The Influence of the Sense of Place on Regeneration Space using Idle Industrial Facilities on Visitors' Satisfaction and Length of Stay - Focused on Visitors of Mullae Art Village - (유휴산업시설 재생공간의 장소성이 방문만족도와 체류시간에 미치는 영향 - 문래예술창작촌의 방문자들을 대상으로 -)

  • The purpose of this study is to analyze the influence of visitors' sense of place on regeneration space using idle industrial facilities on visitors' satisfaction and length of stay. For this purpose, this study selected Mullae Art Village in Seoul as a study site and conducted a questionnaire survey focused on visitors. The results of an exploratory factor analysis (EFA), reliability analysis and multiple regression analysis show that among the sense of place factors of Mullae Art Village 'Attractiveness' and 'Meaningfulness' have a positive influence on visitor satisfaction and length of stay. 'Attractiveness' was found to be the most influential factor. 'Historicity' was found to have no effects on visitor satisfaction and length of stay. In addition, visitor satisfaction has a positive influence on duration of stay. These results suggest that it is important to analyze the sense of place of idle industrial facilities. It will be a useful guide for urban space planners in revitalizing and establishing a marketing strategy for these spaces.

Analyzing Perceptions of Unused Facilities in Rural Areas Using Big Data Techniques - Focusing on the Utilization of Closed Schools as a Youth Start-up Space - (빅데이터 분석 기법을 활용한 농촌지역 유휴공간 인식 분석 - 청년창업 공간으로써 폐교 활용성을 중심으로 -)

  • This study attempted to find a way to utilize idle spaces in rural areas as a way to respond to rural extinction. Based on the keywords "startup," "youth start-up," and "youth start-up+rural," start-up+rural," the study sought to identify the perception of idle facilities in rural areas through the keywords "Idle facilities" and "closed schools." The study presented basic data for policy direction and plan search by reviewing frequency analysis, major keyword analysis, network analysis, emotional analysis, and domestic and foreign cases. As a result of the analysis, first, it was found that idle facilities and school closures are acting importantly as factors for regional regeneration. Second, in the case of youth startups in rural areas, it was found that not only education on agriculture but also problems for residence should be solved together. Third, in the case of young people, it was confirmed that it was necessary to establish digital utilization for agriculture by actively starting a business using digital. Finally, in order to attract young people and revitalize the region through best practices at home and abroad, policy measures that can serve as various platforms such as culture and education as well as startups should be presented in connection with local residents. These results are significant in that they presented implications for youth start-ups in rural areas by reviewing start-up recognition for the influx of young people as one of the alternatives for the use of idle facilities and regional regeneration, and if additional solutions are presented through field surveys, they can be used to set policy goals that fit the reality.

The Impacts of Characteristics of Airbnb Host on User Satisfactions (숙박공유 플랫폼 서비스의 서비스 공급자 특성이 사용자의 만족감에 미치는 영향 : 에어비앤비(Airbnb) 호스트 주체를 중심으로)

  • Purpose Along with increasing use of mobile devices, the sharing economy platform services, which generate profits by sharing products owned or labor, have been activated. A representative example of the sharing economy platform service is Airbnb, which connects providers having idle residential space with users. The results revealed that the cases of superhosts and professional companies had a positive and negative effect on user satisfaction, respectively. Based on signaling theory, this study drew the following implications: residential space providers should make an effort to meet the superhost conditions suggested by Airbnb, and offering residential spaces by individual suppliers rather than professional accommodation companies can more heighten user satisfaction. Design/methodology/approach Because sharing behavior is promoted through trust between interested parties, this study aimed to verify the effects of provider characteristics on user satisfaction in a sharing economy platform service. Specifically, it analyzed user satisfaction, according to host attributes (i.e., "superhost or not," gender, and "professional company or not") among the characteristics of Airbnb suppliers. Findings The results revealed that the cases of superhosts and professional companies had a positive and negative effect on user satisfaction, respectively. Based on these analyses results, this study drew the following implications: residential space providers should make an effort to meet the superhost conditions suggested by Airbnb, and offering residential spaces by individual suppliers rather than professional accommodation companies can more heighten user satisfaction.

