한.일 장수명 공동주택관련 제도 비교 연구 (A Comparative Study between Korean and Japanese System concerning Long-Life Housing)

  • Multi-residential housing in Korea has many problems basically because maintenance, management, and remodelling have been done without considering building elapse and residents' needs. Residential open building has been suggested as one of the solutions. Even though the techniques have been actively developed for residential open building in Japan and the Netherlands, some obstacles are still existing. Especially in Korea, due to the lack of studies for facilitating residential open building, the development and popularization of residential open building are delayed. With the concern that the facilitation of process and systems is as important as technical development, the evaluation of process and systems is needed for promoting residential open building. As result, strong investigation of current situation can offer basic foundation to facilitate residential open building. The purpose of this study is to propose plans to facilitate residential open building in Korea through a comparative study between Korean and Japanese system.

  • Many alternatives on the residential open building have been researched for corresponding high flexibility and possibility of remodeling in Korea as well. However, existing researches only dealt with two-dimensional floor plan. All buildings as well as apartment housing must have been examined various spatial aspect, three-dimensional not two-dimensional. It will examine basic method of three-dimensional flexible unit system to add to three-dimensional usage method overcoming these limitations. The purpose of this study is to propose the system of three-dimensional residential open building in Korea after examining possibility of flexibility of residential open building in 1.5 times of existing floor height.

초고층 주거복합건물의 기단부 계획특성 분석에 관한 연구 (A Study on Characteristic of Super-Tall Mixed-Use Residential Building in the Outdoor Transition Zone)

  • The purpose of this study is to analyze architectural plans of lower part of super tall mixed-use residential building for understanding its functions for urban. The area of this research are limited to super tall mixed-use residential building which were built in Seoul, Kyoung-gi area, and new towns. For this purpose, theories for super tall mixed-use residential building and non-housing parts were researched, and characteristics of selected cases for field research were analyzed by studying drawing materials. The research focused on scale, type of building, included programs for public spaces, and characteristics of location. As a result, every cases were designed as 'outdoor transition zone-centered type', and for urban function, non-housing facilities were condensed to increase convenience. In addition, ratio of non-housing part were incresesed with public spaces design for residents, and various programs were inserted.

대구시 주거이동 결정요인별 선호주거지역 분석 (Empirical Analyses of the Relationships between the Factors of Residential Mobility and Preferable Residential District: The Case of Daegu)

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

주거지내 초등학교의 활용을 위한 계획 방향 (Planning and Design Guidelines for the Utilization of Elementary Schools in Urban Housing Blocks)

  • The intent of this study is to investigate the current situations and planning implications of elementary schools in urban housing blocks, and to propose the planning and design guidelines for them. The premise of this research is that an elementary school should function as a communal facility, shared by its community, so called open-school. 32 schools in three new towns were selected as sample cases and they were closely surveyed in terms of their site planning issues in residential blocks, and three sample open-elementary schools were analyzed in a comparative manner for finding their roles and functional fulfillment as a communal facility in the neighborhoods. Based on the findings, several planning principles and design techniques or devices are suggested for the utilization of elementary schools by local residents, mainly making issues of location, relationship to other facilities and open spaces in residential blocks, access, apartment layout, school building and outdoor spaces, and open program.

근린주거형태와 오픈스페이스 이용행태에 관한 연구 -광주직할시 7 개 A.P.T단지를 중심으로- (A Study on Neighbourhood Physical Form and Use of Public Open Space -Case Study : Seven Apartment Sites in Kwang Ju direct city-)

  • In the study I analyzed the relationship between the characteristics of the user's residential environment and his or her use of openspace. I find out that there are little correlationship between building form and use factors. Also, there are no relationship between persons per room and use factors. Only the physical distance and the location of the building site is correlated with the use factor. In testing the hypotheses, I discovered very little to support the "physical deterministic" notion. I generally was not able to explain the behavior of open space users on the basis of the physical parameters selected to describe the user's residential environment. This, I believe, indicates that there probably are many other variables that play a more important role than those pertaining to the density and form of the residential environment. It is necessary to find out more variables affecting the use of openspace in the neighbourhoods, such as the charecteristics of user group. Also, it is necessary to apply the study to the other sites or the other cities in Korea to compare with the results.

