다가구주택 매입임대사업에 대한 공무원 및 전문가 의견 조사 (Opinions on 'Dagagu' Housing Purchase and Public Rental Program of Public Officials and Professionals in the Area of Social Welfare)

  • The purpose of this study was to identify the perceptions on 'Dagagu' Housing Purchase and Public Rental Program of public officials and professionals in the area of social welfare to suggest ideas for improvement of this program. Data were collected from 146 public officials and 108 professionals in the area of social welfare. Respondents showed that the perception on this program was not high, especially respondents working in Seoul showed lower perceptions than respondents in other localities in spite of experience of pilot program executed in Seoul. Respondents also thought that this program will take an realistic role to improve housing welfare for urban poor. Other opinions to practice this program were also suggested.

  • 기업의 지속가능경영을 위해서 기업의 사회적 책임의 중요성이 최근 더욱 커지고 있다. 본 연구의 목적은 일반기업을 대상으로 한 선행연구들에서 확인된 기업의 CSR 활동의 효과가 공기업에서도 동일하게 나타나는지 실증분석을 통해 알아보고자 한다. 이를 위해 독립변수로 'CSR 활동'과 '브랜드 이미지'를 설정하고, 종속변수로 '기업호감도'와 '구매의도'를 설정하였다. 실증분석 결과 'CSR 활동' ${\rightarrow}$ '기업호감도', 'CSR 활동' ${\rightarrow}$ '구매의도' 및 '브랜드 이미지' ${\rightarrow}$ '기업호감도', '브랜드 이미지' ${\rightarrow}$ '구매의도'의 관계에서 모두 유의한 인과관계를 보였다. 이로써 제품 관련 브랜드 이미지가 제품 구매의도에 긍정적 영향을 미치는 것과 마찬가지로 CSR 활동이 기업의 전반적 이미지를 향상시킬 뿐 아니라 제품 구매의도에도 긍정적 영향을 미치고 있음을 알 수 있다.

아파트 브랜드 인지도와 소비자 구매의도에 관한 연구 (Apartment Brand Awareness and Consumers' Purchase Intention)

  • This study examined consumers' awareness of apartment brands and the purchase intention of apartments with brand names. This study compared apartment brand awareness with purchase intention in terms of consumers' socio-economic and housing characteristics. Also, it identified the factors that influence consumers' awareness and purchase intention of apartment brands. The data were obtained via a questionnaire completed by adults 20 years of age and olde. (N=383), and were analyzed by t-tests, ANOVA, chi-square tests, multiple regression, and logistic regression analyses. The findings of this study are as follows: First, both consumers' awareness and purchase intention of apartment brands were higher among married males in their 30s and 40s than among unmarried females in their 20s and 50s. For consumers who had graduated from graduate schools, both awareness and purchase intention of apartment brands were lower than other groups. Second, consumers dwelling in apartments or row houses showed higher awareness of apartment brands. And those who lived in row houses were more likely to consider purchasing apartments with brand names. Third, every factor of consumers' housing values was higher than the middle point of the scale. Especially, economic and social values of housing were important factors for both awareness and purchasing intention of apartment brands. Fourth, the apartment brand awareness had a positive effect on the purchase intention of the apartments with their own brands.

사회교육으로서의 소비자교육프로그램 개발 II: 프로그램내용 및 운용방법에 대한 요구도 분석 (Development of Consumer Education Program As Social Education Program II: Needs Analysis on Program Contents and Program Management)

  • The study was the second part of the research on development of consumer education program as social education program. The purpose of this study was to analyze needs fur program contents. Program contents had two parts: educational program contents and program managements. The data used contained 617 married women living in Seoul, Korea. Using SAS-PC program, Chi-square and Anova Analyses were executed. The results showed that married women had higher educational needs on housing purchase, tax avoidance, cancellation of contracts after purchase, consumer redress, etc. The differences in age, education, householder's occupation, and household income level resulted in the differences in educational needs for some specific educational items. They were likely to be educated at the highly accessible place such as women's center, community center, University extension service center, and consumer organization, etc. Also they preferred to be educated once a week fur a short time period like one to three months, and to have the lectures with discussion in the class. Some implications were mentioned for developing consumer education program as social education.

부산지역 매입임대주택의 입지 및 주택 내·외부 특성에 따른 주거평가 분석 (The Evaluation of the Purchase Social Housing on the Characteristics of Location and Housing in Busan)

  • 본 연구는 매입임대주택 거주민의 주거환경 평가를 통해 매입임대주택 거주자의 주거환경 만족도 결정요인을 실증적으로 분석하였다. 매입임대 주택은 현재 거주하는 지역사회에 지속적으로 생활이 가능하여 저소득층의 사회적 격리 현상과 슬럼화 방지 등의 사회적 배제현상이 적은 장점을 가지고 있다. 그러나 주택의 매입기준이 주거환경을 충분히 고려하지 못하는 문제점이 제기되고 있어 매입임대주택 주거환경에 대한 전반적인 평가가 필요하다. 우선, 매입임대주택 거주자의 주거환경 평가를 위해 주거환경 특성, 주거비 특성, 가구주 특성 등으로 구성하여 살펴보았으며 이를 바탕으로 매입임대주택 주거환경 만족도 결정요인을 주택입지 특성, 주택 내 외부 특성 등으로 각각 나누어 살펴보았다. 주거입지에 따른 주거만족도에 영향을 미치는 변수는 공공시설, 교육시설, 복지시설 등으로 나타났다. 특히, 복지시설 접근성의 만족도가 높을수록 매입임대 주택의 주택입지 만족도가 높아지는 것으로 분석되었다. 주택 내 외부 특성에 따른 주거만족도에 영향을 미치는 변수는 창호상태, 균열, 난방설비, 주택규모 그리고 주택관리 등에서 유의한 것으로 나타났다.

