The Impact of Divorce on Tenure Choice for Women in Korea (자가점유로 분석한 이혼여성의 주거안정성)

  • Present study investigates on the impact of resources and characteristics of the tenure choice for divorced women in Korea. The authors utilize the micro data from the Korea Census (2% sample) provided by the National Statistical Office. The authors apply the bivariate probit model to eliminate selection bias that could incur due to sample selectivity, from a chain of marital disruption and tenure choices. This study starts with a descriptive explanation of homeownership after divorce from 1985 to 2005. It concluded that divorce results in a substantial attrition of homeownership. The authors found that out for many women, divorce initiates a process of downward mobility on the housing ladder. The probability to own housing is much lower for divorced women than for women who are not divorced. The present study concludes by suggesting some policy implications for divorced women who have limited access to housing stability. The authors also suggest some future studies that can compensate the empirical limitations of the present study.

Life-styles and Factors Considered for Housing Choices for Two Co-residential Generations (세대간 라이프스타일과 주택선택시 고려요인 비교연구)

  • The purpose of this study is to discover similarities and dissimilarities in life style and other factors for housing choices between two generations living in same household. It will provide knowledge that is helpful in understanding the two generations and develop marketing strategies for houses as a commodity that accommodates the life style of both generations. The data of this study were collected from October to November 2003, using a structured, self-report questionnaire that contains questions on 40 dimensions of life style and 33 items on housing choices. The original respondents consisted of 307 university students and their parents living in Seoul. The ages of the younger generation were limited from ぉ to 29. The final participants in this study included 224 sets of university students and their parents, that is, about 448 respondents. Frequency, percentage, factor analysis, paired t-test and means were used for data analysis. The results show that the life style may be divided into nine sub-types. There were generational differences in If-oriented lifestyle, Conservative lifestyle, As- service self-expression lifestyle, Pragmatic lifestyle, Convenience lifestyle, Self-development lifestyle, and Leisure-oriented lifestyle. Especially in the categories of Convenience lifestyle, If-oriented lifestyle and Positive Self-expression lifestyle, the younger generation ranked higher than their parents. The most important factors in housing choice may be divided into eight sub-categories. Among them are economic factors, housing amenities, housing design, distance from parents and children, social and environmental qualifies, and distance from work place and school. The two generations differed over the importance of the factors. The younger generation particularly valued the factors of distance from parents and children, housing amenities, housing design.

  • The purpose of this study is to find a reasonable solution that is compatible with the government's policy on calming the overheated housing market and the needs of prospective home buyers. For this purpose, this study analyzed the current state of the housing market and looked at the root cause of the people's desire to purchase housing. And this study suggested the need to introduce a super-long-term mortgage system that can help people choose whether to own or rent a house in accordance with individual preferences. The super-long-term mortgage system would be useful in that the majority of people who currently use mortgages prefer long-term loan products and that it could provide a chance to "get their own homes" by easing the monthly repayment burden for those who want to have homes. If the system is introduced in the future, it is necessary to make efforts for stable operation such as risk-hedge. In particular, the government should apply a limited application to end-users so that they can curb rising housing prices and contribute to stabilizing housing prices.

  • The purpose of this study is to suggest the model of supporting decision making and the method of evaluating criteria and alternatives by value judgement and to apply the model and method suggested to the case of the University Student's housing choice. The criteria and alternatives are evaluated in terms of intuitive judgement and the Analytic Hierarchy Process(AHP). The university students of the Daegu Metropolitan area consider the socioeconomic and environmental factors more important than the characteristics of housing to evaluate their future housing types. In terms of the student's intuitive judgement, socio-educational environment, accessibility, economy, natural environment, and the characteristics of housing are considered in order as an important criteria of evaluating housing. The orders of the important criteria done by an intuitive judgement and the AHP are different. In terms of the AHP, apartment, detached dwelling, and row house are preferred in order as the student's future housing types. The orders of preferred housing types are, however, dynamically changed based on specific criteria. In sum, the model of decision making and the method of evaluating criteria and alternatives by value judgement will be applied to the real problems defined by uncertainty and high risk.

