Establishing greater reliability in property appraisal is critical because it promotes the public interest. Reliability is composed of competence and ethics. In particular, the ethics of property appraisal has individual and corporational aspects. This study aimed to evaluate how the ethical climate of a firm is affected by the scale of appraisal firms, thereby validating the effect of the 'Large Appraisal Firm System'. Hence, the ethical climate of appraisal firms, an indicator of inherent ethical value recognition, was investigated, divided into recognition of social responsibility and exclusion of self-interest. The study results showed that the ethical management systems of appraisal firms encourage the appraisers of such firms to be conscious of their social responsibility and to exclude self-interest in their work. The degree of such influence, however, differs according to the scale of appraisal firms. Based on these results, further research on the maintenance and operation of the ethical management systems of appraisal firms is required to enhance the reliability of property appraisal.
As increasing interests in charitable giving, there is also a growing need to examine the factors which influences on consumer's giving behavior. Whereas past research focused mainly on one-time donation, this study examined how gender affects giving behaviors related to social connection with a donee. In Study 1, we found that compared to men, women showed more favorable attitudes toward the relationship based giving. Results from Study 2 revealed that, compared to male-primed women, female-primed women reported more positive giving intention. They are also more interested in interaction with donee. The current research demonstrates that gender differences leads to different responses towards the relationship based giving. Implications of this research for charity solicitation methods are discussed.
The purpose of this study is to have insights comparing Korea with US media companies on investigating their CSR goals, targets, methods, and strategies. Specifically, this study finds out the characteristics of CSR cases on broadcasting companies, telecom enterprises, and internet businesses on both countries. The results indicate that the US media companies focus more on inner stakeholders like employees as stimulating employees' welfare, ESG recognition, education, and culture via socially responsible business practices whereas the Korean media companies prefer to supporting have-nots, solving social issues, and market expansion through cause promotions and community volunteering. On CSR activity strategies, there is no difference between countries but some gaps between ones. Of companies, telecom enterprises, regardless of nations, are the best on strategical approaches of CSR activity.

This study examined the factors affecting the intention of the public to share electronic medical records(EMR) based on the theory of reasoned action and the privacy calculus model. It also investigated whether the purpose of EMR sharing varies depending on personal characteristics, such as the degree of interest in health and personal medical history. According to an online survey of 145 people, altruistic enjoyment, awareness of personal information protection, recognition of legal and institutional roles, and interest in health had a positive impact on the level of EMR sharing, and trust in hospitals positively adjusted the relationship between recognition of legal and institutional roles and sharing intentions. Accordingly, we confirmed that the public recognized the role of the government and hospitals in the sharing process as necessary. The public interest benefits of sharing are critical to activating public participation in the sharing of EMR, and it is also essential to prepare guidelines that legally guarantee the security and proper use of EMR.
The purpose of this study was to identify characteristics of vegetation structure, vegetation succession, and species diversity of artificially planted Chamaecyparis obtusa (CO) stands. The study was carried out by performing vegetation survey for eight CO stands located in Jeollanam-do Province, Korea. Analysis on vegetation classification and ordinations of the stands was conducted using the data from the vegetation survey, and as a result, the stands were classified into five types of communities. Community I showed a considerably lower index of species diversity when compared to other communities because the canopy of the dominant CO was so highly dense that the low-height vegetation was not able to develop or the low-height vegetation almost disappeared due to elimination of weed trees. Meanwhile, the Community II - IV had relatively higher indices of species diversity because various native tree species mixed with the low-height vegetation and competed with each other in the understory and shrub layers to some degree of stability or in their early stage of vegetation development. Community V, lastly, showed higher use intensity as a recreational forest, thus developing simpler vegetation structure on account of artificial intervention. There was positive correlation between photosynthetically active radiation entering the forest floor, number of observed species and index of species diversity. Such characteristics of vegetation structure in CO stands are closely associated with forest management and prescription for planting reforestation, thinning, and brush cutting in the past. There was a slight difference in vegetation structure and species diversity by communities, based on rotation time of the vegetational succession, process of disturbance frequency and disturbance, development, and maturity by planting CO stands. However, when compared to natural forests, the CO stands showed simpler vegetation structure. Because artificial forests are vulnerable in ecosystem service with lower species diversity, a drive for ecological management is needed for such forests to change into healthy ecosystems that can display functions of public benefit.
Coastal ferry routes are very important because they connect the mainland to islands, offer transportation for islanders, and bring tourism to islands. In particular, the recent increase in national income, prevalence of a culture that emphasizes work-life balance, and introduction of the five-day workweek have stoked interest in travel as a leisure pursuit, and demand for tourism from Korean people in islands has increased. As the number of passengers using coastal passenger terminals increases due to changes in the coastal tourism environment, the importance and need for coastal passenger terminal facilities and services is growing. Under these circumstances, it is necessary for the management organizations of coastal passenger terminals to manage and efficiently operate the terminals in such a way that budgets can be reasonably implemented and the convenience of passengers using the terminals is enhanced. This study primarily analyzed the management efficiency of coastal passenger terminals in terms of profitability and public interest using data envelopment analysis. The eight passenger terminals achieved low management efficiency in terms of profitability. These terminals should improve profitability by increasing income from terminal office rental and ancillary businesses and revenue from terminal fees by boosting island tourism and expanding overseas passenger transportation. The eight terminals with low management efficiency for public interest should increase the number of passengers by promoting island tourism, developing tour packages to Japan and China's coastal areas, developing new routes, and introducing super-high-speed ships.
The youth unemployment issue has not shown any improvement in years. The purpose of this study was to observe how employment issues affecting university students influence their life aims, self-efficacy, view of reality, view of the future, and life satisfaction. 239 students from three universities located in Seoul and Gyeonggi province were assessed through the instrument FLL and questions about employment issues, their life aims, life satisfaction and also their employment perspective. A total of 34 items of the FLL were divided through factor analysis into six higher life aims, self-love, family love and interpersonal aims, personal-financial aims, social-public aims, moral aims and political and ideological aims. Using Cluster analysis, three group profiles were found depending on the employment perspective such as a better view of reality, better self-efficacy, and better life satisfaction. A t-test was conducted in order to compare the two groups classified according to favorable or unfavorable employment perspectives. No significant differences existed between the groups in the perception of youth unemployment or in social-demographic factors, such as gender, age, and academic year. However, in life aims, the unfavorable group showed significantly higher interest in the domains of family love and interpersonal aims, personal -financial aims, and social-public aims than the favorable perspective group. Conversely, this group showed a significantly greater negative view of reality in most life domains, as it evaluated that its aims are more poorly achieved than the comparable group. Also, the unfavorable perspective group showed a lesser degree of self-efficacy in most life domains and the same in the category of life satisfaction, i.e., lesser satisfaction in all life domains except for family love, and moral aims. However, no significant difference existed between the groups in the view of the future. The results were discussed in relation to other social-cognitive factors for life satisfaction found in preceding studies.

