A Study on the Derivation of Key Management Elements by Defect Type in the Work Stage of Window Construction (창호공사 작업단계의 하자유형별 핵심관리요소도출에 관한 연구)

  • As the number of defects in apartments has increased recently, lawsuits and disputes related to defects have also increased. As a result, the loss of time and money is enormous. Therefore, fundamental measures are needed to reduce the occurrence of defects. Therefore, the purpose of this study is to propose a plan to reduce defects, focusing on window construction. To this end, existing studies were reviewed, and data from domestic construction companies were collected and classified to organize the types of defects. Based on the classified data, eight types with a high incidence of window glass were analyzed according to the time of occurrence, and the cause and causal relationship of the defect were schematized. It aims to identify the degree of possibility of recurrence of defects for each of the eight defect types for experts and derive key management elements using the RII method. Therefore, the goal is to select key management elements of window construction that actively reflect the characteristics of the construction stage.

  • The architectural drawing, construction project specification, etc. are included in the contract of a documents. However, construction project specification, for being documentation, is not utilized to such an extent. The reason is that specification information is difficult in collecting information in relation to the architectural drawing, material finishing list and other architectural information. Therefore, an integrated model, which can be associated with other architectural information, is needed, and a DB based on this integrated model must be established in order for it to be utilized in design, construction, and management. The DB, which is established through this process, must be updated according to modification in design, and construction. Furthermore the specification must be in document on the web for reference. Consequently in this research, the structure of integrated model has been introduced, and it has made the search and preparation of the integrated model on the Internet, using the specification information DB established for the mutual reference of DB, possible. The improvements of construction project specification standards are expected by this system. Also, it will bring about Improvements upon claim prevention, and design, construction, management qualities. Furthermore, it will make the use of information more convenient in practical business such as order agency, design service and building site.

  • The purpose of this study is to improve interaction with the construction subject by analyzing the contents and contents of users' involvement in landscaping works. For this purpose, this study selected the Gwanggyo Residential Land Development District Public Landscape Project in Suwon, Gyeonggi Province. For four years before and after the completion, the opinions of tenants were used as research data. Both qualitative and quantitative analyses of 412 complaints received by the project implementation office and local government were conducted. As a result, first, the main purpose of suggesting opinions was 'demanding and expressing complaints', and there were many 'parks' and 'rivers'. In terms of content, "quality" was the most pointed out, but many kinds of trees, such as tree planting, ecological river construction, and pavement construction were also mentioned. Second, the extraction of key words from content analysis was the most common method. Followed by 'additional foodstuff' and 'moving to the toilet and management building'. Much of the point of view about dead wood has continued to be conspicuous in the process of waiting to be dealt with at the time of transplanting. Third, the validity of the contents of the complaints was evaluated as a five - point scale. Therefore, the opinions raised were unreasonable, but overall, there were more complaints with certain objectivity.

Classification and Analysis of Characteristics of Changes in Apartment Landscape Work (아파트조경공사 설계변경의 유형분류와 특성분석)

  • In the wake of categorizing the design changes occurred during the period from 2004 till the first half of 2006 in Choongcheong province area, based on purpose and reason of design changes identified by the Korea National Housing Corp, it included 11 types such as the image of the apartment complex, scenic elements, consideration by the user, prevention of the defect, constructability, site conditions, incompatibility between the activities, superordinate standard, prevention of civic complaints, design details and others, along with 47 subordinate elements. And the evaluation intended to identify the corelation between the number and time of design change approval, frequency and scale of design change by type and the cost variations indicated that; firstly, enhancing the image of the apartment complex proved to be the main reason for design changes, accounting for 22% in terms of frequency and 54.9% in terms of cost variation. Secondly, the higher the increase in cost by design change aimed at improving the image of the complex, the lower the decrease in cost by design change for uncertain reasons, dubbed the inverse proportional relations, indicating that the design changes for uncertain reasons were mostly aimed at reducing the construction cost. Thirdly, with regard to the number of design change approval and the time of the initial approval, twice or less and 90 days or less before completion of the construction work, respectively, accounted for $52{\sim}53%$, indicating the design change deliberation and approval tended to have been carried out collectively in the form of ex post facto approval, which seemed to be attributable to the attempt of reducing the construction cost or budget problem, as a result of comparing with the cases in which the cost was reduced.

  • 프로필렌은 에틸렌과 함께 자동차부품, 수지, 섬유 등 석유화학 제품의 기초 원료로 사용되는 불포화 탄화수소 화합물의 일종이며 보통 석유 정제과정의 부산물로 생산된다. 그러나 최근들어 급증하는 프로필렌 수요 충족을 위해 프로판을 원료로 하는 프로필렌 생산기술(PDH)이 크게 주목받고 있다. 이에 따라 프로필렌 전용 생산공장으로는 세계 최대 규모인 SK어드밴스드 PDH(Propane Dehydroganation) Plant가 울산시 남구 신항만 근처 약 10만$4,000m^2$ 부지에 건설되고 있다. 울산 PDH 현장은 지난 2014년 6월 1일 시공에 들어가 오는 2016년 3월 31일 완공될 예정이다. 완공 후 정상가동에 들어가면 70만t의 LPG를 원료로 연간 약 60만t의 프로필렌을 생산하게 된다. 본지는 기계적 완성(MC, Mechanical Completion)을 달성하고 테스트 작업이 한창인 울산 PDH Plant 현장에서 P1 Area의 기계설비, 배관 및 철골공사를 담당하고 있는 (주)동부(대표 김재홍)의 변유진 현장소장을 만났다.

