A Study on the Effect of Housing Cost Burden on the Intention of Moving into Public Rental Housing: Focused on the housing tenure and income level (주거비 부담수준이 공공임대주택 입주의향에 미치는 영향에 관한 연구 - 주택점유형태와 소득수준을 중심으로 -)

  • This study examined the effect of housing cost burden on the intention of moving into public rental housing. For the empirical analysis, I used the 2019 Korea Housing Survey and divided the households based on housing tenure and income level and they are as follows: homeowners, renters and low income, middle income and above. As analysis method, the binomial logit model is used and the empirical analysis shows that the burden of housing costs was increased the intention of moving into public rental housing even in homeowners and households with middle income or higher.

  • This study investigates investment attraction in manufacturing and reviews the current trend of Korean companies' overseas expansion, targeting Vietnam and Indonesia to create a demand-based overseas industrial complex. Furthermore, a survey was conducted with domestic companies located in industrial complexes to analyze the details of their intention to enter overseas markets. By linking the previously specified industrial sectors for investment attraction with the desired industrial sectors for overseas expansion and previously entered industries, measures to promote overseas industrial complexes are proposed. For instance, combining with already expanded industries, entering attractive fields to develop new markets, and deriving specialized strategies for each country. These strategies can be useful as basic resources when establishing plans that reflect the domestic and foreign needs of the key target countries to attract companies to overseas industrial complexes.

Study on the Determinant Factors of New Town Residents' Living Intention - Focused on the Residents of Bundang New Town (신도시 거주민의 계속거주의사 결정 요인 분석 - 분당신도시 거주민을 대상으로)

  • Given the importance of ensuring continued residency and maintenance of the 1st Planned New Town, which is the first of more than 20 such projects, this study aims to identify the factors determining the residents' living intention. The results show that age, gender, length of stay, and occupancy type are significant factors influencing their living intention. Among the environmental factors, the educational environment and shopping environment are crucial. This means that in order to achieve the "Ageing in Place" concept, it is necessary to improve the educational environment, provide a variety of commercial facilities and expand the living facilities. While it has no direct influence on the pros and cons of building remodeling, the results showed that when the living intention is used as a parameter, the transportation, educational, and shopping environment have an indirect influence on the pros and cons of building remodeling.

The Estimation of the Demand of Newly Married Couples for Public Rental Housing in Chungnam (충남 신혼부부의 공공임대주택 수요 추정과 정책적 함의)

  • This paper estimates the demand of newly married couples for public rental housing in Chungnam. This research attempts to overcome data limitations by linking survey data with administrative data for analysis. First, the results of a binary logit model that analyzes newly married couples' intention to move into public rental housing, based on the Chungnam Social Survey 2019, reveal that residential location, educational level, housing type, and tenure type have a statistically significant effect. By combining the estimated coefficients with another dataset, the statistics of newly married couples for administration purposes acquired from Statistics Korea, this research estimates the demand for public rental housing among the newly married couples in Chungnam. The estimation results show that the total demand for public rental housing in Chungnam is 11,424 units among 43,705 newly married couples. The total demand of 21,685 newly married couples who occupy rental housing is estimated to be 9,436 units. The policy for providing public rental housing to newly married couples in Chungnam aims to increase their fertility rates. Hence, further research should be followed up to evaluate the effect of the supply of public rental housing on fertility rates. Also, a research method should be developed to control for possible endogeneity between the demand for public rental housing and childbirths.

A Study on the Creation of Campus Innovation Park in Local University (지방대학의 캠퍼스혁신파크 조성에 관한 연구)

  • In line with the era of local universities, a total of 402 people, including companies, private businesses, individuals (founders), and companies listed in the 2021 campus innovation park, were surveyed for six days from 02/15/2021 to 02/21. According to the regression analysis, future-oriented (47%) factors influencing the establishment of campus innovation park consumer-centered methods (p<.05), the standardization factor 𝛽 is future-oriented (𝛽=.479), Environmental Analysis and Policy (𝛽=.047), and it was confirmed that there was a greater future-oriented influence on innovative park consumers than environmental analysis and policy. This study is meaningful in identifying the needs of consumers and businesses related to the campus innovation park construction project of S University in the province and suggesting ways to establish an efficient innovation park.

A Study on Determinants of Korean SMEs' Foreign Direct Investment in Gaeseong Industrial Complex & Vietnam (중소기업의 개성공단 및 베트남 직접투자 결정요인 연구)

  • The purpose of this study is to analyze the direct investment decision factors in the Kaesong Industrial Complex and Vietnam, and to contribute to the creation of domestic jobs and the revitalization of the inter-Korean economy. According to the analysis, most of the Kaesong Industrial Complex and Vietnamese investment companies are entering the complex for the purpose of utilizing cheap labor, cheap factory locations, sales/development of local markets, and bypass export production bases in third countries. This can be divided into production-efficient investors using differences in production price such as labor costs and market-oriented investors to sell and expand the local market, which seems to be consistent with global direct investment patterns such as Nike, Apple, and Amazon. However, even if the North Korea-U.S. denuclearization talks ease or lift sanctions, Vietnamese investors' willingness to invest in the North Korea has been most burdened by the possibility of closing special economic zones due to political risks. Last but not least, it is important to note that those willing to invest in North Korea are mostly smaller enterprises in textiles, sewing, footwear and leather industries-those that benefit from low-cost labor. Since their size is small, they need policy support in financing, especially in the early stages of their business. Even after they grow past the early stages, those without collateral would still need state guarantee letters to get financing. Thus, it is worth considering to use the Inter-Korean Cooperation Fund to compensate commercial banks for bad loan loss or for low-interest loans for smaller SMEs. The interviews with SMEs found that red-tape is one of the biggest difficulties they face. Thus, it is recommended that a one-stop service agency should be established to cover all processes and issues related to inter-Korean economic cooperation to eliminate redundancy and expediate government support for SMEs.
