공동주택단지에서의 주거공동체에 관한 연구 (A Study on the Community in Multi-Family Housing)

  • This study was to suggest the importance of the community in multi-family housing. It was reviewed the movement of residential community called as building neighborhood, the community movement in apartment etc. It was focused on the physical aspect for planning of common space. As the result of this study, the main subject in the movement of residential community was a common space which contributed to a attachment and a sense of settlement for residential environment. Therefore, this study emphasized on the necessity of planning centered on common space for the community in multi-family housing.

서울시 거주 가구의 주거입지 변화 패턴 (The Patterns of Residential Changes among Households in the City of Seoul)

  • The purpose of this study is to analyze Phenomenon of the residential movement and important factors in the city of Seoul. First, The patterns of residential location during 1975-1994 in terms of macro aspects are to be investigated. Second, Residential patterns among households based on the literature survey data in terms of micro aspects are to be indentified. Methodology applied to the study is regression analysis using 1975-1994statistical data and content analysis based on the literature survey. The results of this study are as follows : 1) The factors of residential movement in the city of Seoul are explained by the changes of the economic structure, residential environment, individual characteristics, and housing policy. That is. the development of transportation systems, the number of homeownership scheme holders, crime rates, increase of residential areas effect on the decrease of the population in the city center of Seoul 2) According to the income groups and resident characteristics, Residential location patterns are different in residential location choice and the scope of spatial migration.

아파트 주거공간에 기초한 지역공동체 형성에 관한 연구 (Restoration of Local Community Based on Apartment Residential Space)

  • 본 연구는 아파트 주거공간에 기초한 지역공동체의 형성을 공동체 운동의 주체와 주민들을 대상으로 한 설문조사를 통하여 고찰하였다. 아파트 거주공간은 폐쇄적으로 구획화된 물리적 특성으로 인하여 공동체 형성에 많은 어려움이 있지만, 다른 한편으로는 공동체적 요소를 갖고 있기도 하다. 조사결과는 입주자 대표회의와 부녀회를 중심으로 여러 자발적 주민조직이 다양한 생활문화운동을 전개하는 것으로 나타나, 아직 규범적 공동체 운동까지 나아가지는 않았으나 보상적 공동체 운동에서 한 단계 더 발전한 모습을 보여주고 있다. 특히, 공동체 활동이 지역공동체의 근간이 될 수 있는 근린관계의 형성에 적극적 영향을 미치고 있으며, 공동체 활동에 대하여 주민 스스로 긍정적 평가를 내리고 있다. 본 연구의 함의는 현대 도시문제를 해결하는 한 대안으로 아파트 주민공동체 운동의 가치와 그 가능성을 보여주는 것이다.

  • Considering the present development situation of public rental apartment since 1982, the supply of homeless housing for low-income dwellers has contributed a amount of quantities, but has been deficient qualities in housing policy. To reflect the architect the properties of dwellers in rental apartment, this study is aimed at investigating the residential character and the consciousness of housing movement through questionaries in permanent rental apartment and fifty years period rental apartment complexes. The results of this study were as follows; The permanent rental apartment is dissatisfied with site location, site shape and building layout in housing environment view, the fifty years period rental apartment is dissatisfied with building area, rental bond, rental fee and maintenance cost in economics view. Housing type of movement preference hereafter is showed “rental apartment” as priority. Therefore, it is necessary to construct public rental apartment for low-income dwellers increasingly.

