For the purpose, the content of problems and actual conditions of house purchasing are examined. Also the structural analysis of occupant's evaluation of housing purchasing is executed. For these purposes, a survey was conducted using questionnaires. Data analysis was conducted from 263 house owners in Seoul. Major findings of this study can be summarized as follows ; 1) The frequency and the contend of occupation's problems with house purchasing are studied. The rate of housing problem occurrence is 71.2%, so the majority of respondents experience problems. The most common problems are the difference from supplier's description(53.2%). The rate of housing problems occurrence is qenerally high with the houses of mult-housedhold houses and mult-family houses type. 2) There is a significant difference in housing satisfaction extend according to the existence of an housing problem experience. Therefore, it can be inferred that experience of housing problem has an important effects upon the housing satasfaction extent. 3) Occupants' countermoves to the housing problems are examined. Occupants make active regotiation with house suppliers only on the direct damages such as an economical loss or a living difficulty. However, they usually make no countermove at all on the other indirect troubles. House suppliers make correction only when occupants' countermove actively, but refuse to do when occupant's reactions are not active. 4) As a means of countermove, most occupants depend on direct personal regotiation with house suppliers. The rate of using a specialist or public and private consultant is extremely low. 5) Problems with house purchasing and the countermove process of both occupant and house supplier are displayed in the figure(Fig. 4-4).

  • It is becoming very difficult for a single company to perform every process and activity required to bring its product or service to market in a competitive manner. Consequently, we are observing a dramatic paradigm shift, with companies moving from performing all activities in-house to selective outsourcing for non-core elements of their business. Through outsourcing, companies can focus on their core competencies, reduce costs, improve quality and increase flexibility. Companies today can no longer afford to ignore the potential opportunities realized through mutually beneficial outsourcing relationships with third-party suppliers. The outsourcing opportunities exist in almost every business process. Many successful companies have implemented effective outsourcing relationships with third party suppliers to gain competitive advantage in a wide range of areas. However, in terms of logistics, it is not so easy to find those companies in our country. Consequently, this paper reviews previous researches and describes several topics in third party logistics such as advantages and disadvantages, how can we select third party suppliers, and so on.

  • This paper presents an in-depth review for current status for demand-side management (DSM) investment of energy supplier and an useful prospect on the introduction of Energy Efficiency Resource Standards (EERS). According to the Article 9 of Rational Energy Utilization Act, Energy suppliers-Korea Electric Power Corporation (KEPCO), Korea Gas Corporation (KOGAS) and Korea District Heat Corporation (KDHC) prescribed by Presidential Decree-must establish and implement annual demand-side management investment plan to improve energy efficiency in production, transformation, transportation, storage and usage of corresponding energy and to reduce demand and green house gas emissions. In this paper, we examine the DSM programs of energy suppliers and the results of DSM investment in 2009, then we propose a reasonable solution for the development of DSM investment. Furthermore, in order to compare our situation, the case studies were conducted on EERS issues in England, Italy, France and U.S, such as establishing the energy saving target, selecting the target energy supplier, and penalty and incentive mechanisms. Throughout the case studies, this paper suggests the directions to the DSM investment planning of energy suppliers and the major issues to prepare EERS in Korea.

  • Defect problems happening in the course of stressing quantity expansion of residence supply due to lark in maintenance are intensifying insincerity of construction business resulting from the psychological and economic damage, and there are many quarrel between residence suppliers and consumers. Because an apartment house's qualify is decided by various elements from design, to lotting-out, construction, and after-management, it is limited to express house capacity and standard to appraise defect objectively and quantifiably. The bound of defect and the period of guarantee expressed cleary in regulation of apartment house lack in quantifiable concept, and guarantee of defect is composed of a general concept. Therefore the big difference in opinion about defect and the bound of repair makes repair process slow and only to increase social costs. This research will give residence suppliers and consumers a resonable way to solve repair process during tile obliged period of guarantee since moving into from a process which are design, planing, construction, and after management. Furthermore it will present each business and role to conclude defect repair easily, so I planed to promote maintenance after conclusion of defect repair.

  • With the change of construction environment, the main body of construction industry was moved from project suppliers to consumers. Accordingly in order to strengthen competitiveness, project suppliers have to concentrate on marketing for diversification. Thus, it is required to utilize real estate marketing from the beginning of development project to introduce 'consumer-centered marketing strategies' instead of 'supplier-centered marketing'. This study aims to find out what consumers consider the most important factors when selecting apartment. According to the study, when residents select their apartment in residential area, they valued those attributes with investment, location, dwelling attribute, apartment complex attribute, unit price per square meter, in order. This result will contribute to qualitative improvement of housing development project.

  • The purpose of this study is to analyze the characteristics of the innovation system of a theme park, and to suggest the development strategies of a theme park through looking at Everland in Yongin, Korea. Everland had relatively the strong networks with in-house, customers, and suppliers, while it had the weak networks with competitors and universities. The innovation information network is constructed among in-house innovation actors; while, the level of interactive learning is low. So the innovation barriers exist; namely, the insufficiency of information exchange, the lack of roles of intermediate organizations, and the gap of R&D and practices. The cooperation and trust should be accumulated to overcome the barriers of innovations. Therefore, Everland should strengthen the networks with in-house innovation actors, and diffuse the cooperation and trust outwards. To maximize the synergies, Everland should construct the networks of innovation actors in a region (Regional Innovation System). To construct Regional Innovation System, first, Everland should construct the close and horizontal cooperation relationship with related firms, and intensify the innovation capacity through learning by interacting. Second, Everland should diffuse the principle of win-win through cooperation and competition.
