Productivity Measurement of Demolition Works on Apartments (공동주택 해체현장의 작업 생산성 측정)

  • Hereafter, the housing construction industry in a domestic country has to give more relative importance to the redevelopment and the rebuilding of existing housing rather then the housing supply methods by the development of new housing sites, and those tendencies are rapidly spreading out. Also, because apartment occupies $50\%$ over of the existing housing, its maintenance, repair, remodeling and reconstruction got to be necessary area for the slumming prevention of a residential area and the disaster prevention occurred by durability lowering of building. But, as having focused on the housing supply methods by the development of new housing sites, the domestic construction industry has relatively carelessly dealt with deconstruction areas including maintenance, remodeling, redevelopment and reconstruction of old existing housing. Therefore the process of the deconstruction is not well suited to regulations and related technology. This paper suggests the present situation of C&D production and new demolition process through comparative analysis of the present demolition works.

  • 구내통신은 건물내에 교환기 등의 전기통신설비를 구축하여 전화서비스는 물론 통신 운영 및 관리업무를 담당하는 설비로서 주택법 등에서 대규모 건물에 대해서는 구내통신설비를 구축하도록 규정하고 있다. 과거 전화서비스만 제공하던 시기에는 간단한 구조로 되어 있어 사용되는 전기의 사용량 이 많지 않았으나 아파트와 같은 공동주택의 건설이 많아지고 제공되는 통신서비스 역시 초고속인터넷을 비롯하여 각종 홈오토메이션 등 구내통신이 담당하는 서비스가 복잡 다양해 지면서 설비의 전기요금에 대한 이슈가 제기되고 있다. 현재 한국전력공사의 요금약관을 살펴보면 아파트와 같은 대규모 건물일 경우, 1전기사용장소 전체를 1전기사용계약단위로 하기 때문에 구내용 전기통신설비의 경우 가장 높은 요금인 주거용 전력요금을 적용받고 있다. 하지만 '사회기잔시설에 대한 민간투자법'에 따르면 전기통신설비는 항만, 수도, 집단에너지 시설 등과 함게 가회기반시설로 지정되어 있으며 다른 기간시설의 경우 산업용 전력요금을 적용받고 있어 형평성의 문제가발생하고 있다. 이에 본 연구는 현행 구내통신관련 법제를 살펴보고 구내통신요금의 합리적인 개선방안을 제시하고 한다.

A Comparative Study on the Assessment Items of Korea's Apartment Building Certification Systems (국내 공동주택 관련 인증제도의 세부 항목에 대한 비교 분석에 관한 연구)

  • A various building certification systems are being enforced in Korea. However, the enforcement of many building certification systems has brought on the concerned people's confusion and the operation of various building certification systems which have similar assesment items causes much time and economical losses. Therefore, in this paper, the features of the GBCS(Green Building Certification System), Housing Performance Indication System, Building Energy Rating System, and Green Home Standard and Performance Evaluation System are compared and the correlations among each building certification system are analysed. As a result, it is presented that a considerable number of assessment items were so similar and identical that integration of building certification systems is needed for effective operation of these systems.

Seismic Performance Evaluations of RC Bearing Wall Systems with Coupling Beams - For Apartment Buildings in 1990s (연결보가 있는 철근콘크리트 내력벽시스템의 내진성능평가 -1990년대 공동주택을 중심으로-)

  • To investigate the performance of apartment buildings which were built in the 1990s and which have RC bearing wall systems with coupling beams, construction drawings of 13 buildings were collected and analyzed. To evaluate the seismic performance, FEMA 356 and FEMA 440 were selected as guidelines. For the demand curve, the seismic design spectrum in KBC 2009 is used. For each building, the performance points for life safety and the collapse prevention state are calculated. It was found that 9 out of 13 buildings (about 70%) showed damage more severe than the collapse prevention level at the performance point and more damage could be seen at the coupling beams than the walls. However, the story drift limit of FEMA 356 was satisfied for all buildings. Through the analysis of performance points, it was shown that the spectral acceleration has an inverse relationship with the natural period.

A Case Study on the Prediction of Sinking Funds for Long-Term Maintenance Expenses through the Analysis of BTL School Projects (BTL 학교 건축물의 수선비용 분석을 통한 장기수선비용 산정에 관한 사례 연구)

  • The purpose of this study is to predict the long-term maintenance expense of BTL school projects which were ordered from the Ministry of Education and Human Resources Development and each Metropolitan and Province Office of Education. For conducting this study, the adapted research method includes a case study of BTL school projects ordered from Seoul Metropolitan Office of Education in 2006. After examination of initial investment based on each $school^{\circ}{\phi}s$ operation account, it estimates maintenance expense and long-term maintenance expense. Also it compare using two methods: one is the long-term maintenance expense estimation in apartment houses and the other is AEAM(annual equivalent amount method). The results of this study are as follows: 1) It is analyzed long-term maintenance expense rates of each BTL school. As a result, it is construction(14.0), civil(1.4%), mechanical(6.5%), equipment(6.5%), electronic(11.0%), fixture(5.1%) and the rest(1.0%). 2)It is applied using two methods: one is the long-term maintenance expense estimation in apartment houses and the other is AEAM. Finally, It is compared expense deflection per $100{\beta}{\ge}$ in each month.

