A Study on the Improvement of the Legal System for Digital Transformation of the Construction Inspection Works (건축공사 감리업무의 체계성 강화를 위한 법제도 개선안 연구)

  • In this study, the legal and institutional status of construction supervising and construction inspector was identified. As a result of examining the definitions of construction supervision terms, focusing on domestic construction-related laws, it was found that there were no consistency between each laws regarding 'terminology' and 'definitions'. In addition, the scope of construction inspector's work continues to expand through the delegation provisions to lower statutes, however, responsibility, authority, and inspection cost are not taken into account properly. In addition in order to introduce digital technology to the smart construction site, which is currently active under way, it is judged that the law and institutional contents need to be improved further.

  • Although the order of Design-Build is being expanded by increasing construction scale and demanding hybrid function, the suitable regulation of the contracts is not settled. Design-Build is way by government because there are big construction of much government leading in contract relation high position occupy. So, case that prebendary's claim institution develops by litigation is very rare. But, recently Design-Build is magnified. So, these dispute factors is becoming visualization gradually. The contract system is needed to be consistent by international standard to deal with the problem. This study suggests the useful solutions in detail concerned with the main factor of change order claim by each Design-Build phases through practical sorting and analysis of the causes of Change Order-Claim.

  • We need the contingency cost in order to deal with the uncertainty to be accompanied inevitably at the construction and an every kind risk not to forecast in advance. And also the contingency colt needed for the change order and we need it for reduction of the delay and reduce the trouble between owner and constructor. This study, through checking and analyzing the risk factor, in the step of domestic construction, suggests optimal management reserve to specific business about the contract type and the scale. The main results of this research are summarized as follow. First, I investigated the recognition about the contingency cost, grasped the risk to be happened at the construction step and found out the frequency occurrence, through making up question to engineer are carrying out their job in the domestic construction. Second, I computed optimal contingency cost rate by the statistics investigation, and proposed an improvement plan and problem when compute a contingency cost.

Analyzing the Priority of Leadership Elements for Project Manager of Building Construction Project

  • In construction, the outcome of work depends on the leadership of the project manager, and as a result this has been emerging as an important factor. The purpose of this study is to analyze the main elements of leadership that are essential for project managers, and to rank these elements in order of importance. In this study, leadership and its elements are reviewed through reviewing the literature, and the main elements and their relative importance for project managers were analyzed through questionnaire survey of project managers, contractor engineers, and subcontractor engineers. Through this survey, it was found that the project manager's leadership had a significant influence on the success of a construction project, and this study revealed that the key elements of leadership for project manager could be ranked in the order of resolution, responsibility, and reliance.

  • In order to conduct construction projects effectively, the work delay factors would be managed by planned construction schedules. As construction works are delayed ceaselessly, the solution is to select and manage the key factors which delay the work ceaselessly. The subjects of this study were an apartment houses of reinforced concrete structure. Hidden work delay factor were extracted, the surveys were conducted and occurrence, severity and detection of each factor were analyzed. With this result, final orders of priority were fixed and key management factors were deducted and presented.

  • Enough school facility maintenance data should be accumulated in a database or data warehouse in order to supply information about school facility correct maintenance budget plan, budget assignment, and cycle and rate of maintenance or replacement. For those, this research analyze the present school facility maintenance practice and budget and construction cost structure. In order to solve the problems, this study analyze the present practice of maintenance and replacement and obtain LCC(Life cycle cost) data, perform expert interview and then establish construction work breakdown structure of maintenance of educational facility by combining work breakdown structure(WBS) and cost breakdown structure(CBS).

Measuring the Impact of Change Orders on Project Performances by Building Type

  • The project performances can be measured in terms of meeting the project schedule, budget, and conformance to functional and technical specifications. Numerous studies have been conducted to examine the causes and effects of change orders for both vertical and horizontal construction, respectively. However, these studies mainly focus on a single project type, so this paper examines the impact of change order for cost growth and schedule overruns using four different building types to close the gap in the change order research area. A total of 211 building projects are collected from four building types: healthcare, residential, office, and education. Statistical analyses using ANOVA tests and linear regression models are used to examine the created metric $CO/day on the cost and schedule impacts. The results found that mean $CO/day values were not statistically different among building types, and that the sum of change orders is a statistically significant predictor of $CO/day. The results will help project stakeholders mitigate the negative change orders effects can be a challenge for project managers and researchers alike.

  • Schedule management of construction work is important in order to complete construction projects within a given period of time. Many efforts have been made and many tools have been developed in order to manage construction projects by a smart device such as smart phones and smart pads. This research proposed a basic design to manage construction schedules via a smart device using Flash. The interactive and graphic property of Flash enables a field manager to manage schedules easily and efficiently. A basic structure was designed for a user to be able to make and change a schedule by touching the smart device's screen. And a prototype was implemented by Adobe Flash/Flex Builder, it is applied to a sample network in a smart phone.

  • As construction duration significantly influences the performance and the success of construction projects, it is necessary to appropriately manage the impact factors affecting construction duration. Recently, interest in the construction industry has been rising due to the recent change in the construction legal system, and the competition among the construction companies on construction time. However, the impact factors are extremely diverse. The existing productivity data on impact factors is not sufficient to properly identify the impact factor and measure the productivity from various perspectives, such as subcontractor, time, crew, work and so on. In this respect, a multidimensional analysis by a data warehouse is very helpful in order to view the manner in which productivity is affected by impact factors from various perspectives. Therefore, this research proposes a method that effectively takes the diverse productivity data of impact factors, and generates a multidimensional analysis. Decision tree analysis, a data mining technique, is also applied in this research in order to supply construction managers with appropriate productivity data on impact factors during the construction management process.
