Assessment of the impact of gated communities on social sustainability of neighborhoods in Seoul (서울의 빗장주거단지가 근린의 사회적 지속가능성에 미치는 영향 평가)

  • Most of the Korean apartment complexes are considered as gated communities having characteristics such as self-sufficiency in service provision, self-governance and exclusiveness. Today the exclusionary features of apartment complexes are reinforced by a new practice of erecting gates against pedestrians in addition to the existing walls without considering implication of the practice over neighborhoods. Three groups of residents, those who live in low-rise residential areas without walls, apartment complexes with walls and apartment complexes with walls and gates were surveyed to measure the impact of the new exclusionary practice of gated communities on social sustainability of neighborhoods. Gates turn out to improve social sustainability indicators related to life quality but lower social cohesion of neighborhoods by lowering inclusiveness indicator considerably. The new apartment complexes with increased exclusiveness shake the established order of co-existence between low-rise residential areas and apartment complexes and strengthen spatial and social segregation within neighborhoods.

  • 정부와 민간이 대단위 택지 개발사업을 추진하면서 그 지역의 기후조건 및 자연환경 등을 충분히 고려하지 못하고 획일적이고 평면적인 단지를 조성함으로써 대도시의 대단위 아파트 지역에서 여름철, 강한 일사량과 약한 풍속으로 인한 일시적인 역전현상 및 열섬효과로 인하여 주변지역에서 배출된 대기오염물질들의 확산을 저해하는 요인이 되고 있다. 또한 대단위 아파트 단지조성 시에 도로와 아파트 대형건물의 배치 등 기류이동을 고려하지 않고 건설하므로 주위의 오염물질이 풍향 및 풍속에 따라 단지 내에 정체하여 건물의 실내로 들어가 또 다른 실내오염을 야기 시키게 된다.   • The sustained upkeep of apartment buildings necessitates ongoing maintenance and timely repairs, particularly given their complex nature due to extensive areas, common facilities, and multiple residential and service structures. Additionally, the need for cost-effective maintenance is paramount for ensuring safety, preserving value, and maintaining economic efficiency. However, the multitude of external variables influencing apartment complex maintenance, coupled with the challenges in data collection, have resulted in limited research in this domain. To address this gap, the current study aims to develop a framework for predicting maintenance costs utilizing deep learning techniques, grounded in real-world apartment complex maintenance cost data. This study intends to provide a practical and valuable contribution to the field of apartment complex management, empowering stakeholders with enhanced predictive capabilities for optimizing maintenance strategies and resource allocation.

  • Most CPTED have currently applied to newly developing apartment complexes. but developed apartment complexes are relatively vulnerable to crime due to lack of CPTED considerations. This study has examined both crime prevention preferences space and facilities considering the cost of CPTED. This study suggests plans of the CPTED application to the developed apartment complex without changing existing physical environment. The entrance of apartment complexes, underground parking lots, parks and rest areas, elevators, stairs and aisle in side of the buildings should be given top priority. The next are pedestrians roads, fences, main entrance on the first floor. Lastly, shopping store facilities and the ground parking lots are among the last ones.

  • 본 연구는 건축고도제한에 의해 생태학적 조경설계는 어떻게 통제되며, 또한 생태학적 조경 설계가 무엇인가를 구명하는 것이다. 따라서 두 가지 다른 단지를 비교하여 건축물 스카이라인이 주변경관과 조화로운 심미적 설계를 가능하게 하는 영향에 관하여 고찰할 수 있다. 이 비교를 통하여 스카이라인 통제가 아파트단지 계획과 설계에서 생태학적 조경설계에 영향을 주는가를 검증하게 될 것이며, 스카이라인이 통제된 아파트단지가 조경시설 설계에 있어서 전체적, 역동적, 반응적, 직관적 접근을 할 때 상대적으로 우선성을 표출할 수 있을 것이다. 아파트단지 계획·설계에 있어 건물고도제한이 적절하게 검토되어 스카이라인의 통제를 더 강하게 할수록 아파트단지에서 만들어진 조경환경의 특성이 강조되고 강화한 경관이 더 조화롭게 된다는 점에서 경관에 유용하고 편익이 있다. 생태학적 조경설계의 평가사항은 자기 지속적, 자연적·문화적 정체성, 개연적 외관, 생태학적 접근으로 이뤄진다는 전제 아래 세부사항 18개 항목을 표출하였다. 또한 스카이라인 통제는 자연적 경관을 보전하고 수목이 단지의 안팎으로 자연스럽게 펼쳐지는 녹지 네트워크와 야생 동물 코리도를 획득하기 위하여 독특한 경관을 설계하고 개성적인 것으로 도출하여 조화로운 심미성을 이룩하는데 유용하다는 것을 계량적으로 표출하였다. 아파트단지의 경관에서 의미 있는 것은 다양한 접근으로 설계되고 건물 스카이라인 통제방법을 강화함으로써 관리되는 스카이라인의 실루엣이 다양하고 개성적 형태를 표출한다는 것을 보여준다. 결과적으로 스카이라인의 영향과 생태학적 조경설계가 계량적 요소에 의해 상대적으로 비교될 수 있으며, 생태학적 조경설계의 평가시설지표는 보다 세분화됨으로써 전체적인 설계요소의 강도에 영향을 줄 수 있다.

