An Analysis of the Comparison for a Trend on the Interior Lighting Design of High-rise Office Buildings Between Overseas and Domestic (국내.외 초고층 오피스건축물의 조명설계 경향 비교 분식)

  • There are many plans of the high-rise buildings these days in domestic and will be constructed from now on. It is required to develop energy saving techniques immediately because the high-rise buildings consume a lot of energy. The most effective energy savings method is the application of the efficient lighting designs and fixtures. The purpose of this study is to analyze a trend of lighting design, fixture and control system between overseas and domestic. It can be used the guide line for the high-rise buildings in domestic application.

The Effect of Eco-friendly Characteristics on the Price of Office Buildings (친환경 특성이 오피스 빌딩 가격에 미치는 영향)

  • The purpose of this study is to analyze the effect of eco-friendly building certification grade on the price and cost of office in Seoul office building. For this purpose, multiple regression analysis is used to examine the prices of buildings. In order to identify the effect of environmental cost reduction of buildings with high eco-friendly certification, we also performed LCC (Life Cycle Cost) + LCA (Life Cycle Assessment) analysis. Results of our analysis show that office buildings with a higher level of eco-friendly certification are priced significantly higher. Through LCC analysis, it was also found that buildings with high levels of eco-friendly certification cost less than those with lower-level certification. Furthermore, it was confirmed that office buildings with higher-level environmental certification have total lower environmental load costs (TCA = LCC+LCA) than buildings without certification. According to the TCA analysis, buildings with a high level eco-certification generated lower social costs than buildings with lower-level or no certification.

Multicentered-Growth of Office Activities in the City of Seoul (서울시 오피스기능의 다중심화 현상에 관한 연구)

  • The purpose of this paper is to investigate office location dynamic in Seoul and to analyze comparatively the office activities of emerging office centers. Since mid 1980s, the expansion of office employment and spatial differentiation of the office-type jobs have changed the employment and spatial structure of Seoul. The major employment centers are CBD, Kangnam district and Youido. Among these, CBD and Kangnam have developed as the two leading centers of Seoul. Youido, the typical office-oriented center, shares CBD functions especially specializing security business. Selective decentralization of offices made qualitative differences among the centers. In spite of vigorous office decentralization, CBD has kept the principal offices of finance and insurance, travel agencies, advertising agencies, management consulting firms, major public institutions and headquarters of upper 100 companies in Korea. But the offices of producer services such as law, architects, engineering and computer consulting and real estates and headquarters of upper 5000 companies in Korea have been decentralized dominantly to Kangnam.

  • Construction companies are now trying a variety of cost-cutting strategies in the midst of recent slump of construction market. Notably, contract workers and local hires are accounting for increasing portion of management manpower as a part of their cost-reduction drive. However, construction site manpower researches to date have focused primarily on productivity analysis of site laborers, with little attention to the productivity of site management resources. This study aims to analyze the staffing status of office building construction site management manpower in reference to project size. Conclusions herein will provide basic inputs for subsequent attempts to build a model to enable efficient staffing of construction site management manpower.

Risk Factors Influencing the Delays on the Remodeling Construction Works - Focused on Office Building Projects - (리모델링 공사의 공기지연을 야기하는 리스크 요인 - 오피스 건축물을 중심으로 -)

  • There have been frequent reports of schedule delays due to various risks of remodeling projects, which are different from new construction. Therefore, this study was carried out to analyze the risk factors inherent in the remodeling project and the likelihood of schedule delay occurrence in the remodeling construction work. To analyze the relationship between the risk factors and the likelihood of schedule delays of remodeling projects, (1) a prototype of the office building remodeling work was developed through the analysis of existing case and literature, (2) a questionnaire survey was conducted on 29 construction managers who have been or are currently conducting remodeling projects, and (3) after evaluating the reliability of the collected questionnaire results, the relationship between the two elements, which denotes (i) likelihood of schedule delays per each work, (ii) importance of risk factors, and (iii) risk factors affecting schedule delay in remodeling work, was suggested. Using the results of this study, it is expected to develop a plan for preventing the schedule delay of the office building remodeling work through control the risk factors that may cause schedule delays.
