  • The purpose of this study is to suggest the way of effective management of real estate brokerage business by establishing the Job Model in real estate brokerage business in Korea. The AHP method, designed for professionals in a field, is used to establish the Job Model. The main result and implication of the study are as follows. The study found that real estate brokers recognize the importance of getting knowledge and information about the patterns and changes of the real estate market and economy, for the effective management of real estate brokerage business. The study therefore suggest that it is necessary to provide the brokers with education chance for the knowledge about the real estate market and economy.

  • The purpose of this study is to find out key factors(specialized knowledge, manner, interaction) of real estate brokerage service quality derived from previous researches and to identify degrees of relations among the key factors and request intention. To do this, first of all, this study makes surveys including variables of estate brokerage service quality, credibility, and request intention. Second, it collects the data from respondents who have visited real estate brokerage firms. Finally, the data are analyzed by applying an exploratory factor analysis and a confirmatory factor analysis which is based on a structural equation modeling. The result of these surveys describes that only the interaction affects the credibility positively and the credibility has positive effects on the request intention. At the same time, the interaction impacts on the request intention directly. Therefore, these analysis results suggest that managers of real estate brokerage firm focus on the interaction of the real estate brokerage service quality factors in order to improve the customers' request intention.

  • For this study, real estate brokerage services to customers how to evaluate quality factors and quality factors important for studying about what is preferred. Real estate brokerage service quality factors, the expertise of brokers, dealers sales skills, a sense of responsibility of traders, brokerage firm's position, whether or not participating were chosen franchise. Looking at the findings, and customer service quality factors, the five kinds of real estate brokers a sense of responsibility to be the most important quality factors were analyzed as a favorite, followed by the expertise of brokers, sales skills brokers, brokerage firm's presence, a franchise analysis of whether the order has been participating. As the results of this study, the traders as traders sense of responsibility and expertise and strive to improve, friendly servece and act as an active intermediarv will need to improve sales skills.   • Real estate brokerage app service is an emerging online-to-offline (O2O) business model. This study analyze the relationship between the satisfaction and reuse of real estate app services through a survey of experienced users of the application. The results show that "ease of use" and "usefulness" of the online app service positively affect customer satisfaction and eventually affects reuse. Moreover, ease of use and usefulness of the offline brokerage introduced by the application positively affects customer satisfaction and eventually affects reuse too. One meaningful finding is the stronger impact of usefulness on customer satisfaction than that of ease of use in both online and offline situations. This finding implies that the value of usefulness is bigger than that of ease of use because of users who purposely use the application to find relevant real estates. The effect of online customer satisfaction on reuse is slightly higher than that of offline. This finding suggests that need to develop a strategy for online applications that focuses on enhancing the usefulness of real estate brokerage app services in the O2O market.

  • This research extracted important factors in the real estate brokerage business and verified it's relationship between service value, reuse intent, word of mouth effect in order to analyse the elements of what the customers are looking for, and proved that brokers ability, trustworthiness and the location of the brokerage institute is an important factor. On the other hand the environment of the brokerage institute was verified to be less important. The most important factor for customer was the broker's ability, hence the countermeasures were needed.

  • An O2O-based real estate brokerage web sites or apps are increasing explosively. As a result, the environment has been changed from the existing offline-based real estate brokerage environment to the online-based environment, and consumers are getting very good feelings in terms of time, cost, and convenience. However, behind the convenience of online-based real estate brokerage services, users often suffer time and money damage due to false information or malicious false information. Therefore, in this study, in order to reduce the damage to consumers that may occur in the O2O-based real estate brokerage service, we designed a false property information filtering system that can determine the authenticity of registered property information using artificial intelligence technology. Through the proposed research method, it was shown that not only the authenticity of the property information registered in the online real estate service can be determined, but also the temporal and financial damage of consumers can be reduced.

The Effect of Conflict Over Construction of Private University Dormitories on Licensed Real Estate Brokerage (사립대학 기숙사 건립 갈등이 공인중개업에 미치는 영향)

  • While universities are making every effort to improve the housing welfare of university students by establishing new dormitories, the construction of school dormitories has intensified the conflict with other certified real estate businesses on the basis of their right to survival. Thus, it is necessary to analyze the causality in the conflict to coherently understand the conflict between these stakeholders. To do so, this study conducted a survey questionnaire on certified real estate businesses in the vicinity of private universities with dormitories in the metropolitan area. This study targeted licensed real estate brokerage agencies that conclude rental contracts in view of different stances, and control the real estate rental market by controling their conflict. Investigated the influence relationship between universities and licensed real estate brokerage agencies in relation to construction of private university dormitories and the effect of this conflict on management performance of licensed real estate brokerage agencies, and analyzed the relationship among relevant variables to see if their dormitory recognitions have a moderating effect. In addition to analyzing the causality of conflict level (perceived conflict, expressed conflict), conflict management, conflict outcome, and management performance, the study also verified the moderating effect of perception on dormitory and the mediating effect of conflict management. The results showed that conflict level had a negative (-) effect on conflict management, while the perceived conflict and conflict management of the conflict level had a negative (-) effect on the conflict outcome. In the relationship between perceived conflict and conflict outcome, conflict management had a complete mediating effect while expressed conflict had a partial mediating effect. Lastly, the perception of university dormitories did not have a moderating effect for the influence of conflict management on conflict outcome.
