Korea is rapidly becoming an aging society as much as it takes the first place among OECD countries, and as the life expectancy of Korea gradually increases, the proportion of the elders in society increases. Accordingly, the happiness of the elders is contributed to the overall social atmosphere and happiness, however, the lower quality of life of the elders due to physical, psychological and social changes can be developed into social problems such as depression and rising suicide rate. As a result, there is a social interest in improving the quality of life and satisfaction of the elders, and the senior citizen center is receiving renewed attention as a form of welfare facility that can play a pivotal role in the social activities of the elders. In recent years, efforts to improve the environment of the senior citizen center have been made due to the growing role of it, however, there is a controversy over whether the quality of the indoor environment is user-friendly or not due to the limitations of material resources and human resources. It is considered that the quality of the color environment should be improved in the senior citizen center in the way that the color environment is not only an indoor environmental factor which gives high psychological and mental effects to users but also a way to improve the environmental satisfaction at the lowest cost. Previous studies on the facilities related to the elders have been actively carried out, but they were very sporadic and there was very little information about the color environment in the related laws or in the guideline presented by cities. It is necessary to integrate guidelines that are scattered within a comprehensive range without any specific target in order to grasp the current status of the color environment and to properly evaluate it. In addition, considering that the senior citizen center is an important leisure facility for the elders that functions in a residential area with a nationwide network, the results of this study are expected to contribute to the environmental improvement of existing senior citizen center which will be activated in the future by enabling the improvement of psychological satisfaction of the elders.

The focus of this study is the promotion of green area volumes and their naturalness, water circulation system, decline of entropy, creation of biological habitats and linkage of separated urban green space. Re-presentative urban biotope survey sites were categorized as urban biotope, semi-natural biotope, and natural forest. In the urban biotope, a residential biotope was constructed near the Han river and in mountain areas. The green-area ratio at the housing complex was about 25%. GVZ(Grunvolumenzahl) was 0.35m$^3$/m$^2$ at the 5∼10-story housing complex, and 1.53m$^3$/m$^2$ over the 11-story. As for the green-area structure of the housing complex, canopy layer, understory layer, and shrub layer were not differentiated and the green-area volume was not high enough. The green-area ratio of school areas as a public area biotope was 5∼20%. GVZ was 1.12m$^3$/m$^2$ at Myungduk High School, and 1.78m$^3$/m$^2$ at Jeonggok Elementary School. In order to convert the urban biotope into an ecological area, green areas around the buildings should be connected to urban buffer green areas, and multi-layer structures should be established with natural plant species. In the semi-natural biotope, neighbor parks were created park in the vicinity of the natural forests. GVZ was 0.28m$^3$/m$^2$, and plantation was established with single layer structure and was definitely insufficient for the area. The urban buffer green areas have been established in strip corridors with the width of 20∼123m. In those areas, GVZ was 0.16∼0.27m$^3$/m$^2$ and had a deficient canopy layer, understory layer, and shrub layer. Soil conditions were not favorable for tree growth. In the natural biotope, GVZ of the plantation was 1.03∼1.5m$^3$/m$^2$ but the high crown closure of this area reduces the chance of species change and succession. GVZ of natural forest was 2.53∼2.57m$^3$/m$^2$. It is desirable to plant diverse plants and the natural forest should be succeeded by broad-leaf deciduous tree species. To improve the value of biotope at Kangseo-Gu, building height needs to be limited to reduce the environmental deterioration in the city. In order to maintain the water circulation system, water-permeable material is recommened when the urban surface areas are paved. The establishment of a water circulation system will improve ground water levels, soil moisture, water quality, and habitats. In order to improve biological diversity, it is desirable to have multi-layer structures in urban green areas with native species.
The assessment on characteristics of hydraulic behavior and water quality variations of underground reservoirs of buildings were studied. Firstly, it was thought that underground reservoir capacities($m^3$) of buildings should be not determinated by the uniform and same methods but be estimated on the basis of the dwelling areas on dominated households and their residential characteristics, because these characteristics influence significantly on actual water usages and patterns of buildings. Secondly, it was likely that the average reduction rate of residual chlorine in underground reservoirs were affected from the their capacities, because the average reduction rate of residual chlorine in underground reservoirs under $1,000m^3$ was 43 percent, on the other hand, that rate of underground reservoirs over $1,000m^3$ was 60 percent. Thirdly, through the field investigation, the retention time of drinking water in underground reservoirs were in the range from 0.3 day to 3.9 day. In addition to, the average reduction rate of residual chlorine were depended largely on the retention time of drinking water. When the retention time was under 24 hours, the average reduction rate of residual chlorine was 45 percent, and in case of over 24 hours, was 49 percent. Fourth, water level in underground reservoirs was averagely varied in the range from 0.1 m to 2.65 m at the height of underground reservoirs. If considered actual height of underground reservoirs, 37.6 percent of the height of underground reservoirs was only used. Consequently, the frequency of the inflow and outflow of drinking water in underground reservoir were very increased, and had an effect on the reduction of residual chlorine. Lastly, the investigations on hydraulic structure characteristics of underground reservoirs inside showed the locations of inflow and outflow of drinking water almost were in the opposite direction. And some buildings had several baffles in the middle. Nevertheless, their installations had no beneficial for the improvement of water quality.

