  • The overall ability to manage the construction projects from an integrated perspective is important due to the emerging of high-rise building constructions. Potential hazardous of low productivity exist in the finishing work of high rise building a distinct example of the projects. Especially, the number of activities that should be controlled during finishing work is more than during skeleton work. Thus field managers should attract more attention to manage finish work activities. The low productivity of these activities can diminish that of skeleton work. Decision factors of the delivery system for finishing works in the high-rise building project is established by means of literature review and questionnaire survey and a basis to analyze the effects of the criteria to the deli very system is presented.

  • Recently, Housing projects in the center of the Metropolis are getting higher, larger, more complex gradually, the resources are increasing greatly. Especially, the right manpower in the right place could quite important factor because the construction cites are wide and many subcontractors and labors throw into finish works in High-rise Housing projects. Differing from apartment building projects. it is only four or five years that high rise building projects are started so, there is little data for manpower information. Furthermore it is difficult that the data gathering and managing because manpower management is usually used to execute by subcontractors from supply to demand. Consequently, this study, proposed develop management for accurate manpower plan and efficient collection and practical use of manpower information through analysis of present condition in construction sites

  • The technical improvement of high-rise building construction is getting better as the demands of the skyscrapers is increasing. The interior construction has become the essential factor which directly affects the whole project because of skyscraperization. This study has proposed the site image-based space model as the tool for supporting decision-making for preparation and execution of the interior construction. It is expected to make the space model which is suitable for the project characteristics and work packages.

  • Tower Palace III project is the highest residential and commercial high-rise complex building in Korea. In order to construct a high-rise building, advanced construction and engineering technology is required. Therefore, with more developed construction and engineering technology based upon accumulated knowledge, construction speed of 13.4 days per floor including finish work was achieved in this project. To achieve this project successfully, three main advanced construction technology were applied: 1) Construction methods for 3-day cycle of structural work and curtain wall, 2) Tact scheduling method for finish work, 3) Management system of material, labor, work, and information. Also, four main engineering technology were applied: 1) New material such as high -flowing concrete and high strength concrete of 800 kgf/cm2, 2) New method such as a pipe-cooling system of a cool water circulating type, 3) Mechanical system such as smart-fan controlling kitchen-ventilation system, 4) Electrical system such as false car system.

  • Recently, large residental buildings including high-rise apartment and a multi-business and commercial-residential building are appearing in the form of Korean construction work. According to this large-size trend a tenn and cost of construction works was largely increased. Therefore, studies of techniques construction management for successful project are lively being progressed. This study introduced Just-In-Time form and Lean Construction concept in order to establish management system of a house construction work taking up much portion on aspects of work scale and materials transportation in finishing works of high-rise residental building architecture. The process of house construction works will be analyzed with these two principles for productivity improvement and then the improvement plan will be suggested. This analysis and proposal can induce the flow of finishing works smoothly and contribute to success of project through saving of a tenn and cost of construction works.

  • The purpose of the study is to propose a simple formula of lifting times of finishing materials on establishing the high-rise complex building, it is expected to help the efficient planning of lifting. The planning of lifting the finishing materials becomes important as the buildings get higher. The efficient level of lifting times has been calculated from 'Packaging' to improve the existing studies on the planning of lifting ; 'Packaging' means 'Making a bundle as one unit' basing on the characteristics of the individual materials. The simple formula has been produced regarding two variables of the typical floor area and the number of rooms per area.

  • An operation planning of lift car is crucial in tall building construction especially it's arrangement plans, because it is related with transportation distance of finishing materials affecting construction productivity. Since tall building construction, composed of complicating and huge plane have complex traffic lines of finishing materials, to determine the position of lift car empirically or intuitively has limits. Therefore this paper suggest an optimum layout model of lift car minimizing the transportation distance both at site-level and floor-level using Graph theory and Dijkstra algorithm.

  • Nowadays, High-rise building becomes higher and bigger than ever. As a result, lots of construction materials are needed at the same times. Because of divided diverse process of construction, several different Processes concur simultaneously with complexity of procurement. So, effective construction material supply and lift-up are essential part of the spot. Especially, when ending part of construction, there are much conflict between finishing and equipment materials also problems of folding lift-up. The Purpose of this paper is suggesting better effective lift-up system through analysis of loading factors.
