Recently, large residental buildings including high-rise apartment and a multi-business and commercial-residential building are appearing in the form of Korean construction work. According to this large-size trend a tenn and cost of construction works was largely increased. Therefore, studies of techniques construction management for successful project are lively being progressed. This study introduced Just-In-Time form and Lean Construction concept in order to establish management system of a house construction work taking up much portion on aspects of work scale and materials transportation in finishing works of high-rise residental building architecture. The process of house construction works will be analyzed with these two principles for productivity improvement and then the improvement plan will be suggested. This analysis and proposal can induce the flow of finishing works smoothly and contribute to success of project through saving of a tenn and cost of construction works.

Project plan and control is a highly skilled task which is vital for business success, and Project control systems are important for successful project execution. To support construction process management effectively, an integrated cost and schedule control function is required to collect quality data in a timely manner and to provide quality historical data for future planning of new projects. In Korea construction industry, the development and implementation cases of a project control system which to efficiently support construction project planning and controlling processes, have been increased to ensure a project success and the profitability of a construction company. To contribute to improving practical effectiveness of a project control system, the paper reviewed and analyzed the current trends and functional features of current project control systems. And it also described the pending issues and their solutions faced on previous project control systems.

This study attempts to estimate approximate cost on construction of PSC BEAM Bridge using Case-Based Reasoning and suggests approximate estimation model at the planning and design stage. This paper suggests phased influence factors on construction cost and approximate estimation model for integrated project cost management.

조달청이 지난해 12월 27일 국민건강보험공단본부 신사옥 건축공사(설계금액 1,496억원)와 진접-내촌 도로건설공사(설계금액 1,396억원)를 주계약자 공동도급으로 발주한다고 밝혔다. 국민건강보험공단 본부 신사옥 건립공사는 조달청이 맞춤형 서비스로 집행하는 사업으로 부계약자인 전문건설업체는 기계설비공사업체(덕트설비공사 약 57억원)를 적용하기로 했다. 이는 정부 발주공사에서 주계약자 공동도급에 의해 처음 발주된 것으로 앞으로 모든 공공공사에 주계약자 공동도급이 확대될 전망이다. 조달청의 이번 주계약자 공동도급 발주는 대한설비건설협회가 그동안 국민건강보험공단과 조달청에 기계설비공사를 주계약자 공동도급으로 발주해 줄 것을 건의한 결과이다.

기계설비공사의 하자담보책임기간은 <건설산업기본법시행령 제30조 관련 별표 4>, <국가를 당사자로 하는 계약에 관한 법 시행규칙 제70조 관련 별표 1> 및 <주택법시행령 제59조 제1항 관련 별표 6>에 의하여 2년 이내로 규정되어 있다. 그러나, 일부 발주기관 및 건설업체에서 기계설비공사의 하자담보책임기간을 법으로 정한 기간을 초과 설정하여 하자보수 비용 및 하자보증수수료 증가 등의 민원이 발생되고 있어, 건설교통부 및 재정경제부는 하자담보책임기간을 법으로 정한 기간을 준수하여 줄 것을 발주기관에 협조 요청한 바 있다. 이와 관련 대한설비건설협회에서는 기계설비공사 하자담보책임기간을 법으로 정한 기간을 정하여 줄 것을, 시공능력 300위 이내의 일반건설업체 대표이사와 하도급계약담당 부서장에게 요청하였다. 또한 계약 체결한 기계설비공사의 하자담보책임기간이 법으로 정한 기간을 상회하는 경우에는 회계통첩에 의하여 계약서상의 기간을 조정하여 하도급계약시에는 법으로 정한 하자담보책임기간을 설정하여 줄 것을 요청하였다.

Nowadays, as construction projects become bigger, the probability of construction accidents is higher than any other day. When construction accidents break out, we may suffer from the loss of life and property. For preventing these damages, there is lawed that some public constructions have to insure Contractor's all risks insurance policy (CAR), However, CAR is used to preventing the insured from the loss of construction accidents, it is debated that the premium rate of CAR is not fair to the insured (contractors) The objects of this thesis are as follows Firstly, the fairness of the premium rate of CAR is reviewed, and then the amount of risk of the insured evaluates and applies to the premium rate. Secondly, the development direction of components for evaluating the amount of risk of the insured is presented in the research. Lastly, how to use the team which assesses the risk of the insured and construction works is proposed for deciding reasonably the premium rate of CAR

Construction post-evaluation (CPE) boosts the efficiency of public construction projects by assessing the performance results of public construction projects and using the results to pursue similar projects. This evaluation comprehensively analyzes and assesses the planning of construction work, the estimated and actual construction costs, the construction period, the demand for construction projects, and the effects of construction projects after the construction work to ensure efficiency. The data was used to prevent lax project execution and enhance the quality and efficiency of similar construction projects. On the other hand, CPE results information must be managed systematically to refer to and use CPE data in similar construction projects. Therefore, in this study, the CPE system was developed as a measure of the systematic and comprehensive management and use of the CPE results information of individual ordering agencies. Therefore, the groundwork was laid for the assurance of quality enhancement and efficient project execution in public construction projects. This system is expected to serve as a useful tool for comprehensively analyzing and assessing construction works.

공정거래위원회가 건설기계임대차 분야에 있어서 불평등한 계약관행을 개선하고 공정한 거래질서를 확립하기 위해 최근 "건설기계임대차 표준계약서"를 제정했다. 이에 따라 국토부는 지난 6월 10일 산하 공공기관 관계자 등과 간담회를 갖고 표준약관으로 제정된 건설기계임대차 표준계약서가 공사대장의 작성.비치.관리와 함께 공사현장에서 널리 사용, 정착되어 건설공사의 투명성이 제고될 수 있도록 적극적인 협조를 당부했다. 이번에 제정된 건설기계임대차 표준계약서는 지난 해 대한설비건설협회를 비롯한 4개 단체와 국토해양부가 협의를 거쳐 공정위에 건설기계임대차 표준계약서 표준 약관을 공정위에 심사, 청구한 것을 공정위가 승인한 것이다.

2015년 상반기 건설업 노임단가가 발표됐다. 대한건설협회가 1월 1일 공표한 '2015년 상반기 적용 건설업 임금실태 조사 보고서'에 따르면 상반기 적용 건설업 전체 직종 평균임금이 하루 150,664 원으로 지난해 하반기(148,380원) 대비 1.54% 상승한 것으로 나타났다. 건축설비 공사부문 노임은 건축설비 공사부문 노임은 용접공과 계장공이 각각 129,940원과 158,680원 등으로 지난해 하반기 대비 전체 1.6% 상승했으며, 플랜트 공사부문 노임은 플랜트제관공과 플랜트특수용접공이 각각 159,019원과 216,240원 등으로 지난해 하반기 대비 전체 2.7% 올랐다. 이번 건설임금은 전국 2,000여개 건설현장을 대상으로 전체 117개 건설직종 종사자들에게 실제 지급된 임금을 조사해 통계분석 한 것으로, 올해 1월 1일부터 건설공사 원가계산에 반영되기 시작했다. 직종별 건설업 임금은 대한설비건설협회 홈페이지(www.kmcca.or.kr) ${\rightarrow}$ 공개자료실 ${\rightarrow}$<2015년 상반기 적용 건설업임금실태조사 공표>안내에서 다운로드 받을 수 있다.