The public housing needs maintenance administration for improvement and retainment of residential condition by means of tenants participation. However, most researchers have considered tenants as passive participants in this context. The previous studies did not comprehend perspective of tenants participation and just measured the management preference and the level of satisfaction on maintenance. This study investigates the attitudes and perceptions of tenants on participation in public housing maintenance by introduced Q method that provides a systematic and rigorous quantitative means for examining human subjectivity. The subjectivity is classified as types according to cost and benefit factors by principal components analysis and varimax rotation of the extracted factors. As a result, this study present 5 types of tenants participation and expect to discuss desirable roles of tenant and org anization in public housing maintenance.

Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to raise engineers for the maintenance of existing apartment houses. Therefore, in this paper, direction for the raising of maintenance engineers in Korea was proposed through analysis of relevant qualification system for the apartment houses maintenance engineers in the U.S.

Recently, local government has established a development strategy which takes into account the quality of each area, in order to solve the problems posed by poor development, hindrance of the urban landscape, the limits imposed by relevant laws, etc. However, the number of floors is an important factor which determines the urban landscape, planning density and quality of the external space. This planning factor has a very different effect according to the terrestrial circumstances, number of households, underparking ratio, green space ratio and floor area ratio. Therefore, in this study, a case analysis and case study are conducted and the correlation between each index is clarified. The conclusions of this study are follows. Firstly, flexibility should be ensured by taking into consideration the density indicators, average number of floors, and residential environmental performance measures in related laws and systems. Secondly, it is necessary to develop a wide-area planning method that extends the planning concept from the beginning of planning to neighboring blocks or cities. Thirdly, deregulation measures should be implemented, such as establishing specialized strategies for each region, and regulatory measures for encouraging different types of development.
Korea's transportation paradigm is shifting from a vehicle-centered to a pedestrian-oriented society. Therefore, the interest in pedestrian safety and the improvement of pedestrian environment is also increasing. However, the level of traffic safety in Korea is still severe. It is needed to improve pedestrian safety and pedestrian environment. This study studied pedestrian-vehicle accident data provided by the Traffic Accident Analysis System(TAAS) for 2013-2015 to build a safe walking environment around school zones, and the relation between the school zones and pedestrian-vehicle traffic accidents were identified through the geographic information system(GIS) and spatial regression model. The main results are as follows. First, both road and public transportation factors are likely to increase pedestrian traffic accidents in school zones. Second, regarding land-use factors, residential, commercial, and industrial areas are found to increase pedestrian traffic crashes. On the other hand, mixed use is likely to play a role on the reduction of pedestrian traffic accidents. Finally, it has been shown that high development density also has a positive effect on pedestrian traffic accidents in school zones.

