Improvement of Construction Process management dividing the work area reasonably in Building Construction (작업구역의 합리적 분할에 의한 건축 마감공사의 공정운영 개선)

  • The purpose of this study is to suggest a improved tact planning and scheduling by reliable Toning of work area in high-rise building construction. To do this, the characteristics of main work including electric & mechanical work were considered through the interview with field work forces. The content of the study is focused mainly on reliable work flow and rhythmical repetition of uniform resource quantity to manage effective tact planning & scheduling. And also the study recommends more implement of tact planning and scheduling to manage human resources successfully in repetitive building construction.

  • 10년도 넘었을까 모처럼 유럽을 여행할 기회가 있었다. 우리나라는 온 국토가 공사장이나 진배없던 시절이라 그곳의 풍경이 오히려 이채로웠다. 자동차를 타고 한참을 가야 그것도 별로 크지 않은 공사장을 볼 수 있었고, 그나마 신축공사 보다는 오래된 건물을 보수하는 것들이 더 많았다. 더구나 희한한 것은 대로에 면한 고색 창연한 건물의 외벽만을 텔레비전 세트처럼 남겨두고 그 뒤편에서는 전혀 새로운 공사를 하는 것도 눈에 들어왔다. 조상들의 유적을 외관만이라도 보존하도록 법제화되었으므로 여기저기 떨어져 위치한 100년도 넘은 집에다 따로따로 최신형 공작기계를 설치한 공장에서 제품을 생산하는 비능률을 감수하는 것도 볼 수 있었다. 물론 변두리 신시가지에서는 현대 감각이 물씬한 건물도 신축하고 있었는데, 대체로 리모델링 사업규모가 전체 건축 물량의 50% 정도는 될 것이라는 설명이었다. 필자는 그때 우리도 머지 않아 그런 시절이 도래할 것이라는 확신이 있었다. 더구나 그들의 건물들이 100년 이상을 버티는데 반하여 우리네 것들은 수명이 고작 20~30년 밖에 되지 못할 정도로 부실하기 때문이다. 그때부터 기존 건물의 내력 부족분을 보완하고 용도를 변경하거나 증축을 할 때 어떤 방법이 합리적일까 하는 것에 관심을 가지고 연구하게 되었다. 바닥 슬래브나 보를 잘라버리거나 새로 덧붙이기도 하고 심하면 기둥을 솎아낼 필요가 있을 수도 있다. 그러나 유감스럽게도 대부분의 경우는 그동안 열심히 고안한 방식을 실무현장에 적용할 수 있도록 받아들이는 당사자가 별로 없었다. 첫째 이유는 처음하는 일이라 말하자면 겁이 난다는 것이고, 둘째로는 새로운 방식을 믿고 시행하려 해도 실제로 책임지고 시공하겠다고 나서는 업체를 만날 수 없어서였다. 그래서 그동안 설계뿐만 아니라 시공까지 일일이 간섭하여 어렵게 시행했던 현장 경험들을 소개하여 앞으로 비슷한 조건을 만날 경우 참고할 수 있게 한다. 우선 기둥을 솎아 내는 것을 알아보고 앞으로 기둥, 보, 슬래브, 기초 등의 새로운 보강방법을 소개하고자 한다.

노임단가 - 2014년 하반기 적용 건설업 노임단가

  • 2014년 하반기 건설업 노임단가가 발표됐다. 대한건설협회가 지난 9월 1일 공표한 '2014년 하반기 적용 건설업 임금실태 조사 보고서'에 따르면 하반기 적용 건설업 전체 직종 평균임금이 하루 155,796원으로 지난 상반기(150,664원) 대비 0.03% 상승한 것으로 나타났다. 건축설비 공사부문 노임은 기계설비공과 덕트공이 각각 112,867원과 105,056원으로 지난 상반기 대비 5.7%와 4.4% 상승했으며, 플랜트 공사부문 노임은 플랜트보온공과 플랜트특수용접공이 각각 188,572원과 216,240원으로 지난 상반기 대비 9.9%와 7.8% 상승했다. 전반적으로 상반기 대비 건축설비 공사부문은 평균 3.4% 상승했으며, 플랜트 공사부문은 평균 5.6% 상승했다. 건설임금은 전국 2,000여개 건설현장을 대상으로 전체 117개 건설직종 종사자들에게 실제 지급된 임금을 조사해 통계분석 한 것으로, 올해 9월1일부터 건설공사 원가계산에 반영되기 시작했다. 직종별 건설업 임금은 대한설비건설협회 홈페이지(www.kmcca.or.kr) ${\rightarrow}$ 공개자료실 ${\rightarrow}$ <2014년 하반기 적용 건설업임금실태조사 공표>안내에서 다운로드 받을 수 있다.

