An Empirical analysis of the Effect of Variables on Maintenance Expenses of Public Rental Housing (공공임대주택 시설물 유지관리비 영향요인 실증분석)

  • The maintenance expenses of public rental housing have drastically been increased as facilities become obsolete. As an effective means of managing such a situation, accurate estimating of maintenance expenses and securing financial resources are crucially important. It, therefore, is necessary to analyze major factors affecting on maintenance expenses of public rental housing's facilities, and develop an effective instrument to estimate them. On the other hand, the U.S.A, where approximately 60 percent of public rental housing's operating costs are supported by the state, has already developed an effective tool to forecast operating costs based on several years' actual data. As a result, public rental housing has been operating with a reasonable level. However, there have been no remarkable researches and studies in this field in Korea. In this context, this study attempts to examine principal determinants of maintenance expenses of public rental housing's facilities, and their influence based on the latest five years' actual operating costs. This study may contribute to develop an objective and precise tool to forecast maintenance expenses of public rental housing.

A Study on the Inhibiting Factors of Case Management in Child Welfare Facilities (아동복지시설 사례관리수행 저해요인에 관한 연구)

  • The purpose of this study is to investigate the effectiveness of case management in child welfare facilities to determine what the inhibiting factors as well as complementary factors are. For this purpose, data from 181 workers in community children's centers and 96 workers in child protection agencies and foster care centers were analyzed, the analyzed by using SPSS 21.0 program. In the case of community children's center interpersonal skills, case management guidelines, super vision, and network utilization were the influential factors while in other child welfare facilities, personal inhibitory factors, social welfare work experience, case management experience, and network utilization were the affecting factors. The implications reveal that social welfare practice should enhance the interpersonal skills of the workers, strengthen the supervision system, and provide a clear case management guideline. It is also important to set up a network of all local child welfare facilities and strengthen cooperation and mutual support among the institutions within the network.

Evaluation of the Importance of Risk Factors in Real Estate Development Projects and Their Risk Management (부동산 개발사업의 위험요인 중요도 평가 및 위험관리 방안)

  • This paper aims to evaluate the importance of risk factors at each stage of real estate development projects, and to propose risk management plans. For this purpose, possible risk factors at each stage of real estate development projects are extracted through previous studies, questionnaire survey by real estate experts is conducted next. And finally, the importance of risk factors at each stage evaluated using the AHP method. The results of this study are as follows. First, according to the results of evaluating the risk factors by main categories, planning risks in predevelopment stage, licensing risks in developing preparation stage, and cash flow risk in development stage are appreciated as most important risks. Second, according to the results by sub categories, changes in consumer preferences in pre-development stage, contracts and licensing-related work in developing preparation stage, bankruptcy of developers and construction companies in development stage, and compensation for any kinds of accidents in management and operation stage are appreciated as most important risks. Third, the major risk management plans at each stage based on the analysis results are suggested.

  • This paper aims to analyze the priority of elements in building management system surveying owners living in Small-scale Apartment, and to suggest basic data for establishing effective management alternatives. To achieve the goal, this paper extracted the elements from a guideline supported by the Ministry of Land, Infrastructure and Transport in Korea, and tried to analyze their priority. The result as follows. First, the analysis of the first level suggested that people give priority to facility management, moving management, security management and administrative for management. Second, on the analysis of the second level, settlement of budget was the most important for the administrative, cleaning for facility management, parking management for security management and advertisement of the administrative for moving management. By suggesting the result, this paper concludes that it would be very important to establish a regional management corporation to manage the Small-scale Apartment.

  • The construction industry has the most safety accidents of any of the domestic industries. Special care must be taken because disasters in the construction industry lead to social problems caused by huge property losses and casualties. As a result, there is a growing awareness of disasters occurring in the construction industry, and government departments are tightening their regulations on safety management. In particular, the OSHA (Occupational Safety and Health Agency) focuses on the expansion of protection targets and the clarification of responsibility in the full amendment OSHA. As a result, a study that focuses on the client's responsibility for safety management is needed. In this study, the project performance capability assessment of construction project management contractors, which is being carried out with uniform assessment criteria without considering the characteristics of the construction project, is considered and all the amendments to the OSHA are considered, and the factors were derived for improvement measures.

  • 본 연구는 SCM의 전략적인 성공적인 운영을 위하여 선행연구를 통해 SCM의 성공요인을 도출하였다. 연구의 목적을 달성하기 위하여 국내 상장기업 중 공급망 관리를 추진하고 있는 기업을 대상으로 설문조사를 실시하였고, 수집된 데이터로 실증 분석을 하였다. 실증 분석 결과 SCM의 주요 성공요인은 "CEO의 리더십 SCM 의지", "SC간 정보공유", "상황변화에 신속공동 대응", "SCM 전담팀의 구성", "SC간 협업", "파트너 간 상호신뢰" 요인으로 함축 되었으며 SCM에 대한 주요 성공요인이 변화 관리적인 측면에서 지속적으로 추진되어야 함을 시사하고 있다.

The Effects of APT Management and Residence Quality on Residence Satisfaction and Recommendation Intention (아파트단지 관리와 주거품질이 주민들의 주거만족 및 추천의도에 미치는 영향)

  • This study examined the effects of apartment complex management and residential quality on the residents' residential satisfaction and recommendation intentions. A survey was conducted on the residents of an apartment complex in Doan, Daejeon. Statistical analysis was analyzed using the SPSS 25.0 program. Exploratory factor analysis (EFA) was carried out to verify the validity of the measurement tools for apartment complex management, residential quality, living satisfaction, and recommendation intention. The Cronbach's α coefficient was evaluated to verify the reliability of the measurement tools. Multi-regression analyses were conducted to verify the research hypotheses. As a result, the following main results were derived. First, maintenance factors and living management factors among apartment complex management factors were found to have a significant effect on the residents' residential satisfaction. Second, among the factors of residential quality in apartment complexes, convenience, safety, comfortability, and economy had a significant effect on residential satisfaction. Third, residential satisfaction had a significant effect on the recommendation intention. Overall, the factors of apartment complex management and residential quality affecting residential satisfaction and recommendation intentions were derived.

  • 국내에서 양계를 사양하기 어려운 조건 중 하나가 계절적 요인이라 할 수 있겠다. 4계절이 있는 국내에서 양계 사양관리는 계절변화 요인이 적게 나타나는 동남아와 일부 유럽에 비하여 관리하기 까다로운 것이 사실이다. 국내기후는 건실한 시설과 그에 맞는 관리를 요구하는 환절기가 존재하여 생산성에 영향을 주고 있다고 표현하는 것이 맞는 것 같다. 환절기 사양관리 중에 주의해서 관리해야 할 사항 중 제일 중점적으로 점검해야 할 사항이 환기가 아닌가 한다.

  • 본 연구에서는 빌딩 시설물 관리를 시행함에 있어 현행 보건환경에 영향을 미치는 보건관리 요인인 보건관리자 고용, 사전보건교육, 개인위생장구 지급, 물질안전보건자료 관리, 석면보건관리, 공조시설 관리 등이 보건의 질에 미치는 영향을 통해 실질적이고 효과적인 빌딩 시설물 관리에서의 쾌적한 보건환경 확보를 목적으로 실시하였다.
