  • Residential buildings industry hold lots of portions in Korean construction. Accurate cost index for Residential buildings is required to understand trends of prices of the constructions and to manage budget for them effectively. So Korea Institute of Construction Technology has issued a cost index for residential buildings every six months. However It hasn't been improved although It can't reflect the actual circumstance. So we are supposed to make a new cost index for residential buildings based on statistical data extracted from bills of quantity at three different projects.

  • 건설부에서 지난 1월 7일 주택건설촉진법을 개정, 공포함에 따라 이의 시행에 필요한 주택건설촉진법시행령개정(안)이 지난 3월 26일 입법예고 됐다. 이 안은 300가구 이상 공동주택 공사감리를 건설기술관리법에 의한 감리전문회사가 담당하고, 300가구 미만 공동주택 공사감리는 건축사법에 의한 감리자(건축사)가 해야 한다는 내용으로 최근 건축사협회는 이에 대한 의견을 관계당국에 제출하는 등 강력한 입장표명을 하고 있다. 이와 관련, 본지에서는 주택건설촉진법시행령(안)의 주요내용과 그에 따른 건축사협회 입장을 알아보고 아울러 건축관계전문가의 의견을 들어본다.

  • The purpose of this study is to estimate elemental costs of an apartment building. The adapted research method includes a case study from $^{\circ}{\AE}H^{\circ}{\phi}$ construction company. The results of this study are as follows: 1) An elemental cost format of an apartment building is proposed, 2) An elemental cost table based on a case study of $^{\circ}{\AE}H^{\circ}{\phi}$ construction company is suggested.

  • The Korean housing supply have been provided by the Pre-construction sales system. The Pre-construction sales system contributed to large housing supply. But it followed by the market anomaly. Along the housing market is changing to tile market for consumers, it requires new policy and regulations. This market changes and needs to modify the policy make a discussion about introducing the Post-construction sales system. it concerns to change the time to sale. This paper analyzes the present feasibility study and makes a tool to predict construction cashflow considering changed sales point. The sales timing leads to decide the amount of financial costs in the construction project and that cost affects to the feasibility. The accurate cashflow prediction is required for a successful apartment construction delivery.

  • Time management is important in construction management Especially, in the high-rise apartment housing projects, it is very important to expedite the construction progress in order to meet the planned schedule. The objective of this paper is to propose the baseline for the progress rate using work volume and man $\cdot$ hours performed at work activity level. The work volume far each activity is transformed to the weighted value compared to total work volume for the floor Therefore, a progress rate for an activity is calculated by multiplying a weighted value and work volume. A progress rate for a floor and a building can calculated in this manner, respectively.

  • In Korea, five days per week system, duration reduction bidding system, and post sale system have recently stimulated an interest in productivity improvement in construction project. However, analysis result of productivity in Korean construction industry found that the productivity is too low. APC (Architectural PC) is alternative of reveal wall and parapet in apartment housing prcjects and is used abroad broadly because of duration reduction for productivity improving. APC is used as external curtain wall in Dubai, North America, and Southeast Asia. Therefore, it is proposed that necessary to Introduce APC in Korea. The objective of this study is to draw up introduction of APC in apartment housing projects. We analysed the feasibility of the use of APC. The survey results reported that APC would be able to improve the productivity in the eight productivity factors.

  • The standard production unit system is the most basic element in our country construction. However, this standard production unit system shows a large difference in the actual amount of labor input for works at the Apartment housing construction, Therefore, it may be a reasonable alternative to estimate the cost of construction by historical cost data, works will be calculated the cost of labor must determine the exact amount and It is necessary to determine the exact amount of labor input for the construction progress management. This study examines the results of comparing the standard production unit system and the actual amount of labor counting in apartment housing construction was completed in the metropolitan area since 2000, the following results were obtained. the actual amount of labor input are looked for 1.184person/1000 of masonary, $0.084persons/m^2$ of plaster, $0.039persons/m^2$ of Waterproofing, $0.059persons/m^2$ of tile at the Apartment housing construction. in the actual amount of labor counting Compared with standard production unit system, masonry ratio of 59.8%, plaster ratio of 41.3%, waterproofing ratio of 31.5%, tile ratio of 34.3% and The labor rate in the works was the lowest in the plaster. was relatively high in the masonary. Therefore, the amount of labor country apartment housing construction is preferably calculated on historical cost data. But it seems that the amount of labor necessary complement ongoing close enough to the actual standard production unit system a major variable in construction management.

  • LH applies a uniformly standardized PHC Pile to 15~25 stories of Shear-wall type Apartment Building. Recently it is predicted that LH will construct over 30~40 story Apartment Building to keep varied project condition and faces urgent needs to save construction cost for improving its competitiveness. Therefore, structural analysis and design on the upper part and foundation of apartment building were carried out in this study by subdividing story of apartment building, e.g. 15, 20, 25, 30, 35, 40 stories. Reflecting the result of basement analysis and design, the economic evaluations are performed and the optimum diameters of PHC piles are suggested. The result of this paper is considered to be applied usefully for foundation design of LH apartment housing, and the suggested PHC Piles can be used effectively by increasing efficiency and saving the construction cost of foundation.

  • The apartment house taking most part of our housing types was facing the limit of consumption from the housing supply-oriented policy in the past of rapid urbanization resulting in being transferred to the housing supply-oriented one. Accordingly the requirement for housing quality by customers is diversified varied, in order to meet this the effective and systematic quality control for preventing the defects from the stage of building is required. In this study for the effective and systematic quality management for defects of apartment house analysis on the frequencies and loss expenses from defective maintenance regarding examples of apartment houses having been moved in within five years recently, and the survey on their dwellers' consciousness were made, and the table for quantified apartment house defective risk.