  • 본 연구의 목적은 도시 내 주상복합 건축물의 공개공지 활성화를 위한 계획 및 설계 방법론에 있어서의 시사점을 제시하는 것이다. 이를 위해서 부산시의 "경성대·부경대역' 일대의 주상복합건축물을 중심으로 이론적 고찰과 사례분석을 진행하였다. 분석의 틀은 공간구성·공개공지 가로시설물·공개공지 이용행태·가로와의 연계성으로 설정하였다. 본 연구의 결과는 다음과 같다. 첫째, 일반인의 접근이 용이한 개방된 위치에 실제적으로 이용할 수 있는 비어있는 공간으로 구성되는 필요하다. 둘째, 사람들의 이용을 고려하여 실제적으로 휴식에 이용될 수 있는 가로시설물의 설치가 필요하다. 셋째, 일반인의 접근 및 이용행태를 고려한 계획 및 설계와 이를 통한 공간의 조성이 필요하다. 넷째, 가로와 공개공지의 통합과 이를 통한 가로와의 연계성에 있어서의 상승효과를 내는 것이 필요하다.

주상복합건축물의 심의평가에 관한 연구 -서울시 건축(1)심의를 중심으로 - (A Study on the Architectural Evaluation for the Commercial-Residential Complex - Focused on the Seoul Building Design Review -)

  • In this Study, it was investigated what the critical elements of the Architectural Review by the Seoul Building Design Committee were. The critical elements selected by the members of committee were systematically analyzed. They were based on the 169 cases reviewed by the Building Design Committee. The committee consists of Professors, famous architects, architectural experts and official members. Thus, the critical elements selected by the committee can be regarded as the important criteria for the forthcoming architectural reviewing process. The critical elements selected by 960 members of the committee were classified by the frequency. The results in this study showed that the critical elements were ordered as follows: (1)floor plan, (2)landscape gardening, (3)form, (4)open space, (5)structure, (6)plan for preventing disasters, (7)circulation for men and cars, (8)facilities, (9)parking, (10)revision of drawings and documents. These criteria of the architectural evaluation established by the Seoul Building Design Committee can be applied to the fundamental preparation of the architectural review.

  • Recently, housing market & circumstances considering society change have changed dramatically. Such changes have affected system exchange of apartment housing greatly and promoted new housing system breaking with bearing wall structure. From this point of view, this study examined ultimate systematic items for promoting better housing system after extracting existing building regulation and housing regulation. This study only analyzed system change considering skeleton(support) with housing regulation, building regulation and fire service law. Consequently, apartment housing will intend residential open building breaking with existing bearing wall structure by promoting change of skeleton & infill system afterward.

다세대주택의 화재안전평가에 대한 수치해석 연구 -계단실 개구부의 개폐가 화재특성에 미치는 영향- (A Numerical Study for Fire Safety Evaluation of the Multi-story Residential Buildings -The Effects of the Openings of Stairwell on Fire Characteristics-)

  • 일반주택 화재시 가연성이 높은 폴리우레탄폼 소재의 소파가 연소될 때 다량의 독성가스가 포함된 연기가 발생한다. 이 경우 실내거주자는 고온의 연기와 독성가스로 인해 피난의 어려움을 겪고, 극단적인 경우 사망에 이르게 된다. 본 연구에서는 다세대주택 화재시 계단실 개구부의 개폐조건이 화재실과 계단실의 화재특성에 미치는 영향을 조사하기 위하여 CFD 시뮬레이션을 수행하였다. 화재실험에서 얻어진 유동장의 온도, 일산화탄소 농도 및 연기가시거리의 자료를 분석하여 화재안전한계 기준값과 부분유효량에 근거한 화재위험평가를 하였다. 화재실의 경우, 온도와 일산화탄소 농도는 각각 최대 $290^{\circ}C$와 4,740 ppm이며, 온도에 의한 거주자의 불능상태 도달시간은 발화 후 약 144초이다. 계단실의 경우, 창문이 개방된 경우의 온도와 일산화탄소 농도는 화재안전한계 기준 값 이하로서 개방되지 알은 경우 보다 크게 감소되었다. 또 계단실의 연기가시거리는 개방된 경우가 개방되지 않은 경우보다 화재안전한계 기준 값에 더 빨리 도달되었다. 결론적으로 다세대주택 계단실의 개구부를 개방할 경우 거주자의 화재위험 가능성은 낮아진다.
