Modular construction is one of the arising issues in the Korean construction industry due to shorter construction period and higher productivity on site. It is also expected that modular construction market would expand rapidly because of increasing demand of small houses by nuclear families and eco-friendly construction. However modular construction cases have been limited in Korea because of little demand in the market and the construction prices are even higher that the regular reinforced concrete methods. Even worse, because there is no standard bill of services exists in the industry, it may lead to the risk of construction expenses. So, the purpose of this study is focused on the development of bill of services which reflects characteristics and process of modular construction. In order to do this, the concepts and process of modular construction, WBS and CBS are analyzed. Analyses of the case studies and experts interview were executed so that proper principles for organizing bill of service of modular construction is established. Finally according to the 3 steps of modular construction, factory manufacturing, on-site modular construction and on-site general construction, the standard bill of services were suggested with the related coding system.
The land use pattern, water quality and vegetation were investigated in the six tributaries, including Hanggeumcheon and Satancheon of the Namhan hydrosphere, Iksancheon, Jeonjucheon and Gosancheon of the Mankyung hydrosphere as well as Jongeupcheon of the Dongjin hydrosphere. Forest and farmland area were extensive in Hanggeumcheon, Satancheon and Gosancheon. Farmland and livestock area were wide in Iksancheon. Jeonjucheon were occupied with broad urban. Industrial and urban area were extensive in Jongeupcheon. The loading amounts of biochemical oxygen demand (BOD), total nitrogen (T-N), total phosphorus (T-P) of Iksancheon and chemical oxygen demand (COD) of Jeonjucheon were determined to be very high, respectively. The quality of water in Hanggeumcheon, Satancheon and Gosancheon were determined to be good quality. The species diversity was lower in the down stream than in the upper stream except for the Gosancheon. Life form of plane were mostly perennial plane in the upper stream and annual plants in the down stream of rivers. It was estimated that there is high level of disturbance in the down stream of rivers. The quality of water was significantly correlated with farmland and forest area. In conclusion, human impact, such as farmland and housing lot exerted an influence on the disturbance of down stream and the water quality of rivers.
In this paper I tried to find out changed and improved streetscape through the simulation using components of streetscape abstracted by factor analysis after analyzing present situation and problems of the streetscape for housing developments prepared on publis water surface. An analysis object is located in Haeundae Marine City in Busan. As a result of analysing the streetscape of marine city at present, I could see that main problems were discontinuous street space that did not reflect the characteristic of seashore, uncomfortable and insecure passage owing to coexistence street at seashore, insufficient street facilities for pedestrians, and disordered outdoor signboards. Therefore, I put the causal problems of marine city's streetscape in the insufficient street components, disharmony, and discontinuity so analysed the simulation elements applying selected street components and evaluated them to deduce demand factors having common meaning. As the result, the common demand factors were 'street furniture', 'harmonious streetscape with surrounding', 'landscape with natural openness', and 'landscape with dynamic symbol' in the order. So it needs to stress on a plan for proper arrangement of 'street facilities' and symbolic streetscape having continuity and harmony with surrounding so that the plan can proceed more properly for marine city's identity.

As customers are becoming increasingly important in corporate management, there is a growing demand for migration to customer-focused organizational structures. Unlike the manufacturing industry, the construction industry is non-iterative and non-standardized. As a result, a wide variety of materials, human resources, technologies and equipment must be mobilized in complex work activities to complete a structure. Consequently, surprises are bound to occur as such work activities progress. This paper intends to study a strategy that is designed to improve customer services for apartment building units. It aims primarily to focus on cost control and brand management. Housing tenants and industry experts are surveyed to collect input for issue analysis. In addition, the external circumstances and internal capabilities of major builders in Korea are analyzed, and a SWOT analysis is performed regarding market conditions related to customer service. These analysis results are utilized to develop a strategy implementation plan over different time frames, and the operational resources available for such strategy implementation are analyzed in order to forecast its performance. This research will facilitate communication between construction companies in Korea and their customers by proposing a customer service improvement strategy for apartment building units, and is expected to provide resource material for a strategic analysis of efforts to fully incorporate customer requirements
The study analyzed the characteristics of the daily life and the living arrangements use of the elderly with literature review after the modernization period based on the daily life perspectives. The changes in the ideology, social system, and family system, which influenced the society and families, also affected the status of the elderly and their daily lives. Consequently, they had been facing conflicts, acceptance, and internal differentiations. The characteristics of the changes in the daily lives of the elderly in different periods were as follows. The contents were written from three different perspectives, phenomenological, symbolic interaction, and Marxist. During the modernization period, the family system and the hierarchy within a family had been reformed. However, the elderly were still considered as the symbolic leader and the respected figure of the family. From a phenomenological perspective, elderlies teach the next generations and influence the family's lives. On the other hand, from a perspective of symbolic interactions, spatial adjustment behaviors toward the largest room between the elderly and the next generation were detected. The actual authority was given to the next generation. However, the elderly were still treated as the symbolic authority. Yet, as the society became more industrialized, conflicts aroused about the support of the elderly. Those, who were neglected from the family, even spent their daily time at the elderly center or the community center. The daily lives from the Marxist perspectives suggested that modernization caused the young generations, who were well-educated and had financial powers, to have initiatives. The role of the elderly was reduced and they became negligible people, who spend meaningless daily lives. The interested the Third Ages is a new perspective on the elderly, who were neglected from the industrialized society. From a phenomenological perspective, the Third Ages are the generations that seek and demand for new housing.