Urban park planning has become difficult due to the lack of municipal funds. Thereupon, a special scheme was imposed for city park planning. Since then, a legal amendment was made for economical improvement and more active participation. However, there are a lot of questions about whether it was a suitable direction for parks and where it should be emphasized for public interest. Base on these concerns, this study examined the basis and characteristics of location, creation, and maintenance of private development parks in Japan, which was the policy model of Korean private parks. Location and space planning of private development parks was made up considering an effective green network and disaster prevention function, and a minimum area was about 1.42ha. The minimum area, 1ha, was established on the basis of considering realistic possibilities, disaster protection, and universal validity. It was also amended to consider the standard of type two mid- to high-rise exclusive residential areas and consultation with regional governance. Finally, it was built on the lowest limit of ordinance of the relevant city; for example, 100% of the floor area ratio, 30% of the building coverage ratio, and the maximum height of 11 stories, etc. For maintenance, private and public sectors were working together. Maintenance fees for 35 years (based on $300yen/m^2$ per month) were paid en bloc by the licensee. However, the city was paid for facilities that accompanied excessive maintenance costs. Meanwhile, it seemed difficult to introduce attractive profit facilities because of the limitations in location, usage permission, and introduction equipment; furthermore, there were problems with management authority, and the burden of expenses was deducted. For creating private Korean parks, this study suggested that we should build priority of creating city parks and select appropriate locations first; also, we need to make criteria for location, creation, and standard management rules that are relevant to the whole nation of Korea.

Korea's social cooperatives were enacted by law in December 2012. However, it is in the process of being settled and has not been established institutionally. So social cooperatives are failing. The purpose of this study is to reduce these failures. To this end, this study distinguished between co-operatives and social co-operatives. Also, the characteristics and concepts were identified. That is why we want to help our social cooperatives in Korea. The results based on the literature research are as follows. First, in order for domestic social co-operatives to be sustainable, the seven principles of co-operatives must be observed. In particular, the sixth principle is important. It is important to form a social cooperative association and to communicate with local cooperatives. Their communication is less likely to fail because they can share management support information, education, promotion, and strategies. Second, there is a need for a plan that can be applied not only to the government but also to general enterprises in order to support social co-operatives. Third, related policies of the government and the private sector should be designed and managed in an integrated manner to promote social cooperatives. Fourth, public relations should be promoted through campaigns to inform the public that the meaning of social cooperatives is for the public good. In addition, the government needs to build a program that fosters professionals who can foster social co-operatives. In conclusion, it is meaningful that this study suggests possible ways to develop social co-operatives in Korea, and provides support to the Korean government.

The recently introduced public rental housing REITs was just different the business structure from the existing public rental housing system and the basic supply system is the same. So the ownership conversion for public house over 10 years rental duration is possible after half of the obligated rental duration according to the agreement between lessor and lessee. However rental business operators are likely to have a negative attitude to the early ownership conversion because of less expected profit. Thus, there is a need for an analysis of proper early ownership conversion moment that can achieve public purposes while ensuring the profitability of public rental housing REITs. In this study, the characteristics of the ownership conversion rights that can lessee to exercise considered to be options. Also the nature of 'REITs', 'public rental housing REITs' is considered to be affected by the macroeconomic variables. Thus, this study analyzed the value for ownership conversion in the public rental housing REITs according to real option scenarios reflecting macroeconomic variables. As a result, according to the change of the variation rate of the macroeconomic variables, it was found that with adjustable early ownership conversion time using the DCF(Discounted Cash Flow) model. Therefore, it is possible to ensure profitability of early ownership conversion by predicting the variation of variables.
