Study on the Selection of Suitable Resident for C.B.D. Living by Using the Logit Model -The Case of Taegu City- (로짓 模型을 利用한 都心居住의 適住者 選定에 관한 硏究 - 大邱市를 中心으로 -)

  • This study is for the development of C.B.D. residential land that is available in the changeable housing market and urban planning paradigm. The results are as follows. First, we developed a Logit model to analyzed the suitable resident for living downtown and we used several variables in the model such as their living place, the location of their works, in come according to sex and age, and whether they have a car or not. Second, in analysis for the suitable residents using the Logit model, the main demanders who live in C.B.D. or have a job there and the young and old were chosen, Third, it shows that the suitable residents prefer semi-C.B.D. because it has convenient accessibility to C.B.D. rater quickly (in ten minutes). They prefer apartment and Mixed-Use building. Fourth, there are much residential land in semi-C.B.D. (63.7%) so as to support enough land in ease of redevelopment. The land price is tremendously low compared to that of land for business or for C.B.D.

  • These days the land category is the most specific basis of legal for land use or land use form that is determined by the main use of land. Even if same land building site, it is used very various like a detached house, a row house, a multiplex house, a villa, an apartment, a mixed-use Apartments, commercial building, fallow land etc. There is a need of variety analysis in order to apply greenhouse gas emission or statistics assessment for standard of classification. Therefore, This study measured carbon dioxide by for different government agencies of maps by land use time, season, elevation, space, area of floating population. As a result, The emission characteristic was high l.78 times, on average of l.35 times in winter compared with summer, when the temperatures increased 11C, the carbon dioxide is 22ppm high in the afternoon, A commercial building is high 4.04 times compare with detached house.

  • Cracks, which account for the largest proportion of defect lawsuits in apartment buildings, are not clear on the criteria for defect determination, so judgments about defects are mixed. Interlayer cracks, which account for most of the crack defect judgment amount, tend to be judged as defects regardless of the crack width or condition, and repair methods are mostly set uniformly. This starts from the problem that the standards of the Ministry of Land, Infrastructure and Transport and the Construction Appraisal Practice, which the courts use as standards, do not match. It is necessary to establish a defect determination standard that can be applied to all stakeholders through the amendment of laws and the revision of the Court Appraisal Practice. In addition, it is necessary to apply the crack repair method according to the width and condition of the interlayer crack. If the defect determination and the application of the repair method for cracks are rationalized, it could serve as an opportunity to change the current trend of defect disputes that rely only on litigation.

Differences between Sale Prices and Lotting Prices in New Multi-family Housing Considering Housing Sub-Market (주택하부시장 특성을 고려한 신규 분양가와 입주후 가격 변화에 관한 연구)

  • This study tried to find differences between housing lotting prices and sale prices owing to new multi-family housing price regulation. As the results of this study, they are as follows; First, this study shows housing market in Busan has a preferences of new housing which has a new housing form differing from the existing housing form. For example, the mixed-use apartment with higher stories shows steeper incline than the apartments with the existing forms. Second, the new housing prices are affected by the information that affect the price of the old existing housing. They are rates of green area of an apartment complex, the number of household, accessibility to downtown Busan and etc.. They are also confirmed factors that affect a rise of used-housing price in other studies. Third, brand value of apartments affects new housing prices. For example, if the major construction companies build the new apartment, it shows a rising trend than any other housing. Therefore, the local construction companies are expected to be put on a disadvantage places than major construction companies. Fourth, the lotting prices are the most important cause that lead to rise the new housing prices. Accordingly, the present lotting prices are expected that upward tendency the purchasing prices of the new housing will not continue, because the lotting prices have risen since the government removed lotting price regulations and exceeded the level of used-housing prices. And it denote that importance of housing sub-market which indicates rates of old existing housing market rising, frist preference Gu, second preference Gu, rate of multi-family housing.

  • This study aims for improvement and rebuilding of the 'Green Building Certification Criteria Information System;GBCCIS'. To achieve this, improved information system has developed self-assessment program available on the web and to provide data about the target of Green Building Certification based on the 2010 revised criteria. The target building of Green Building Certification is Apartment, Office, Mixed-Use Building, School, property for sale, accommodation, and other facilities. Also, the information system about the Green building related technologies and techniques to take advantage of offer a variety of information was built. Green Building Certification Criteria web-site Established in this study has information and each menu and contents are linked to organic and high-utilization. Each menu is organized according to the used frequency and the group. Also this web-site is composed of information guide field, core service field, and other field. These improvement of Green Building Certification Criteria Information System can be a positive incentive measures for the activation of Green Building Certification Criteria easily by taking advantage of relevant information by users. And these will be possible to planning development of Green building technologies by introducing the latest Green building construction techniques applicable building. Also, to assess in advance by using self-assessment program in the design phase of building will lead to Green building design and provide the convenience of the application process and through database construction and share information of building assessment resources certified Green Building Certification Criteria will lead to the containment and fair assessment between cation authorities.

Mock-up Test of Improved Concrete Binders for Lightweight Foamed concrete (경량기포 콘크리트용 개량분체의 Mock-up 실험평가)

  • Lightweight foamed concretes are mainly used in apartment building construction for building room floor insulation, sound proof and height difference adjustment, etc. However, existing lightweight foamed concretes have problems like volume reduction by foam removal and excessive crack occurrence, etc, and for compensation, they developed improved concrete binders for lightweight foamed concrete with special characteristics by adding admixture materials used in concrete manufacturing. Therefore, this study reviewed the possibility of its practical use by analyzing all the engineering characteristics after producing imitation member proposed as actual binders and piling lightweight foamed concrete as improved lightweight foamed concrete binder through prior study, the results are as follows. Plain in which various pulverulent materials are mixed showed about 230mm of flow value, satisfying the target flow value, and at 100mm member, about 4mm of settlement occurred, showing a settlement depth reduction effect double the OPC. On strength, OPC showed highest value, but the three levels all showed strengths above the specified value of KS standard 0.5 grade. From the analysis of drying shrinkage member crack, plain, about 0.1mm, was shown very excellent against drying shrinkage crack.
