A Study on the Factors affecting the Duration of Urban Redevelopment Projects - Based on the Project Area, Economic and Locational Characteristics - (도시정비형 재개발사업 소요기간의 영향요인 - 사업구역과 경제적 및 입지적 특성을 바탕으로 -)

  • This study analyzed the influencing factors for urban redevelopment projects with a relatively long project duration in the context of Seoul's increasing urbanization rate and aging. Among the business areas that have been designated since 2005 and have been approved for the management and disposal plan of the entire Seoul area, 75 business areas have been set as targets. A hedonic price model was used to analyze the project area, economic, and locational characteristics as independent variables with the project duration from designation of zones to approval of management and disposal plans as dependent variables. As a result of the analysis, the smaller the project area, the larger the area occupied per union member, the larger the land price change rate, and the smaller the KOSPI index, the shorter the required period. This study has the distinction of empirically analyzing the effect of characteristic variables considering size and economic and locational characteristics on period. It provides implications that the area of the business area, the number of union members, and economic conditions should be considered when establishing a business area.

Applicability Study on Deep Mixing for Urban Construction (심층혼합처리 공법의 도심지 공사 적용성 연구)

  • The deep mixing method, which is generally considered as a method for improving soft ground, is assessed in terms of its applicability for urban construction. Using small equipment tailored to perform deep mixing in congested urban areas, deep mixing was performed to reinforce the foundation ground of a retaining wall in a redevelopment site in Seoul. Strengths characteristics, construction vibrations and displacements induced to an adjacent old masonry wall were evaluated by laboratory tests and field monitoring. The results indicate that the strength of ground was improved appropriately whilst the vibrations and displacements induced by deep mixing were slight enough to satisfy the general requirements for construction works in urban environments. Therefore, it is concluded that deep mixing method can be a practical option for foundation methods in urban construction works where minimizing noise and vibrations is an important concern.

  • The Changing Characteristics of Office Location in Central Seoul In recent years, central Seoul has been experiencing a dynamic transformation. In the process of reorganization of urban industrial structure including tertiarization and quaternarization of the economic base of Seoul, business services are growing very rapidly and large scale urban renewal projects are agilely implemented. Downtown office activities become a nucleus for economic performance of Seoul and high-rise office buildings steer the landscape transformation of central Seoul. Even though there appear to exist some evidences that office districts have dispersed to several subcenters, major office activities are still concentrated in the central Seoul. This paper redefines office industry in a narrow meaning comprising only relevant economic sectors and office buildings as office activity-functioning units. It then explores the industrial networking and territorial specialization of office activities focusing on the dual process of concentration and dispersion in Seoul. The changing characteristics of the downtown linkages of office activities in this post-industrial era transforms the spatial economy of central Seoul into more flexible and volatile, while territorial concentration of power and control functions are fortified at the same time. Finally, the paper addresses the development of manufacturing-tertiary-quaternary industrial complex, which can be regarded as new industrial clusters, selling cultural economy of urban space and possessing placeness or images for clients and customers, in relation to urban competitiveness and territorial specialization of large metropolitan areas.

Pseudo-DC Resistivity Survey for Site Investigation at Urban Areas with Ambient Electrical Noises (전기잡음 간섭이 있는 도심지 지역 탐사를 위한 유사직류 전기비저항 기법)

  • Recently, urban retrofit and extension, development of new buildings and facilities, and construction of underground structures like subway tunnels in urban areas give rise to significance of site investigation at urban areas. However, ambient electric noises, traffic vibrations, embedded objects work as obstacles to high-quality and accuracy in site investigation at urban areas. In this paper, a new technique called the pseudo-DC resistivity survey (in brief, PDC-R) was proposed to minimize the adverse effect of ambient electrical noises in resistivity survey. PDC-R technique utilizes an AC current with frequency range of 0.1 to 1.0 Hz rather than DC current, which is used for conventional resistivity survey. The motivation of using low-frequency AC current is to avoid 60-Hz components or its multiples in the resistivity survey which ambient noises are mostly composed of. The implementation of PDC-R technique also included the parametric study on skin effect, frequency effect and current-level effect, which led to the determination of optimal values of frequency and current level for PDC-R survey. The reliability and feasibility of PDC-R technique was verified through field tests, accompanied by the comparison with DC resistivity survey and CapSASW tests.

  • Many cities in Japan retain older city structures with buildings in traditional form and style. Visitors are fascinated by charms and tranquility of pre-modern life styles. Architectural features of olden days are well conserved or carefully restored on purpose. In the case of Kawagoe city near Tokyo, local residents are largely replete with visitors without being necessarily aware of slow commodification of historic spaces. Kawagoe is yet socio-culturally sustainable and financially fit. This paper intends to analyse conservation strategies, with focus on architectural heritage, taken for the historic city of Kawagoe. With the population of 300,000 in the suburb of Tokyo, it is one of the best known historic cities in Japan. Kawagoe grew as a merchant city since 1700s, and it once reached to a major port of silk trade en-route to Edo (Tokyo) from northen provinces. Tourism industry is discovered as a key element in the conservation strategies applied to revitalize historic city center, Ichibangai, an important cultural heritage site with special reference to kurazukuri. This paper argues that augmentation of conceptions in architectural heritage is not only advantageous for the conservation of historic urban environment but it also provides opportunities for sustainable urban renewal.