  • The boom of housing market lead to build a lot of apartment houses concentrated on the metropolitan area and developing new city in 1980's made 2,000,000 houses. In this time, quality standards could not be satisfied with consumers' desire due to the policy about excessive supply and come from unexpected defects in the complected buildings. In $1980's\~1990's$, It would be performed on the study for defect prevention in apartment houses. It has contributed in no way to the reduction at the rate of the defect outbreak and the solution of consumers' dissatisfaction by flaws. The reason is that the study related defects is not linked and applied by the managing and controlling system, Therefore, the study will be analyzed out defect information occurred on apartment houses of domestic construction and classified by type features. As a result, it will suggest web-based feed-back system for getting systematic information and the practical use.

  • EIFS system has the merit of low construction cost and shortening of construction period by easy-to-construct. For such reasons as mentioned above, it has been using across the board such as residential building, school, officetel, building remodeling and so on. It, however, has a drawback of generating plenty of combustible gases from styrofoam which is main material of it. In this regard, measures to prevent losses of life from combustible gases are needed urgently as fires on residential buildings applied EIFS caused human casualties resulted from combustible gases. With respect to the above, this study will analyze the risk of fires on residential facilities, such as multi-family apartment houses, schools and other buildings, applied EIFS which is the most frequently used as material of exterior wall and suggest countermeasure of it.

  • After the 1980s, as the economy was growing rapidly and the real estate market was active, a large increase in population was supplied to the city. Accordingly, the national apartment housing market is located in the form of Urban Housing Culture. On the other hand, with time, the supply apartment houses became superannuated and the residential environment became poor. Therefore, the environment of old apartment houses has been changed to improve by reconstruction. Despite this, reconstruction incurred not only a lot of construction waste, but also problems of environmental degradation, noise, traffic congestion, increasing number of households, and so on. Recently, the housing law has changed, and vertical extension remodeling focused on Small/Medium Town House is underway. This has been changed in response to the demand. This is one of essential parts in the remodeling field for the future, even though it has some problems in how uses existing buildings. Therefore, this study analyzed occurrence risk factor for each type through research materials and case analysis regarding the vertical extension remodeling of apartment housing. In addition, the relative importance was determined through questionnaires and interviews from constructors, designers, and experts in the field.

  • 환경부는 장기적인 물부족현상심화와 수돗물 활용이 크게 늘어날 것에 대비해 현행 수도법상 권장 사항으로 되어 있는 중수도 제도를 의무화시키는 방안을 마련하기로 했다. 환경부는 중수도제도가 의무화될 경우 하루 평균 1천톤 이상의 물을 사용하는 각종 공장과 5백톤 이상 쓰는 백화점$\cdot$호텔 등 대형건물 그리고 3백세대 이상의 아파트 등 공동주택 등을 적용대상으로 잡고 있다. 또한 환경부는 절수를 생활화한다는 차원에서 중수도 제도의 보급 확대와 함께 절약형 수도용구의 사용과 절약형 수세식 변기 설치를 의무화할 방침이다. 본고는 제일컨설팅주관으로 서울 다이내스티호텔 회의실에서 개최된 중수도 시스템의 보급 시공 기술 세미나 내용을 전면 발췌한 것이다.

Process Planning for Finishing Works of High-rise Residential Buildings Project (고층 공동주택 마감공사의 공정계획 프로세스)

  • In the construction of high-rise residential buildings in which the finishing works are done repetitively in each housing unit, the construction period and cost can be reduced, while maintaining the quality, if the work process is properly managed in order for the resources to be input continuously. Time management methods such as the Bar Chart, CPM and LOB are not appropriate, due to the difficulties involved in the diagraming of repetitive works and applying them to the project. The Tact method also has difficulties in maintaining a constant work flow and needs significant effort and cooperation from the subcontractors to allocate the resources consistently. Partitioning, base works for finishing, floor mortar plastering and the final finishing work are done sequentially in residential buildings projects, and there are many repetitive activities which differ in terms of the work method, work area and productivity. If these repetitive activities are synchronized or converged toward the last work area, the goal of process management can be achieved effectively. Therefore, a process planning method for the finishing works of residential building projects is proposed, which takes into consideration elements, such as the sequential relation between the activities in each housing unit and classification of repetitive works in terms of their management method, work area and production rate, for the continuous input of resources into the housing units.
