  • In domestic construction industry, time and cost has been managed separately in most cases. Usually projects are managed focused on cost, so time is not yet managed systematically. Project performance in these managemental situation can not be assessed correctly. This would cause project delay, cost overrun, productivity loss. Therefore it is needed to adopt earned value concept, an approach used in the management and control of project costs and schedules. Using this EV concept through time-cost integration, project can be managed properly based on the consistency, predictability, and reliability of the performance data. This paper proposed time and cost integration process, proper PMT method, and practical performance management model through time and cost integration.

  • Current environment in civil and construction industry has changed to actively adopt construction management (CM) in various areas. While it is found that exemplary CM projects have been carried out in many civil engineering sectors, concrete system framework has not been suggested due to ambiguous boundary between CM and supervision system, unclear perception of CM's role, and inexperienced organization and regime. This paper investigated the challenges faced in civil and construction industry, and analyzed the strategy that could improve the current immature CM system by conducting questionnaire survey from experts in various construction sectors. The results could provide valuable information that can involve diverse opinions and view points in project participants.

  • 현재 국내외에서 Building Information Modeling을 적용한 여러 분야의 연구가 활발하게 진행되고 있으며, 일부 국외에서는 3D 기반의 견적을 실제 프로젝트에 반영하고 있다. 반면, 국내 건설 프로젝트에서는 여전히 2D 설계도면과 물량산출 프로그램을 이용하여 견적이 이루어지고 있다. 작업의 신속성 및 정확성을 중요시하는 국내 견적 문화에서는 3D 기반의 물량산출 방식 도입을 부정적으로 바라보는 시각이 있으나, 향후 건설 산업의 경쟁력 확보를 위해서 3D 기반 견적작업이 필요하다. 이에 국외에서 상용화된 견적 시스템을 국내 건설 프로젝트에 적용한 결과, 몇 가지 한계점이 있는 것으로 드러나 국내 견적 방식에 적합한 3D기반의 물량산출 프로그램 개발이 절실한 상황이다. 따라서 본 연구에서는 국내 건설 산업에서의 물량 산출 특성을 반영한 공법기반 견적자동화 시스템 개발 및 검증을 통해 국내 3D 기반의 견적 도입을 앞당기고자 한다.

  • Earned Value Management System(EVMS) is a management technique that is emerging as a valuable tool in the management of all projects, including and in particular construction projects. It is based on C/SCSC that has been released by the U.S. Department of Defense (DOD) in 1967. In a project that employs the earned value management concept, the project's measurable performance plans will be formed with the creation of CAPs. The formation of CAPs is a planning step necessary to form an earned value baseline. In this paper, a method is proposed to form CAPs using Material Requirement Planning(MRP) that is also known as a useful planning tool in the manufacturing industry. An application to a real project has been carried through workpackaging model.

A Study of Mediative Function by Contract on the Relationship between Employer's Power and Contractor's Behavior (발주자 권력과 시공사 행동 관계에서 계약의 매개적 기능에 관한 연구)

  • Normally there is a one-time relationship between stakeholders in the construction projects. Thus, project participants are easily exposed to opportunistic behavior. According to the theory of transaction costs, a contract effectively influence the behavior of counter-party. The important role of contracts in limiting opponent opportunistic behavior has been academically acknowledged and studied in inter-firm relationships. The purpose of this study is to reveal the mediating effect of the contract on the power of the contractor in the contractor's behavior. Power is divided into mediated and non-mediated power. We surveyed construction companies' employees who have conducted construction projects. Based on the questionnaire response, we examined the influence of the Employer's power on the behavior of the contractor. Both non-mediated power and mediated power were significant for in-role and out-role behaviors. Both non-mediated power and mediated power were found to have a significant effect on the control and coordination function of contracts. The results show that the control function of the contract is significant for the in-role behavior and the extra-role behavior. Finally, the mediating effect of the contract function was significant only in the control function.

Effects of the contingent liabilities caused by project financing on financial status of the Korean construction firms (프로젝트금융으로 인한 우발채무가 건설기업의 재무상태에 미치는 영향)

  • Project Financing (PF) is a financing method, executed based upon the projected profitability from a project itself instead of relying on the credit rating of project sponsors or any type of collateral. However, most financial institutions of Korea lacks the long term profitability assessment capability, and they prefer to acquire credit reinforcement from the construction companies in the form of the guarantor or debt argument commitments. As a result, PF contingent liabilities as an indirect debt, are burdened to the construction companies. Even though the PF contingent liabilities are not supposed to be part of the financial statements, they became a mandatory disclosure items since 2009. In this study, PF contingent liabilities were studied to indicate how they were correlated with construction firms' financial ratios. Construction firms were grouped by their credit rating and each group was compared in order to analyze PF contingent liabilities' impact on the financial condition of the company in terms of liquidity, liability, and stability.

  • The supply for the apartment complex in Korea has been accomplished by the sale before building system as a way of institutional means to support massive housing supply in the past. Although this sale before building system has helped the provision of the housing, the necessity of that has been weakened in the current housing market. As this market is changed to emphasize on consumer, the necessity of conversion to sale after building system was raised and finally enforced partially. However, the sale after building system has difficulty in ensuring construction fund and the safety of housing business. So, the diversification in the style of business structure we and the strategy for the activation of construction fund will solve these problems. Consequently, this essay examine the change and influence in the construction fund after adopting sale after building system and suggest the appropriate strategy in project financing for providing fund and reducing the risk in construction business.

  • Schedule management is one of pivotal project success factors during construction projects. However, there are many difficulties in rapid scheduling and controlling since the existing planning techniques require considerable amount of manual work and manager's judgment in a construction project. This research aims to propose a new scheduling method and algorithm for automating and visualizing the planning process, which is called Countable-grid scheduling method. In this method, if the scope of work is defined via a visualized tool, the schedule plan is created automatically according to the productivity and workable conditions of each activity. The location of the work for each date can be visualized in grid-based approach. Moreover, the work schedule can be updated automatically according to the progress. The industrial applicability of the proposed method was verified in construction projects via case study with sample data. This research can contribute to the construction industry by automating the construction schedule management process.

  • The importance of a building management is embossed at construction industry and the concernment about a lengthening longevity and a efficient management of construction project is concentrated. At present, a study about maintenance management of existing building is progressed and normal papers concentrate in partial construction project for showing management method. This paper proposes Management method that make use of RFID/USN at the whole course of construction project that is composed plan, design, supply, construction, operation, maintenance management and so on. First of all, this paper analyzes process and applicable scope of RFID/USN at construction project. At each step, use scope, location, method and so on are decided at plan, design step and equipment, human power, materials and so on are established at supply step. real time progress, human power, safety, material, equipment management and so on put in operation at construction step and building is managemented real time by established sensor tag and wireless sensor network. This paper want to helps efficient project progress and management and presents convenience of maintenance management.

  • Actual construction data of completed projects can be utilized for the economic, time benefit of improving the efficiency on planning, designing, estimating and managing tasks in succeeding projects. But the lack of the system which accumulates and manages the actual data with standardized type, it has not performed well and stayed on early stage. It is required not only specific plan for the utilization of actual data but a construction information management system which collects and processes far-reaching data with standardized from based on facility. Therefore, the purpose of this study is to develop a construction information management system for Apartment housing ,which stored data along project feature database, actual cost database and actual database based on the Web. This effort can make an offer the clearness of dull construction market and the base of construction intelligence
