The Study on the Zero-Energy House Prototype of Country House (농촌주택에 적합한 제로에너지 하우스의 프로토타입 연구)

  • Due to the building energy consumption of total energy consumption of Korea takes over 24%, economizing building energy and using renewable energy resources is being required. To suggest the prototype of zero energy house of country house, the passive systems and active systems are applicated and simulated. In case of wall insulation system is applicated, the heating load of building is reduced. Also, clear triple pair glazing system reduced 2.1% of heating load of building. The amount of reducing heating load by infiltration is depending on the Heating system. In this model, the 0.3ACH made 14.6% saving on heating load from base infiltration 0.82ACH. The solar thermal system of active system could save 80% of DHW and PV system supplies electric power more than average consumption of year. Through the optimum process, the end use of zero energy house of country house is 36kWh/m2.yr and total energy consumption is reduced about 74.2%.

A Test on the Aseismic capacity of a Traditional Three-bay-straw-roof House(II): Soil Site Condition (전통 초가삼간 가옥의 내진성능 평가 실험 (II): 연약지반 조건)

  • The aseismic capacity of a traditional three-bay-straw-roof wooden house for soft soil site condition is quantitatively estimated. One 1/4 scale model was tested for the Imperial Valley Earthquake up to failure. The natural frequency of the wooden house measured in elastic range is 1.66 Hz and 1.76 Hz in the longitudinal and transversal direction, respectively. Damping ratio of the house measured in elastic range is 7%. The peak horizontal acceleration response of the house was reduced compared with input motion due to the nonlinear inelastic characteristics of the wooden frame. The horizontal displacement response was significantly increased as the level of input motion was increased. The model was collapsed at 0.25g due to the low frequency contents of the input motion. The results of nonlinear seismic analysis were compared with the test results.

The Long-Run Relationship between House Prices and Economic Fundamentals: Evidence from Korean Panel Data (주택가격과 기초경제여건의 장기 관계: 우리나라의 패널 자료를 이용하여)

  • This paper adopts recently developed panel unit root test that is cross-sectionally robust. Cointegration test is also used to find whether regional house prices are in line with gross regional domestic production (GRDP) in the long run in Korea during 1989-2009. Based on the panel VECM and the panel ARDL models, we examine causal relationships among the variables and estimate the long-run elasticity. We find evidence of cointegration and bidirectional causal relationships between regional house prices and GRDP. The results of long-run estimates, using both fixed effect and ARDL models, show that house prices positively and significantly influence on the GRDP and vice versa. Together with these results, the findings of ARDL-ECM imply that there exists a long-run equilibrium relationship between house prices and regional economic variables even if there is a possibility of short-run deviation from its long-run path.

  • This paper analyzes Korean residential tenure choice for house which is the most important in Korean households' assets. Data used in the analysis is the data of Korean Labor and Income Panel Study for the period from 1998 to 2006 and with 2341 households. In this paper, a household chooses a housing tenure mode, either by renting or by owing house. We use a mixed-logit panel model as an estimation model to take into consideration household's heteroscedasticity of preference in tenure choice. It turns out that the heteroscedasticity is significant in households' tenure choice behavior, implying that Korean housing policy emphasizing supply side should consider the demand side.

Assessment of the Impacts of the Impervious Surface Change in the Farm Region on Watershed Hydrology (농경지 불투수면 변화에 따른 유역 수문 영향 분석)

  • The Soil and Water Assessment Tool (SWAT) model was used in this study to evaluate the hydrologic impacts by the impervious surface change in the farm region. The model was calibrated and validated by using four years (1999-2002) of measured data for the Gyeongancheon watershed in Korea. The simulation results agreed well with observed values during the calibration and validation periods. Land use scenarios including various changes of the plastic film house area in the farm region were applied to assess their effects on watershed hydrology. The results indicated that the surface direct (5.6%~14.0%) and total runoff (0.8%~1.5%) increased, but the groundwater discharge (10.7%~27.7%) and evapotranspiration (1.5%~3.3%) decreased as the plastic film house area (5.7%~12.4%) increased.

