  • Currently, reconstruction and remodeling are conducted to improve the performance of aged housing. Recently reconstruction has caused many problems such as wastes generation, wasting resources and real estate speculation, remodeling is drawing attention. Accordingly, remodeling business for aged housings gradually increasing, but the use of scheduling method not considering characteristics of remodeling deters construction in some construction types. Especially, in case of dismantling construction, the dismantling is delayed since the scheduling method not considering characteristics of remodeling is used. In case of remodeling, dismantling construction is ahead of other processes, if the dismantling construction is delayed, whole construction will be delayed and if speedy construction is conducted, the costs for remodeling will increase. Furthermore, existing remodeling for aged housing has been for rahmen(crossbeam and pillar) structure apartments, but since most apartments to be remodeled are wall-slab structure where dismantling takes a lot of weight, it is highly possible the dismantling construction is delayed. Thus, this paper is to establish scheduling method for the dismantling construction reflecting characteristic of remodeling to prevent delay of dismantling construction for remodeling of aged housing with wall-slab structure.

  • There are many apartment buildings with the government's policy of increasing the supply of residential houses in Korea. Roughly 60% of the Korea population are living in apartment buildings. Since the 1970s, the Korean economy has grown enormously, the economic and social structure was radically transformed to industrialization and urbanization step. A village has grown into a large town in Korea and apartment buildings was constructed to solve national housing shortage by the Korean government and the construction company. Since the 2000s, this apartment buildings which was built in the 1970s and 1980s had become gradually deteriorated. So, reconstruction and remodeling project of apartment buildings have been come into request in Korea. There are two way to improve the residential environment. The one is remodeling of apartment buildings and the other is reconstruction of that. Therefore, we carried out questionnaire and survey study of the preference on the reconstruction and remodeling of old aged apartment which were located in daejeon province. As a result, the preference rate of remodeling is increasing instead of reconstruction because reconstruction of apartment buildings takes more money and needs long construction period.

  • As housing supply ratio has become over 100%, the strategic vision of government's policies has been changed from new construction to maintenance and regeneration of old architectural-structures. This fact has brought a light on the reconstruction and remodeling industries and a need for retrofit and rehabilitation techniques of existing foundation. Various methods of foundation for architectural-structures do exist. Among them, micropiling technologies are increasingly applied in foundation rehabilitation and seismic retrofitting projects. Micropiling techniques provide environmental-friendly methods for minimizing disturbance to adjacent structures, ground, and the environment. The installation is possible in restrictive area and general ground conditions. The fact that the installation procedures cause minimal vibration and noise and require very low ceiling height makes the micropiling methods to be commonly used for underpin existing structures. Specialized drilling equipment is often required to install the micropiles for existing basement facilities. This paper presents a case study in which micropiles were constructed to support a superstructure for vertical extension of existing elevator core and provide accessibility to underground parking lot. It is intended to become useful reference for the similar remodeling project.

  • Apartment housings that adopt a bearing wall structure design, which account for a majority of the housing units available in Korea, are not free from structural constraints that limit the extension of their service life. The resulting need for reconstruction from the ground up requires a massive consumption of resources and energy, and triggers environmental pollution resulting from construction wastes. As a solution to such issues, the government enforces incentive schemes to promote a remodeling-friendly rahmen structure design. Green Frame, which is a novel concept of composite precast concrete structure to support rahmen structure apartment housing buildings, can address the constraints of bearing wall structure and conventional rahmen structure designs that limit the potential for remodeling projects, while reducing the term of construction. Therefore, this study aims to analyze the characteristics of Green Frame and its absolute term of construction, and compare the terms of frame work construction in apartment housing projects adopting different structural design approaches to illuminate their differences. In the end, Green Frame is found to be capable of reducing the term of construction in apartment housing projects. As the term of construction is a very critical element of a construction project, Green Frame will ultimately prove to be one of the key enablers to ensure the success of apartment housing construction projects.

  • If aging apartments are left unimproved through remodeling, the city will be eventually slum. As the government recognizes remodeling as an alternative to reconstruction, the law has been revised mainly to increase the housing area, increase the number of house and allow the vertical extension for making remodeling costs. However, the remodeling is still not activated yet in the market. Therefore, this study analyzes the decision factors of apartment remodeling in Seoul metropolitan area based on Heckman two-stage analysis considering sampling error. Research findings indicate that the decision for remodeling is determined by the characteristics of the household, housing, and time-lapse variables. And also the number of household members, net assets, housing satisfaction, the 11-20, 21-30, and more than 30 years of building are identified as the significant variables as a result of remodeling choice probability analysis. It is noteworthy that the significant variables from then remodeling cost analysis are net assets, area, more than 30 years of building, and unit housing price. It is also notable that the policy, which extend the housing area to cover remodeling cost, are not actually effective to activate the remodeling, and the age in the case of elderly people in Seoul and Gyeonggi-do who are expected to have high net assets and income is not significant variables. This study is expected to provide more objective and reliable implication to the policy makers, the home owner and the investors on the decision making process related to the remodeling project.

  • Currently, apartments have become an important research subject for the overall area of politics, economics, and culture as well as urban architectural study. However, there are few analyses of the research trends related to the current interest in the apartment research and prediction of the future changes of an apartment in politics and industry. In this study, the research information related to the apartment has classified, and the changes in the research trends have analyzed. Based on the classified data, the first thesis and dissertation related to the apartment and changes of academic notation have discovered. • As of 2017, there are 848 million households living in apartment and 55.87% of Aged apartments over 15 years old. The allowable standard for remodeling the apartment is more than 15 years and the market for remodeling the apartment will continue to increase. For the success of the remodeling project feasibility analysis is important but the existing feasibility analysis of new construction and reconstruction is being used for remodeling feasibility analysis. Therefore, it is necessary to study the feasibility analysis of customized remodeling without increasing the number of households according to the building law. Purpose of this paper is to develop a feasibility analysis methodology for customized remodeling projects by deriving the factors affecting the formation of land prices and building prices in apartment. According to the concept of price formation of the apartment, the analysis method of the customized remodeling of the old apartment using the factors affecting the Land Price Indexes, Officially Assessed Individual Land Price, House Price Indexes, and Officially Assessed Individual House Price was suggested. The Stair Price Algorithm developed in this research can be utilized at the stage of selecting remodeling contractors after the remodeling housing association is established.
