Evaluation of Balance Capability in Facilities Maintenance Workers using Screening Tools (스크리닝 도구를 이용한 건물관리업 종사자의 균형감각능력 평가)

  • A number of screening tools have been developed to evaluate the human balance capability. Many of them were designed to identify the elderly with falling risk. Three different screening tools, which have been well used many clinical fields, were used in this study. The purpose of this study was to evaluate balance capability in facilities maintenance workers in korea. There were no statistical significance between male and female when evaluated with three different screening tools. However, significant differences were found among the age groups irrespective of gender when evaluated with three different screening tools. The results of three different screening tools in korea showed poor values compared with previous results. These results revealed that facilities maintenance workers faced more critical falling risk in korea.

  • Railway signal facilities are very important because they are directly related to safe train operation. By the result of the unification of signal and station control, station control staffs have been having a hard time to grasp the knowledge about signal facilities and the fault restoration ability in a short term since the existing manuals were only made with text materials. To meet the growing demand to educate the maintenance work in actual and effective way, the maintenance manuals and periodic procedures was developed in the forms of video clips and animations with quality contents onto a DVD enabling not only to improve the maintenance works for signal facilities but to contribute budget saving and profit generating.

Analysis of Revenue-Sharing Contracts for Service Facilities

  • There are customer services jointly provided by two facilities so that each customer will complete the course made up of both facilities' sub-services. The two facilities are assumed invested respectively by an infrastructure owner and one subordinate facility owner, whose partnership is built on their capital investments. This paper presents a mathematical model of Stackelberg competition between the two facility owners to derive their optimal Nash equilibrium. In this study, each facility owner's profit is consisted of fixed revenue fractions of sold services, operating costs (including depreciation cost) and maintenance costs of her facility. The maintenance costs of one facility are incurred both by failures and deterioration due to usage. Moreover, for both facilities, failures are rectified immediately by minimal repairs and preventive maintenance is carried out at a fixed time epoch. Additional assumptions are also employed to develop the model such as customer arrivals are manipulated to follow a Poisson process, and each facility's lifetime is independently Weibull-distributed. The Stackelberg game proceeds as follows. At the first stage of decision making process, the infrastructure owner (acting as a leader) decides the allocation of revenue shares based on her self-interest. After observing the allocation of revenue shares, the subordinate facility owner determines her own optimal price of services. This paper investigates actions and reactions of the two partners in the system. Then analytical conditions are proposed to achieve a unique optimal Nash equilibrium. Finally, some suggestions for further research are discussed.

  • This study investigated the maintenance and management of government office building in Dongnaebu, Gyeongsangdo in the mid-19th century. In the late Joseon Dynasty, Dongraebu was an important point of national defense and a place of trade and diplomacy with Japan, so it had many government facilities. There are very few government facilities remaining today, and no structure remains. Therefore, it is possible to grasp information about the government facilities through the old materials. Currently, there are public documents related to the local government offices such as Eupji, Eupsarye, and Junggi. Through comparison between public documents, we will examine the maintenance and management of Dongnaebu government facilities in the mid-19th century. As a result of the research, Dongnaebu government facilities were supervised by department and managed like articles. In addition, the name, size, and changes were all recorded in the management of the goods, and the authority of responsibility was clearly stated. This result is because the remaining material has the purpose of preparation as an accounting book. As a result, it was found that the government facilities in the late Joseon Dynasty were managed by a systematic department with clear authority.

  • Recently according to increasement of the single family and dual-earner couples, the number of infants and young children stays on a long time to the childcare facilities. this is increasing the importance to improve the physical environment. However, the operating and maintenance costs of the national-public childcare facilities have taken effect of the unfair support issues of municipality's financial situation. Especially, because of the lack of the operating and maintenance costs of the facility and the shortage of facilities equipment maintenance repair costs, nursery operations and Maintenance items are needed to distribute appropriately. Therefore, this study is to estimate the importance to facility operations and maintenance items based on "Kindergarten and Childcare Facilities"presented at the Child Care Policy Study. we are expected to allocate appropriately of operation and maintenance cost of a limited budget. In particular, those can be considered for operation and maintenance cost about the National-Public Childcare Facilities and be determined to a safe and pleasant environment to kindergartens through the appropriate operations and maintenance support.

  • The Military made an investment continuously in facilities construction since the Korea War but, a lot of Military-Facilities Construction have overlooked a long terms plan and detailed examination. The deteriorated facilities that becomes more than about 20 years of the military possession facilities is account about $25\%$ and these are real condition that is not achieving the function properly. Early Deterioration of Military-Facilities bring about waste of national defense cost, environmental pollution and so on. These are not very desirable for nations, societies and environment.   • This purposes of this study is to develope policies on the facilities for the elderly care in Korea. Methodology of this study adopts comparative analysis on the facilities for the elderly care in 6 countries which have experienced various problems on the elderly. These 6 countries are Japan, Sweden, America, Australian, England and Germany. Major issues for comparative analysis are the standard of care facilities, residence condition, finance of facilities establishment and expense, operating system, management, and the law and administrative structure about the facilities for the elderly care. The elderly people need various kinds of welfare services such as medical care facilities, nursing home facilities, home care facilities etc.. Thus the public policies for the aging population nations are compose of income maintenance program, health and medical care services and social welfare services. The policies of facilities for elderly care are very important since these policies include the characteristics of income maintenance, me\ulcorner미 care program and welfare program. This study willsupply basic data for the development of facilities for the elderly care in Korea, especially conceming the system and institutional device of the facilities.

  • Latest development of ICT makes building, including houses, factories and public facilities, more intelligent and automatized. It follows that a wide variety of electric and ICT installations are adopted along with micro electronic equipments. Corresponding to such changes, the frequency of lightning increases due to the abnormal climate. The major damage by lightning surge is disconnection and malfunction of facilities. It is necessary, therefore, to make a regulation of inspection and maintenance for lightning protection facilities.   • There are a lot of municipalities that do not grasp even by the current state of having public facilities though various management&maintenance researches have been done. Therefore this research aimed to make it to the foundation of the maintenance management plan establishment of the municipality in the future through investigating, analyzing the current state of management&maintenance of the public facilities. Tn the beginning, I collected data through a questionnaire of the community facilities of the municipality. To read the current state of the management condition of the object facilities from the collection data, I applied the radar chart that used the deviation value of the evaluation index and PPM matrix. As a result of the analysis, I discovered that there is a municipality thought to having efficient facilities maintenance management.

  • The maintenance management system of domestic public facilities is shifting from the concept of diagnosis and repair for maintaining safety of facilities to performance evaluation method that improves and maintains the performance of facilities. However, in Korea, the performance evaluation method for the maintenance of facilities has not been established, so the performance evaluation has not been properly performed. In this study, we propose an asset management model that introduces the concept of performance evaluation to complement the simple maintenance strategy focused on safety management of current facilities. This model differentiated from the existing model by proposing a method for using WBS as a method for collecting facility maintenance information. This model proposed the most important level of service evaluation method and performance measure factors in the performance evaluation of facilities, and conducted a case analysis to assess the appropriateness of this model.
