수요자 설문조사 및 사업성분석을 통한 수도권 신도시 내 한옥단지 조성사업 타당성 검토 (A Feasibility and Survey Study on the Hanok housing complex project within Seoul Metropolitan Area)

  • The purpose of this study was to set and analyze the feasibility and survey of the Hanok(The traditional Korean style house) housing complex project within Seoul metropolitan area. The results of this study were as follows. First of all, a survey was carried out to find out the optimum Hanok style. The survey showed that many people chose a frond and back yard garden as a merit of Hanok and pointed out the weak crime prevention as a weakness of Hanok. The optimum size for a Hanok was from $264m^2$ to $330m^2$ and living space was from $100m^2$ to $132m^2$. And people considered about 120% of what the apartment sells for as the reasonable price of a Hanok. Based on the survey, this study planned a Hanok housing complex on a lot that has competitive price and analysed the feasibility of the housing plan. The result was that Hanok's construction cost per $3.3m^2$ to be a marketable product has to be below about 6 million Won. As a result, the construction cost-saving through the advanced technology and planning to meet the changing customers' needs are needed to vitalize Hanok's supply.

  • Myungji Housing Complex is located in the Nakdong River plain in which the Busan soft clays are developed. It has thick soft soil laver of about GL(-)50m including loose sandy layers, upper and lower clayey layers. The clayey layers have been being consolidated since the land reclamation was completed to build the place for Housing Complex(Apartment) in 1997. Therefore, as one of a series of advance preparations of this project, study was carried on the geotechnical characteristics under the foundation The first part of this paper represents a brief geological history. Then, geotechnical characteristics of clay was analyzed in the classical developments in soft clay. They were based on the geotechnical data obtained by site investigations performed from 1992 to 2005. Finally, we evaluated the average degree of consolidation at this point in time and the residual settlements of upper clayey layer using dissipation and oedometer tests for this project

  • As a result of rapid aging speed in our society, it is necessary to supply a lot of housing for older people in near future. When we think that high portion of residence in rental housing complex composed of small units is the elderly, the housing units in those apartments have to be designed for the physical, mental, social, and economical conditions of elderly people who lives in such a residential complex. Considering these living conditions of the elderly, this study proposes a remodeling prototype of a living unit for older people in rental housing complex. For the research of this topic, various characteristics of the elderly and the environmental requirements for them firstly have been analysed from the literature survey and the interviews with two residents living in a rental apartment. And the design considerations for each space of the housing unit such as entrance, living room, bed room, bath room, and so forth have been explored. Based on the design guidelines above, the remodeling plan of a housing unit for older people has been propose as a result of this study.

  • 최근 주택법 개정에 따른 수직증축에 의한 세대수 증가가 허용되어짐에 따라, 1기 신도시인 분당, 평촌 등의 아파트 단지를 중심으로 세대수 증가형 리모델링 사업이 활발하게 추진 중에 있다. 하지만, 세대간 경계 내력벽 철거 금지, 허용된 용적율 증가에 따른 인접건물의 일조권 변화 등 리모델링 사업 프로세스 상의 불확실성 요인들 때문에 사업추진이 원활하게 진행되지 못하고 있는 실정이다. 따라서 본 논문은 이러한 불확실성 요인들을 해소하여 사업추진이 원활하게 진행될 수 있도록 세대수 증가형 리모델링 사업에 대한 프로세스 모델을 제시하고자 한다. 이러한 프로세스 모델을 제시하기 위하여 먼저, 주택법에서 명시된 프로세스에 대한 요구사항들을 분석하고, 이를 바탕으로 현행 세대수 증가형 리모델링 사업의 프로세스 모델을 제시한다. 다음으로 현행 프로세스 상의 불확실성 요인들과 원활한 사업진척을 위한 기타 제도개선 사항들을 전문가 인터뷰를 통하여 파악하고 제도개선안을 마련한다. 마지막으로 이러한 제도개선안들을 적용 기존 프로세스를 개선하여 수정된 세대수 증가형 리모델링 사업 프로세스 모델을 제안한다. 이 모델은 정부가 주택법을 개정하는데 도움을 줄 수 있으며, 리모델링 조합의 사업 추진을 좀 더 원활하게 할 것이다.

서울지역 어린이 놀이터 모래에서 개 회충류의 충란 조사 (Prevalence of Toxocara spp eggs in sands of public playgrounds in Seoul)

  • To demonstrate the prevalence of Toxocara spp eggs in public playgrounds in Seoul city, sand samples collected from March to November in 2001 were examined. Of 2,600 sand samples from 650 playgrounds surveyed, 41 sands from 39 places(6%) had Toxocara rims eggs. Sand samples in apartment complex were more contaminated(9.7%) with the eggs than in residential area(2.4%). Toxocara canis eggs in sands were found in large number of in the spring but other seasons were less found.

신도시 아파트 거주자의 실내환경 쾌적성 평가 (Evaluating Comfort of Indoor Environment Based on Residents' Responses)

  • The purpose of this study is to propose a model for evaluating comfort of indoor environment based on residents' subjective respones. The questionnaire survey was given to the residents at apartment complex located in Ilsan, Kyunggi-Do. The following are the results obtained in this thesis. The results of path analysis on comfort revealed that direct effects to comfort were the satisfaction on thermal environment, indoor air environment and sound environment, and the cognition on indoor air environment and sound environment. An evaluation formula of comfort by the factors of direct effects was given. This formula is recommended to evaluate comfort for pp.O.E(post occupancy evaluation)by residents.

  • Community noise has been serious social issues in Korea. The community noise concerns on traffic, construction, factory, and apartment complex noise. In traffic noise, road, railway, airport sectors are included. This paper summerizes the final report prepared for MOE in 2005 by authors. The new policy will be enforced beginning in 2006 with 5 year schedule. Details on the policy will be demonstrated at the presentation.

  • The trend of constructing skyscraper has arisen to the offistel and apartment complex due to the lack of exploitable land and urbanization. But, the phenomenon of the multi-story buildings is different from the regular building because of the possibility of mass disaster in fire. Therefore, Analyzing and comparing our actual condition and Japanese, It is going to be suggested that the introduction of fire escape ladder for residents in emergency.