주거환경특성이 주거만족도, 주거보유의식과 주거이동에 미치는 영향 연구: 코로나19 시기의 MZ세대를 중심으로 (A Study on the Effect of Residential Environment Characteristics on Residential Satisfaction, Residential Ownership Consciousness, and Housing Movement: Focusing on MZ Generation in the COVID-19 Period)

  • 본 연구에서는 MZ세대의 주거환경특성, 주거만족도, 주거소유의식 및 주거이동에 대한 이론적 고찰과 선행연구를 검토하고, 2020년 한국주거실태조사 자료를 중심으로 AMOS를 이용하여 구조방정식 모형을 분석한다. 주거환경특성 14개 항목을 3가지 요인으로 분석하여 주거만족도, 주거소유의식, 주거이동에 미치는 영향을 분석하였다. 본 연구의 실증분석 결과는 다음과 같이 요약된다. 첫째, MZ세대의 주거환경에서 14개 항목을 대상으로 주성분분석의 Varimax로 요인분석을 수행하였다. 14개 항목 중 주차시설 항목은 유효성을 저해하여 분석대상에서 제외되었으며, 그 결과 KMO는 0.925, Bartlett의 검사결과는 0.01 미만의 유의한 확률을 보여 요인분석 모형이 적합한 것으로 나타났다. 둘째, MZ세대의 구조방정식 분석 결과를 보면 주거환경특성의 잠재변수인 주변환경성은 통계적으로 유의하게 나타났으나 접근용이성, 이용편의성은 통계적으로 유의하지 않게 나타났다. 셋째, MZ세대와 같은 젊은 세대일수록 소비에 대한 욕구가 강하기 때문에 상업시설 접근용이성에 대한 만족도가 높을수록 주거보유의식은 유의하게 나타난 것으로 보인다. 넷째, MZ세대의 전반적인 주거만족도는 주거이동에는 유의하게 나타났지만 주거보유의식에는 유의하지 않게 나타났다. 이러한 결과에 따르면 MZ세대는 산업화세대, 베이비붐세대, X세대와 다른 주거환경특성의 차이가 나타나고 있고, 그 요인은 주거만족도와 주거보유의식 및 주거이동에 영향을 미치는 것으로 확인되었다. 주거실태조사의 주거환경특성 항목들을 시대의 흐름에 맞게 개선하고 보완해야 하고, 정부와 지방자치단체는 주거양극화를 줄이기 위하여 세대의 환경과 특성에 맞는 주택시장에 적극적으로 참여할 수 있도록 지원이 우선시 되어야 한다. 그리고 앞으로 코로나19와 같은 특수한 시간적 상황에서는 어떻게 영향을 미치며 차이가 나타나는지 주거관련 연구의 필요성이 있다는 시사점을 제공한다.

고층형 주거건물의 연돌효과에 의한 공기 및 오염물질 이동에 관한 연구 (A study on the contaminant dispersion by stack effect in high-rise residential building)

  • With the building is higher and higher, the stack effect is more and more remarkable. The stack effect accompanies many problems in high-rise building such as draft, troublesome in door opening, uncomfortable noise, contaminants dispersion, etc. In this study, the air movement and accompanied contaminants dispersion by stack effect in high-rise building, and diluting the contaminants concentration were analyzed. The analysis was performed for high-rise residential building in Seoul, Korea and the network simulation method was used. The results show that the indoor contaminants concentration and air movement caused by stack effect have interdependent relationship.

  • In recent years, the visual characteristics of natural open space and greenbelt surrounding the urban landscapes have been changed with sprawling of residential areas and highrised residential buildings. Since these natural areas being the background element of residential areas are topographically sloped mountains in many cities. It is easy to be seen in the distance and it is important to preserve these areas as a visual infrastructure of the urban landscape. The purposes of this study are to extract the factors of landscape impact evaluation for these areas and to clarify the physical landscape variables representing these factors, and to infer the visual-perceptional relationships between image and landscape variables. As results, conceptional three factors were extracted with semantic differential evaluation to classified 18 landscape slide, and three regression models were established with factor score of landscapes and physical variables measured in photographs. On the basis of these relationships, visual-perceptional characteristics were discussed by analyzing the data form eye-movement recording to each of landscapes. The factors of "spatial unfolding of backdropped hilly greenspace", "horizontal quence of residential buildings", and "landscape complexity" prove to be important. And it prove important variables of "skyline of mountainous ridge" and "visual edge of building structure" in regression models and eye fixation movements.

