Suggestions on Efficient O&M Plan for Improving Users' Satisfaction on the University Dorm Facilities (대학 기숙사 시설의 사용자 만족도 향상을 위한 효율적인 유지보수관리(O&M) 방안 제안)

  • An university dorm has significant implications in terms of providing residential, living, and learning spaces. With its supportive function, a dorm enables each university to provide higher level of education. The operation & maintenance(O&M) condition of the dorm has a decisive effect on the students' satisfaction. Accordingly, high levels of O&M services should be performed for students. However, Korean dorms are being operated and maintained by their own O&M guidelines without the consideration of spatial characteristics of dorm facilities and the comprehensive and systematic understanding on effective O&M processes. Given the fact that dorm facility can be a crucial factor in determining the entire quality of university and its O&M condition is closely related to the satisfaction of students, it is imperative that we need to pay more attention to the O&M condition and services. Therefore, the main objective of this research is to improve dorm students' satisfaction levels by applying different O&M method, preventive maintenance rather than reactive maintenance which has been performed so far. In ordering for doing it, 'Facility Management(FM) Standard' from KS, 'Facility Performance Indicator(FPI)' from APPA: Leadership in educational facilities and 'Building O&M Inspection Manual' from Korean Ministry of Land, Infrastructure and Transport were analyzed to come up with 15 significant O&M factors. After extracting O&M factors, the survey was conducted to determine importance rate and performance rate of each O&M factor. Using the Important-Performance Analysis(IPA), the priority of 15 O&M factors was established. The result of this research will be helpful for the efficient dorm facility O&M services and for facility managers to appropriately allocate the limited resources and human power.

  • The cultural assets of the palaces royal tombs remains institution expanded the convenient facilities for the disabled that can help the disabled to watch, to propel the convenient facility expanding business according to the condition of each facility. However, there has been limitations for the disabled facility users in viewing the cultural assets, as the facilities were not installed or were not installed properly. Due to the uniform installation of the convenient facilities that did not consider the features of the cultural assets, the conservation value of the cultural assets have been depreciated and the convenient use standards of the facility users such as the disabled were simultaneously unsatisfactory. Thus, this study maintains the pre-existing value of the palaces royal tombs remains institution that is the Korean indigenous traditional heritage, and uses a part of the improvement model development study on the palaces royal tombs remains institution of the disabled convenience enhancement to understand the current convenient facility installation and relevant services to find the restricted factors in using the facilities and the main problems. The problems were categorized into 13 types of questions, using the repeated problems occurred within the investigated facilities to look at the actual condition of the facilities, which showed that the facilities were in adequate in the aspects of convenient facility installation and relevant service.

A Study on the Revitalization Plan of Changwon Persimmon Theme Park by Analyzing the Actual Condition of Rural Theme Park (농촌테마공원 실태분석을 통한 창원단감테마공원 활성화 방안)

  • The purpose of this study is to analyze the actual condition of the already established rural theme park, draw the weak and strong points, and come up with an efficient performance plan for Changwon Persimmon Theme Park through the benchmarking of the best overseas case. According to the analysis, it is necessary to introduce a facility and a program for family customers as a plan for promoting Changwon Persimmon Theme Park. It is required to secure safety through public operation and management, improve scalability of the facility through the establishment of multi-functional complex facility, and come up with a plan for operating a special program associated with local resources. Therefore, this study drew three activation factors: the establishment of operation and management system, the development of operation contents by facility, and the establishment of operation in each area. First, to establish the operation and management system, it is necessary to classify the organization of the theme park into the operation business area and into operation & management area by job function. Secondly, it is necessary to establish a special program in consideration of space and facility, suggest a differentiated plan for operation contents, and create a facility operation plan and program for Changwon Persimmon Theme Park. Lastly, to operate and manage Changwon Persimmon Theme Park smoothly, it is necessary to set the theme park space as open collaboration space which the local residents can share and participate in by avoiding the conventional administration-based business performance and operation. This study suggested the plan for establishing an operation and management system for Changwon Persimmon Theme Park and its operation, the establishment of a special program, a business performance strategy, and the use of internal and external spaces of the theme park.

  • In the new Seoul-Busan high speed railroad construction specially city center passage roadbed establishment is recommended the staibility for the existing subway tunnel segments of Busan subway line No. 1 and No.2. regarding the appearance condition, a quality condition and the durability of the objective facility site exact inspection, and it evaluates the numerical analysis which uses MIDAS GTS it leads and there is the objective of the place where the stability of the objective facility and this tunnel it investigates. To immediacy of the on-the-spot inspection result whole facility it is a condition where the reinforcement which is simple not to be hindrance is necessary, 2nd Line case it is a condition which transfer is good but the general defect and the damage which occur from the tunnel of NATM type were confirmed part. While roadbed establishment constructing that the continuous maintenance is necessary, it is judged. The result of 1st, 2nd Line maximum sinkage, unequal sinkage and the lining stress of numerical analysis are within permission and the damage degree is appearing with the fact that the degree it will can disregard it is slight. But it enforces necessary Pre-grouting in order to minimize an actual tunnel face conduct and when the tunnel is excavated it is judged with the fact that necessary to minimize the outflow possibility.

