BIM-based Priority Activity in Construction Standard Unit Price (BIM기반 표준시장단가 우선적용 공종 분석)

  • Recently, the application of BIM has been continuously expanded according to various government policies, and the application performance is being analyzed in BIM projects such as roads and railways. In line with this trend, the government is making additional efforts to introduce full-scale design BIM. The BIM design in the public sector is directly related to the estimated price. However, looking at the current status of BIM introduction, there is no support system in place for calculating the estimated price. Therefore, this study intends to analyze the priority activity that is easy to develop BIM unit price among the construction standard unit Price of construction work. In this study, in order to derive the BIM-based priority activity, BIM application statements and application guidelines were analyzed. As a result of the analysis, cast-in-place concrete construction (civil engineering) and reinforced concrete construction (architecture) were deduced as suitable construction activities for the preferential application of BIM. Since the results presented in this study are a rough analysis, it is judged that additional detailed analysis is necessary for the future.

A Planning Framework of BIM-based Work-Type Packaging for Educational Facility Maintenance (교육시설 유지관리 BIM 기반 공종 패키지 플래닝 프레임워크)

  • The maintenance of educational facilities was assembled in 12 project classifications of the Educational Improvement Program. The priorities were decided by the evaluation scores derived from the condition investigation, and maintenance works were budgeted in the order of priorities. These priorities were a schedule for conducting maintenance and an important criterion for obtaining a construction order. Several restrictions in the condition investigation exist, which derives budgets and conducts maintenance separately based on the priorities. An educational facility manager has a restriction in quantity take-off, which results in an incorrect budget. Discomfort would occur in an educational environment, and a period of infringing safety would increase. This study proposes applying a BIM in the condition investigation and the planning framework for work-type packaging. A BIM supports a budget calculation and derives evaluation scores by linking a repair and an inspection result. The work-type packaging algorithm divides a budget allocation range and derives the result of a grouped work-types applied in an equivalent space and element. As a result of applying cases, it could shorten the duration by approximately 37.4%. Its usability in selecting a grouped work-type was evaluated through an assessment with workers.

  • U-국토 및 U-도시의 건설 및 관리를 위해 정밀 국토공간정보의 수요가 점증하고 있고 보다 신속한 갱신이 요구되고 있는 가운데 유비쿼터스 기술들과 융복합된 u-GIS기술에 대한 요구 또한 증가하는 추세다. 특히 건설 분야에 있어서의 이러한 수요를 보다 심층적으로 파악하기 위해, 건설공사 표준품셈 등을 이용하여 건설공사 공종/공정을 분류하고 이에 대한 수요의 우선순위를 도출하는 연구를 수행하였다. 본 논문은 u-GIS 기술을 필요로 하는 건설 현장에 위치/형상 정보 수요에 대한 조사, 분석을 통해 건설 인력, 자재, 장비의 u-GIS 기술의 적용 우선순위를 도출하는 것이다.

  • Practical and efficient application of lean construction, which has been proposed as an alternative to the limitations of traditional construction management methods, was developed to facilitate application on site and improve productivity through the fusion of traditional construction management methods. The concepts of Lean Time and Lean Cycle Time, which are the principles of lean construction, were introduced to eliminate waste and smooth flow production and pursuit of perfection, and the goal of establishing and improving the criteria for measurement and improvement was established and the information collection template was configured and applied to ensure reliability of measurement and analysis. Based on this, the project feasibility, reliability, and continuous improvement process were applied to the Field case to verify its effectiveness.

Quantification of Schedule Delay Risk of Rain via Text Mining of a Construction Log (공사일지의 텍스트 마이닝을 통한 우천 공기지연 리스크 정량화)

  • Schedule delays present a major risk factor, as they can adversely affect construction projects, such as through increasing construction costs, claims from a client, and/or a decrease in construction quality due to trims to stages to catch up on lost time. Risk management has been conducted according to the importance and priority of schedule delay risk, but quantification of risk on the depth of schedule delay tends to be inadequate due to limitations in data collection. Therefore, this research used the BERT (Bidirectional Encoder Representations from Transformers) language model to convert the contents of aconstruction log, which comprised unstructured data, into WBS (Work Breakdown Structure)-based structured data, and to form a model of classification and quantification of risk. A process was applied to eight highway construction sites, and 75 cases of rain schedule delay risk were obtained from 8 out of 39 detailed work kinds. Through a K-S test, a significant probability distribution was derived for fourkinds of work, and the risk impact was compared. The process presented in this study can be used to derive various schedule delay risks in construction projects and to quantify their depth.

Variations of Building Methods and Costs of Modernized Hanok Test-bed Projects (실증구축을 통한 신한옥의 신공법 및 공사비 변화 요인 도출)

  • The research efforts to modernize Hanok (Korean traditional housing) have been performed to improve the quality and cost-effectiveness through application of modern building methods and materials, and to disseminate it in various forms of sizes and facilities. In this study, in order to identify the variations of modernized Hanok, data from seven test-bed projects are analyzed based on the building work-section, element, method, and material. The data were standardized and managed through the modernized Hanok classification system (Hanclass) to facilitate systematic comparisons of the test-bed projects by the variation of building method and it's cost impact. Identified factors of the variation in terms of building methods were then itemized and quantified in terms of building cost. Findings of this study indicate that the timber structure is the most critical area for future variation for improving the quality and cost-effectiveness. The results of this study will be also used to systemize the Hanok database for further studies.

A Proposal of BIM Work Process to Support Construct-ability Analysis from Practitioners Viewpoint (현장실무자 관점에서의 시공성 검토 지원을 위한 BIM 업무프로세스 제안)

  • In construction site, BIM is used in part of construct-ability review and design mistake checking. However, in a current domestic construction site, except public order project, most of work in private order project has been processing based on 2D work. As an expert resists to certain point in introduction of new technique, it may be shown in the introduction of BIM. For this, We need to analysis construct-ability of introducing BIM, work field of introducing and operational capability about present domestic construction engineers. Therefore, this study solves the problem of existing construct-ability analysis, and it visualizes the various information and objects for an effective job performance. Furthermore, construct-ability analysis by BIM that can use an intergrated management is theoretically examined and practical field-application priority among conclusions is proposed through a survey targeting on the hand-on worker. Therefore, this study suggests a factor supplying for a business-centric introduction plan and support condition.

Program-level Maintenance Scheduling Support Model for Multiple University Facilities (프로그램레벨 다수 대학시설물 유지보수 일정계획 지원 모델)

  • The university facility is made up of multiple buildings and has many maintenance items. In addition, administrative constraints need to be handled within a limited period. Most maintenance work is small scale and multi-work construction, such as waterproofing, needs to be organized. The facility manager makes annual unit price contract with a maintenance company and carries out the maintenance work. On the other hand, delay and rework is occurring because existing maintenance work performed without scheduling based on the manpower input. This study proposed a scheduling model that can support the facility manager to manage maintenance works of multiple university facilities at the program level. The model consists of three stages in order. In object analysis, details of the maintenance items were analyzed and the quantity is calculated based on the quantity takeoff sheet. In resource analysis, the craftsmen and construction period of detailed works are derived for the effective input of craftsmen. In scheduling, the priority of each work and the optimal manpower input are derived. The optimal schedule is selected according to the goodness of fit. The applicability and effectiveness of the prototype was evaluated through a case study and interviews with case participants. The model was found to be an effective tool to support the scheduling of maintenance works for the facility manager.
