and changed. In addition, the data could be crashed or lost on a process of re-input or re-produce. This paper purpose the interoperability in exchanging data between design/construction and operation phases. In addition, this model will enhance the efficiency of building maintenance tasks through information quality improvement and data reproduction prevention.

대여 장비의 예방정비 일정 결정을 위한 의사 결정 모델 개발 (Developing a Decision-Making Model to Determine the Preventive Maintenance Schedule for the Leased Equipment)

  • As a system complexity increases and technology innovation progresses rapidly, leasing the equipment is considered as an important issue in many engineering areas. In practice, many engineering fields lease the equipment because it is an economical way to lease the equipment rather than to own the equipment. In addition, as the maintenance actions for the equipment are costly and need a specialist, the lessor is responsible for the maintenance actions in most leased contract. Hence, the lessor should establish the optimal maintenance strategy to minimize the maintenance cost. This paper proposes two periodic preventive maintenance policies for the leased equipment. The preventive maintenance action of policy 1 is performed with a periodic interval, in which their intervals are the same until the end of lease period. The other policy is to determine the periodic preventive maintenance interval minimizing total maintenance cost during the lease period. In addition, this paper presents two decision-making models to determine the preventive maintenance strategy for leased equipment based on the lessor's preference between the maintenance cost and the reliability at the end of lease period. The structural properties of the proposed decision-making model are investigated and algorithms to search the optimal maintenance policy that are satisfied by the lessor are provided. A numerical example is provided to illustrate the proposed model. The results show that a maintenance policy minimizing the maintenance cost is selected as a reasonable decision as the lease term becomes shorter. Moreover, the frequent preventive maintenance actions are performed when the minimal repair cost is higher than the preventive maintenance cost, resulting in higher maintenance cost.

  • The quality of a part has directly effect on part reliability. In the basis of MIL-HDBK-217F model, it is the determined rule that part's quality level should follow its nominal one written in its specification. If quality information is unknown, quality level of the part should be determined as 'Lower'. However, the prediction model is said to be short in reflecting parts applying 'state-of-the-art' technology and result in over-estimated failure rate by some reliability-related authorities or research institutes. In this study, the reliability prediction results by the model of MIL-HDBK-217F and Telcordia SR-332 are compared and analyzed to verify whether the statement is reasonable or not.

  • The purpose of power system maintenance is to prevent equipment failure. The maintenance strategy should be designed to balance costs and benefits because frequent maintenance increases cost while infrequent maintenance can also be costly due to electricity outages. This paper proposes maintenance modeling of a power distribution system using reliability centered maintenance (RCM). The proposed method includes comprehensive equipment modeling and impact analysis to evaluate the effect of equipment faults. The problem of finding the optimum maintenance strategy is formulated in terms of dynamic programming. The applied power system is based on the RBTS Bus 2 model, and the results demonstrate the potential for designing a maintenance strategy using the proposed model.

보전비용요소를 고려한 정기보전정책의 비용분석모델 (Cost Analysis Model for Periodic Maintenance Policy with Maintenance Cost Factor)

  • This paper is concerned with cost analysis model in periodic maintenance policy. Generally periodic maintenance policy in which item is repaired periodic interval times. And in the article minimal repair is considered. Mimimal repair means that if a unit fails, unit is instantaneously restored to same hazard rate curve as before failure. In the paper periodic maintenance policy with minimal repair is as follows; Operating unit is periodically replaced in periodic maintenance time, if a failure occurs between minimal repair and periodic maintenance time, unit is replaced by a new item until tile periodic maintenance time comes. Also unit undergoes minimal repair at failures in minimal-repair-for-failure interval. Then total expected cost per unit time is calculated according to scale parameter of failure distribution. Maintenance cost factors are included operating, fixed, minimal repair, periodic maintenance and new item replacement cost. Numerical example is shown in which failure time of system has weibull distribution.

  • 지난해 기준 국내 30년이 넘은 노후화 건축물이 37%를 차지하고 있으며, 건물 노후화 수치가 점차적으로 늘어남에 따라, 건물유지보수의 필요성이 대두되고 있다. 건물의 유지보수를 위해서는 많은 작업 주체가 참여하여 업무를 진행한다. 그 중 '유지보수 관리자'의 업무가 가장 큰 비중을 차지한다. 현재 업무를 살펴보면 유지보수 건축물의 이력관리를 도면 혹은 수기로 기록하여 보관하는 방식으로 진행되고 있으며, 해당 자료를 재 열람하기 위해서는 많은 시간이 소모된다. 이에 본 연구에서는 작업자의 유지관리 업무 편의성 향상과 이력관리를 최적화 하기위해 기존 유지보수 프로세스를 파악하고, 분석하여 문제점을 도출하고 스마트 디바이스 기반의 자동화 모델을 구축하였다. 본 연구는 스마트 디바이스 기반의 자동화 모델 구축을 위하여, ① 일반적인 시설물 관리 프로세스 분석 및 관련 문헌 검토, ② 현재 유지보수 프로세스 개선, ③BIM Data, COBie Data, IoT 및 AR 기술을 기반으로 유지보수 관리 자동화 모델 기능 구성도 제작, ④ 스마트 디바이스 기반 유지보수 관리 자동화 모델 구축, ⑤ 사례 현장 적용, 유지보수 관리 진행 및 이력정보 재검토 소요 시간 비교를 통한 시스템 검증을 실시하였다.

