The development of new spatial technologies enables sustainability as well as the efficiency of future land management while maintaining the efficiency of current land management. In this context, what are the challenges facing land management and sustainability, how can set the relationship between the land management and sustainability? What is sustainable technology for land management? And how can sustainability challenges and technologies be applied to land management? and so on. Therefore, this study is to search sustainable land management direction by investigating and applying sustainable technologies for more efficient and continuous maintenance of land management. To describe and approach sustainable technologies for land management, in particular, capacity, security, IT resource, new device, standards, transparency, and data, access to data and so on that can be considered as the challenges of sustainability and land management.

As the city grows in population and size, land-use plan increasingly becomes a crucial element in developing a city-wide plan. In the process of developing the land use plan, identifying the present conditions and predicting the future conditions are the most important steps. That is, to understand the phenomena of land-use activities as well as to manage uses of the land efficiently require the comprehensive land use information system. This study intends to construct the land use database utilizing the Cadastral Map and Registered Building Data and to examine and suggest the application areas of the database. The database was constructed with those of Busan Metropolitan City. Using the established data, it shows how to use the database to identify the present conditions in Busan.

In this study, the land market in Eastern District of Gyeongseong is examined using land price data in the 1920's. For the study, land information in 1927 is constructed as a DB, and a map in 1929 is constructed as a GIS file to realize digitalization of historical data. As a result of the study, it is confirmed that spatial autocorrelation exists, and through spatial econometrics analysis, some factors affecting the modern land market are also valid at that time. The results show that land use and road accessibility have a positive effect on the land market, while the proximity of anchor facilities and educational facilities have a negative effect. This study is meaningful in that it has moved on to a research topic that has been insufficient until now by examining whether the factors operating in the land market in the 21st century are also valid in the land market in the 1920's.

도시지역의 급변하는 토지이용의 패턴 및 토지피복상태 등의 도시환경의 변화를 분석하는 것은 도시계획 및 개발계획을 기획, 입안하는데 중요한 자료로 활용될 수 있을 것이다. 본 연구에서는 구미시를 대상지역으로 하는 Landsat TM과 Landsat $ETM^+$ 인공위성 영상데이터로부터 토지피복/토지이용 분류를 수행함으로써 18년간의 광역적 도시변화를 탐지하였다. 또한 도시의 발전과 지표면 온도의 상관성을 알아보기 위하여 열적외선 파장영역을 이용하여 온도를 추출하였다. 시가지 확장으로 인한 지표면 온도의 상승을 확인하고 이를 통해 토지이용/토지피복의 상관관계 분석 및 식생지수분포를 비교하였다.

SWAT모형을 이용하여 악근천, 호근천, 동흥천을 대표 3개 유역으로 구분하여 1990년 토지이용상태에 1980년부터 1999년까지의 기상자료를 사용하였고 2000년 토지이용상태에 2000년부터 2010년까지의 기상자료를 적용하여 분석한 결과, 적용 기간 평균 지하수 함양률은 30%로 분석되었다. 이러한 연구결과는 기존의 제주지역 지하수 함양량 분석연구에서 나타난 40-50%보다 훨씬 적은 값으로 나타나고 있음을 알 수 있었다. 이 결과는 투수성 다공질 지층이 제주지역의 지질특성을 고려하더라도 개발형태가 비투수성 포장형태이고, 개발된다면 육지지역과 같은 지하수함양특성과 비슷할 수 밖에 없음을 알 수 있었다. 또한 Markov-chain을 이용하여 장래토지이용상태를 분석한 결과 장래의 토지이용은 2000년 현재에 비해 산림 3.4%감소, 농경지 0.2% 증가, 수계 1.0% 증가, 도심지 0.5%증가 하는 것으로 나타났다. 토지이용상태에 따른 SWAT모형 분석을 비교한 결과 현재에 비해 유출량은 평균 22mm 증가하였으며, 증발산량은 평균 5mm감소, 함양량은 평균15mm감소하여 0.7% 정도 감소하는 것으로 토지이용상태가 함양량에 영향을 미치는 것으로 분석되었다.

대한주택공사와 한국토지공사를 통합한 한국토지주택공사가 지난 10월 1일 공식 출범했다. 주공과 토공 양 공사의 통합은 현 정부들어 공공기관의 방만경영과 비효율을 불식시키고 경영효율화를 위해 추진된 공기업 선진화 정책에 따라 지난 세월 미결로 논란만 지속되어 오던 사항을 1년 8개월만에 성공적으로 완수 하여 그 결실을 맺은 것으로 의미가 깊다. 한국토지주택공사 출범은 택지개발과 주택건설의 일원화를 통한 원가절감 등 시너지 효과를 가져와 저렴한 택지 주택 공급과 서민주거안정을 위한 보금자리주택 건설 추진에 박차를 가함은 물론, 4대강 살리기 사업 및 녹색성장, 토지은행, 국토의 광역개발 등 국가 정책사업을 효율적으로 추진할 것으로 기대된다.

본 연구에서는 토지에 관한 각종 정보 중 현재 2차원에 국한된 지적정보를 지적공부에 등록하고 있으나 토지의 입체적인 활용의 증대 및 이에 따른 입체적 권리의 다양화 등으로 2차원적인 토지정보의 등록방법으로는 효율적인 토지관리 및 소유권 보호에 한계에 이르고 있어 이에 대한 대안으로 3차원 지적정보를 지적공부에 등록할 수 있는 기본방안을 제시하고자 하였다. 이를 통해 국토개발에 대한 정책결정 정보를 효율적으로 제공 할 수 있으며, 국민소득의 증가에 따라 사회간접시설(SOC)분야 및 국민 개개인의 토지이용에 있어 각종 계획과 설계 등의 인프라 조성에 기여하게 될 것이다.

도시부의 활동이 지방부의 그것과 크게 다른점은 토지이용의 집약도가 높은 데 있 다 하겠다. 지금까지 도시부 토지이용의 밀도변위등에 관계되는 사정은 잘 인식되어 오기는 하였으나 이를 실용적 모형으로 다룬 예는 극히 드물다. 본 논문은 다양한 수송수단을 포용 하는 교통망에서의 혼잡비용이 토지이용의 집약도에 따라 효과적으로 결정될 수 있도록 하 는 토지이용과 교통의 복합모형을 제시하였다. 이를 위하여 다품종교통류 및 I/O모형의 범 주에서 비선형계획의 접근방법이 채택되었다.

지적도(地籍圖)는 한국에서 가장 대축척의 공도(公圖)로 공간정보의 기초가 되며 국토의 효율적 관리와 국가 토지정책 결정에 중요한 역할을 하고 있다. 지적도는 국가 및 개인이 소유한 토지에 대한 물권(物權)이 미치는 영역을 나타낸 지적공부에 속한다. 그러므로 토지소유자에게는 중요한 법적 기록물이며 토지의 역사를 연구하는 토지를 나타낸 도면으로 귀중한 문화재적가치가 있다. 본 연구는 특수도이며 주제도인 지적도를 연구해 향후 촌락사 연구 및 지형의 복원이나 그 지역의 개발과정을 분석 할 수 있는 기초자료로 활용하는데 있다.

영국은 주택 공급을 위한 토지 개발이 불가피한 실정에 이르렀다. 근로자들의 연평균 소득의 4배 이상을 지불해야 할 정도로 집값이 크게 상승해 주택 공급이 절실해졌기 때문이다. 이에 따라 개발되지 않은 토지에 대한 가치가 더욱 높아지고 있다. 영국의 주택 공급량 부족에 따라 가치가 높아지고 있는 토지 개발 및 주택 시장에 대해 살펴보자.
