  • The purpose of this study is to develop the decision support model for the investment in the operation and maintenance in telecommunication networks. First, we analyze the relation between the cost of quality and the quality of service, and then establish and analysis tool of the investment alternatives for the improvement of the quality of service. This study will offer a decision tool to enhance an efficiency of the operation and maintenance for telecommunication facilities, and will contribute to shaping a policy of network performance management.

  • A necessity of increasing the energy efficiency of the buildings is rising due to global warming and high energy demands prices. Commissioning is an effective way to increase the energy efficiency of the building and reduce maintenance costs. In this study, a case study was conducted to derive the commissioning process of green building and propose management factors that can be used in domestic commissioning projects. The case was a university renovation project that received a LEED Glod certification and conducted the enhanced commissioning. The commissioning is divided into planning, design, construction, and post-construction phases. In the planning stage, commissioning company selection, commissioning goal setting, tasks and responsibilities for each subject are set. In the design phase, preparations are made for inspection and construction steps to prevent design errors. In the construction phase, problems are solved through periodic on-site inspections. In the post-construction phase, a final report with all the details of the commissioning will be created and future maintenance strategies will be proposed. Based on the findings of this study, it will be a basis for the management factors that can be used in the implementation of domestic commissioning projects.

  • RAMS is the procedure to maximize the reliability and availability of systems with managing operation rate, the frequency of failure in the system and repair method. Recently, all system life-cycle focusing on RAMS process has been rapidly developing in the field of railway vehicles, for example, applying th reliability management techniques for procurement and disposal of EMU. In particular, global economic recession require to reasonable measures for the EMU maintenance costs under the circumstances therefore, an alternative solution based on RCM(Reliability Centered Maintenance) which is the optimal maintenance method is interested. In this study, the state of being critical of each component and a primary factors was analyzed to improve VVVF inverter of the line 7 EMU by applying FMECA process. Furthermore, this paper showed the impact of connecting between the main and sub system. Based on these data, critical components according to malfunction ratings were classified by screening measures and improvements for each components was summarized.

  • As gravel roadbed is gradually turn down by repetitive loading of train, lasting work for maintenance and management of track is necessary to reduce the settlement of roadbed and the deterioration of track. Despite of above weak point, gravel roadbed has become a basic structure of roadbed at the present time. But request for new structure of roadbed is recently presented to settle an increased transportation capacity of track, and to solve a shortage of the labor to handle maintenance work of track. Therefore, we begin to research about maintenance-free roadbed like paved track from two years ago. In this study, a series of tests were performed to clarify the characteristics of strength and permeability of concrete specimen, which is the upper part of paved track injected by cement mortar, by type of geotextile and finally to give a basic data for application of geotextile to the lower part of paved track.

  • The number of the PV systems installed in south korea has been gradually increasing. Interest of operation & management of PV System is rising up as PV System installation trends to increase. The vital function of operation & management is the monitoring system. Most monitoring systems are only available for equipment of suppliers and manufacturers. In this study, a monitoring system was implemented to support multi-domain equipment (inverter, junction box, water distribution board, environmental sensors) that are not limited to specific manufacturers. Monitoring system includes a visualization function, which makes it easy for users to check the power generation and the operation status of the equipment of PV System. In the future, this monitoring system will be utilized as an operation & maintenance foundation element in the PV system industry.

  • 리스크 관리에 기반한 교량관리를 위해서는 시간 및 환경에 따른 성능변화를 예측하기 위한 성능이력모델이 필수적이다. 일반적으로 성능이력모델의 산출은 어려운 작업이므로 전문가 의견 또는 교량의 겉보기 상태 진단평가 기록을 이용한 상태 성능 이력모델이 많이 사용되어 왔다. 하지만 상태성능 이력모델은 교량의 실제 안전도와는 일치하지 않은 경우가 많아 근본적인 문제를 내포하고 있다. 성능 평가 및 이에 따른 성능이력모델의 정확도는 교량 유지관리 시스템(Bridge Management System, BMS)의 정확도와 직접적인 관계가 있으며 유지관리 예산의 합리적인 분배를 위한 최적 대안 산출을 위해 매우 중요하다. 본 연구에서는 기존의 방법, 즉 정성적 전문가 의견 및 불충분한 정기점검 기록에 의해 작성되는 상태 성능 이력모델의 단점을 극복하기 위하여 열화를 고려한 수치해석결과를 바탕으로 산출되는 안전성능이력모델을 제안하였다. 제안한 성능이력모델 구축을 위해서 다양한 교량 형식이 검토 되었으며, 그 중 설계 변수 간 종속성이 높아 고려되어져야 할 설계 변수의 수가 비교적 적은 강박스 교량을 중심으로 다양한 환경 조건 및 시간에 따른 안전성능이력의 변화를 분석하였다. 교량 유지관리 시스템 내에서의 안전성능 이력모델의 역할은 특정 환경 하에서 시간에 따른 안전성능변화 예측에 있으며 안전성능이력모델의 산출 속도는 시설물 관리시스템의 효율성에 직접적인 영향을 미치기 때문에 일반적으로 실시간 해석을 수행하기 보다는 기 작성된 예측모델을 사용하는 방법이 주로 사용된다. 본 연구에서는 정량적 성능이력의 신속한 산출을 위하여 주요 설계 변수로 구성된 응답면 기법(Response Surface Method, RSM)을 사용하였다. 응답면 기법 적용을 위한 설계 변수 및 설계 값의 범위는 국내 강상자형교 설계 기준, 가이드라인 및 유지관리 자료를 근거로 산정하였다.

