AHP를 활용한 국내 냉동물류센터 입지경쟁력 결정요인에 관한 연구

  • COVI-19 이후 콜드체인 시스템의 중요성이 증가함과 함께 냉동물류센터에 대한 중요성도 부각되고 있다. 향후 냉동물류센터의 양적·질적 팽창은 불가피하며 그에 따른 위치선정의 중요성도 커지고 있다. 하지만, 대다수의 국내 냉동물류센터는 단순보관의 역할 위주에, 도심이나 주요도로와 멀리 떨어져 있고, 노후화의 문제를 가지고 있다. 또한 냉동물류센터는 에너지 소비가 많은 만큼 위치선정에 따른 비용문제도 큰 영향을 미친다. 따라서 본 연구는 AHP를 활용하여 부산 경남 냉동 물류 센터의 위치 경쟁력 결정 요인을 분석하고자 한다. 시설요인, 서비스 요인, 위치 요인, 그리고 비용 요인의 네 가지 영역과 이를 세부적으로 나누어 19개의 항목을 계층화하여 상대적 중요도를 평가하였다. 연구결과는 냉동물류센터의 입지결정요인과 기존에 냉동물류센터에 요구되던 기본적인 요소에 입지경쟁력 분석을 위한 우선 순위를 계층화하였다. 비용요인이 국내 냉동물류센터 입지경쟁력의 결정요인 중 가장 높은 비중을 차지하였다. 실제 시설인프라와 물류연결성은 관련 업종 근무자들이 가장 민감하게 받아들이는 사항이기도 하며 새로운 냉동물류센터의 도입 시에도 필수적으로 참고가 되어야할 것으로 보인다. 본 연구는 냉동물류센터 종사자 및 관련업계 종사자들이 어떠한 요인을 냉동물류센터의 입지경쟁력 결정요인으로 비중 있게 고려하고 있는지를 도출하였고, 향후 입지경쟁력 향상을 위한 전략적 시사점을 제공한다.

A Study on the Location Factors of Foreign Direct Investment Firms in Korea (국내 외국인직접투자기업의 입지결정요인에 관한 연구)

  • This study analyzed and compared the importance and priority of location decision factors in Foreign Direct Investment Firms managing the manufacturing business in the nation's southeastern economic zone, and in expert group by using AHP analytical technique based on examining the location theory and the prior research of real estate for industry. Also, it analyzed difference in importance and priority for location factors by corporate scale, by business category, and by location type targeting only foreign direct investment firms, and offered references necessary for location decision-making. In addition, to elicit useful information for policy related to location decision factors for foreign direct investment firms, the implications were elicited by analyzing the results recognized between foreign direct investment firms and expert group on information elements regarding investment satisfaction, business bottlenecks, and location decision process. The considerable gap was indicated in importance and priority of location decision factors considered between the nation's foreign direct investment firms and real-estate expert group for industry. As a result of analyzing by reflecting the corporate characteristic variable in location assessment model unlike before, the importance of the competitive advantage factor and the business strategic factor was indicated to be very high.

Analysis of determinant Factor for Industrial Complex Location (산업단지 입지 결정요인 분석)

  • In this study, the factors of the industrial complexes were analyzed in a comprehensive review, and the research model was developed and related variables were adopted to the purpose of this study. Also, the determinants of location are analyzed by three factors of infrastructure stabilization, industrial resource access, and residential neighborhood factors. For the analysis of this study, the hypothesis was analyzed through the path analysis of the SEM through the set hypotheses based on the research model. As a result of analysis, it is analyzed that TI factors and RA factors of infrastructure, IF group, are both influenced by industrial location. In addition, there is a statistically significant correlation in the analysis between the parameters of the NEF and the determinants of industrial location. The results of this study are expected to provide useful guidelines for industrial infrastructure development and industrial complex development projects at national and local government.

  • This study examined location determinants of FDI inflows in developing countries. I proposed and test modified gravitiy model empirically that include host country locational determinants, gravity link variable and home country control variable. The main findings are: countries with a larger market size, faster economic growth, higher per capita income, higher quality of human capital, higher level of foreign stock and more liberalized economic regime attracted relatively more FDI inflows.

  • 본 연구의 목적은 공공시설물이지만 기피시설물이기 때문에 상당한 갈등을 일으키고 있는 쓰레기 소각장 입지를 선정하는데 있어서 GIS를 기반으로 다기준평가기법을 활용하여 보다 객관적이고 과학적이면서도 유연적인 후보입지를 추출하려는 것이다. 본 연구에서는 다양한 입지요인들을 표준화한 후 각 요인들이 갖는 상대적 중요도를 반영하는 가중치를 산출하고 의사결정 규칙을 적용하여 적합도 수준에 따른 후보입자들을 추출하였다. 또한 민감도 분석을 통하여 각 평가기준들에 대해 상이한 가중치를 부여하고 의사결정 규칙방법을 달리 적용하였을 경우 후보입지들의 적합도 순위에 어떠한 영향을 미치는가를 파악하였다. 이러한 방법을 통해 분석된 결과는 의사결정자들이 입지를 결정하는데 필요한 정보를 활용될 수 있으며, 따라서 GIS를 기반으로 하는 다기준 평가기법은 공간적 의사결정 지원시스템으로서으 GIS기능을 증대시킨다고 볼 수 있다.

