This study analyzed the importance of factors according to the investor's perspective through a survey of residential real estate experts using AHP and fuzzy theory. Analysis results showed that rent, profitability, traffic accessibility, commercial and infrastructure, and financial regulation are important in common. By expert group, financial and credit groups cited profitability, rent, traffic accessibility, supply and tax benefits, construction and development groups cited traffic accessibility, rent, direct access, profitability, commercial area and infrastructure, and appraisal and evaluation groups cited rent, profitability, transportation accessibility, financial regulation and supply as the most important factors. This showed that it had a preference characteristic that was associated with work. In other words, it focuses most on the financial perspective in investment characteristics, and it values convenience such as accessibility to transportation and commercial districts and infrastructure as its location characteristics. In addition, it was found that easing financial regulations in the market is important to expand investment in real estate. This study aims to help the business feasibility analysis of residential property developers and rational decision-making of general investors who are consumers, taking into account the various perspectives of the expert group.
Documenting environmental conflicts will be a priority target for documenting localities, because those conflicts are critical events that make intensive 'place experiences' of local residents. This study is to design a narrative structure for documenting conflicts in the process of Transmission Towers Construction in Miryang. This study begins with analysing the characteristics of environmental conflicts, and draws a conflicts documentation model including basic rules, narrative structure and development process. Basic rules are set up as mixed documentation of memory and evidence, application of 'frame', and dynamic description. Based on the rules, this study suggests a dynamic and open narrative framework adopting the metadata model of ISO 23081. This model is applied to documenting Transmission Towers Construction Conflicts in Mi-ryang. The full narrative and 'frame' of the conflicts are set after analysing development and issues of the conflicts, stakeholder, and properties of each conflict problem. Records descriptions are related to the context(each event occurred in the conflicting conditions, mandates, and stakeholder) descriptions to make multiple narratives in digital environments. Event description contains elements for articulating the 'frame' of each party of the conflict. The merits of this model are; i) to accumulate the adequate context information systematically by adopting dynamic narrative model, and ii) to acquire the new items and connect them to related items easily and consistently through multi-entity description. This documentation model of environmental conflicts may support to shape the collective memory of community, and to achieve good governance by managing conflicts in the process of locating non-preferred facilities with due regard to values and perceptions of residents and communities.
The purpose of this study is to identify the problems and present the improvement measures by assessing the suitability of planning of provincial natural parks on a legal basis. We assessed the suitability of 29 provincial parks to examine the suitability of park planning (special-purpose district planning and facilities planning) according to the Natural Park Act, implementation of the park projects, and registration of Korea Real estate Administration intelligence System (KRAS) for park management and obtained the following results. In the case of the park nature conservation districts among the special-purpose districts, 24.1 % (7 parks) were not feasible or decided the park facility that was larger than the planned area. The amended law requires the park cultural heritage district as a new special-purpose district, but 41.2% did not designate the district or failed to comply with the standard. Moreover, there was a problem of establishing or announcing the plan that was unsuitable for the management of park village district (former collective facilities district). Although provincial parks are categorized as the restricted area, the park facility plans still focus on regional development and tourism development, and the titles (names) of the park facilities are wrong. The law requires digitalization and disclosure of park plans, but many parks fail to abide by the law. We judge that it is necessary to develop effective provincial park planning and establish the measures to protect and manage the provincial parks.

In this study, we examined the distribution of dealers and the repair parts management system of a Japanese car manufacturer in the Chinese market in looking at the case of Toyota. We conducted our research by obtaining information from a GAC Toyota dealer about the current distribution of dealers and locations of warehouses throughout China, as well as the status of stocks and the distribution system for repair and maintenance parts. The results of our investigation showed that although GAC Toyota has 437 dealers throughout the country, there is an imbalance in distribution towards the coastal areas, after the population ratios and other measurements are factored in. Therefore, it can be said expansion towards the inland regions, where demand for automobiles has increased in recent years, has been stunted. On the other hand, there is a high correlation between gross GDP by region and the number of stores, and it can be pointed out that the company prioritizes the sale of high-priced vehicles in major coastal areas where the economy is large, rather than selling low-priced vehicles for inland consumers with a relatively small economic scale. The company also has difficulty in securing dealers that can provide sufficient after-sales service. According to the regulations of GAC Toyota, the company require dealers to have at least 1,500 repair and maintenance parts in stock. Also, when exchanging maintenance parts, GAC Toyota's emphasis is on increasing customer satisfaction by giving sufficient explanations for customers and obtaining consent from them. As a result, the company's dealers need financial resources to continue their business from a long-term perspective. However, it can be pointed out that such dealers are limited, and it is difficult to distribute profits among manufacturers and dealers.

As urban regeneration and revitalization projects become increasingly popular in Korea, interests in residential environment, landscape improvement and community activities have risen, resulting in increased interest in community garden, a type of urban agriculture. However, the concept of community garden in Korea is yet to be defined apart from the general concept of urban agriculture. Also, any discussion regarding a practical scheme for community gardens remains nascent. Therefore, in order to define and to understand community gardens, and to draw meaningful implications for the community garden research in Korea, this study conducted a preliminary field survey of four North American cities from where the idea of community gardening originates. A total of 166 community gardens in Seattle, New York, Philadelphia and Vancouver were visited during this survey. Four community gardens from each city were selected for further analysis, with particular emphasis on spatial organization and social functions. The results showed that the community gardens in each city perform a diverse array of functions depending on location, type and societal needs. Community gardens in Seattle and Vancouver, which may be classified as 'uptown,' focused on their roles as fields of 'community participation.' Those in New York and Philadelphia, which are classified as 'downtown,' emphasized their function in 'urban beautification.' This study demonstrates that the community gardens in North America serve their roles as urban amenities and multi-functional public spaces for the entire local population. The implication of the results is that considerations for the social roles the community gardens serve and the spatial elements that allow the space to perform such functions are necessary for the further developments in the community garden research in Korea.

