공동주택 하자소송의 발생형태 및 문제점에 관한 분석연구 (A Study on Types and Problems of Defect lawsuit on Apartment Buildings)

  • Recently, the cases of lawsuit are growing on residential defects. Though, mostly residential construction companies are trying to mitigate resident's dissatisfaction due to keep the company's brand image by operating customer service team, some representatives of apartment buildings initiate litigations without any negotiation with countrepartner companys incited by planned suit lawyers. But lawsuit takes longtime to sentence(about more than one year), and judged amount of money are very few (averaging about 14%) compared with asserted amount of it. To suggest the improving alternatives, the types and problems of defect lawsuit on apartment complex are analyzed.

옥내배선 길이에 따른 단락 특성의 실험적 연구 (An Experimental Study on Short Circuit Characteristics by the Interior Wiring Length)

  • This paper describes electrical fire on residential environment such as apartment and detached house caused by defect of interior wiring. We carried out experimental study on short circuit characteristics by the interior wiring length. We were measured arc current, arc energy and interrupting time of earth leakage current circuit breaker(ELB), when an interior wiring break out short circuit in residential environment. From the experiment results, the longer of the interior wiring, the magnitude of arc current decreased and the interrupting time of ELB increased. When applied the A maker's ELB, the strength of arc current and interrupting time of ELB was 254 A and 245 ms respectively at 30 m interior wiring length. In 3 m interior wiring length, arc current and interrupting time was 716 A and 4.24 ms respectively. Arc energy was dependent on the magnitude of arc current and the interrupting time of ELB, the longer the interrupting time, arc energy increasing. In this paper, minimum arc energy was 277 J using C maker's ELB and 3 m interior wiring length(arc current 283 A, interrupting time of breaker 6.28 ms). Therefore in the residential environment, short circuit caused by defect of the interior wiring lead to electrical fire.

  • 주민참여의 중요성이 인식되면서 도시계획에서도 주민과 함께 하는 계획으로 변화하고 있으며, 이에 따라 GIS도 주민과 같은 비전문가의 의사결정을 지원하기 위한 도구로 확대되어 활용되고 있다. 한편, 낙후된 도시를 정비하는 방법으로 새로이 등장하게 된 거점확산형 주거환경개선사업은 주민참여를 중심으로 이루어지며 커뮤니티를 재생시키는 것을 목적으로 한다. 하지만 현행 주민참여방식은 형식적 수단에 불과하다. 따라서 본 연구에서는 커뮤니티의 재생을 목적으로 하는 거점확산형 주거환경개선사업에서 능동적 주민참여를 이끌어 내고자 사업정보제공서비스, 주민의사반영 서비스, 쌍방향적 의견교환서비스, GIS 서비스를 제공하는 커뮤니티 재생을 위한 웹 기반 PPGIS 모델을 제안하였으며, 이를 프로토타입으로 개발하였다. 커뮤니티 재생을 위한 웹 기반 PPGIS 모델은 정책결정자, 전문가 그리고 주민이 서로의 생각을 교환하고 이해하는데 유용한 의사소통 도구가 되어 주민의 참여도를 높여 줄 것이라 기대된다.

미규모 환경에서의 휘발성 유기화합물 노출 (Microenvironmental Exposures To Volatile Organic Compounds)

  • Volatile organic compounds(VOCs) are of concern for their potential chronic toxicity, their suspected role in the formation of smog, and their suspected role in destruction of stratospheric ozone. Present study evaluated the exposures to selected VOCs in three microenvironments: 2 chlorinated and 5 aromatic VOCs in the indoor and outdoor air, and 5 aromatic VOCs in the breathing zone air of gas-service station attendants. With permissible Quality Assurance and Quality Control performances VOC concentrations were measured 1) to be higher in indoor air than in outdoor air, 2) to be higher in two Taegu residential areas than in a residential area of Hayang, and 3) to be higher in the nighttime than in the daytime. Among five aromatics, Benzene and Toluene were two most highly measured VOCs in breathing zone air of service station attendants. Based on the sum of VOC concentrations, the VOC exposure during refueling was estimated to be about 10% of indoor and outdoor exposures. For Benzene only, the exposure during refueling was estimated to cause about 52% of indoor and outdoor exposure. The time used to calculate the exposures was 2 minutes for refueling and 24 hours for indoor and outdoor exposures.

주거환경에 대한 거주민의 만족도와 영향요인 분석 - 직방 아파트 리뷰 빅데이터와 딥러닝 기반 BERT 모형을 활용하여 - (Analysis of Resident's Satisfaction and Its Determining Factors on Residential Environment: Using Zigbang's Apartment Review Bigdata and Deeplearning-based BERT Model)

