Effect of Real Estate Holding Type on Household Debt

  • Purpose: This study aims to provide implications for the government's housing supply policy by analyzing the factors that determine the type of real estate holding and household debt. This study started from the awareness that the determinants of household debt differ depending on the type of real estate holding. Research design, data and methodology: Real estate ownership type was classified and analyzed into 4 models: model 1 (1 household 1 house and self-resident), model 2 (1 household multiple real estate ownership and self-resident), model 3 (1 household 1 house and rent residence), model 4 (1 household holds a large number of real estate and rent residence). The analysis method used multiple regression analysis. The dependent variable was household total debt. As independent variables, household debt, annual gross household income, financial assets, real estate net assets, annual repayment, demographic & residential characteristics were used. Results: 1) Model 4 has the highest household debt and the highest gross income, Model 2 has the most real estate mortgage loans and real estate net asset, and Model 1 has the highest real estate mortgage payments. 2) The positive factor of common household debt determinants is real estate net assets, and the negative factor is financial assets. 3) It was the net assets of real estate that acted as a positive factor in common for the four models. In other words, the more financial assets, the less household debt. It was analyzed that the more net assets of real estate, the more household debt. The annual repayment of financial liabilities had no influence on household debt, while the annual repayment of loan liabilities and household debt had a positive relationship. Conclusions: 1) It is necessary to introduce benefits and systems that can increase the proportion of household financial asset. Specific alternatives include tax benefits and reduced fees for financial asset investment. 2) In the case where a homeless person prepares one house for one household, it is necessary to prepare various support measures according to the income level. The specific alternative is to give additional points for pre-sale or apply an interest rate cut incentive for mortgage loans.

1인 가구를 위한 단독주택의 스마트홈서비스 적용 방안 연구 (A Study on the Application of Detached House Smart Home Service for One-person Households)

  • 현대사회의 1인 가구는 지속적으로 증가하고 있고 꾸준히 늘어날 전망이다. 또한 1인 가구의 주거형태는 단독주택이 가장 많았으며 1인 가구의 생활은 자유로운 생활, 개인여가시간 등의 장점이 있는 것으로 나타났다. 하지만 1인 가구는 외로움, 건강문제, 안전·위험, 식사해결 등의 걱정요인이 있고 단독주택은 생활문제, 유지·관리, 안전·위험 등의 문제점이 있으며 미래의 우려로 이어지고 있다. 본 연구는 단독주택에 스마트홈서비스를 적용하여 1인 가구의 걱정요인과 단독주택의 문제점을 개선할 방안에 대한 연구로 다음의 방법으로 연구를 진행하였다. 1인 가구의 걱정요인과 고충에 대한 조사와 단독주택의 문제점에 대한 선행연구사례를 통해 종합하였고 스마트홈서비스의 최근 기술 동향과 현재 개발 및 시판된 기술을 선행연구사례와 문헌조사를 통해 알아보았다. 이를 바탕으로 1인 가구의 걱정요인과 단독주택의 문제점을 스마트홈서비스에 적용 시 문제점을 보완해줄 스마트홈서비스의 리스트와 적용 방안을 도출하였다.

지방 중소도시 유형별 1인 가구 특성연구 (A Study on the Characteristics of One-Person Household in Local Small and Medium Cities)

  • 우리나라는 1960년대 이후 국가 경제성장에 힘입어 사회적·경제적으로 주민 생활에 큰 변화가 있었으며 특히 미혼 여성의 경제적 자립, 청년층의 만혼(晩婚), 중년층의 이혼, 고령층의 사별 증가 등으로 전체 가구의 29%가 1인 가구인 시대로 되었다. 하지만 급격히 증가하고 있는 1인 가구에 대한 연구가 인구가 밀집된 대도시에 거주하는 1인 가구에 치중되어 본 연구는 지방 중소도시에 거주하는 1인 가구의 특성을 분석하였다. 연구결과 지방 중소도시는 도시특성에 따라 성장 정체도시, 산업 선도도시, 지역 거점도시, 인구 유출도시 등으로 구분되며 도시유형에 따라 1인 가구특성도 차이가 있는 것으로 나타났다. 성장 정체도시에서의 1인 가구는 산업활동의 근간이 되는 30-40대 연령대가 적으며 자가인 단독주택에서 방 3개 이상에 거주하는 장년층 비중이 높은 것으로 나타나 장년층 위주의 장기임대주택 및 쉐어하우스 등의 주택공급과 함께 사회적 교류를 위한 단지형 연립주택과 다세대 주택공급정책이 필요하다. 산업 선도도시에서의 1인 가구는 모든 연령대에 고루 분포되어 있으며 아파트 거주비율이 타 유형에 비해 가장 높은 것으로 나타나 행복주택 등 청년층 주택공급과 함께 기존주택에 대한 재건축 및 리모델링을 통하여 청·장년층 1인 가구의 주택수요에 대처하여야겠다. 지역 거점도시의 1인 가구는 대졸 학력에 20대 이하의 미혼 가구가 많고 월세주택에서 방 1개에 거주하는 비중이 높은 것으로 나타나 청년층을 위한 소형 주택공급을 확대하는 한편 아파트, 오피스텔 등의 분양주택과 전월세 주택공급을 통해 청년층 주거안정에 초점을 맞추어야 겠다. 인구 유출도시에서의 1인 가구는 초졸 학력에 사별한 가구가 많고 자가인 단독주택에서 방 4개 이상에 거주하는 노령층 비중이 높은 것으로 나타나 고령자 복지주택 등 노령층 위주의 단지형 주택공급을 통해 사회적, 문화적 교류가 가능한 주거환경을 만들고 분산된 주택거주 형태를 집단적 거주형태로 주거공간을 개선할 필요가 있다.

