아파트 브랜드 선호도 요인 비교에 관한 연구 -수도권지역과 시 단위지역 중심의 선호도 비교- (The Research on the Preference Factors of Apartment Brand)

  • In the housing market, the construction company started to recognize the importance of the brand power since 1998. Many brand names of apartment construction company have newly formed and many apartments are representative of the brands of construction company by quality of apartment construction and service after hand apartment over to owner with many other elements of their brands. According to these trends in the housing market, it should be also interested in improving the value of brand name in apartment construction. The former researches have been achieved several topics in only a specific target market about the distinction of apartment's plan, the examination of preference, and the satisfaction survey of inhabitants etc. But construction company don't have developed any available marketing strategy according to construction location and regional characteristics. Nowadays, they should be interested in improving the value of apartment brand. Therefore, this research was conducted by interviewing and surveying preference factor, which factors are considered by consumer when consumers purchase apartment house, to compare the two regions such as Metropolis and Cities. The purpose of this research is to provide the preference trend of apartment house in the future to construction company by comparing consumer's preference examination.

  • 아파트 브랜드는 분양율과 분양이익뿐 아니라, 향후 부동산가치까지 영향을 미치는 등 아파트 경쟁력 제고의 중요한 요소로 부각되고 있다. 그러나 현재 아파트 브랜드 시장은 몇몇 대기업이 강력한 인지도로 기선점하고 있어, 후발 건설업체의 시장 진입이 어려우며, 또 이미 진출한 건설업체도 대부분 소비자들에게 인식되지 못해 브랜드 효과를 누리지 못하는 실정이다. 이에 타산업 및 선발 건설업체의 사례 분석을 통해, 후발 건설 업체들의 아파트 브랜드 시장 진출을 위한 브랜드 마케팅 전략으로 표적시장 및 포지셔닝 전략, 브랜드 네이밍 전략, 홍보 전략, 차별화 아이템 전략을 제시하였다.

  • The brand value of apartment which affects not only sale percent and profit but also the worth of real estate is raised as an important point of sale competition in the apartment market. But now the market is occupied by a few construction companies, which have well recognized brand. So it's difficult for a construction company without brand to enter the apartment market because of consumer's ignorance. domestic construction companies are spending lots of money and effort to advertise their characteristic brandapartment based on classified consumer's desire and offer consumers what they want. Therefor, This study investigated the factors of recently characteristic brandapartment focusing on design, environment, materials, home automation and surveyed residents preference of a brand by P.O.E methods. Based on such results of survey, this study suggest the basically reference information on characteristic strategy of an brandapartment.

CEO의 이미지가 브랜드 가치에 미치는 영향 (The Study on Identify components of CEO image Influence in Brand's value)

  • The purpose of this study is to identify components of CEO image and to examine predictors to affect company's market value. To explore the social construction of the CEO Image depicted in the popular business newspaper, the Wall Street Journal and daily newspaper of Korea, was analyzed. Then, the reconstructed image of the CEO was compared with the firm's stock price change to see their relationship, if any. This paper focused on the case of Carly Fiorina as previous chief of Hewlett-Packard, who was the Fortune's ranking of the 50 most powerful women in business is presented. The period for the analysis was five years and eight months from her inauguration(July, 1999) to the release(February, 2005). The results, four predictors such as nature, management ability, leadership style, appearance character had statistically significant relationship with both company's market value and the image of CEO. In addition to revealed that media coverage of Carly Filoina was commensurate with the financial performance, particularly stock price change of the Hewlett-Packard. In general, the best image of the CEO is highly transcends to the image of the company as well. Therefore it is need to manage effectively components of CEO image to enhance brand image and its brand value, which are further expected to enhance company's market value.

  • 아파트 브랜드는 급변하는 국내 주택 시장 환경과 함께 변화하는 수요자의 사회 심리적 욕구를 충족시키기 위한 대안으로 개발되어, 주택 판매 수익 창출에 장기간 긍정적 효과를 창출하였다. 그러나 브랜드 인지도와 이미지 향상에 집중한 판매 전략을 수행한 건설회사들은 거주자 만족도 및 재구매, 구전효과 등을 포함한 브랜드 충성도 구축에 어려움을 겪게 된다. 본 연구는 이러한 한계를 극복하고 균형있는 브랜드 자산의 발전을 통해 건설 회사의 지속적 수익 창출을 위한 전략 제시를 목적으로 한다. 이를 위해 국내 건설 시장 및 브랜드 자산 요소들의 특성을 파악하고, 이들의 인과관계 및 자산 형성 과정의 단계별 분석을 실시한다. 또한, 모델링을 통한 브랜드 관리의 무형적 측면에 대한 고려와 형성 과정의 포괄적 분석을 위해 시스템 다이내믹스(System Dynamics)를 적용한다. 브랜드 자산 요소의 인과관계 모델링에 기초하여 주도기업 및 도전기업을 위해 제안된 전략은 건설회사의 장기적 수익창출 및 브랜드 발전을 위해 활용 가능할 것으로 예상된다.