주거용부동산의 거주유형에 따른 베블런효과에 관한 연구: 과시소비성향을 중심으로 (A Study on Veblen Effect according to Residence Estate: Focused on Conspicuous Consumption)

  • 최근 부유층 주거지에 특정 목적에 의한 중 저소득층이 진입, 준거집단에 합류하며 과시효과를 누리고 싶어 한다. 이 현상으로 주거용부동산에 대해 유한계급층이 아닌 일반 소비자들의 과시효과에 대한 욕구를 유추할 수 있다. 과시소비를 함으로써 고가의 상품을 구매할 수 있는 준거집단에 속한다는 우월함과 고가를 지불할 수 있는 능력을 통해 부를 전시하는 효과를 얻는다고 볼 때 자신의 사회경제적 능력을 보이기 위한 과시적 소비성향은 주거용부동산에도 영향을 미치리라고 예상된다. 본 연구에서는 주거부동산의 거주유형에 따른 베블런효과를 확인하고자 하였다. 이를 위해 다양한 심리적 특성, 주거특성, 인구사회학적 특성이 베블런효과에 미치는 영향을 PLS 경로모형을 이용하여 분석하였다. 분석결과 차가거주자가 자가거주자에 비해 과시소비성향이 높은 것으로 나타났으며, 체면민감성은 자아존중감과 주거유형에 정(+)의 영향을 미치며 이는 과시소비성향으로 이어진다. 또한 거주면적이 크고 소득수준이 높을수록 과시소비성향이 큰 것으로 확인되었다.

공공임대주택의 유형에 따른 거주자 평가와 주거서비스 조사 (Resident Evaluation on Housing and Demand on Residential Service according to Type of Public Rental Housing)

  • There is a growing demand for public rental housing since housing price increased rapidly and socially vulnerable people need more stable housing. The purpose of this study is to investigate housing evaluation (satisfaction), moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident, and to suggest the development direction for comprehensive housing services including the community level. Data used for analysis in this study are from 2016 Seoul panel survey of public rental housing residents. A total of 3009 questionnaire from public rental households were collected in 2016 Seoul panel survey. In order to investigate housing requirements, we analyzed household characteristics, housing satisfaction, moving plans, welfare services, residential activities and community facilities, social environment. In this study, the difference of residential satisfaction, moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident is analyzed to identify their housing demands. As a result, there were differences in residential satisfaction, moving plan, and residential service depending on type of public rental housing and characteristics of residents. Residents in public rental housing modified from the multi-family housing after purchase showed lower residential satisfaction, and higher intention for moving plan compared to residents living in other type of public rental housing. In the residential service, residents in permanent lease type have higher experience of housing service as well as demand on housing service. Especially single household, elderly household, female household, or household with handicapped person indicated higher demand for housing services.

The Effect of Message Construal Level, Temporal Distance and Consumer's SNS Self-efficacy on Consumers' Attitude Toward SNS Fashion Advertisements

  • The purpose of this study was to examine the effects of the construal level and temporal distance of a message and consumer's Social Network Service (SNS) self-efficacy on consumers' attitudes toward SNS fashion advertising. This study employed a 2 (message configuration: high construal level/low construal level) ${\times}$ 2 (temporal distance: distant future/near future) ${\times}$ 2 (SNS self-efficacy: high/low) between-subject factorial design. The survey was conducted on Facebook users in their twenties (N=216). The results are as follows: First, attitude toward SNS fashion advertising and purchase intention was higher when the message construal level was lower and when the temporal distance was closer. Second, no interactions between temporal distance and message construal level for attitude toward SNS advertising and purchase intention were found in this study. However, interactions between temporal distance and SNS self-efficacy for attitude toward SNS advertising and purchase intention were found. When the SNS self-efficacy was high, message with the low construal level reacted significantly positive in terms of attitude toward the ad as well as purchase intention. It is expected that this study will provide insight for apparel makers or retailers to use SNS as a new advertising media for fashion marketing. Practical implications and limitations are discussed.

수요자 선호도 분석을 통한 미분양 아파트 마케팅 전략 (A Marketing Strategy for Unsold Apartments using Conjoint Analysis of Customer Preference)

  • 본 연구는 미분양 아파트 수요자를 대상으로 선호요인을 분석하고 향후 민간측면에서 미분양 아파트 해소를 위한 마케팅 전략에 대해 연구하고자 한다. 연구방법은 미분양 아파트 수요자 선호요인을 도출한 뒤 컨조인트 분석을 통해 가장 중요하게 판단하는 요인과 상대적으로 포기할 수 있는 요인을 도출하였다. 분석결과, 첫째, 미분양 아파트 수요자들은 주택 구매 선택에 있어 미분양에 따른 혜택(분양가 인하 및 보장제)을 입지환경 및 거주환경 보다 우선적으로 고려하는 것으로 나타났다. 둘째, 미분양 아파트 수요자들은 입지환경과 관련해 대중교통 이용이 양호한 환경을 가장 중요하게 고려하며, 거주환경과 관련해서는 단지 내 친환경 수준을 중요하게 고려하는 것으로 나타났다. 셋째, 미분양 아파트인 만큼 가격전략에서는 납부조건 완화보다는 분양가 인하를 선호하는 것으로 나타났다. 마지막으로 홍보전략은 주택전시관이나 설명회를 통해 홍보하는 것이 가장 효과적인 것으로 분석되었다.