The purposes of this study were to verify the status of Barrier Free Design Certification in the center for the elderly. To achieve these purposes, the architectural characteristics of the center for elderly and the status of Barrier Free Design Certification was analyzed. The results of this study were as follows. (1) The functional composition of centers for the elderly are similar regardless of the location, but the area and shape of the plot are very different according to the location. (2) According to an analysis on the status of Barrier Free Design Certification in centers for elderly, the sanitation and intermediate facilities are necessarily considerable adjustment. (3) For the accessability and conveniences of Barrier Free Design Certification in a small building, such as centers for the elderly, they are necessary to simplify the self-assessment documents, minimize the period for judging, and reducing the fees for certification.

This paper attempted to examine the value of private house garden as a historical garden among local cultural heritages remaining in Chungcheong-do Province. To this end, the following conclusions were drawn through the framework of value analysis in which the contents of Ji Cheng's Yuanye of China, Tachibana Toshitsuna's Sakuteiki in Japan, and HISTORIC GARDENS THE FLORENCE CHARTER 1981 were applied to target sites. First, local cultural heritage belong to unregistered cultural heritage, and a total of 616 local cultural heritages in Chungcheong-do Province were identified, and Cheongju City possesses the largest number of local cultural heritages. Most of the local cultural heritages are distributed in ancient capital or adjacent to it, and five of the local heritages are related to historical garden. Second, the target sites were old houses constructed during the Joseon Dynasty with a long history, and although there were few changes in spatial division, the scale of some gardens and outer yard spaces was reduced due to urban planning, etc. Third, the target site is Sangjihapui(相地合宜) and Inchacheui(因借體宜) in location and space division, so the space is divided according to the surrounding terrain and the landscape is naturally drawn to construct a garden. Fourth, the garden of the target site has a structural value of a garden that is Jeongihapui(精而合宜) and Gyoideukche(巧而得體) as it is subtle and naturally constructed with the garden by grasping the surrounding terrain. Fifth, for the continuous preservation of historical garden, it is necessary to strengthen the already enacted local cultural heritage ordinance, and to establish a documentary project for each spatial component and a plan for climate change.

In the world, each country is preparing various policies to promote start-ups, and the Korean government is actively promoting policies to support start-ups and the national economy through technology-based start-ups for creating jobs. Recently, the number of start-up companies is on the rise. In particular, in accordance with the industrial structure transformation leading the 4th Industrial Revolution, technology-based start-ups are steadily growing based on knowledge-based services such as information and communication, science and technology service industry, and business support service industry. The purpose of this study is to find out whether the startup space provided by the university reflects the startup-friendly characteristics, and to investigate and analyze the satisfaction and requirements of the space required by the actual college campus startup space users to create a more efficient space configuration plan. Through this study, factors that should be considered first for universities in preparing startup spaces were derived for each space element. Therefore, it is necessary for university campuses to deeply recognize the importance of space provision among the future start-up support systems, and to improve them periodically through the consumers' satisfaction of the space in the construction and improvement of startup spaces.

This study tracked the changing process of unregistered private house gardens by using the form at the time of the construction of gardens as the prototype of each garden, investigated the spatial value of the garden, and discussed the historical spatial value of unregistered private house gardens in terms of inheritance and change of traditional gardens. To this end, targeting on unregistered private house gardens in Gangwon-do, which are in danger of preserving their gardens due to the recent increase in the number of designated cultural heritage dismantled, the patterns of unregistered private house gardens, their characteristics and values were identified through the spatial change of the garden, and the following results were derived. First, the unregistered private house gardens were able to inherit and maintain the form of a traditional garden, being located in a clan village. The garden space was divided by the influence of Confucian philosophy, and the components of the garden, tree species and planting methods appeared differently. In other words, the use of garden components according to the status hierarchy appeared. Second, space reduction was continuously confirmed at four target sites. The reduced spaces are garden spaces, and part of the garden was attributed to the state due to the building of new road and environmental improvement project. Third, eight old big trees over 100 years old were identified in three of the four target sites, and the garden components such as stone water tanks, quickset doors, and ponds were commonly identified in Korea, China, and Japan during the Joseon Dynasty, inheriting the historicity of the traditional garden.
The forest vegetation of the Korean Peninsula is dominated by deciduous Fagaceae forests. The study aimed to comparethe correlation between species composition and environmental factors in Namsan, Odaesan, and Ulleungdo. A vegetation survey of 75 sites was conducted from May to August 2018. Seven vegetation types were classified. The inland representative vegetation was classified as a Quercus mongolica community, and the island representative vegetation was classified as a Fagus multinervis community. The Quercus mongolica community was subdivided into the Aria alnifolia group, representative of cities, and the Tilia amurensis group, representative of mountainous regions. Analysis of important values and indicator species to examine the succession trends according to regional types showed that urban and island forestswere maintained as Fagaceae communities, and that mountainous region foreststransitioned to broadleaf species, such as Tilia amurensis and Carpinus cordata. A CCA analysis of vegetation type and site environmental factors showed that altitude had the biggest effect on species composition at the same latitude. The study results should contribute to a better understanding of the Korean Peninsula forest ecosystem characteristics and provide basic data for establishing a systematic conservation and restoration plan.
