Analysis of Factors Affecting Economic Feasibility of Long-term Public Rental Housing Reconstruction Project

  • The public rental housing policy aims to provide the housing to the vulnerable class who do not have enough credit to own houses. The Korean government introduced new policies for housing supply to improve the availability of new houses. However, it is difficult to expand the supply because of the accumulated deficit of public rental housing. In this study, the economic feasibility of long-term public rental housing reconstruction projects was examined to ensure the economic and sustainable growth of public rental housing. The research found that the compensation for the accumulated deficit is needed. Also the research analyzed and identified the factors affecting the economic feasibility of reconstruction projects. The significant factors identified in this research are: the supply price of pre-sale/rental housing in the reconstruction project, total cost of the reconstruction project, and total floor area of the reconstruction project. According to the analysis results, it is necessary to increase the rent of existing long-term public rental housing, expand the government subsidy, increase the supply price of pre-sale/rental housing, and reduce the total project cost. However, there are limitations. For example, the fluctuations of construction market, residents' burden of housing costs, and the limit of the budget of the public housing authority. The increasing total Floor Area Ratio(FAR) limitation of the reconstruction project would be the realistic solution to the problem because it gives incentives to the reconstruction project.

Intensity estimation with log-linear Poisson model on linear networks

  • Purpose: The statistical analysis of point processes on linear networks is a recent area of research that studies processes of events happening randomly in space (or space-time) but with locations limited to reside on a linear network. For example, traffic accidents happen at random places that are limited to lying on a network of streets. This paper applies techniques developed for point processes on linear networks and the tools available in the R-package spatstat to estimate the intensity of traffic accidents in Leon County, Florida. Methods: The intensity of accidents on the linear network of streets is estimated using log-linear Poisson models which incorporate cubic basis spline (B-spline) terms which are functions of the x and y coordinates. The splines used equally-spaced knots. Ten different models are fit to the data using a variety of covariates. The models are compared with each other using an analysis of deviance for nested models. Results: We found all covariates contributed significantly to the model. AIC and BIC were used to select 9 as the number of knots. Additionally, covariates have different effects such as increasing the speed limit would decrease traffic accident intensity by 0.9794 but increasing the number of lanes would result in an increase in the intensity of traffic accidents by 1.086. Conclusion: Our analysis shows that if other conditions are held fixed, the number of accidents actually decreases on roads with higher speed limits. The software we currently use allows our models to contain only spatial covariates and does not permit the use of temporal or space-time covariates. We would like to extend our models to include such covariates which would allow us to include weather conditions or the presence of special events (football games or concerts) as covariates.

Spectrophotometric Quantitatification of Fe(II) and Fe(III) Ions Using N,N'-bis(4-methoxysalicylidene) phenylendiamine (N,N'-bis(4-methoxysalicylidene) phenylendiamine를 이용한 Fe(II) 및 Fe(III) 이온의 분광학적 분석)

  • A novel $N_2O_2$ Schiff base ligand, N,N'-bis(4-methoxysalicylidene)phenylendiamine(4-$CH_3O$-Salphen), has been synthesized. It has been revealed that the compound is very useful for the spectrophotometric quantification of Fe(II) and Fe(III) ions in aqueous solutions, such as mineral water, hot spring water, sea water, and waste water. The optimum conditions for the quantitative analysis are the followings; [4-$CH_3O$-Salphen]=$4.0{\times}10^{-4}\;M$, DMF/$H_2O$=70/30(v/v), pH=3.4~3.8, T= at $55^{\circ}C$, and prereaction time=1.0 hr. The sample of single valence state was prepared by the preliminary oxidation or reduction using $H_2O_2$ ($5.0{\times}10^{-4}\;M$) and $NH_2OH{\cdot}HCl$ ($5.0{\times}10^{-4}\;M$). The quantitative analyses of Fe(II) and Fe(III) ion were performed by measuring the absorbance at 434 nm and 456 nm, respectively. The estimated mean values agreed well with the standard values within the range of 2.00~6.90%. The limit of detection was 27.9 ng/mL for Fe(II) and 55.8 ng/mL for Fe(III).

