Development of System Module Based on BIM Technical Contents Data (BIM 기술콘텐츠 데이터 활용 시스템 모듈 개발)

  • Small and middle sized architectural design firms still have trouble using BIM (Building Information Modeling) for their tasks, which means that it is necessary to develop BIM Libraries and Technical contents. These BIM libraries should be based on common technical standards that reflect the technical contents to provide optimum BIM design support. This is essential to reduce the technological burden on the design office, because BIM does not just involve the 3D modeling of the design, but provides very important information for calculating the quantity of materials required for the construction and providing materials for the design work. Therefore, this research was aimed at improving the efficiency of the BIM design process by developing a system module based on the BIM technical contents data for the purpose of linking the BIM data and technical contents. The developed system module will be expanded to other uses of BIM in the long term.

A Study on the Regional Conditions and Characteristics of Apartment Ownership Resale (지역별 아파트 분양권 실태 및 특성 연구)

  • This paper aims to analyze characteristic by the cities focused on the ratio of new apartment resale that is one of the apartment unit sale market, which has been increased recently. So, this study examined characteristics of population, apartment trade & sale, housing with 162 cities and counties and performed multiple regression analysis with dependent variable, ratio of new apartment resale. As a result. the factors affecting the ratio of new apartment resale are 7variables, apartment sales rate, transfer of ownership, apartment turnover rate, sale volume, regional apartment rate, population increasing rate, housing average apartment sale price rate. In terms of the increase in apartment sales prices, the rate of sales price increase was relatively low in areas where the transaction rate for apartment sales is high, and the number of apartment sales right transactions increased as the number of other ownership transfers rose. As a result, the data will be based on the improvement of the government's policies and systems to stimulate the transaction focused on the real estate agents in the apartment market.

A Method for Information Management of Defects in Bridge Superstructure Using BIM-COBie (BIM-COBie를 활용한 교량 상부구조의 손상정보 관리 방법)

  • The data management and the evaluation of defects in the bridge are generally conducted based on inspection and diagnosis data, including the exterior damage map and defect quantity table prepared by periodic inspection. Since most of these data are written in 2D-based documents and are difficult to digitize in a standardized manner, it is challenging to utilize them beyond the defined functionality. This study proposed methods to efficiently build a BIM (Building Information Modeling)-based bridge damage model from raw data of inspection report and to manage and utilize the damage information linking to bridge model through the spread sheet data generated by COBie (Construction Operations Building Information Exchange). In addition, a method to conduct the condition assessment of defects in bridge was proposed based on an automatic evaluation process using digitized bridge member and damage information. The proposed methods were tested using superstructure of PSC-I girder concrete bridge, and the efficiency and effectiveness of the methods were verified.

  • BIM technology, which is widely used in the construction industry, has been introduced in various fields for the purpose of saving construction cost and reducing construction schedule. However, in the case of BIM-based cost estimate, there are various trials and errors in applying BIM technology which can be applied for calculating quantity and cost estimate. BIM-based cost estimate can improve the quantity accuracy and allow to easy modifications that were not expected in 2D-based construction process. However, for this purpose, it is necessary to take into consideration that interoperability between BIM data and cost information should be planed in advance. Besides, the definition of a BIM data specification is also required for the seamless data exchange and integrity in each phase of the construction process. Therefore, in this study, we propose a BIM - based cost estimation method and technology in each type of work applicable to the current domestic construction industry.

  • With labor shortage and high-wage, the construction cost is rising and the construction-business is dull, demanding the construction environment of Korea to raise profitability through major cost savings and rationalization of construction management. Therefore, in this study, to improve many problems found in calculating rebar quantity for capital expenditure programming which is considered the beginning stage of rebar work. and to improve problems such as no grasping of rebar loss due to lack of systematic management in order/purchase stage and construction management stage, a rebar information-management-system was found and preyed. The relation database was designed for the rebar information management system by analyzing work process of a rebar manufacturing plant, as the rebar information that is necessary in a rebar manufacturing plant if similar to that of a purchasing department of general construction company. The Proposed rebar information management system was implemented in two large rebar production plants. The implementation of the proposed system showed that the system increased work efficiency, reduced the management manpower, and improved the project-integrated management

  • Facing the rapid changes in business environment, construction companies have been required to improve their structures to reinforce the competitiveness. Construction companies have attempted the various management innovation and taken measures to enhance the productivity through the information systems. But compared to the efforts made in restructuring and process improvement, organization issues have not been considered sufficiently. So this study was executed to discuss the organization changes due to the innovation occurring in construction organization. This study was focused on the organization controlling the activities directly in construction site and the work process improvement in management.

