  • 최근 정보통신 서비스의 제공 영역은 댁내로 그 초점이 맞추어지고 있다. 특히 우리나라 거주 환경은 주로 아파트 등에 의한 공동주택이므로 초고속 정보통신 서비스를 댁내로 효과적으로 유입하려면 이에 적합한 연계 시설이 이루어져야 한다. 최근의 통신기술은 나날이 발전하고 있어 기존의 전화망 설비를 기반으로 하더라도 새로운 네트워크 구성 방식이 요구되고 있기 때문에 댁내(공동주택 구내)의 통신설비 또한 새로운 양상으로 진화되고 있다. 이러한 댁내통신설비의 수용을 위하여는 그 확보 공간과 최적의 운용을 위한 환경이 마련되어야 한다. 본 논문에서 다루고자 하는 내용은 댁내통신설비의 설치 공간과 운용환경 중에서도 특히 운용환경에 대한 것으로서 위와 같은 새로운 초고속통신망 서비스 수용을 원활히 이룰 수 있도록 기존의 열악한 환경을 개선하고 적절한 환경 기준 또는 표준을 마련하기 위하여 댁내통신설비와 관련된 국제표준 중심의 각종 기준들을 분석하고 이에 더하여 실제의 공동주택 현장에서의 실태를 조사 분석하여 그 개선 방안을 절충함으로써 앞으로의 댁내통신설비 기술의 발전 추세에 발맞추고자 한 것이다.

  • Defects in apartments, which are one of the major residential types in Korea,produce unexpected inconvenience for their owners. If construction companiespaid more careful attention to the management of defect information, manydefects could be prevented. In this context, this study attempted to derive an improved defect information management system. First, research into cases of defects that were caused by weaknesses in the defect information management system were advanced to confirm the necessity of improving the defect information management system, and as the next step, a survey was conducted to identify problems with the current defect information management system, and the requirements of animproved system. In conclusion, an improved defect information management system will contribute to preventing defects in apartments in Korea.

  • Together with the increase of public housing complex, the issues of community following residential environment under contemporary society has become an important issue and the collapse of traditional community has long been emerged as an important social issue. In order to facilitate communities within the public housing complex, various discussions have been continued, and for addressing such an issue under this study, the public housing complexes n Seoul, the capital region and other major cities have been surveyed and analyzed to draw following conclusion as the design-type study to propose a model of community facilities. It displays that there is certain limitation with respect to the diversity of programs when comparing the community facility standard defined under the public housing related laws and regulations. This is attributable to the fact that it is a limitation to satisfy the level of satisfaction for residents that expect the improvement in quality of leisure life, and the facility standard that is standardized around the physical facility environment has certain limitations to enhance the level of satisfaction for residents when the demand has been on the rise with respect to quality. For this fact, the approach in consideration of diversity for the facility standard has to be made in advance. As the utility of external space for the public housing is increased, it is reasonable to consider the plan to secure environment through the architectural factors, and it has the strength in enhancing the utility of internal and external space of the community facilities.

Demand Forecasts Analysis of Electric Vehicles for Apartment in 2020 (2020년 아파트의 전기자동차 수요예측 분석 연구)

  • The world has been replacing fast fossil fuels vehicles with electric vehicles(EVs) to cope with climate change. The government set a goal which EVs will be substitute at least 10% of the domestic small vehicles with EVs until 2020, and will try to build electric charging infrastructures in apartments with the revision the law of 'the housing construction standards'. In apartments the EVs charging infrastructure and parking space is, essential to accomplish the goal. But the studies on EVs demand are few. In this study, we predicted that the demand for EVs using time-series analysis of statistical data, survey results for apartments residents in the metropolitan area. As a result, the ratio of the EVs appeared to be 6~21% for the total vehicles in a rental apartments for the years 2020, 21~39% in apartments for sales. For the EVs, the maximum power required for 1,000 households in rental apartment is predicted to be about 4200 kwh on a daily basis, while the maximum power in the apartment for sales is predicted to be 7800kwh.

  • "Eco-friendly construction" is an emerging issue in the building industry. Main purpose of the eco-friendly construction is to sustain the health and environment of building residents and to minimize the harmful effect on their environment. Apartment residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Environmental performance is to meet through using the highest grade eco-friendly materials. However, generally eco-friendly materials are more expensive than normal materials, Therefore, using eco-friendly materials at public housing project is limited to economical aspect. The purpose of this paper is development of eco-friendly material selection model considered cost efficiency. The selection of Eco-friendly finishing materials and their methods are constructed to consider environmental performance level and cost index compositively. Development of eco-friendly material selection method is economic and reasonable one when public housing is constructed.