  • Various DSM (Demand Side Management) programs have been developed and carried out to use the limited energy resources of human-beings reasonably. LED lighting is one of essential DSM programs and the development of technologies is ongoing vigorously. Recently, one-person households have been increased and the electricity consumption pattern is different with conventional households because residents live as a single. On the other hand, owners of the one-person households tend to not prefer to install high efficient appliances due to the cost increasement. Therefore, the existing DSM subsidy programs should be revaluated so that the owners decide to install high efficient appliances.

1인 가구의 건강한 식생활역량-식사행태와 식생활라이프 스타일을 중심으로 (Healthy Eating Capability of One-person Households-The Effects of Eating Alone, Meal Types, and Dietary Lifestyles)

  • This study examined the effects of eating alone, meal type, and dietary lifestyles on healthy eating capability of one-person households. We analyzed the mediation effects of weekly frequencies of each meal type taken by one-person households between eating habits such as eating alone and dietary lifestyles of one-person households and healthy eating capability. We also analyzed data from the 2019 Food Consumption Behavior Survey using a sample of 688 one-person households. Factor analysis, latent profile analysis, structural equation model analysis was conducted; direct and indirect effects of independent variables were tested using bootstrap method. The major results were as follows. Frequency of eating alone was about 10 times a week on average; one-person households had home-made meals about 12 times a week, for restaurant meals, 4 times, for delivered/take-out food, 0.39 times, and for other types, 0.44 times. Weekly frequencies of eating alone and meal types taken by one-person households were significantly different among the different socio-demographic groups. Dietary lifestyle was classified into four classes: traditional, health ignorant, food lifestyle ignorant, and balanced. Eating alone and dietary lifestyle had a significant effect on weekly frequency of each meal type. Frequencies of eating alone, balanced dietary lifestyle, and taking home-made meals had a positive direct effect on healthy eating capability, and frequency of taking delivered or take-out food and food consumption ignorant lifestyle had a negative direct effect. Eating alone, balanced and traditional dietary lifestyles had a positive indirect effect through the meal type; however, watching Mug-bang had a negative indirect effect.

  • This study aimed to analyze the housing lifestyles of one person households (OPH) with the perspective of digital placemaking in order to suggest the planning criteria for OPH house. The structured questionnaire survey was accomplished by 145 OPH. The main findings were as follows. (1) OPH's housing lifestyles were classified into four types composed of ten factors. (2) The user preference for the space organization was varied by four types of housing lifestyles. (3) Most OPH required the informational appliances and their needs for other digital appliances were significantly differed by four types of housing lifestyles.

원룸 도시형 생활주택 거주자의 수납가구 사용 요구에 관한 연구 - 1인 가구의 라이프스타일 유형을 중심으로 - (A Study on the Demand of Storage Furniture for Residents in a One-room Studio - Focused on One-person Household's Lifestyle -)

  • The number of one-person households has increased because of social and economic changes in Korea. The purpose of this study is to figure out the need for different types of furniture plans, based on life styles, that minimize undesired dead spaces for those individuals who live by themselves in a one-room studio. Residents of Busan, who are in their 20 to 40 s, answered questionnaires provided by the researchers. 156 questionnaires were analyzed through a statistical process by using SPSS Win 18.0K. The major findings are as follows: (1) The subject's lifestyles were classified into five lifestyle factors: the self-actualizing lifestyle factor, the well-being pursuing lifestyle factor, the open and sociable lifestyle factor, the stable and convenient lifestyle factor, and the information-oriented lifestyle factor. (2) These factors contributed to five lifestyle groups with common characteristic: the 'self-actualizing group' has a positive attitude about self-improvement and most subjects in this group are professionals. The 'well-being pursuing group' has a positive attitude about comfort living. The 'open and sociable lifestyle group' mostly consisted of students who are very positive in regards to accepting new trends. The 'stable and convenient lifestyle group' values stability and convenience in their life. The 'information-oriented group' pursues a lifestyle substantially depending on obtaining online and off-line information.