Analysis of Moment Effect of Bridge Design Live Load KL-510 by Statistical Analysis of WIM Data of Expressway (고속도로 WIM 데이터의 통계분석을 통한 교량 설계활하중 KL-510의 모멘트 효과 분석)

  • The live load effect of KL-510 of the current Korean bridge design code is examined by comparing with that of the multiple trucks of which the weights are statistically estimated from measured traffic data as well as with those of the related live load models. The truck weight data measured on the expressway before and after overweight enforcement are used to obtain the truck weights following the same procedures in deciding the live load model of the design codes and the results are compared with the load effect of KL-510. KL-510 yields a very uniform loading effect compared with the multiple truck effects when the weights are estimated from the data which contains some of the heavy trucks over the operational weight limit. KL-510 yields consistent results with the live load of AASHTO LRFD and shows less variation than the past load model DB-24 over the span lengths considered in this study. As a result of this research, the actual truck combinations equivalent to the notional KL-510 load model are constructed and it can be applied to the evaluation of the existing bridge and the calibration of the load factor of the permit vehicle.

Criteria of Fruit Quality and Harvest for Production of High Quality Small and Medium-Sized Fruits in 'Hanareum' Pear (Pyrus pyrifolia Nakai) (고품질 중소과 생산을 위한 '한아름' 배의 과실 품질 및 수확 기준)

  • 'Hanareum' pear is expected to produce the high quality small and medium-sized fruits without any major changes in the current cultivation techniques, inasmuch as its basic characteristics are already included in the range of small and medium-sized fruits. Thus, we tested the possibility of utilization of 'Hanareum' pear for producing small and medium-sized fruits, while establishing the limit of minimum fruit weight for the fruits in high quality. With the results of correlation analysis, it was possible to predict the fruit weight through the observation of soluble solid contents and flesh firmness, because both factors were closely correlated to fruit weight in all treatments. Moreover, these factors were confirmed to be useful indicators of forecasting consumer preference in the sensory evaluation. The fruit marketability was excellent under the conditions that were greater than $11.6^{\circ}Bx$ and less than 25.6 N for soluble solid contents and flesh firmness, respectively. When applying these standards of fruit quality to the results of regression analysis for fruit weight, non-treated fruits fulfilled both standards when the fruit weight was higher than 436 g, and the quality uniformity was also high on this state. Therefore, the production of high quality small and medium-sized fruits was determined to be under this condition. The weight limit for GA treated fruits was 620 g, and both fruit quality and uniformity were below the weight range of small and medium-sized fruits, with 300~500 g. Thus, GA treatment was suggested to be avoided, in order to produce the high quality small and medium-sized fruits.

A Study on the Calculation of Consolidation Constants using Moisture Content of Sedimentary Clay in Busan and Gyeongnam Regions (부산·경남지역 퇴적 점토의 함수비를 이용한 압밀정수 산정 연구)

  • In this study, physical property tests and standard consolidation tests were conducted on the marine clay of Busan New Port and North Port, the middle and lower reaches of the Nakdong River including Gimhae and Yangsan, and Ulsan regions. The moisture content, a property unrelated to sample disturbance with small individual test errors, was used for regression analysis with the compression index, virgin compression index, consolidation coefficient, expansion index, and secondary compression index, among others. Subsequently, the correlation and accuracy were evaluated. Upon analyzing the correlation between the moisture content, void ratio, and liquid limit commonly used physical properties for calculating compression indexes, it was confirmed that the liquid limit had the lowest correlation. Through a linear regression analysis of the consolidation constants using the current moisture content in the natural state, a high correlation was demonstrated. Relationship equations were then presented to determine settlement and settlement time. This study suggests that moisture content can be utilized as an alternative for evaluating and calculating consolidation constants when examining ground settlement in sedimentary clays distributed in the Busan and Gyeongnam regions.