  • The number of 1 or 2 households is rapidly increasing due to the participants of women in the working society, the increment of unmarried men, and the change in family structure. The current housing market and the housing administration focuses more on the bigger number of households so that single person households are being neglected. As more individuals move to the capital, living in the city for a single person household has become very difficult. Sharing has become an important aspect among the society and shared housings have hit the minds of single person households as a new way of living. Comprehensive properties, boarding houses, housings for studying (Go-Si-Won), and officetels match the ideas of shared housings. The absent of clear standards on private rooms and shared facilities is making the living very challenging. This study aim to understand foreign (England, Australia, and Japan) institutional characteristics for shared housings to build foundations in order to bring in shared housings into Korea. The residential concept can not be applied to shared housings in Korea directly since the idea of living is different for each nation and its cultural distinctions. However, a clear classification and standards on shared housings depending on the size of the house and number of residents are needed alongside with an index of principles and residential criteria.

A Comparison of the Differences in Amenities at the Housing Complex between Regular Multi-family Housing and Urbanistic Housing for Improving Residential Quality of the Urbanistic Housing (도시형생활주택의 거주성 향상을 위한 일반 공동주택 단지와의 공용공간 비교 연구)

  • This research was aimed at finding clues of improving residential quality of the Urbanistic Housing which was introduced for the small household of 1-2 residents. It was the communal amenities in multi-family housing complexes that this research concentrated on. Therefore 20 Urbanistic Housing complexes and 11 regular multi-family housing complexes were chosen as the subjects, and all of them were constructed in same period of date and composed of similar number of household units. Compared varieties and design programs of the communal amenities in Urbanistic Housing complexes to those in regular multi-family housing complexes, there were noticeable differences that far less various communal amenities and bland layouts in Urbanistic Housing complexes than in regular multi-family housing complexes. To become a quality residence, it is necessary that Urbanistic Housing are also required to provide certain level of communal amenities, not as much as regular housing for regular household but much more than Quasi-housing, the minimum residence. And it should be ensured by the legal system to make it more practical.

공동주택에 있어서 중앙식과 개별식 가스난방의 경제적 특성에 관한 연구

  • 본 논문에서는 도시공해 방지를 위해 도시가스를 연료로 사용하는 경우 거주자의 생활수준이나 단지의 밀도 및 난방부하 설정등에 다소 차이는 있으나 소규모 고층 아파트(공동주택)의 난방방식중 중앙난방 방식과 개별난방 방식의 초기시설비, 연료비, 시설관리비의 경제성을 검토하고 난방 시스템의 지침을 제시하였다. 전체 공사비(초기투자비)는 개별난방 방식이 중앙난방 방식보다 약 2$\%$정도 절감되었다. 난방비와 시설관리에 따른 인건비 면에서도 난방의 경우 개별난방 방식이 중앙난방 방식에 비하여 난방과 하절기 온수만을 별도로 사용하는 경우 개별난방 방식이 중앙난방 방식보다 난방비가 9$\%$정도 더 들었으며, 시설관리 인건비 면에서는 중앙난방 방식보다 개별난방 방식이 66.7$\%$ 적게 들었다. 전체적으로 중앙난방 방식보다 개별난방 방식이 초기투자비 및 유지관리 면에서 경제성이 우수함이 확인되었다.

A Study on the Interior Space of Apartment Housing applying Resident's Participation Designing Method (거주자참여방식을 적용한 공동주택의 실내공간계획에 관한 연구)

  • The application of Residents Participation Designing Method is to provide the resident with a chance of either participating in the planning process of the house or selecting other possible options. The multi-household apartments have so far been grown in quantity by means of mass production and hence have contributed in elevating its supply. However, this manner of supplying has a tendency of ignoring much of the individuals concern regarding space planning And has therefore repeatedly standardized and stereotyped ground planning which only concerns its economic profit and effectiveness. As the standard of living and personal wealth have improved over the years, residents have come to demand a more futuristic model designed to satisfy the individuals personal taste and lifestyle. Therefore, the purpose of this study is to suggest the planning method of multi-household apartments to correspond to resident's specific demand.