Energy Consumption Characteristics and Policy Directions According to Apartment Complex Type in Incheon Metropolitan City (초고층과 일반 아파트 단지의 에너지 소비 특성과 정책방향 연구 - 인천지역 아파트 단지의 전기 및 가스 사용량을 중심으로)

  • This study aims to compare the energy consumption characteristics of high-rise and general apartments and propose policy implications in Incheon City where high-rise apartments are planned. The method of analysis is to select the cases, to conduct field survey, drawing review, analysis of Electric Architectural administration Information System. The study derived the current status of energy consumption in high-rise and general apartment complexes located in the same region, Yeonsu-gu Incheon City, and performed comparative analysis on their characteristics. First, electrical energy in the high-rise apartment complexes was consumed excessively, by 1.63 to 2.5 times more than that of the general apartment complexes. Second, the gas energy usage in the high-rise apartment complexes was higher than that of the general complexes, by 1.09 to 1.2 times. Third, the energy consumption per unit area in the high-rises was also higher, by 1.042 to 1.3 times. As individual elements such as incomes, living standards, and life patterns of the residents affect energy consumption, the high-rise apartment complex consumed more energy per unit area than the general apartment complex did. However, this study did not consider the elements of energy expenditure and satisfaction level, which are the limitations of this research.

The Spillover Effect of Public Hosing Policy on Rental Housing Market: The Case of Seoul, Korea (공공임대주택이 주변 전세시장에 미치는 효과: 서울시 장기전세주택(SHIFT)의 경우)

  • SHIFT is public rental housing policy introduced by Seoul Metropolitan in 2007, which works as Chonsei(korean unique deposit rental system). This paper examines the effect of SHIFT on Chonsei prices of neighborhood apartments. To estimate the change in prices of Chonsei after the provision of SHIFT, I collect data on Chonsei prices of apartments within a 5km radius from the SHIFT housings. Summary of main results are following. Chonsei prices of the apartments within a 2-3km radius decreased by 4.4% after the provision of SHIFT housings. In contrast, when it comes to apartments within a 1-2km radius, I can't find the stochastic relationship between the provision of SHIFT hosing and price changes. This results can be explained by "Offset effects" caused by real estate development. Provision of SHIFT can sequentially induce nearby area's development, which plays a factor in the effect of price increases. And this offset effects varies in each apartment complex depending on demand for Chonsei and supply of the SHIFT.

  • The purpose of this study is to suggest improvement measures focusing on traffic accidents in apartment complexes that occur to children among life safety accidents. Roads in most apartment complexes are not "roads" under the Road Traffic Act. In addition, there is no mandatory punishment or regulations, so the perception of the danger of traffic accidents in apartment complexes is very low. Recent, traffic in automobiles and motorcycles is increasing in the apartment complex, and traffic accidents are frequently occurring due to low safety awareness for both drivers and pedestrians. Accordingly, this study attempted to identify cases of traffic accidents in children's apartment complexes and to present problems and improvement measures for accidents. Problems of traffic accidents through child traffic accidents The current affairs are meaningful in that they are aware of dangers to children, carers, and drivers, and suggest traffic safety measures in apartment complexes.

The Effects of APT Management and Residence Quality on Residence Satisfaction and Recommendation Intention (아파트단지 관리와 주거품질이 주민들의 주거만족 및 추천의도에 미치는 영향)

  • This study examined the effects of apartment complex management and residential quality on the residents' residential satisfaction and recommendation intentions. A survey was conducted on the residents of an apartment complex in Doan, Daejeon. Statistical analysis was analyzed using the SPSS 25.0 program. Exploratory factor analysis (EFA) was carried out to verify the validity of the measurement tools for apartment complex management, residential quality, living satisfaction, and recommendation intention. The Cronbach's α coefficient was evaluated to verify the reliability of the measurement tools. Multi-regression analyses were conducted to verify the research hypotheses. As a result, the following main results were derived. First, maintenance factors and living management factors among apartment complex management factors were found to have a significant effect on the residents' residential satisfaction. Second, among the factors of residential quality in apartment complexes, convenience, safety, comfortability, and economy had a significant effect on residential satisfaction. Third, residential satisfaction had a significant effect on the recommendation intention. Overall, the factors of apartment complex management and residential quality affecting residential satisfaction and recommendation intentions were derived.