  • 주거환경에 대한 만족도는 주거지 선택 및 이주 등에 영향을 미치는 주요인으로, 도시에서의 삶의 질과 직접적으로 연결된다. 최근 온라인 부동산 서비스의 증가로 주거환경에 대한 사람들의 만족도를 쉽게 확인할 수 있으며, 사람들이 평가하는 내용을 바탕으로 주거환경 만족 요인에 대한 분석이 가능하다. 이는 기존에 활용되던 설문조사 등의 방식보다 더 많은 양의 평가를 효율적으로 활용할 수 있음을 의미한다. 본 연구는 서울특별시를 대상으로 온라인 부동산 서비스인 '직방'에서 수집된 약 3만여 건의 아파트 리뷰를 분석에 활용하였다. 리뷰에 포함된 추천 평점을 토대로, 아파트 리뷰를 긍정적, 부정적으로 분류하고, 딥 러닝 기반 자연어 처리 모델인 BERT(Bidirectional Encoder Representations from Transformers)를 사용하여 리뷰를 자동으로 분류하는 모델을 개발하였다. 이후 SHAP(SHAPley Additive exPlanation)를 이용하여 분류에 중요한 역할을 하는 단어 토큰을 도출함으로 주거환경 만족도의 영향요인을 도출하였다. 더 나아가 Word2Vec을 이용하여 관련 키워드를 분석함으로써 주거환경에 대한 만족도 개선을 위한 우선 고려사항을 제시하였다. 본 연구는 거주자의 정성평가 자료인 아파트 리뷰 빅데이터와 딥러닝을 활용하여 주거환경에 대한 만족도를 긍정적, 부정적으로 자동 분류하는 모형을 제안하여 그 영향요인을 도출하는데 의의가 있다. 분석결과는 주거환경 만족도 향상을 위한 기초자료로 활용될 수 있으며 향후 아파트 단지 인근 주거환경 평가, 신규 단지 및 기반시설의 설계 및 평가 등에 활용될 수 있다.

  • 최근의 도서관 변화의 가장 큰 특징으로 먼저 이용자의 변화를 들 수가 있는데 평일의 학생이용중심에서 주부, 무직자, 고령자 이용과 휴일에는 가족동반이용 등으로 이용자의 속성이 변화하고 있고 이에 따라 체재형도 서관이라고 하는 새로운 개념의 도서관이 출현하여 이용자의 속성에 대응하는 형태로 독서서비스를 제공하고 있다. 본 연구는 체재형 도서관으로의 이행시기에 있는 도심의 공공도서관을 대상으로 도서관내에서의 가족의 이용행동 조사하여 가족이용유형의 구성특징 및 공간구성과의 상관관계를 분석하고 비독서행위에 대하여 고찰을 행하였다.

주거단지 내 커뮤니티시설에 대한 연령대별 의식 비교 연구 (Study on the Consciousness about Community Facility According to Age Group of Residents in Apartment Building)

  • As the living standard of citizens are improving and the demand for the quality of life is increasing, the demand for the facilities of welfare and convenience for varied ages rises. Besides, our residential environment is faced with the need for changing into the environment of integrated function of living, which holds health, leisure, culture, education, welfare, etc. Considering the present reality requiring the augment of welfare facilities due to our aging society, community integrated facilities are needed, which can contain welfare service for home-living citizens within residential circle and can accept diverse needs of residents. Accordingly, the study began in order to suggest a better direction for community integrated facilities' plan that considers all age brackets for aging society. The study is to figure out way of thinking what community space of 3 age cluster middle-age in the 30s~40s, preparatory senior citizen in the 50s and old age brackets in the 60s~70s. As methods for attaining the aim of this study, surveys of documents and questionnaire survey were simultaneously used. The result of the study, investigating the importance of a community among the members in the residential complex, showed that all the age groups have highly perceived its importance. All the age groups responded that leisure are important to the elderly. It indicates that importance of their social relations are within the residential environment and it proves that there is lack of facilities for leisure activities of residents in apartment house.

초고층 주상복합 건물의 입주자관리, 공유공간 만족도와 지역공동체의식의 관계 (Relationship between Satisfaction Degree on Management for Residents, Common Spaces and Sense of Community in High Rise Mixed-use Residential Building)

  • The purpose of this study was to identify the relations among management for residents, sense of community and common space for residents which provided in high rise mixed-use residential building constructed at the end of 1990s. Research method was social survey with questionnaire from 178 subjects collected by the snow ball sampling. Statistical analysis was done by the SPSS 10 for Windows program using frequency, percentage, t-test, one-way ANOVA. Research results showed high degree of residents' management satisfaction in the area of fitness space and business service. And they also showed high degree of residents' satisfaction in common space which include swimming pool, shower and sauna facilities. Satisfaction degree of management for residents became high with the support of residents' common space, so the management of residents' common space might be important in the management of high rise mixed-use residential building. Finally, residents' management and residents' common spaces have an important role to enhance the sense of community.

Analysis of Factors Influencing Street Vitality in High-Density Residential Areas Based on Multi-source Data: A Case Study of Shanghai

  • Currently, big data and open data, together with traditional measured data, have come to constitute a new data environment, expanding new technical paths for quantitative analysis of the street environment. Streets provide precious linear public space in high-density residential areas. Pedestrian activities are the main body of street vitality. In this paper, 441 street segments were selected from 21 residential districts in high-density downtown area of Shanghai as cases, to quantitatively evaluate the influencing factors of pedestrian activities. Bivariate analysis was performed, and the results showed that street vitality was not only correlated with a highly populated environment, but also with other factors. In particular, the density of entrances and exits of residential properties, the proportion of walkable areas, and the density of retail and service facilities, were correlated with the vitality of street segments. The magnitudes of correlation between the street environmental factors and the pedestrian traffic differed across various trip purposes. Segment connectivity factors were more correlated with walking for leisure than for transportation. While public transportation factors were mainly correlated with walking for transportation, vehicular traffic factors were negatively correlated with walking for leisure.