A View on Water-Leakage and Countermeasure of Concrete Structure (콘크리트 구조물의 누수와 대처 방안에 대한 견해)

  • 과연 콘크리트 구조물에 있어서 누수 균열은 문제가 되는 것일까? 이에 대해 설계, 구조 시공, 재료(콘크리트), 방수, 품질 및 안전의 관련 전문가는 여러 가지 이견을 말하고 있다. 또한 콘크리트 구조물에 관계하는 발주자, 건축주, 사용자, 시공자의 입장도 상황에 따라 다르게 해석하고, 평가하고 있다. 예를 들면 일반적으로 발주자(건축주 등)는 시공자에게 누수 균열은 하자이므로 무조건 보수할 것을 요구하는 반면 사용자(언론 포함)가 문제를 제기할 때(공공공사의 경우) 발주자는 이에 대해 크게 문제되지 않는다고 답변하는 경우도 많다. 어떤 기술자는 콘크리트의 누수 균열은 피할 수 없는 사항이므로 근본적으로 해결할 수 없으므로 완벽한 시공 및 보수는 어렵고, 다만 전체적인 누수량이 어느 정도 이하가 되도록만 관리할 뿐이라고 말하고, 또한 지하 구조물의 누수 균열은 피할 수 없어, 누수를 시각적으로 가리기 위한 보호벽을 쌓아 관리하는 것이 당연하다고 말하는 기술자도 있다. 그럼에도 불구하고 일반 사용자들은 무조건 누수균열이 없어야 한다고 의견을 제시하고 있다. 특히 언론에 구조물 누수의 문제가 수시로 보도되어 관계자 및 관련 건설기술자들의 자존심이 크게 훼손되고, 이를 보수하기 위한 비용이 엄청나게 지출되고 있음을 볼 때 적당히 간과해서는 안될 문제임에는 틀림없다.(중략)

  • Due to the lack of available land for housing in Korea, apartment has been supplied in great quantities to raise the rate for land-use since the middle of 1980s. Many people in Korea live in apartment because the number of apartment occupies more than half of total houses. Nevertheless, the concern on the house management with respect to the quality is insufficient, it is currently required the concern on the quality of housing. Moreover, many defects in apartment has been occurred repeatedly now, so, it is necessary to analyze the defect in order to raise the quality of living environment. This study aimed to survey the types of defect in apartment according to the construction types through the questionnaire analysis about apartment residents in Gwangju city for the purpose of reducing the defects.

  • The construction market has gradually become complexity, variety and specialization, and then owner's requirements about quality has become various. In order to solve the problem such as stated above, advanced constructions in United Kingdom, Japan and United States have introduced warranty contract which is warranted to quality and performance for need of owner in determined term to ensure the quality of construction since 1960s. However, the interior of a country encounter another problem result from defects liability what indefiniteness of defects standard, excess responsibility period, social recognition of be identical fraudulent work and defects, and contract with ascendancy of owners. etc, so builders concerned more excess defects liability than the quality of construction. The purpose of this study is to analysis of warranty contract in order to solve the problem such as stated above.

Development of Plastic Plate Under Ground (지하실 바닥용 플라스틱 배수판 개발)

  • 본 연구는 지하의 바닥층에 배수로를 확보하기 위한 배수판에 관한 것으로, 특히 배수판에 형성된 인터록킹 돌기가 다른 배수판에 형성된 인터록킹 소켓에 안착되면서 배수판 간의 연결부위가 상호 미로형의 인터록킹 구조를 이루어 배수판의 하측으로 시멘트 몰타르가 유입됨을 배제하여 원활한 배수로를 확보함은 물론 상기 인터록킹 소켓 및 인터록킹 돌기는 요철형의 견고한 구조로 이루어져 뒤틀림, 변형 등의 하자발생이 없어 공사의 품질을 높일 수 있도록 하는 지하바닥용 배수판에 관한 것이다. 개발한 배수판은 상부면에 격자형으로 콘크리트 타설홈이 형성된 다수의 지지포스트가 하측으로 돌출 형성된 배수판과; 상기 배수판의 둘레면 가운데 인접하는 양면에 일체로 형성되고 상부에 안착요홈이 형성된 인터록킹 소켓과; 상기 인터록킹 소켓과 대응하는 양면에 일체로 형성되고, 다른 배수판에 형성된 인터록킹 소켓에 안착되면서 미로형의 인터록킹 연결구조를 이루는 인터록킹 돌기의 유기적인 결합구성으로 이루어진다.