  • This study analyzed the urban structure of Jinju city where urban doughnut phenomena, development of new town at suburban zone and establishment of innovation city appear. The sphere of this study was set limit to Jinju's dong area due to taking the limitation of data. Multivariate analysis was done by using 24 variables to classify into seven clusters(CBD, Industrial Area, Residential Area etc). We studied regional condition and problems at the relation between analyzed regional features of this study and development principles at the upper planning. Jinju city needs urban redevelopment, reconstruction works and redevelopment promotion project for urban outworn zone in view of the regional conditions to innovate outdated city image and restore western Gyeongnam as a central city and also they should promote innovative city that is progressing now and construction of new town that is linked with Sangpyeong industrial complex removal as well as the whole Chojang-dong zone. In conclusion, this study will help to understand regional phenomenon like regional development project and urban management.

A Development of Risk Performance Index for Mega-project Performance Measurement in view of the integrated Cost/Schedule/Risk (비용/공정/위험 통합 관점에서 메가 프로젝트 성과측정을 위한 위험성과지수 개발)

  • Recently, a research of the urban regeneration has been performed very actively. This is one of the efforts to resolve various social and economic problems coming from the existing deteriorated building and facilities by new urban development or redevelopment. However, an urban regeneration has a characteristic to be unable to ensure the project performance due to the exposed numerous risks coming from the various and complex stake-holders, and its mega sizes. This paper proposes the method of risk performance index in order to improve an efficiency of performance measurement expanding to the risk view point from the existing integrated cost/schedule performance measurement. A risk performance index is compatible with the existing EVMS, and can make the performance measurement in 3 dimensions of the integrated cost/schedule/risk with 18 sub-indexes and variables.

다대포항 관광어항 개발에 관한 연구

  • 다대포항은 1971년 국가어항으로 지정된 후 40여년간 방치되어 왔으며, 어항 내 수리조선 등 환경저해요인으로 인하여 지역발전에 부정적 영향을 미치는 장소로 인식되고 있다. 그러나 최근 해양레저, 관광 등 해양활동에 대한 수요 증가로 도심의 연안에 위치한 어항 등의 해양시설물을 활용, 보다 쉽고 유용하게 친수공간으로 재개발하여 활용하고자 하는 요구가 증가하고 있다. 이에 따라 다대포항 또한 지역적 개발 요구와 함께 해양활동에 대한 최근의 트렌드를 반영한 복합관광어항으로써의 개발이 필요하다. 본 연구에서는 다대포항을 직접 활용하는 수산업종사자와 지역의 자원으로써 다대포항을 바라보는 배후지역 주민들 대상으로 설문조사를 실시하고, 지속가능한 어항 개발을 위한 해수면 상승 시나리오를 반영하여 복합관광어항으로의 다대포항 개발 방향을 제사하였다.

함부르크와 항구도시의 문화적 정체성

  • 북항 재개발사업에 대한 기대와 관심은 항만시설의 기능성과 효용의 차원과 나란히 지역민의 정체성에도 깊이 뿌리닿아 있는 문제다. 이러한 의미에서 북항의 이슈와 함께 해항도시는 자신의 항구적 문화적 전통과 정체성을 어떻게 유지하며 발전시켜 나가는가라는 근본적이고도 광범위한 의문이 자연스럽게 제기된다. 본 연구에서는 이러한 논의의 확장과 심화를 위해, 독일 함부르크의 사례를 살펴볼 것이다. 함부르크의 슈파이허슈타트와 발린슈타트, 그리고 하펜시티는 도시를 의미하는 슈타트, 시티라는 명칭을 통해서 그 공간이 단지 하나의 건물, 장소에 머무르는 것이 아님을 암시하고 있다. 본 연구는 슈파이허슈타트의 경우는 함부르크 원도시와 일종의 제유법적 관계로서 읽고자 한다. 이러한 의미에서 슈파이허슈타트가 건설된 역사적 사회적 맥락을 논의하고, 이러한 맥락이 어떻게 공간적 시각적으로 확인될 수 있는가를 슈파이허슈타트와 원도심간의 교각을 통하여 확인해 볼 것이다.

열정! 건설현장 - 두산건설

  • 경기권 교통의 중심축 역할을 담당하고 있는 안산. 현재 안산에는 반월 시화공단 등 각종 산업단지가 밀집해 있는 것은 물론 서울 도심과 거리가 가깝다는 이유로 주거지역도 다수 들어서 있다. 특히 안산지역에는 최근 들어 재개발 개건축도 한창인데, 오늘의 주인공인 두산건설이 야심차게 건설하고 있는 '안산 초지 두산위브' 현장은 단연 수요자들의 이목을 끌고 있다. 이미 잘 갖춰진 안산 구도심의 인프라는 물론 주변의 화랑유원지 등이 형성돼 있어 새로운 주거타운으로 각광을 받고 있는 것이다. 특히 이곳은 지하철 4호선 안산역, 초지역과 맞닿아 있고 영동고속도로, 서해안고속도로 등의 진입이 용이하다는 장점도 있다. 더욱이 이곳 현장은 두산건설이 안산지역에 최초로 진출한 재건축 현장이라는 남다른 의미도 있다. 때문에 이곳 현장에서는 안전관리에 무엇보다 많은 심혈을 기울이고 있다. 작은 사고로도 이와 같은 명성에 오점을 남길 수 있기 때문이다. 안전관리의 기본과 원칙을 철저하게 준수해 무재해를 실현하고 있는 이곳 현장을 찾아가 봤다.