  • This study has an intention of investigating residential present condition of small households, and analysing the factors which have an influence on the choice of residence as a first step of the efficient plan of group residential facility providing a variety of residential present condition. The study defines the meaning of small households on the basis of statistical data that were presented at the National Statistical Office in order to analyse the factors influencing the choice of residence and investigate residential present condition. And the analysis range target is from 20 to 30 aged groups such as university students, social rookie year, and married couples without children. According to the result of analysing residential actual conditions of small households, The choice of residence has various factors. But the study supposes that it reflects three elements of workplace, University and housing price in the choice of residence. So the study investigated the related data.

  • The purpose of this study was to analyze the housing tenure choice decisions of older households, with focus on the activity constraints of the householders. For analysis, the probit model based on the data of the householders over 55 years of age from the 2015 KLIPS data was implemented. The research findings indicate that the ownership choice probability decreases when the head of the household has activity or social activity constraints. If there is an activity restriction, it is considered that the possibility of self-residence will be low due to the increase in medical expenses, the possibility of participation in economic activities will be low, the possibility of early retirement will be high, and the income will decrease. Therefore, if the head of the household has a personal or social activity constraint, such case is more likely to be categorized as falling under the poor residential group. This result suggests that the activity constraint can be utilized as a useful index for the housing welfare policy considering physical vulnerability.

  • The purpose of the study was to identify the status of satisfaction level, moving motivation, the level of housing choosing behavior, and housing needs of potential purchasers in bukgu new housing area, Ulsan. The survey used questionnaire from 336 households living in bukgu area and analyzed using descriptive statistics, and one-way analysis of variance and Scheffe' multiple range test. The research results showed low degree of residents' satisfaction in storage space, neighborhood environment. The moving motivations were physical environment improvement, education environment, walking road, view and lighting.

A Study on Mea'sures to Improve Housing Policy for Population Declining Cities (인구감소형 도시의 주택정책 개선방안 연구)

  • The purpose of this study is to examine measures to improve government's supply oriented housing policy in population declining cities. For this purpose, system dynamics simulation method was used to build urban-housing model and different sets of housing policies were tested to see their impact on local housing problems. Simulation result shows that there is no best set of housing policies that can solve all housing problems in population declining cities. It also indicates that housing policy that solve one type of problems can worsen other type of problems. Housing policy that increases population size has negative effect of housing oversupply. It also increases proportion of old houses in population declining cities. However, housing policy that makes city younger with newer houses tends to increase housing shortage and housing price. So, policy choice needs to be made with clear understanding of trade off between different policies. The result also shows it is difficult to expect a full scale effect of housing policy on local housing problems unless it is executed with regional economic development policy because local housing problems are so closely related with local economic problem in population declining local cities.

Housing Adjustment As a Symptom of Housing Dissatisfaction: Call for an Integrated Approach to Theory Building

  • Housing Adjustment is a set of creative human activities that take place to meet various housing needs. Thus far, numerous studies have given attention to speculate a typology of those activities on an empirical base. Overall, though, little is known about its theoretical underpinning, due to the independent nature of each individual study in interpreting differences in conclusions. This study examines and compares results from two previous studies on housing adjustment. Previous research on housing adjustment suggests that, other than household and housing characteristics, housing satisfaction as an intervening variable is deeply associated with the choice of housing adjustment involved in mobility, home improvement, or cognitive adaptation. The two studies used similar theoretical schemes, asked similar questions, yet one sample consisted of Korean American residents and the other sample was poor housing residents in Korea. This study shows that differences in sample characteristics lead to a strong discrepancy in interpreting Speare's (1974) satisfaction theory of housing adjustment. For Korean Americans, housing satisfaction turned out to be a good predictor of housing adjustment preference, while it is not the case for poor housing residents in Korea. This implies that findings of any Single study can not be generalized directly to the population as a whole. Thus, continued effort should be made to compare specific findings from various research studies, seeking explanations for differences in conclusions. Theory can be legitimately built and strengthened in this integrated manner.
