Feasibility Analysis of the Use of Architectural PC for Improving the Productivity in Apartment Housing Projects (공동주택 공사에서의 생산성 향상을 위한 건축 외관용 PC의 적용 타당성 분석)

  • In Korea, five days per week system, duration reduction bidding system, and post sale system have recently stimulated an interest in productivity improvement in construction project. However, analysis result of productivity in Korean construction industry found that the productivity is too low. APC (Architectural PC) is alternative of reveal wall and parapet in apartment housing prcjects and is used abroad broadly because of duration reduction for productivity improving. APC is used as external curtain wall in Dubai, North America, and Southeast Asia. Therefore, it is proposed that necessary to Introduce APC in Korea. The objective of this study is to draw up introduction of APC in apartment housing projects. We analysed the feasibility of the use of APC. The survey results reported that APC would be able to improve the productivity in the eight productivity factors.

  • Curtain wall (for the outside wall) must be designed and constructed to resist weather condition of nature like rain. wind and surrounding environment. So, Now days, Mock-up test of curtain wall's total capability is generally used for skycraft building. But, Mock-up test specification in korea is so weak that there are lots of disputation. Also, lacking of clearness in specification causes many trouble in adaptation. Therefore, I would like to consider the problem of Mock-up test specification by inspecting and comparing with other country's works. and I will mention the way of approvement in our specification.

  • Development of a facade system that can reduce load factor and costs in high-rise building construction is required. The proposed cable wall system is used as a structural support by the glass-cable and can increase openness on lower elevations and the lobby area. Its use in high-rise buildings can reduce construction costs. Without transferring directly a strong initial tension of the cable to the building frame is connected to the steel member and the reinforced concrete structures, by absorbing the initial tension of the cable, it is possible to control the occurrence of a strong concentrated loads to the structure. Comparison of load-displacement test results from the numerical analysis with the test results showed reasonable agreement, Therefore, the proposed numerical results confirm good prediction of cable behavior for the facade system.

  • The number of high-rise buildings has increased year after year, with there currently being 5 projects in progress to construct buildings higher than 100 stories in Seoul alone. The construction cost for such high-rise buildings is significantly higher than the cost for a conventional low-rise building, while maintenance costs are expected to be two to three times higher. To reduce the maintenance cost of a high-rise building, there is the need for a guide rail to be used for maintenance, which is why there is the need for research on the guide rail system. For this reason, as preliminary research to develop a guide rail, this study aims to derive the factors increasing construction cost by taking the installation of a guide rail into account. This is expected to lay the groundwork for the design and construction of guide rails for high-rise building maintenance.

  • There are many problems in management of high-rise building construction performed in downtown area due to limited spaces and equipments for increasing kinds and quantities of material. By these restrictions, problems such as increase of construction cost. delay of construction period, decrease of productivity, occurrence of accident are caused. Recently, studies on JIT concept have focused on construction materials as a solution for the problems. But, studies about finishing material are insufficient yet. Accordingly, this study suggests flowing of current material management, JIT management effect, and development direction of lifting-up and procurement system with Low-emissivity double Glazing, among of main finishing materials.

  • The insufficient management o( the risk of preconstruction phase causes the risk of construction phase so it makes bad effects such as the extension of construction time and raising of cost. Therefore, the management of the risk of preconstruction phase is being considered as an important element of success of project and the competitive power of construction companies. This study Is to suggest solution methods for each progress after examining reasons of the risk for the management of the risk of preconstruction phase 1'he progress is limited as earth work, RC work, steel work and curtain wall work. Through the introduction of Knowledge Management system, work flow is made by specialist of each part. The reasons of the risk of progress are chosen through the analysis of work flow and I suggest detailed solutions such as person in charge, the starting point of progress and the information of requirements according to the grade of importance about elements of the risk
