An Integrated Cost and Schedule Control Process Model Using Earned Value Management System (EVMS를 활용한 공정-공사비 통합관리 프로세스모델)

  • This research has been Initiated to provide an effective management tool for budget control of the public projects using EVMS. Barriers to implementing the tool for the domestic public projects are identified : no PMB (Performance Measurement Baseline) for budget control, management by BOQ(bill of quantity), no systematic planning and control. To eliminate these barriers, an integrated cost and schedule management process model using EVMS is proposed. This model is composed of six sub processes : organizing, scheduling, budget allocating, establishing PMB, managerial analysis, change incorporation.

  • Actual construction data are unsystematically handled and uselessly hoarded after completion of the project although actual construction data can be applied to the various works of the future projects. Many researches have been carried out by several engineers and scholars of construction firms and research institutes, but the level of the application is not plausible yet. The objective of this paper is to propose a web-based data model and application system for commercial buildings in order to enhance the usability of the actual construction data on line. The principal factors of commercial building project data and the user$^{\circ}{\phi}s$ requirements in various areas, such as planning, design, procurement and construction and so on are analyzed to implement the database structure of the proposed system. The application of resource Information focused on cost, manpower, equipment is included in the system, which is expected to enhances the usability of actual database application system compared with other researches proposed so far.

  • A competitive construction project must address factors such as cost, performance, aesthetics, schedule and quality. The importance of these factors will vary from project to project and from market to market. Productivity is becoming an ever-more important factor in the acquisition of a project. As the technology or aesthetics of a product matures or stabilizes, and the competitive playing field levels, competition is increasingly based on time. Recently, the construction industry has been depressed due to difficult market circumstances. At this time in particular, construction companies are striving to rationalize their management, both in their planning offices and in the field. In this study, we present a method of calculating a reasonable duration for reinforced form work. We did this by first developing a question for field workers, then sampling form workers based the question. Second, we employed a work analysis method to analyze worker"s work-methods and Time. Then, using the result of this analysis, we measured the Productivity of form work. This measure can be used as basic data to determine the appropriate duration of form work.

  • Claims are on an increasing trend in the domestic construction field with changes of negative thought about them. But there are still many factors of causing disputes Potentially due to old customs that an owner is predominant over a contractor. Unless these factors are solved, it is obvious that many disputes will occur henceforward. This study derives claim factors that must be solved first of all through analyzing how claim factors influence construction management factors such as time, cost, quality, and presents countermeasures that may prevent these claims.

A Case Study on Construction Cost Comparison for On-Site Construction and Off-Site Construction of Plant Project (플랜트 건설의 현장시공 및 모듈시공에 대한 공사비 비교 사례연구 - Pipe Rack을 대상으로 공사비 산정 -)

  • The purpose of this study is to calculate and compare construction costs for On-Site Construction and Off-Site Construction in Plant Project. For this purpose, the target for calculating the construction cost was limited to the Pipe Rack(Steel Structure and Piping). The results derived according to the purpose of the study are as follows. 1)The direct construction cost for On-Site Pipe Rack construction was KRW 56 billion, with Steel Structure KRW 25.1 billion and Piping KRW 30.8 billion won. 2)Comparing the rate of change between On-Site Construction and Off-Site Construction, material costs increased by 1.9% and expenses by 192.1%, but labor costs decreased by -9.1%, resulting in a total direct construction cost increase of 8.4%. These results can be used as reference data to check the current status of the increase or decrease in construction costs when constructing Pipe Racks as Off-Site Construction.

Analysis of the Work Breakdown Structure and Cost-Rate for Small Interior Works in Apartment (아파트 소규모 인테리어공사의 공종별 분류와 보할의 분석)