사례기반의 소프트웨어 유지보수 성숙도 모델 수립 방안 (A Method for Establishment of Case-based Software Maintenance Maturity Model)

  • 소프트웨어 유지보수는 기존의 하자 유지보수 개념에서 운영관리 및 서비스의 향상을 위해 지속적인 개선이 요구되고 있다. 본 연구에서는 K사에서 수행중인 4개의 유지보수 프로젝트를 기반으로 소프트웨어 유지보수 성숙도 모델과 평가지표를 제안한다. 이를 위해 SMMM, ITSMM, ITIL을 기반하여 13개의 프로세스 영역과 64개의 평가지표를 도출하고, 도출된 64개의 평가지표를 5점 척도로 설문 평가하여 그 결과를 기반으로 성숙도 모델의 수준을 분류하여 K사의 성숙도 모델을 구축한다. 그리고 K사의 성숙도 모델을 검증 및 개선하기 위하여 K사의 설문평가 점수를 분석하여 평가지표의 개선방안을 제안하고, K사의 성숙도 모델이 소프트웨어 유지보수의 개선 방안을 어떻게 나타내는지를 확인하기 위하여 제안한 소프트웨어 유지보수 성숙도 모델을 K사의 4개의 프로젝트를 대상으로 하여 성숙도 평가를 수행하고, 그 결과를 기반으로 개선방안을 제시하였다.

철도 PC Beam교량의 전이확률을 이용한 상태저하 모델개발 (The Development of Condition Degradation Model of Railway PC Beam Bridge Using Transition Probability)

  • Recently, as a method of green-development and reduction of carbon dioxide emission, increased interest has been focused on a railway. Furthermore, an intensive study has been processed on capabilities of maintenance activities, economic efficiency of maintenance on rail structure and a design of railway structure as well as the development of materials. The purpose of this paper is to develop a deteriorated model of PC Beam Bridge due to timely changes and maintenance activities. Typically, there is definite difference between maintained bridges and non-maintained bridges. As a result of proper maintenance activity, a life time of a structure can be enhanced. In this study, we will research and analyze structures with ongoing maintenance. We will also process same procedures on structures without maintenance. Therefore, we can establish the significant role in a conditional change of a structure. Based on a study, we accomplish the development of a condition-deteriorated model. To develop deteriorated model of PC Beam Bridge, We apply Marcov Theory and develop a transition probability to show the life time of bridge. This study will provide a great benefit to decision making for maintenance activities on the railway bridges for future.

Integrating Machine Reliability and Preventive Maintenance Planning in Manufacturing Cell Design

  • This paper presents a model for designing cellular manufacturing systems (CMS) by integrating system cost, machine reliability, and preventive maintenance (PM) planning. In a CMS, a part is processed using alternative process routes, each consisting of a sequence of visits to machines. Thus, a level of 'system reliability' is associated with the machines along the process route assigned to a part type. Assuming machine reliabilities to follow the Weibull distribution, the model assigns the machines to cells, and selects, for each part type, a process route which maximizes the overall system reliability and minimizes the total costs of manufacturing operations, machine underutilization, and inter-cell material handling. The model also incorporates a reliability based PM plan and an algorithm to implement the plan. The algorithm determines effective PM intervals for the CMS machines based on a group maintenance policy and thus minimizes the maintenance costs subject to acceptable machine reliability thresholds. The model is a large mixed integer linear program, and is solved using LINGO. The results point out that integrating PM in the CMS design improves the overall system reliability markedly, and reduces the total costs significantly.

Optimal Preventive Maintenance Policy Based on Aperiodic Model

  • Preventive maintenance(PM) is an action taken on a repairable system while it is still operating, which needs to be carried out in order to keep the system at the desired level of successful operation. The PM improves the reliability of the system by predicting the possible failures and thereby preventing such failures from its occurrence. In this paper, we develop the optimal preventive maintenance policies based on the aperiodic PM model. We investigate an aperiodic preventive maintenance policy and propose several optimal PM policies which minimize the expected cost over an infinite time span. Park, Jung and Yum(2000) determine the optimal period and the optimal number of PMs based on Canfield's(1986) periodic model. Our techniques to derive the optimal preventive maintenance policies based on our aperiodic PM model is similar to those in Park, Jung and Yum(2000), which can be considered as the special case of our results.