  • Brand is a useful tool for modem people living under the age of the brand, to explain the information of their products by differentiating themselves from others. It also represents the value of company and plays a major role convincing customers. Even living space brands are no exception. According to the development of marketing management ability, living space brands require the new sales strategy to dominate the market over the business competition, and plan differently for a changing market environment. On such account, companies are commercializing the living space via establishing its brands. Thus the study will cover the living space differentiation strategies for promoting the brand images of respective construction companies and will strive to compare and analyze the differentiation strategy factors that construction firms are pursuing through case analysis framework. Moreover, it's objective focuses on materializing the strategies of living space in accordance to the brand application elements.

A Potential Value of Noise Control in Construction Sites for Real Estate Developers

  • Since construction work is an indispensable part of daily lives, complaints of noise are unavoidable. Noise control in construction sites is normally known as a regulation by a government and self-motivated noise controls rarely occur. In this paper, a marketing strategy is proposed to provide a potential value of noise control for real estate developer. First, people's perception to construction noise was examined in means of collecting and analyzing media reports between 2005 to 2011. Then decibel test was done in order to test noise generated by different devices in a construction site in various distances. According to the theory of core competency, a conceptual model was raised to illustrate profit and loss situation of the real estate developers in the case they invest more in noise control. The construction noise is discussed that it will ruin people's perception to the company's brand image and reputation. Also, the investment in the creation of silent site is discussed that it will not only bring benefit to the brand image work but also have value of profit in the market.

  • 본 연구는 건설 CRM 시스템의 효과가 주택사업 고객관리시스템에 어떠한 영향을 미치는지를 파악하기 위하여 수행되었다. 즉 건설 CRM 시스템이 주택사업 분양고객의 구전효과와 고객 만족도, 청약 고객의 재방문에 따른 영향을 실증적으로 분석하는데 목적이 있다. 본 연구의 수행을 위해 분양 고객과 청약 고객 각 175명을 대상으로 분석하였다. 건설 CRM 시스템은 서비스품질 요인에 입각하여 유형성, 신뢰성, 응답성, 확신성, 공감성 등으로 측정하였고 효과검증 변수는 고객 만족도, 구전 효과, 재방문으로 측정하였다. 실증 분석 결과, 부분적 채택으로 나타났다. 즉 건설 CRM 시스템은 분양 고객과 청약 고객의 구전효과, 만족도, 재방문 의사의 향상을 도와 궁극적으로 건설회사의 경영성과 향상에 기여할 수 있는 경쟁력 있는 경영도구로의 활용가능성이 큰 것으로 나타났다. 또한 본 연구는 건설 CRM 시스템의 효과를 실질적으로 검증함으로써 건설 CRM의 필요성과 발전 가능성을 제시하였다.

서울지역 아파트 평당 연평균 가격상승률 결정요인 분석 (Analysis of the Determinants on the Annual Average Price Rising Rate for Pyeong of Apartment Housing in Seoul)

  • The purpose of this study is to identify the impact of the building, site, and region characteristic factors on the annual average price rising rate of apartment housing in Seoul. The data were consisted of 272 apartment units in Seoul. A survey included checking the drawing documents and interview with apartment maintenance staffs and real estate agencies from October 2006 to February 2007. Data were analyzed with descriptives, frequency, crosstabs, and linear regression by SPSS/PC for Window. The linear regression model was employed to evaluate the price rising rate in apartment housing. Following results were obtained. The price rising rate for pyeong ($3.3m^2$) of apartment housing was determinated by the district zone, the construction company's brand name, the building age, the building stories, the floor space index, the building-to-land ratio, the green space rate, and the distance from the downtown. Especially, the district zone was the most important factor that affected the price rising of apartment housing in Seoul. Therefore, the policy has to focus to solve the imbalance between autonomous districts with the collaborated tax.