In order to establish the effective community village as planned, it is the most important factor in residents' participation at the stage of design process. Especially, community space, which is commonly used by all members, must be designed through consultation process of community members themselves to accommodate the needs of various daily activities. So, in this study, the participation process to design the common community facility is developed and the actual residents' participation workshop was conducted in Baek-Hwa village, which is being built on South Korea. Also, the space of community facilities was designed based on the direct opinions and needs of actual residents obtained by workshop process. The workshop was conducted two times: the first workshop was conducted for the design of common residents' facilities and the second was for trying to utilize the virtual designed space. During the workshop process, it is found that the positive participation of members of village is naturally occurred to design residents' space in the workshop process. As a result, most people want to make the space of gym, library, and dining room in spatial configuration. Among them, the hobby room was highly demanded. There is lots of demand for the joint activities and training program in common activity fields. Also, the prediction of the various occurrence so fun expected situations was requested in the game of creating rules and role-playing. In the conclusion, it was acknowledged the necessity of residents' participation design and the importance of communication between architects and residents for decision-making.

As the rate of housing supply is increased and consummer's diversified demand is changed. the direction of management of construction company is changed into marketing-based and the development of distinguished product. Therefore, this study purpose to establish the marketing strategy of apartment by the method of market segmentation. This study purpose to (1) analyze general methodology of apartment market-segmentation and positioning, (2) propose an alternative plan of apartment positioning for the effective marketing strategy. The method which was proposed in this study will be applied in strengthening the popularity of construction companies and the development of distinguished products.
The home interior market has been expanding due to the continuing increase of single-person households, the craze for DIY interior design, the increasing demands for old-house renovation and the customer needs for good housing conditions. Now the building materials companies are scrambling for the whole interior market share. The heretofore companies have focused only on the single items, but now they are promoting the comprehensive interior products as total interior brands. Besides, they use their own showrooms to share their brand culture experience and have communication with their customers. As for the show rooms, they have got to represent the identities of the building materials brands. And to present them effectively, it needs to meet the customer needs and emotions. In this connection, the object of this study is to clarify the definitions and the characteristics of the show rooms and the experience design through the literature research, analysis the space characteristics of the experience design in the show rooms of total interior brands, investigate their customer satisfaction and present the direction and the effective methods of the space design for the show rooms of the future. And the study result shows the experience design is the key factor to the high user satisfaction. Thus, the show rooms should provide the well-balanced experience with the adoption of a variety of experience design elements. Especially, the experience design elements are needed in the room to display the merchandise. Lastly, the show rooms are expected to increase constantly, so the study targeted at the specific area, Seoul should be expanded to other areas. And this study based on the customer survey alone have a limit to giving the concrete proposals. Therefore, the follow-up studies with the different methods such as one-to-one interview will be in demand.
The aim of this study is to provide practical guide for exterior design in apartment and to propose a device to improve the quality of residential environment by the color planning. Color is a language of context and used as a visual aid to recognize the objects and spaces in the world around us. In this sense, each color perception is unique to its own setting and not subject to any universal rules of thumbs, Therefore, when designing with color, each setting will demand its own specific set of rules. A balanced color scheme has to make the environment more pleasant for people to live in . Fro the exterior in housing the use of color has to be considered not just in its wider context of the architecture or surrounding but as an element of the life of the inhabitant. So it is considered on the type of people who will live in and visual condition of site. In this study , the objective model of systematic design process for environmental color planning is proposed on the basis of theroetical background and references investigated, By the existing thesis, resident's preference of the exterior color and foumular of composition in apartment was invastigated . In general theories, based on the theory Birren's color harmony for color coordination an design principles, a device of exterior color design in apartment was suggested by the course of reasonable design process. Color in environment plays many different roles. It integrates the architecture with the site. If color is use well, it can soften architecture that is too harsh, it can give a sense of identity to different part of site and improve a city's image. The environmental color is effective media to enhance the aesthetic value of architecture and environment.

Increase in population and its daily increasing in our today society results in an increase in housing demand while traditional methods are not applicable. The project preparation and realization processes, based on theoretical and empirical studies, a creation of goods, services, and technologies, are the most important human activities. Selection of effective technological systems in construction is a complex multi-criteria decision-making task. Many decision-makers refuse innovations once faced with similar difficulties. Therefore, using modern materials and methods in this industry is necessary. Modern methods increase quality and construction speed in addition to decrease energy consumption and costs. One of the problems in the way of any project is selecting construction system compatible with the project needs and characteristics. In the present research, different concrete structures such as common reinforced concrete (RC) structure, prefabricated, Insulating Concrete Formwork (ICF), 3D Panel and Tunnel Concrete Formwork (TCF) for buildings with limited floors in Iran are studied and compared from the viewpoint of different criteria like cost, time, applicability and technical characteristics with industrialization approach. Therefore, some questionnaires filled out by construction industry experts in order to compare criteria and sub-criteria in addition to evaluation of optimized structural systems. Then, results of the questionnaires ranked by Analytic Hierarchy Process (AHP) and the most effective alternative selected. The AHP results show that 3D Panel system 36.5%, ICF 21.7%, TCF 19.03%, prefabricated system 13.3% and common RC system 9.3% are the most and the least efficient systems respectively.