  • The meaning of the characteristics of formative expression in contemporary residential architecture is flowing elements as important means to inbreathe emotional feeling of movement and as automatic and positive wats of expression. So the purpose of this study was to analyze the characteristics of formative expression in contemporary residential architecture, and to plan residential design linked with this kind of concept. For this study, analysis of case studies were used and the cases were selected in contemporary residential architecture which were represented having formative expressions since 2005. The major results found that the characteristics of formative expression were ex-center, reiteration, dispersibility, diagonality, plasticity, non-linearity, and deconstruction. In addition to that, we derived various methods expressing the formative characteristics, which were mass transformation, plan variation and composition element transformation. Summing these results up, the various characteristics of formative expression in contemporary residential architecture are understood as the results of the free modeling will of architects fulfilled with the spirit of inquiry and experiment to escape from the standard architecture in order to differentiate themselves.

노후주거지의 특성에 따른 '길'의 디자인 연구 (A Design Study of the 'Pathways' According to the Characteristics of the Deteriorated Residential Area)

  • The 'pathways' in the Deteriorated Residential Area is the valuable place which represents the history of the community. The 'pathways' is the physical boundary which connects individual environment of private residential area to public environment and which has value as a medium for the definite site for regeneration of Deteriorated Residential Area. Thus, the 'pathways' is considered as the perfect material for the public design for spatial culture to regenerate the Deteriorated Residential Area. However, the most of the public design projects utilize the 'pathways' fragmentarily, there are few systematic studies based on the attribute of the Deteriorated Residential Area. The purpose of this study is the consideration on the attributes of the 'pathways', the detection of the spatial characteristics to find application of the 'pathways', and the cultivation of the baseline data for further research for the spatial nature of the Deteriorated Residential Area. For this study, theoretical consideration is practiced in advance to analyze the meaning of the 'pathways' and Deteriorated Residential Area, the case research is performed using design elements as the analytic frame, and the approach is inferred for systematic public design based on the above result. The objects of case research were chosen among the latest projects implemented in the Deteriorated Residential Area whose subject was 'pathways' and which showed successful result. The characteristics of them were investigated and the details were examined through the homepages of the projects, the reports related to the projects, research material, and interview with the people involved. And to conclude, 'pathways' represents the composition of contents, the space of movement, the formation of community, the landscape design, and the participatory design in the Deteriorated Residential Area. The 'pathways' also finds the proper secondary cultural material for the spatial characteristics and can create the space for the various movements, stay, and communication using the characteristics of movements. The narrow and closed space should be utilized actively to be altered into beautiful space and the Deteriorated Residential Area should be regenerated into coexistent design where people share their lives through sharing spaces.

완전 자율주행 자동차의 주거공간으로의 확장에 대한 연구 (A Study on the Expansion of Fully Autonomous Vehicles into Residential Space)

  • 최근 주거가치의 변동으로 인해, 주거공간 내에서의 다양한 공간에 대한 사용자 니즈가 커지고 있다. 하지만, 이동과 변형 등이 어려운 주거공간 특성상 최초 구성된 주거 형태를 사용자의 필요에 따라 변경하고 재구성하기가 쉽지 않다. 이에 본 연구는 이동이 가능한 공간 개념의 완전 자율주행 자동차를 활용하여 변화하는 주거가치에 따른 사용자 니즈를 충족시킬 방안을 도출하고자 하였다. 먼저 문헌연구를 통해 기존 주거공간을 유형화하였으며, 이를 토대로 사용자 연구를 통하여 주거를 위한 완전 자율주행 자동차의 공간 유형을 도출하였다. 그 후 설문조사법과 통계적 분석을 통해 주거공간에 대한 사용자 니즈 분석과 도출된 공간 유형의 유용성 분석 및 유형 구체화를 진행하였다. 마지막으로 연구결과를 토대로 주거를 위한 완전 자율주행 자동차의 디자인 방향성을 제시하였다. 사용자의 인식을 바탕으로 주거목적의 완전 자율주행 자동차의 공간을 유형화하고 디자인 방향성을 제안하였다는 점에서 의의가 있다.
