A Web-based Long-Term Repair Planning System for Apartment House (웹 기반의 공동주택 장기수선계획 시스템)

  • After the completion of an apartment housing project, deterioration of building materials will commence over time. Building maintenance consists of short-time and long-term repair projects. A long-term repair plan for organized maintenance management should be developed and implemented to maintain the longevity of the building. When forming such a plan, one should carefully predict when each part of the building will need repairs and how often subsequent repairs of each part will occur. The plan should be based on these predictions. Many apartment buildings in Korea have poor long-term maintenance management plans. This is because many of these plans are developed as mere legal formalities rather than as serious attempts to maintain the longevity of buildings. In this study, the materials used in the construction of each part of an apartment building we selected are taken into account to predict when the repairs will be required and how frequently subsequent repairs will be required. Furthermore, We suggest a long-term maintenance management plan for elongation so that apartment house managers can use to periodically check, diagnose, and replace old or malfunctioning parts using a web-based maintenance calender.

  • Recently, quality inspection and defect management have been considered as one of the major issues for increasing customer satisfaction and corporate image in domestic construction industry. However, the quality inspection and defect management have not been performed systematically because of insufficient field managers, the excessive amount of documents, complicated work process and difficulty in communicating construction information. Therefore, the field manager could not perform the quality inspection and defect management work in time as well as the reliability of recorded quality and defect data was decreased. The primary objective of this study is to propose a quality inspection and defect management system using information technology which enables field managers to efficiently gather the information of defection in apartment housing. It is anticipated that the effective use of the proposed system would be able to imp개ve communication among the related participants and systematically accumulate data that might be used in similar construction projects.

  • Time management is important in construction management Especially, in the high-rise apartment housing projects, it is very important to expedite the construction progress in order to meet the planned schedule. The objective of this paper is to propose the baseline for the progress rate using work volume and man $\cdot$ hours performed at work activity level. The work volume far each activity is transformed to the weighted value compared to total work volume for the floor Therefore, a progress rate for an activity is calculated by multiplying a weighted value and work volume. A progress rate for a floor and a building can calculated in this manner, respectively.

  • Gangform compared with conventional wood and steel form is systemized form which has a capability to install and dismantle form at a time without repeating to assembly and disassembly small members. Gangform compared with ACS has some problems such as 1) Tower Crane load increase, 2) increase in safety incidence during climbing Gangform, 3) decrease in detachment operation productivity, 4) stop work due to climate impacts, and 5) decrease in labor cost, productivity, quality. A conceptual design model of automated Gangform climbing system is suggested for apartment housing construction to show its technical/economic feasibility and workers' safety while increasing operation productivity and concrete quality.

  • Recently, After Service(AS) management in apartment housing projects has been appeared as one of the major factors for improving customer satisfaction, and increasing competitiveness and raising image of a company in construction industry. The primary objective of this paper is to propose a web-based AS management system which enables field engineers to effectively collect AS information required from customers and effectively manage the statuses and results of AS performed. It is anticipated that the effective use of the system proposed in this paper would be able to improve communication efficiency among the AS participants, and help field engineers systematically manage and accumulate data that might be utilized as a reference in future construction projects.

  • The future costs of energy and the cost of the repair of apartment buildings are expected to rise continuously in proportion to the initial costs. Therefore it has become important for these increasing costs to be incorporated and reflected in the design of the building. Systems such as structure and services for the buildings remain constant, but a number of the walls and windows can vary and thus have a major influence on the total construction and running costs of a building. The critical factor in the apartment unit design for the optimization of life cycle cost (LCC) is the ratio of the x and y axis of the walls in the unit plan. This paper demonstrates how to achieve the optimal size and thus optimize the LCC of the building.

  • The Apartment resident's make-up of a family and residing preference are diversified by the change of lifestyle through the elevation of economy level and residing level. Accordingly, the remodeling and the early rebuilding for the satisfaction of a life cycle and a life style are increasing, and "Variability" that is the concept of Open Housing was emphasized as a central of residing plan in the apartment. Although apartments which select the space variability to the residing space are increasing gradually, the optimum composition structural system with space variability that satisfies the structure stability, the economical efficiency and the resident usability is not developed. The method of a study was progressed by a comparison and an analysis on each system with estimation elements through analyzing the development process and the special quality of existing composition structural system with space variability in the apartment. This paper offered the improvement direction on the current composition structural system with space variability for the development of modularizing system that is correct in domestic real condition.

  • Purpose: The purpose of this study is to analyze the differential pressure and velocity to prevent smoke backflow of Stairways Apartment House fire, and verified the effectiveness of smoke velocity standards proposed by NFSC 501A. Method: The smoke control design of the stairways apartment house of the real model and the performance of the velocity to prevent smoke backflow according to the window opening conditions of the living room were analyzed using the CONTAM program. Result: Although the differential pressure performance of the apartment's smoke control system was satisfactory, it was found that Performance of velocity to prevent smoke backflow did not come out according to the opening condition of the living room window. Conclusion: In the case of Stairways Apartment House, it is necessary to review the method of making exceptions to the 'velocity to prevent smoke backflow' standard required by the National Fire Safety Codes(NFSC 501A)

Major Issues and Improvement Measures for Disputes between Construction Companies and Residents Related to Defects in Multi-Family Housing Complexes (건설사와 입주민의 공동주택 하자분쟁 쟁점 및 개선 방안)

  • In the area of construction defects, residents have a tendency to focus on visually identifiable defects, while construction companies focus on defects that affect the structural and functional integrity of apartment housing. Accordingly, construction companies and residents have conflicting views on defects in apartment housing. To address this issue, this study aimed to accurately identify the main disputes surrounding defects in multi-family housing complexes or multi-dwelling unit apartment housing caused by such sharply different perspectives and suggest improvement measures. First, standards to determine different defects and remuneration standards between the Ministry of Land, Infrastructure and Transport and the court were analyzed. Then, problems were derived through an analysis of defects in past court cases, and the differences in perspectives between construction companies and residents were identified based on defect data from various construction companies. To tackle these issues, a classification measure for establishing a defect database for multi-family homes was also proposed.

  • 국내 저층 공동주택 화재시의 화재 전파 경로와 상층으로의 화재 전파를 살펴보기 위하여 4층 공동 주택을 대상으로 실물화재 실험을 수행하였다. 화재는 3층 주택에서 발화하는 것으로 하였고, 초기 화원은 주방에서 과열된 식용유에 발화되어 발생하는 것으로 하였다. 주택 내부 가연물은 일반 가정의 필수 가연물을 모두 포함 하였다. 내부 화재 성상을 확인하기 위하여 가시화, 주요부의 온도측정, 산소농도 측정을 수행하였다. 실험 결과 초기 화원의 발화 시간, 화재 층 내부 각 구획으로의 전파시간, 전역화재 발생시간을 파악하였으며, 상층으로의 연소확대 경로를 파악하였다.