Determinants of Cross-Income Residential Location Decisions in the United States: The Case of Franklin County (교차소득 주거입지결정 요인에 관한 연구: 미국 오하이오주 프랜클린 카운티의 사례)

  • This study examines why families move to neighborhoods at different levels of income. By analyzing a survey dataset of homeowners who sold and bought a house in 1999 in Franklin County, Ohio, in USA on their mobility decisions, this study examined the factors associated with cross-income residential location decisions. I categorized both survey respondents and neighborhoods into low-, middle-, and high-income levels and ran multinomial logit analyses for each of the low-, middle-, and high-income family groups to examine why families moved to neighborhoods at different levels of income. The analysis suggests that middle-income families moved to high-income neighborhoods because of school reputation and moved to low-income neighborhoods because of investment purposes.

  • Many studies have identified the determinants of shippers' selection of ports, and of these, a number have repetitively cited major elements. However, different researchers came up with somewhat different research results depending on the position and preference of research targets. Accordingly, to deduce the determinants of shippers' selection of Gwangyang Port, appropriate research and analysis is required in addition to literature study. This study first deduced from previous studies the determinants that have influence on shippers when selecting a port and positively analyzed the effects of those determinants on the shippers using Gwangyang Port. In this regard, whether shippers using Gwangyang Port have continuously used the port was set as a dependent variable, and port service, port facilities, location of ports, port costs, and other determinants for port selection deduced in the previous studies were set as independent variables. This study's analysis finds shippers using Gwangyang Port are all influenced by the elements of port service, port facilities, location of ports, and port costs in their selection of Gwangyang Port. Their degree of importance is in the order of port costs, location of ports, port service and port facilities. This indicates that shippers consider port costs and location of ports more important than port facilities in their selection of a port.

A Study on the Locational Decision Factors of Discount Stores : The Case of Cheonan (종합슈퍼마켓의 입지 결정 요인에 관한 연구 : 천안상권을 중심으로)

  • In this paper, we investigate several factors that affect the locational decision of discount stores by using previous studies on the marketing area and the location of commercial facilities. We selected 21 primary variables that are expected to influence the decision of store location and, by factor analysis, grouped them into five underlying factors. Among these, the demographic factor, which shows the potential purchasing power level, had the greatest impact on the locational decision for the store. However, we found individual stores positioned according to unique locational characteristics in addition to the demographic factor. It means that we have to additionally consider if the vicinity of the market is based on any physical properties. Many previous studies proposed four decision factors for store location: the economic factor, the demographic factor, the land utilization factor, and traffic factor. However, the fivefold factors-our distinctive contribution-are more concrete and persuasive according to Korean reality. We show that location preference is based on the following criteria: (1) the area is densely populated, (2) houses stand close together, (3) residents have a high income level, (4) road traffic is developed and easy to access, and (5) public transportation is well developed. The demographic factor has the greatest impact on the location of a discount store. The number of households has a greater relevance to the demographic factor than does the individual consumer. Second, discount stores relatively prefer places where houses are located close together because such places offer easy access to the market. Third, a place whose residents have a high income level will be preferred, with its large cars and excellent traffic conditions. Fourth, a location would be highly rated if the roads around commercial facilities are well developed and their accessibility is good. Finally, discount stores must be located close to bus stops because female consumers, including housewives-the most important customers-evaluate stores based on distance. In this research, the variable of consumer attitude and preference was excluded, and the location factors of discount stores were analyzed according to a microscopic view through physical spatial data. In the future, the opening of new discount stores based on the five factors indicated above will require a comparatively shorter time from the first project feasibility analysis. In addition, the result of our study can be applied to the field of public policy for constructing and attracting large-scale distribution facilities.

  • This study examines the determinants of location decisions for domestic skippers and identifies them with the aid of the location choice model The authors have used Korea's commodity flow survey collected by the inter-regional shippers as well as socio-economic indicators. The results suggest that the location of shippers depend on agglomeration economies, market size, and logistics activities. Finally. this study suggests the direction of locational Policies to help the Korean government with logistics-related policies.

  • Where should a plant or service facility be located? The decision is crucial since the capital investment in land, factory construction, and facility is enormous. Once a firm has sunk a large sum of money into a factory, it lives with the decision for a long time. In this age of global markets and global production, this is a key decision problem for contemporary manufacturing and/or service. Using data from Korean and Chinese managers and the AHP (Analytic Hierarchy Process), this paper did study on the actual condition for identifying the differences of opinion between the two group's(Shanghai and Shenyang managers) in how to make decisions on the location problems. Since this study was carried out during recent global economy recession, and the limitation of the collected questionnaires, it is hard to avoid the possibility for those managers to show different view from their ordinary times. Nevertheless, this paper will provide managers with useful informations on successful facility location in China.