As urban regeneration and revitalization projects become increasingly popular in Korea, interests in residential environment, landscape improvement and community activities have risen, resulting in increased interest in community garden, a type of urban agriculture. However, the concept of community garden in Korea is yet to be defined apart from the general concept of urban agriculture. Also, any discussion regarding a practical scheme for community gardens remains nascent. Therefore, in order to define and to understand community gardens, and to draw meaningful implications for the community garden research in Korea, this study conducted a preliminary field survey of four North American cities from where the idea of community gardening originates. A total of 166 community gardens in Seattle, New York, Philadelphia and Vancouver were visited during this survey. Four community gardens from each city were selected for further analysis, with particular emphasis on spatial organization and social functions. The results showed that the community gardens in each city perform a diverse array of functions depending on location, type and societal needs. Community gardens in Seattle and Vancouver, which may be classified as 'uptown,' focused on their roles as fields of 'community participation.' Those in New York and Philadelphia, which are classified as 'downtown,' emphasized their function in 'urban beautification.' This study demonstrates that the community gardens in North America serve their roles as urban amenities and multi-functional public spaces for the entire local population. The implication of the results is that considerations for the social roles the community gardens serve and the spatial elements that allow the space to perform such functions are necessary for the further developments in the community garden research in Korea.
The purpose of this study is to propose a ventilation corridor management plan to improve the thermal environment for Busan Metropolitan City. To this end, the characteristics of hot and cool spots in Busan were identified by conducting spatial statistical analysis, and thermal image data from Landsat-7 satellites and major ventilation corridors were analyzed through WRF meteorological simulation. The results showed the areas requiring thermal environment improvement among hot spot areas were Busanjin-gu, Dongnae-gu, industrial areas in Yeonje-gu and Sasang-gu, and Busan Port piers in large-scale facilities. The main ventilation corridor was identified as Geumjeongsan Mountain-Baekyangsan Mountain-Gudeoksan Mountain Valley. Based on the results, the ventilation corridor management strategy is suggested as follows. Industrial facilities and the Busan Port area are factors that increase the air temperature and worsen the thermal environment of the surrounding area. Therefore, urban and architectural plans are required to reduce the facility's temperature and consider the ventilation corridor. Areas requiring ventilation corridor management were Mandeok-dong and Sajik-dong, and they should be managed to prevent further damage to the forests. Since large-scale, high-rise apartment complexes in areas adjacent to forests interfere with the flow of cold and fresh air generated by forests, the construction of high-rise apartment complexes near Geumjeongsan Mountain with the new redevelopment of Type 3 general residential area should be avoided. It is expected that the results of this study can be used as basic data for urban planning and environmental planning in response to climate change in Busan Metropolitan City.

This study analyzed the opinions of residents for desirable urban regeneration and suggested an improvement plan for alley environments. This study conducted a questionnaire survey of the residents living in Alley Garden of Bisan 2,3-dong, Daegu Metropolitan City. In the analysis of the importance and satisfaction of Alley Garden components, items related to a safe, cleanly environment such as 'Lighting facility installation', 'Sewage and waste disposal' and 'CCTV installation' had a high level of importance. It was also found that items improved by the Residential Environment Improvement Project and Alley Garden such as 'Lighting facility installation', 'Quantity of herbaceous flowers' and 'Kinds of herbaceous flowers' had a high level of satisfaction. The IPA results showed that items such as 'Empty house maintenance', 'Rest facilities such as benches and pergolas', 'Space for resident interaction' and 'Public parking lot' had a high level of importance, but had a low level of satisfaction, which suggests that they should be improved by priority. As a result of factor analysis, Alley Garden components were classified into four factors: 'Safety and cleanliness', 'Greenness', 'Exchange and convenience facility' and 'Aesthetics renewal'. Based on this classification, a regression analysis was conducted regarding the effects of the four factors on overall satisfaction. Results showed that all four factors had a significant influence on the overall satisfaction and that 'Aesthetics renewal' and 'Safety and cleanliness', respectively showing levels of significance at 0.274 and 0.235, were highly influential to overall satisfaction. Therefore, it was concluded that spaces for resident interaction and rest facilities should be preferentially installed to improve the environment of alleys. For the improvement of the overall satisfaction of alley environments, it was also concluded that residents should be encouraged to engage in activities such as sculpture installation and mural drawing, along with the introduction of safety bells and crime prevention environment design and the implementation of alley beautification projects.
