  • The aim of this paper is to analysis mechanical system flaw in apartment building service system. From this paper, most mechanical flaws are from design mistake, materials flaw, other engineering construction's negligence of construction execution and careless system operation management. Through this study, the author suggested the way to reduce mechanical flaw, during construction process from drawing survey before execution start to completion of construction.

  • The building needs of the community are met by the interrelated construction activities of maintaining, modernizing and replacing the existing stock of building and by the erection of additional new building. Studying the service lift of buildings and how it is determined can serve as an important measuring stick in making decisions on construction policy. Therefore, the purpose of this study is to provide useful information for future construction through a comparative and analytical study of building structures on disappeared buildings. It was found that most building structure had a shorter service life than the standard set by The Korea Appraisal Board. This situation may have occurred due to the sharp rise in replacement of older buildings with new buildings for the purpose of monetary profit. To increase the economic life of buildings reduce losses of the nation's capital henceforth, examination on policy md steady study needs to be done.

  • It is necessary to correspond to building users' claims rapidly as much as possible in order to satisfy user's need, because the final tarket of building maintenance service is user of building. This paper investigates the time taken for receiving users' claims and the time taken for the service organization to respond to the claims in the office building; types of claims and service responses are analysed, through which the response characteristics of the maintenance management organization are evaluated with respect to users' claims. Throughout extensive simulation analysis, important performance measures such as mean time to repair and utilization of maintenance personnels have been investigated.

  • In recent years, building commissioning has often been part of a standard delivery practice in construction, particularly in the high-performance green building market, to ensure the building is designed and constructed per owner's requirements. Commissioning, therefore, intends to provide quality assurance that buildings perform as intended by the design and often helps achieve energy savings. Commissioning, however, is not as widely adopted as its potential benefits are perceived. Owners are still skeptical of the cost-effectiveness claims by energy management and commissioning professionals. One of the issues in the current commissioning practice is that not every project is guaranteed to benefit from the commissioning services. This, coupled with its added cost, the commissioning service is not acquired with great acceptance and confidence by building owners. To overcome this issue, this paper presents a unique methodology to enhance owner's predicting capability of the degree of success of commissioning service using the Bayesian theorem. The paper analyzes a situation where a future building owner wants to use a pre-commissioning in an attempt to refine the success rate of the future commissioned building performance. The author proposes the Bayesian theorem based framework to improve the current commissioning practice where building owners are not given accurate information how much successful their projects are going to be in terms of energy savings from the commissioning service. What should be provided to the building owners who consider their buildings to be commissioned is that they need some indicators how likely their projects benefit from the commissioning process. Based on this, the owners can make better informed decisions whether or not they acquire a commissioning service.

Service Life Prediction for Building Materials and Components with Stochastic Deterioration (추계적 열화모형에 의한 건설자재의 사용수명 예측)

  • The performance of a building material degrades as time goes by and the failure of the material is often defined as the point at which the performance of the material reaches a pre-specified degraded level. Based on a stochastic deterioration model, a performance based service life prediction method for building materials and components is developed. As a stochastic degradation model, a gamma process is considered and lifetime distribution and service life of a material are predicted using the degradation model. A numerical example is provided to illustrate the use of the proposed service life prediction method.

  • The performances of the building service equipment relay on the individual superintendent's share for the assessment of performance, fault detection, deterioration diagnosis of the building service equipment. A major use of building energy management system(BEMS) is for monitoring plant and building's energy consumption. National building management system (N-BMS) presented in this study links buildings into a network group in order to monitor and control the buildings. How to construct the N-BMS was considered to save energy resource and to conserve performance of building service equipment. The FEMIS, facility, energy/environmental management & information system, for building service offer management process integrated with BAS, FMS and EMS and so on.

As the result, very different quality of the performance or the durability of equipment is being obtained with his skill and effort and it is also not easy to assess that quality. This finally lead to the waste of labor force and the operating cost due to the high-cost, low-efficiency system. A Study on the Combustion Characteristic of Building Materials (건축용 내장재의 연소 특성에 관한 연구)

  • This paper studied combustion characteristics of the building materials such as polyurethane-foam, sponge type sound-absorbing materials and styrofoam. To estimate of the combustion characteristics, we carried out combustion experiment of the building materials. And then to evaluate the suitability of the building materials, we measured heat release rate(HRR) and smoke density(Ds) of polyurethane-foam, sponge type sound-absorbing materials and styrofoam using by a cone-calorimeter. From the combustion experimental results, the general type sound-absorbing materials (GSAM) and styrofoam were rapid burned simultaneously with ignition and the incombustibility type sound-absorbing materials(ISAM) and polyurethane-foam had all gone out simultaneously with ignition. Measured results of HRR and Ds were not satisfied KS F ISO 5660-1 and IMO FTP Code, from the results, the polyurethane-foam, the sponge type sound-absorbing material and the styrofoam were ill-suited for using building interior materials.