1인 가구를 위한 스마트 화장대 디자인 제안 - 20대 독신 여성을 중심으로 (Suggestion of smart Dressing Table design for one person household -Focusing on single women in their 20s)

  • 본 연구는 1인 가구를 위한 스마트 가구의 필요성을 인식하여 연구 대상 분석 후 최종 디자인까지 제안하는 것을 목적으로 한다. 모든 연구는 1인 가구 중 주도적인 가구 및 스마트 기기 소비 행태를 보여주는 20대 독신 여성을 중심으로 한다. 기존 국내 화장대의 편향된 디자인과 인식을 고찰하며 해외 화장대와 스마트 가구의 긍정적 사례를 살펴본다. 다음으로 스마트 화장대에 대한 소비자 니즈 파악을 위해 예비 설문조사를 진행한다. 설문 진행 후 스마트 혁신 특징을 갖는 대상에 한해 심층 인터뷰를 진행하여 화장대와 융합할 스마트 기술 선호도와 개선사항을 정리한다. 이를 바탕으로 임의의 페르소나 정립 후 대상이 갖는 스마트 화장대에 대한 니즈를 해결한 가상의 시나리오를 제시한다. 결론으로 1인 가구를 위한 스마트 화장대에 적용할 스마트 기술의 우선순위와 최종 디자인을 제안한다. 소비자의 강한 혁신으로 스마트 가구의 필요성을 절감하는 시대에 위와 같은 제안은 미래의 1인 가구를 위한 스마트 화장대 산업 발전에 기여할 것으로 기대한다.

우리나라 60세 미만 성인 1인가구의 식사 규칙도와 대사증후군 유병률과의 관계: 국민건강영양조사 제7기(2016~2018) 자료를 중심으로 (Relationship between Meal Regularity and the Metabolic Syndrome among Korean Single-Person Household Adults under 60 Years of Age: Based on the Seventh Korea National Health and Nutrition Examination Survey (2016~2018))

  • This study aimed to investigate the relationship between meal regularity (i.e. breakfast intake and meal-times), and the risk of metabolic syndrome (MetS) among generally healthy Korean single-person household adults (≤60 years, n=594) based on the Seventh Korean National Health Examination and Nutrition Survey (KNHANES) (2016~2018). Among men (n=325), the breakfast intake frequency was not significantly associated with the pervalence of MetS. However, men consuming a regular meal at least once a day showed a lower prevalence of MetS compared to those whose meals were irregular. These patterns remained after adjusting for age, smoking and drinking habits, individual income, education level, exercise, and total calorie intake. An association between meal regularity and MetS risk was observed in post-menopausal women (n=84), but not in pre-menopausal women (n=185). More specifically post-menopausal women with irregular breakfast eating habits or eating no breakfast at all showed a significantly higher risk of MetS than those eating breakfast regularly after the adjustment. The analysis revealed an odds ratio (OR) of 8.46, confidence intervals (CIs): 1.149~62.199, P<0.05 in irregular breakfast eaters, and an OR of 13.377, CIs: 1.665~107.511, P<0.05, in those who ate no breakfast. Furthermore, post-menopausal women who had irregular meals daily showed a higher risk of MetS than those consuming one or more regular meals/day after the adjustment (OR: 16.888, CIs: 1.258~226.655, P<0.05). In conclusion, the results from this study may be used for formulating optimal dietary guidelines for the prevention and the management of MetS in adults in single-person households.

사별 후 혼자 사는 노인1인가구의 특성 -지역별 분포와 사회경제적 특성, 결정요인을 중심으로- (Characteristics of the One-Person Households of the Elderly during Widowhood -Regional Distribution, Socio-Economic Characteristics, and Determinants of Living Arrangement-)

  • This research challenges the general notion of one-person households of the elderly during widowhood as impoverished, isolated, and vulnerable. Recognizing a high potential vulnerability, however, this research attempts to describe the diverse composition of one-person households of the elderly. For this purpose, relying on 2% sample data from the 2000 census, it examines regional distribution, socio-economic characteristics, and determinants of one-person households of the elderly during widowhood. Socio-economic characteristics of one-person households of the elderly differ by region. Jeju island is distinct in terms of sex and age distribution, and residence area of children. In general, rates of economic activity and self-subsistence are higher in provinces than in cities. Compared to the elderly living with family, the elderly living alone show high rates of economic activity, self-subsistence, and capability of physical activity. Results of logistic regression analysis of determinants of living arrangement are consistent with those of descriptive statistics. Those who are economically active and able to move around without assistance tend to live alone after the death of a spouse. Number of sons and living in an urban area are negatively associated with living alone, whereas females are more likely than males to live alone. According to the separate analysis by age, the positive effect of economic activity is greater in the oldest of the old than in other age groups. Those who possess high educational attainment tend to live alone when they are 80 and older, unlike other age groups. Based on these findings, this paper finds that one-person households of the elderly nay not always be the most vulnerable group, and are diverse in terms of socioeconomic characteristics.