  • This study is intended to prepare an revitalization plan of region where rural development project is completed through an analysis of the actual condition of facility operation and maintenance in the region where the project is completed. The results of survey of actual condition of facility operation in the region where rural development project was completed showed that the facilities were not self-sufficient in terms of operation and maintenance cost. Therefore, a prerequisite to the revitalization of region where the project is completed is to prepare an alternative plan for increasing the efficiency and applicability of currently already prepared facilities. Second, a project operation organization system should be streamlined and the competency of operation personnel should continue to be strengthened. Third, it is necessary to prepare a support system and establish cooperation networks for increasing the extensibility of project and continuing to induce community revitalization in the region where the project is completed in the future.

Uncertainty Analysis and Improvement of an Altitude TestFacility for Small Jet Engines

  • The verification and improvement of the measurement uncertainty have beenperformed in the altitude test facility for small gas turbine engines, which was built atthe Korea Aerospace Research Institute (KARI) in October 1999. This test is performedwith a single spool turbojet engine at several flight conditions. This paper discussesthe evaluation and validation process for the measurement uncertainty improvements usedin the altitude test facility. The evaluation process, defined as tests before the facilitymodification, shows that the major contnbutors to the measurement uncertainty are theflow meter discharge coefficient, the inlet static and total pressures, the cell pressureand the fuel flow rate. The measurement uncertainty is focused on the primary parametersof the engine performance such as airflow rate, thrust and specific fuel consumption (SFC).The validation process, defined as tests after the facility modification, shows that themeasurement uncertainty, in seal level condition, is tmproved to the acceptable level throughthe facility modification. In altitude test conditions, the measurement uncertainties arenot improved as much as the uncertainty in sea level condition.

The DISNY facility for sub-cooled flow boiling performance analysis of CRUD deposited zirconium alloy cladding under pressurized water reactor condition: Design, construction, and operation

  • The CRUD on the fuel cladding under the pressurized water reactor (PWR) operating condition causes several issues. The CRUD can act as thermal resistance and increases the local cladding temperature which accelerate the corrosion process. The hideout of boron inside the CRUD results in axial offset anomaly and reduces the plant's shutdown margin. Recently, there are efforts to revise the acceptance criteria of emergency core cooling systems (ECCS), and additionally require the modeling of the thermal resistance effect of the CRUD during the performance analysis. There is an urgent need for the evaluation of the effect of the CRUD deposition on the cladding heat transfer under PWR operating conditions, but the experimental database is very limited. The experimental facility called DISNY was designed and constructed to analyze the CRUD-related multi-physical phenomena, and the performance analysis of the constructed DISNY facility was conducted. The thermal-hydraulic and water chemistry conditions to simulate the CRUD growth under PWR operating conditions were established. The design characteristics and feasibility of the DISNY facility were validated by the MARS-KS code analysis and separate performance tests. In the current study, detailed design features, design validation results, and future utilization plans of the proposed DISNY facility are presented.

  • The elderly population ratio of domestic is the actual condition where the countermeasure which is various for there is a possibility of saying that is already experiencing the aging society, is considered. The expansion of the elderly welfare facility of the area where is located among the rest in the situation as a matter of metropolitan area of domestic ephemerality and the price of land which the earth has, duplication operation etc. is having a problem point and the ephemerality which are various. About of composition different facility and leads with alternative and expansion and function of function and facility leads and the synergy effect which is various shows. So this study is consequently does the school facility which is located in life circle of the city center in middle of composition of the elderly welfare facility and other facility and in the object and under proposing boil the complex at the time of spatial composition blueprint with the elderly welfare facility and the school.

Ontology-based Facility Maintenance Information Integration Model using IFC-based BIM data

  • Many construction projects have used the building information modeling (BIM) extensively considering data interoperability throughout the projects' lifecycles. However, the current approach, which is to collect the data required to support facility maintenance system (FMS) has a significant shortcoming in that there are various individual pieces of information to represent the performance of the facility and the condition of each of the elements of the facility. Since a heterogeneous external database could be used to manage a construction project, all of the conditions related to the building cannot be included in an integrated BIM-based building model for data exchange. In this paper, we proposed an ontology-based facility maintenance information model to integrate multiple, related pieces of information on the construction project using industry foundation classesbased (IFC-based) BIM data. The proposed process will enable the engineers who are responsible for facility management to use a BIM-based model directly in the FMS-based work process without having to do additional data input. The proposed process can help ensure that the management of FMS information is more accurate and reliable.