  • Most construction project managers should focus on the reasonable cost-down with same quality and function-enhancement with same cost for the value-added construction project delivery in construction industry. Especially, a building structure construction is one of the most important processes to affect the total cost and schedule in building construction project. It means that the process has the possibility of project cost-down or quality-enhancement among the whole project life-cycle. This research focuses on the importance of underground structure of building project by increasing underground use ratio in the urban building construction projects nowadays. This research adopts VE method for the improvement of cost and time by process and analysis dimension modeling on the underground building structure construction, and verifies it throughout the case study, This research is the basic study on the improvement of underground building works through the value engineering method in construction industry.

Development of the Construction Procedures Prototype and Analysis of Construction Period for the HPC Method (HPC공법의 공사절차 프로토타입 개발 및 공사기간 분석)

  • HPC method is developing to improve the constructability and structural performance of the existing PC method. The objective of this study is to develop construction procedures and to analysis of construction period for HPC method. In order to develop construction procedures, the building construction data of the existing half-slab method was analyzed. Analyzing design drawings and specifications of nine construction cases, a prototype of half-slab method, was drawn. Applying the core technology of HPC method to the drawn prototype of half-slab method, a prototype of HPC method, was developed. The differences of both methods were 'installing PC column' and 'placing topping concrete'. To analysis the differences of both methods, seven construction cases were analyzed. According to the analysis for HPC method, cases1 and 2 had columns divided for construction shortened about 16% of a construction period. The schedule of column assembly work was analyzed to be shortened much. That is judged to be because the use of a hollow PC column leads to a decrease in the number of columns. In particular, if HPC method is applied to a building construction site using large columns, it is analyzed to shorten a construction period more than the existing Half-slab method.

  • While Korean construction companies are adapting themselves to rapidly changing business landscape at home and abroad, intensifying competition among competitors in local as well as global market deteriorates the profitability of construction industry, which leads to another problem. In response to such challenges, many construction companies continue to innovate their business portfolio and organization structure, with strong commitment to business process innovation. Furthermore, they need to analyze the productivity of project site management manpower overhauling business processes systematically and develop effective alternative strategies. This research aims to analyze the productivity of project site management manpower. Current operational practices of construction site organizations have been analyzed with focus on large construction companies in Korea and data gathered from project sites have been analyzed from a wide range of perspectives, In so doing, this research is expected to provide basic inputs for any subsequent attempt to estimate proper resource requirement for site management tasks in construction projects and analyze the management productivity of such resources by enabling construction companies to better understand the current operational status of site organization.

  • Tower Palace III project is the highest residential and commercial high-rise complex building in Korea. In order to construct a high-rise building, advanced construction and engineering technology is required. Therefore, with more developed construction and engineering technology based upon accumulated knowledge, construction speed of 13.4 days per floor including finish work was achieved in this project. To achieve this project successfully, three main advanced construction technology were applied: 1) Construction methods for 3-day cycle of structural work and curtain wall, 2) Tact scheduling method for finish work, 3) Management system of material, labor, work, and information. Also, four main engineering technology were applied: 1) New material such as high -flowing concrete and high strength concrete of 800 kgf/cm2, 2) New method such as a pipe-cooling system of a cool water circulating type, 3) Mechanical system such as smart-fan controlling kitchen-ventilation system, 4) Electrical system such as false car system.

Comparison of Labor Inputs from Standard Quantities per Unit and Actual Quantities in Apartment Reinforced Concrete Work (공동주택 골조공사의 표준품셈 노무량과 실투입 노무량 비교)

  • In private and public construction works, cost estimation and site productivity management are based on designed labor quantities calculated by the Standard Quantities per Unit (SQU). The designed labor quantities are regarded as the basis for insurance costs and safety and environmental costs and also affect the progress measurement of construction works. Even though the designed labor quantities from the SQU has been considered to be different from actual labor quantities put to construction works, there is no research that empirically analyzes the statistical differences. This study analyzes actual labor quantities of form workers, steel-bar fabricators, concrete pourers in reinforced concrete works of the 43 apartment projects, and compares the actual labor quantities to labor quantities from the SQU. It goes further to scrutinize the critical reasons underlying the differences through a survey on 65 practitioners and interviews with 32 site managers and supervisors. The regression models of labor quantities of the apartment concrete work produced by the present study will contribute to reasonable construction contracts based on the past actual costs and practical site management by the actual labor quantities.

  • The technical improvement of high-rise building construction is getting better as the demands of the skyscrapers is increasing. The interior construction has become the essential factor which directly affects the whole project because of skyscraperization. This study has proposed the site image-based space model as the tool for supporting decision-making for preparation and execution of the interior construction. It is expected to make the space model which is suitable for the project characteristics and work packages.

  • This study was conducted a survey for suggesting direction of improvement of on­site inspections in Korean construction industry. The survey is limited perspective of owners, contractors and construction managers (including supervisors) about existing 'construction field inspection manual' with field inspections (eg. central inspection, central quality safety unit inspection etc.): focusing on stakeholder's perception and actual state of inspections.