Network Compression by Saying Idle Time of Resources and Spaces for Repetitive Activities (작업공간과 자원의 여유시간 최소화를 통한 반복작업 공정계획기법)

  • In scheduling multi-unit projects, several alternatives can exist in network construction due to repetitiveness of their activities. Project duration is affected not only by the duration of each activity but also by the arrangement of repeating activities in such projects. This paper provides a network compression method that assigns predecessors to each activity to minimize its float time. Different to the previous efforts that utilized line of balance as the base scheduling-model, this research adopts precedence diagram arranged in two coordinates, the space axis and the resource one. This method seeks the most appropriate predecessors for each activity in each direction of the two coordinates for the purpose of minimizing the idle resource and space. This activity arrangement method was applied to a multi-unit apartment-construction project, to prove its capability of network compression. The result shows that the method successfully sought room for saving construction duration by changing the activity arrangement. The network compression method presented in this research can be utilized in multi-unit construction projects such as apartment complex projects.

  • In the past, the rooftop was a place where a water tank was to be installed, and a space of secretion and concealment such as a warehouse exposed in the air. It was because it was judged to hinder the beauty of a city as a whole without having any functional value per se. However, the roof portion is increasingly being utilized for a space such as a cafe, a pub, and a lounge as the rooftop is highly recognized as a place for leisure activities other than an idle space in modern times. Nonetheless, there are no detailed ordinances and criteria corresponding to such circumstances. For example, in case of the rooftop space, the building code applied to the rooftop space is a legal system when the rooftop was an idle space in the past though people have now accessed more increasingly to the rooftop than in the past. This study investigated the definition on the rooftop space evolved in accordance with the change of the rooftop space and the related legal system in Korea, and conducted a survey for the purpose of performing the field investigation for the analysis of physical status in 117 spaces that form the rooftop space in the rooftop of small-scale commercial facilities with 2 stories through 4 stories in Korea and analyze the recognition of users and analyzing the recognition of users. We analyzed the problems in the rooftop space through analysis of derived data, and suggested improvement plans.

Evaluation of Investment Value of Renewable Energy and Decision Making for Market Entry Using the Idle Space of Public Enterprises (공기업 유휴공간을 활용한 신재생에너지 투자사업에 대한 실물옵션기반 의사결정방안)

  • Recently, there has been an increasing need to expand the supply of renewable energy as a solution to greenhouse gas emissions. Therefore, as a measure to promote domestic renewable energy investment and gradual expansion, this study analyzed the investment value of renewable energy projects utilizing the unoccupied spaces of public enterprise's facilities and presented a strategic decision-making framework to support efficient national land development and government measures. The NPV was estimated to be 286 million won if the expansion of the facility was not considered, but it is reasonable to postpone the expansion decision because the value of -130 million won was calculated if the expansion was considered. On the other hand, the real-option value was estimated to be 444 million won, taking SMP uncertainty, expansion, and abandonment options into account, and an additional value of 288 million won was calculated from an analysis of the expansion project using the existing NPV analysis.

Economic Evaluation of Unused Space PV System Using the RETScreen Model - A Case Study of Busan, Gangseo-gu - (RETScreen 기반 유휴공간 태양광 발전 시스템의 경제성 평가 연구 - 부산시 강서구 사례를 중심으로 -)