DEA모형을 이용한 공공기관 효율성분석에 관한 사례연구: 일선우체국을 중심으로

  • 효율성은 산출물의 가치와 그 산출물을 창출해 내기 위해 생산과정에서 소비한 투입물 가치의 비율로 나타낸다 투입물이나 산출물의 시장가격이 존재하는 경우 이 값을 가중치로 이용하여 산출물과 투입물의 가치를 계산할 수 있다. 그러나 투입물과 산출물의 종류가 다양한 경우에는 투입물의 가치를 적절히 평가하기가 쉽지 않다. Data Envelopment Analysis(DEA)모형은 효율성을 여러 가지 투입물의 가중평균에 대한 여러 가지 산출요소의 가중평균의 비율로 표시하며, 특정 의사결정단위의 효율성 정도는 유사한 투입 산출구조를 가지는 준거집단과 비교하여 상대적으로 측정하고자 하는 방법이다. 본 논문에서는 DEA모형의 구조와 이론적 근거, 그리고 적용상의 장단점에 대해 알아 본 뒤 국내 일선우체국의 운영자료를 토대로 하여 공공적인 성격을 띠는 기관의 운영효율성 측정에의 적용사례를 제시하였다. 투입자료로는 '98년 우정사업자료를 중심으로 공통영업비, 우편영업비, 금융영업비, 직원수, 관할가구수, 관할면적, 고정자산 등 7개 변수와 우편영업수익, 금융영업수익, 보험수지차, 배달 및 중계 우편물량, 현금출납 취급건수, 연평잔실적의 6개 변수를 각각 투입물과 산출물 변수로 설정하여 모형을 구축하였다. 분석대상으로 삼은 64개 우체국 전체의 효율성 평균은 82.14%으로 나타났으며 DEA모형의 효율성결과와 기존에 이미 발표된 정보통신부 평가결과와의 상관관계는 0.46291로 강하지는 않지만 두 변수간에는 정(正)의 상관관계가 있음을 알 수 있었다.

Improvement of BoQ Documents for the BIM based Quantity Takeoff (BIM기반 물량 및 내역정보 생성을 위한 내역서 개선방안)

  • It is very important to estimate accurate construction total cost needed early in the project. In the initial phase of the design, the project cost estimates are determined by total quantity from design documents and the variables that affect the calculation of the total cost of the project. In order to determine accurate total construction cost, the contractor has to produce detailed quantity information based on the drawings and specifications. The process of preparing quantification and cost estimation documents is still being worked out manually, and a lot of errors have been occurred in many cases. Recent advances in information technology have led to the BIM based quantity takeoff and cost estimation. However, there are some limits to the extent to which the current specifications for BoQ documents are computed from BIM model. This research analyze the current BoQ cases and analyze how to make quantity takeoff possible through BIM. The study defined five levels of quantity category that could be produced by BIM. Only about 40% or indirectly usable items can be used when information is extracted to BIM modelling. This is very insufficient to fill out the BoQ. The BoQ document structure quantity takeoff specifications should be simplified in order to BIM based cost estimation more efficiently.

  • 오늘날 B2B 전자상거래의 폭발적인 성장과 더불어 SCM상에서 e-Procurement의 중요성이 부각되고 있다. 그 중에서 다수의 구매자와 공급자가 참여하여 다양한 형태의 상거래를 수행하는 3자 관리 모델은 점차 시장이 확대되어 e-Procurement의 핵심요소로 여겨지고 있다. 하지만 현재의 e-Procurement의 3자 관리 모델은 방대한 제품 정보 중에서 구매자가 원하는 제품을 정확히 검색할 수 있는 기능이 미비하고 구매 물량에 따른 할인 가격과 공급자의 배송 정책을 고려한 납기일을 실시간으로 구매자에게 제공해 줄 수 있는 기능이 미흡한 실정이다. 또한 구매 프로세스의 주요 기능인 공급자의 선택에 있어 공급자에 대한 신뢰성이 결여되어 구매자의 비즈니스 요구사항을 채워주지 못하고 있다. 본 연구에서는 이러한 e-Procurement의 3자 관리 모델의 문제점을 해결하고 발전시키기 위해 (1)구매자의 제품 검색 시 시맨틱 웹을 이용한 카테고리 기반 검색 기법과 (2)비즈니스 룰과 웹서비스 기반으로 공급자의 가격 정책, 배송 정책에 따른 납기일을 고려한 검색, (3)구매자와 공급자의 단일 거래에 대한 서비스 품질을 측정하여 구매자에게 공급자의 신뢰성을 보장하는 제품 추천 e-Procurement 시스템을 제안한다.

  • Visual inspection works are very important part of facility maintenance and management life cycle as a step of creating base data for decision making and maintenance and repair. But currently, visual inspection works have been performed unefficiently and unreliably as works on hand, duplication of works, decisions of defect state, unutilization of inspection history, lack of professional and so on. In this research, we developed visual inspection system that processes inspection work efficiently and provides reliability of inspection output, as a target of bridges, tunnels, underground roadway on national road. We defined problems through visual inspection work analysis, examined the solutions and reflected to functional design of system. We will plan to utilize this system in HMCS(Highway Maintenance and Construction Service).