수리 가능한 시스템에서의 최적 예방 보전 정책 (Optimal Preventive Maintenance Policy for a Repairable System)

  • In this paper, a preventive maintenance(PM) policy for a repairable system is considered. The failure rate model proposed by Park et at.(2000) is generalized by assuming that after each PM not only the PM slows down the degradation process of the system but also reduces down the system failure rate by a certain fixed amount. Long-run expected cost rate of the PM policy is derived and the properties of joint solution of the optimal PM period and optimal number of PM which minimizes the expected cost rate are obtained. Numerical examples for the case of a Weibull-type failure rate are given.

공동주택 관리비 항목별 영향요인 분석 연구 (The study on Analysis of Influence factors on Items in Apartment House Maintenance Cost)

  • In this research, I finally came to a conclusion analyzing the connection among managing of each items in management expenses, the size of each complex and stories, and the term of using. (1) In the managing cost regarding to the management manner, although the managing cost of self-governing management is less imposed than the one of commission management, there is slight difference between those Costs. And it is more important to consider the effectiveness of management than to emphasize reduction of management cost. (2) The higher the stories, the higher the managing cost of elevator per the unit area. It Is caused by the fact that the father the distance of the elevator operating, the higher the electric charges. (3) The third of one of total management cost goes to pay the personnel expenses. So I found that the effective management of the expenses is available to reduce management cost. (4) The higher the stones, the lower the cost of personnel expenses including the cleaner cost. (5) The sum of costs assigned in repairment and management increases in proportion to the term of using. The costs assigned in special repairment and management are interacting to each other. (6) To reduce the management cost, we have to cut down the personnel in security guard that occupies one third of total management cost with application to the joint security system and operation of the self-governing guard. Through this process, it will be easy to accomplish the rationalization of contract with an outside order. Because the improvement of management service is not only the responsibility of owner but also the one of dwellers. And it Is imperative to realize the importance of cooperation and trust between the owner and dwellers. And the establishment of effective managing system which has convenience and rationality must be settled without delay.

도시철도 역사시설물의 효율적인 관리를 위한 삼차원 역사관리시스템 개발 (Development on the 3D Station Management System for Urban Transit)

  • In several years, the geographic information system has been being applied into various departments, i.e. estate, transportation, prevention against disasters, agriculture, environment, etc. Especially, it is very useful for us to manage the infrastructures of urban transit which are scattered and located in the vast areas of city. But, in the 2D geographic information system, it is impossible to manage the various inner facilities of stations which are in the same spatial location on GIS. Then, the 3D station management system has been developed for the efficient management of station facilities in urban transit. Through this system, from the virtual cyberspace of station on PC, we can move and go to any places of station we want without going to the station fields. So, we can manage the various information of location information, basis information, maintenance information about the inner facilities such as architectural structures, machinery facilities, electronic equipments. And, this system is also connected with the drawings and technical documents in each facilities. So, we're sure, this system will improve the efficiency of maintenance work and information management of stations.

  • In this paper, the objective is an evaluation of economics using Life Cycle Cost(LCC) analysis for the ballasted track and the concrete track. However, since the absence of reliable data on maintenance activities, the degree of a reliability about the results of the LCC analysis is insufficient yet. In order to remedy the problems, we surveyed a professional research group for an approximate estimation which can be represented a degree of maintenance through a application of examples. Hereby we found that it is possible to expect the retrenchment of cost using preventive maintenance management. Moreover we proposed appropriate and economical restrictions between track structures.