  • Recently, There has been much discussed about unused space. This space can be used in a variety of ways. Utilizing it as a facility, craft shop, and utilizing renewable energy generation facilities. Especially, in terms of climate change should be supplied renewable energy. Renewable energy needs to be developed in terms of responding to climate change, and the recent Paris agreement is also emphasizing the importance of renewable energy. In particular, renewable energy needs to be widely disseminated. And renewable energy is limited space. In this regard, idle land can provide opportunities for securing new renewable energy generation facilities. The introduction of new and renewable energy facilities in idle space can enhance the self-sufficiency rate of the local community, which is significant in terms of responding to climate. In this study, to investigate the possibility of utilizing a unused space for a photovoltaic power generation facility, we investigated the amount of electricity which could be generated through photovoltaic power generation, and the economic effects, using a RETScreen model. The results showed that 9,738 MWh of power can be generated and that $4,540tCO_2eqcan$ be saved. Regarding the economic effect, the net present value of the facility was shown to be 2,247,389,020 KRW. As the net present value was shown to be positive, we believe that the installation of a photovoltaic power generation facility in an unused space would have a positive economic effect. We found the net present value following the fluctuation of the SMP price to be positive, though there was some variation. However, as the economic efficiency was shown to be low because the net present value in relation to the maintenance costs was negative, we believe that maintenance costs must be taken fully into account when evaluating economic efficiency. In particular, as subsidies can be used to cover maintenance costs which must be factored into photovoltaic power generation, we believe that photovoltaic power generation can have an economic effect. Because spaces not currently in use can have a positive economic effect as renewable energy power generation facilities, and can also contribute to the reduction of greenhouse gas emissions, unused spaces are thought to greatly help local governments to cope with climate change as well as reinforcing their related capabilities. We believe our study will help local governments with decisions relating to unused real estate utilization in the future.

  • Due to the paradigm shift of the industrial structure in the contemporary china society, the usage of practical function of industrial facilities goes down in this high developing society, so that it falls into some unused spaces. But the unused industrial facilities that including historical, symbolic and cultural meaning has been creating a new cultural space by giving architectural form and function through a variety of application methods for revitalization design. Especially, the facade design which fully expresses the function and meaning of building while properly expressing the cultural situation. It improves the living and cultural conditions of residents while giving the new symbolism of unused industrial facilities through various ways of application methods for revitalization. The unused industrial facilities that was reconstructed into the exhibition space in Beijing and Shanghai, china since 2006 is the object and scope of this study. The purpose of this study is to analyze the methods and characteristics of application methods for revitalization according to each component of the facade design in the idle industrial facility and to expect it to become basic data in the future design plan of unused industrial facilities.

  • In the 21st century, Korea had radical economic development with accelerating urban sprawl, and following declination with social polarization. City declination makes socially vulnerable people unstable and increase homelessness. The projects revitalizing decayed area utilize local idle spaces to build new facility with creative supportive programs. The purpose of this study is to analyze inclusive characteristics of a supportive housing 'The Brook'. A field visit walk through observation and in-depth interview were utilized as research methods. The information of a representative supportive housing field will promote understanding the concept, and create base for further research. As results, state and knowhow of information concerning housing first policy, active government investment, space planning, management, social integration, service providing, architecture and so on offered to facilitate inclusive insights. In conclusion, the characteristics of supportive housing were realistically analyzed through a field research. This research is significant to introduce initially the effective supportive housing which has been practiced for 30 years in USA to that needs alternatives for the socially vulnerable in Korea.

A Study on the Publicness of Artistic Creative Space - Focused on Seoul Art Space - (예술창작공간의 공공성에 관한 연구 - 서울시창작공간의 사례를 중심으로 -)

  • As the importance of economic value of culture has increased, governments have set a strategy to secure national competitiveness through cultural art. One of concrete ways is establishing a cultural space by using idle facilities. This study aims to analyze publicness of Seoul Art Space, suggest ways to improve the facilities of creative space and provide basic date for the further plan of creative space. The object of this study is 8 facilities from Seoul Art Space which is operated by City of Seoul. Through literature review, we extracted 5 elements(each element has 4 sub categories) for publicness(accessibility, openness, convenience, historical connectivity and stay time) and to evaluates publicness of the Seoul Art Space, we analyzed these facilities based on these elements. The results are as follows: The publicness of Seoul Art Space acquired 96.9%(100% is 64 points) for stay time, 95.3% for convenience, 90.6% for accessibility, 73.4% for openness and 62.5% for historical connectivity. For the openness, we suggest to use glass materials and open the space to the public. To improve historical connectivity, we suggest to determine appropriate theme for a particular space or area and set a function of buildings for the differentiation.