  • In a rural house, it is necessary to make a quality model that choose effective design value engineering. So more effective models, this study examine requests of a rural house project designers, constructors, and tenants. Checked items are classified into four groups that working area, dwelling area, constructive and environmental parts. Each groups are also divided into detailed items for basic decisional elements. When basis points sets 10, it can be divided that working area parts 3pts, dwelling area parts 2.5pts, constructive parts 3pts and environmental parts 1.5pts. In this results, we can make a proposal of evaluation on additive value quality model for a rural house in design value engineering.

  • This study analyzes remaining repair rate and applied repair rate with the presentation of profit model for the purpose of pursuing maximization of added value through remodeling of apartment house. Objects of remodeling and item applying the whole replacement of functionality evaluation items include exterior of building (3 items maintaining the current conditions, 8 items requiring the whole replacement), water supply/sanitary/gas/ventilation facilities (6 items maintaining the current conditions, 6 items requiring the whole replacement, electric/fire fighting/elevator facilities (8 items maintaining the current conditions, 20 items requiring the whole replacement) and heating/water heater facilities (2 items requiring the whole replacement).

  • In the winter season, when the ventilation system is operating, the fresh cold air from the slot-type openings of broiler house which directly reached the animal zone can cause various problems such as thermal stress, decreasing of feed and water consumption, occurrence of respiratory disease, and etc. Therefore it is very important to control the trajectory of aero-flow from the slot openings to induce an efficient thermal heat change. Jet-drop distance model was proposed to predict and control the jet-trajectory. However their study was restricted due to the small scaled model and difficulties of measuring the Jet-drop distance. In this study, CFD was applied to analyze qualitatively and quantitatively the jet-drop distance in a real broiler house. The various variables were considered such as installed slot-angle, designed ventilation rate, and the outdoor ambient temperature. From the present study, two linear-regression models using the Jet-drop factor and corrected Archimedes number, and their R-squared values 0.744 and 0.736, respectively, were used. From this study, the applicability of CFD on the analysis of Jet-drop distance model was confirmed.

Time Series Analysis and Development of Forecasting Model in Apartment House Cost Using X-12 ARIMA (X-12 ARIMA를 이용한 아파트 원가의 변동분석 및 예측모델 개발)

  • The construction cost index and the forecasting model of apartment house can be efficient for evaluating the validness of the fluctuating price, and for making guidelines for construction firms when calculating their profit. In this study the previous construction cost index of apartment house was improved, and the forecasting model based on X-12 ARIMA was developed. According to the result, during the last five years the construction cost, excluding labor expense, has risen approximately to 22.7%. And during next three years, additional 16.8% rise of construction cost is expected. Those quantitative results can be utilized for evaluating the apartment house's selling price in an indirection, and be helpful to understand the variation pattern of the price.

The Residents' Needs for Establishing Direction Korean Rural Viewscape Houses (농촌 경관주택의 방향 설정을 위한 거주자 요구 조사)

  • The purpose of this study was to find out the residents' needs fur rural houses and to suggest the policy directions for developing Korean rural viewscape houses. The subjects were 386 houses and residents. They were selected according to accessibility, area characteristics, administrative district, and village types. The data were collected by using the interview and observation method based on the questionnaire. By analyzing the residents' needs for rural houses, the following conclusions were derived: 1) In order to preserve the rural characteristic, the government should lead to establish the yard space and the exterior design factors such as wall material and color, and the shape, material, and color of roof. 2) At the same time, the government should provide the residents with the subsidy for house improvement, so that they can build the desirabe size of house and the aged remodel their houses. 3) The contemporary design model of rural Han-ok should be developed and built. 4) The new rural house model improving roof design should be developed, because present houses with slab roofs and skirt roofs spoil the harmony with the rural natural environment. 5) The direction of rural houses for viewscape was defined as to satisfy residents' needs for convenient housing lift and to harmony visual and physical factors - building form, material and color - involving Korean rural housing culture.