An Alternative Perspective to Resolve Modelling Uncertainty in Reliability Analysis for D/t Limitation Models of CFST (CFST의 D/t 제한모델들에 대한 신뢰성해석에서 모델링불확실성을 해결하는 선택적 방법)

  • For the design of Concrete-Filled Steel Tube(CFST) columns, the outside diameter D to the steel tube thickness t ratio(D/t ratio) is limited to prevent the local buckling of steel tubes. Each design code proposes the respective model to compute the maximum D/t ratio using the yield strength of steel $f_y$ or $f_y$ and the elastic modulus of steel E. Considering the uncertainty in $f_y$ and E, the reliability index ${beta}$ for the local buckling of a CFST section can be calculated by formulating the limit state function including the maximum D/t models. The resulted ${beta}$ depends on the maximum D/t model used for the reliability analysis. This variability in reliability analysis is due to ambiguity in choosing computational models and it is called as "modelling uncertainty." This uncertainty can be considered as "non-specificity" of an epistemic uncertainty and modelled by constructing possibility distribution functions. In this study, three different computation models for the maximum D/t ratio are used to conduct reliability analyses for the local buckling of a CFST section and the reliability index ${beta}$ will be computed respectively. The "non-specific ${beta}s$" will be modelled by possibility distribution function and a metric, degree of confirmation, is measured from the possibility distribution function. It is shown that the degree of confirmation increases when ${beta}$ decreases. Conclusively, a new set of reliability indices associated with a degree of confirmation is determined and it is allowed to decide reliability index for the local buckling of a CFST section with an acceptable confirmation level.

Statistical Analysis of Focus Adjustment Method for a Floating Imaging System with Symmetric Error Factors (대칭형 공차를 갖는 플로팅 광학계의 상면 변화 보정 방법에 대한 통계적 해석)

  • A floating optical system is a system that moves more than 2 groups to focus at the camera lens. At the camera optics, the floating system that is mainly used is an optical system such as a macro lens which changes magnification very much. When the floating system is assembled and fabricated in the factory, there are differences between the image plane of the sensor and the focal plane of the infinity or macro state. Therefore, in a considerable proportion of cases, the focus adjustment to minimize the difference of BWD(Back Working Distance) is carried out in the process of manufacturing. In this paper, in order to decide the movement of each group in a floating system, we evaluated the rotation angle of CAM for the focus adjustment. We know that the maximum magnification of macro state is corrected by this numerical method for the focus adjustment, too. We investigated the limit of CAM rotation angle of the system by using statistical analysis for CAM rotation angle, which uses the focus adjustment of the floating system with symmetric error factors.

Fatigue Reliability Evaluation of Steel-Composite High-Speed Railway Bridge with Tuned Mass Damper (동조질량감쇠기를 장착한 강합성형 고속철도교의 피로신뢰성 평가)

  • This study proposes a fatigue reliability evaluation procedure for steel-composite high-speed railway bridge based on dynamic analysis and investigates the effectiveness of Tuned Mass Damper(TMD) in terms of the extension of fatigue life of the bridge. For the fatigue reliability evaluation, the limit state is determined using S-N curve and linear fatigue-damage accumulation. Dynamic analyses are peformed repeatedly to consider the uncertainties of train-velocity and damping ratio of the bridge. The distribution of random variables related to fatigue damage for the intended service life is then statistically estimated from analytical results. Finally, the fatigue reliability indices are obtained by means of the Advanced First-Order Second-Moment (AFOSM) method. Through numerical simulation of a steel-composite bridge of 40m span, the effectiveness of TMD on fatigue life of the bridge is examined and the results are presented.

  • A finite element procedure which can trace plastic collapse behavior of plane frame structures under small and large deformation is presented. The member is assumed to be prismatic and straight, and has the rectangular or I cross section. For the elasto-plastic analysis, the concept of plastic hinge is introduced and the incremental displacement method is applied. The limit state condition of the plastic hinge is considered under the combined condition of a bending moment and an axial force. Numerical examples are presented in order to demonstrate the validity and efficiency of the proposed procedure.