  • The research, based on 200 cases of small interior works in6 different floor area types of apartment in Busan, intended to compare the architectural work with the breakdown structure and analyze the cost of general small-scale interior work, by work type. The outcome of the research is outlined as follows. (1) Given the cost of small interior works for apartmentsranges from 10 million to 15 million won, which correspond to apartments ranging in size from $79.2m^2$ (24PY) to $105.6m^2$, it is necessary to implement a cost analysis for material cost and labor cost for these two types. (2) Given that small interior work for apartments comprises mostly finishing work, unlike the categoriesof general architectural work, it is more reasonable to classify the works into 9 categories,which include embellishment, wood, tile, paint, metal, toilet, sink & furniture, electric & mechanical and other works, instead of the 22 divisions stipulated in the Korean Architectural Standard Specification. (3) After reviewing the average cost of small interior work and rate by floor area, it was found thatthe average cost of 24PY was 10.5 million won, of which metal work accounts for 12.8%, embellishment work 17.8%, and toilet 19.7%, while sink & furniture appeared to be the highest with 22.1%, while for 32PY, average cost was 12.5 million won,which comprises 7.4% wood work, sink & furniture 20.2%, toilet 23.4% and embellishment work the highest at 28.6%, indicating that embellishment work accounts for the greater portion.

  • As logistics facilities have a high ceiling height, simple structure, and the need for a quick return on investment, it is usually essential to advance the construction schedule of such facilities. Accordingly, PC structures, which require less labor, cost and schedule, can be more competitive than RC structures. However, most construction companies in Korea are familiar with RC structure design, have negative perceptions regarding PC structures, and do not sufficiently adopt new construction techniques. The structure that this research features has 110 columns that are 14 m high and are built to the same specification, and applying an RC design to the structure will lead to issues related to constructibility, economic viability, project duration and safety. Therefore, this study intends to feature PC design as an alternative to the RC warehouse design, and perform a comparative analysis of the reduction in labor, cost and construction schedule to highlight benefits. The research outcomes herein will provide inputs to subsequent studies on new construction strategies to advance the construction schedule, improve quality and constructibility, enhance safety and save costs.

  • The technology-intensive unit modular method of factory production method is attracting attention by the limit of the labor-intensive and field centered wet construction method. In recent years, the unit modular method has been applied to the construction of schoolhouse and BOQ(bachelor offices' quarters), dormitories, etc. But the modular method still is not used in housing construction by the lack of verification of resident performance and construction cost. Therefore, this study analyzed the economics of modular house to vitalize the constructed residential building by modular method and to develop the modular method. According to the study results, the construction cost of the modular house was analysed more about 6.2% expensive than that of the existing housing. However, if the construction duration of modular house is shortened or the productivity of modular house is increased, the construction cost of modular house will be similar to the that of the existing house.

  • 산업의 발전에 따라 물동량이 증가하면서 크레인의 사용이 늘어나고 이와 함께 크레인에 의한 사고도 종종 발생되고 있다. 크레인의 사고는 제품의 적기이동을 어렵게 함으로 제조원가의 상승은 물론 건축공사에서는 공기의 차질을 초래하고, 컨테이너 크레인의 경우 물류의 흐름을 저해하여 원활한 경제활동을 저해하는 요인으로 작용하게 된다 특히 과거에 설치된 구형 크레인은 그 성능이나 안전성 측면에서 매우 낙후되어 있기 때문에 현대화의 필요성이 대두되고 있으며, 새로운 크레인을 설치하는 것에 비하여 비용과 기간을 절약할 수 있어서 선진국에서는 각광을 받고 있는 새로운 사업영역으로 등장하고 있다. 본 발표는 World Class Crane Management Seminar에서 발표된 내용을 요약 정리하여 선진기술 동향으로 국내에 소개하고자 한다.(중략)

  • 본 연구는 터널공사현장을 대상으로 기존의 터널 측량 방법에서의 문제점을 분석하여 오차요인과 경비절감 문제등을 해결할 수 있는 측량시스템을 개발하여 기존방법과 본 연구방법을 적용하여 측량 및 시공하였을 경우를 비교 분석함으로써 공정관리의 효율성 증대를 위한 측량방법을 제안하였다. 이러한 문제점들을 해결하기 위하여 측량 장비와 Note book을 연결하여 현장에서 실시간으로 터널측량과 동시에 위치 및 오차들을 결정할 수 있는 시스템을 개발하였다. 터널측량시스템을 개발함으로서 종래의 터널 측량시 오차발생을 최소화하고, 터널 굴착시의 미굴 및 여굴의 가능성을 최소화하여 시공풀질의 향상과 원가 절감 및 공기 단축 등의 효과를 가져 올 수 있도록 하였다.
