Analysis of the financial products for supporting financing of small and medium-sized construction companies (중소건설기업의 자금조달 지원을 위한 금융상품 분석)

  • It takes a relatively long time for construction companies that lack the ability to finance to adapt to construction policy in the construction industry. However, financial institutions rarely provide financial products to construction companies, particularly small and medium-sized construction companies, because their security capacity and credit rating are low. This study investigates the financial products needed for small and medium construction companies to adapt to policy changes. The demand of small and medium construction companies for financial products is analyzed by experts' advise and survey. And, when the investigated financial products for the construction industry are introduced, the legal systems in need of revision are analyzed. Based on the analyzed demand and the number of legal systems needing revision, the priority for the introduction of financial products to the construction industry is analyzed. Among the financial products investigated, the priority of "Expert consultation, such as accountant, tax accountant, lawyer, etc." is the highest. In future studies, the criteria and method of financial product development for high-priority financial products could be researched.

  • Recently, many korean construction companies have faced many environmental changes and demands for external changes. This demand for external changes is necessary for all companies that is under the survival of fittest. The internal/external of environmental changes affect the organizations of company largely, and these management organizations have relation with the corporate of management performance closely. In response to that, to be adapted to the environmental change and to raise the corporate of management performance, the construction companies have tried to change the organizations such as organization re-design, organization re-build, organization innovation. Because the organizational structure that is preventive in the growth of companies bring a negative effect, the companies need to have the effective organizations to raise the corporate value. The effective organizations could be used the important indicator that builds the corporate goals and manages the organizations. Also, the organization development and organization management can prepare for environmental changes can be the important base to increase the management performance. Therefore, After surveying and analyzing the character of organization structure in respect to the OLC, this study present the Organization Structure Model that can design the appropriate organization by the growth of companies.

  • 정부가 중소기업제품의 구매를 촉진하고 판로를 지원함으로써 중소기업의 경쟁력 향상과 경영안정에 이바지할 목적으로 "중소기업제품 구매촉진 및 판로지원에 관한 법률"을 제정하고 중소기업 제품을 적극 사용하도록 권장하고 있다. 또한 조달청에서도 우수조달물품 지정제도를 통해 조달물자의 품질향상과 중소 벤처기업의 판로 지원을 목적으로 성능 및 기술 또는 품질이 뛰어난 물품을 우수조달 물품으로 지정하고 있다. 그러나 건설업계는 중소기업제품의 구매 촉진 및 판로를 지원하기 위한 이들 제도가 공사비 축소로 경쟁력을 약화시키고 있다고 지적하고 있다. 특히, 발주기관에서 자재를 공급함으로써 전문건설업계는 단순 시공만 하게 돼 경쟁력을 약화시키는 요인으로 작용하고 있다는 것. 뿐만 아니라 조달우수제품 구매제도의 경우 제품 납품만이 아닌 시공까지 겸하는 경우가 빈번해 지면서 중소건설업체의 시공업역이 차츰 줄어들고 있다고 지적하고 있다. 이에 따라 본지는 중소기업청의 공사용 자재 직접구매제도와 조달우수제도에 대해 알아본다.

  • Knowledge Management(KM), represented as a way to sustain or gain competitive edge in domestic construction companies since late 1990s economic fluctuation, whose priority is to transform individual tacit knowledge into explicit organizational one. Also, accompanied by academic researches, they come to turn their interests on KM leveling and its results. However, they went too far to KM results without commenting what their KM capabilities are and where they should lead. Thus, this research work suggests a leveling model for KM, especially construction company, whose role is to diagnose which parts they should be encouraged or how to strengthen their present capabilities.

  • Recently, the global financial crisis and the increasing number of unsold houses in Korea are construction companies to assess their efficiency. The most important factor in analyzing the efficiency of a company is the input-output variable. However, systematic stud the core input-output variables, which have a great influence on the efficiency analysis. Thus, to the core input-output variables for efficiency analysis of construction companies, this study propose a model that includes all combinations of input-output variables and to find the core input-output variables using the Data Envelopment Analysis(DEA) model and Principal Component Analysis(PCA). Existing research and theories were studied variables and 21 models were established to measure efficiency. were obtained that the core input and output variable in 2006 the number of employees and sales. For 2008, the core input variable was capital stock and the core output variable was quarterly net profit. For 2010, the core input variable was fixed asset and the core output variable was sales. Through obtaining the variables that greatly affect the efficiency of construction companies, it is considered that individual construction companies will be able to prepare a priority strategy to enhance efficiency.

Strategic Alliance Networks in Korean Construction Industry: Network Structure and Performance of Firms (국내건설기업의 제휴네트워크 : 네트워크 구조와 성과)

  • Strategic alliances developed as formalized inter-organizational relationships are core vehicles to share information, resources and knowledge. The structural characteristics of strategic network constructed by strategic alliances have been important agenda in strategic management discipline. This paper has two folds in analysing the strategic network formulated by project level alliances in Korean construction industry. First, we investigate the strategic network using the tools and methods of social network analysis, such as centrality, cohesion, structural equivalence, and power law. Second, the performance of firms within networks are analysed longitudinally with panel data analysis. We have found that the strategic networks in this industry has scale-free characteristics, where the degree distribution fits the power law, and the vertically equivalent structure is clear. We also present that the performance of firms are continuously affected by the degree centrality of firms in this network for the last 10 years.

Operational Efficiency and Value Relevance of Unbilled Revenue in the Construction Company (건설기업의 경영효율성과 미청구공사의 가치관련성)

  • This paper investigates whether the value relevance of unbilled revenue in the construction company is differentiated according to the degree of company's operational efficiency. Unbilled revenue is an item that appears in the assets of the statement of financial position based on the IFRS. It is an item that has a nature of accounts receivable, but it is calculated based on subjective judgment of management. In this paper, we hypothesized that the value relevance of unbilled revenue will be differentiated according to operational efficiency of the construction company. The results of hypothesis test are as follows. First, unbilled revenue has a significant relationship with firm's value, which is consistent with previous research results. Second, the value relevance of unbilled revenue is higher in companies with high operational efficiency. In conclusion, this paper is different from previous researches in that this paper presents not only that unbilled revenue has a value relevance but also provides evidence that it can be differentiated according to the degree of operational efficiency.

Development of the Business Survey Index Evaluation Model for Overseas Construction Companies (해외건설 진출기업을 위한 기업경기실사지수 평가모델 개발)

  • Domestic construction companies have difficulty in establishing strategies when entering overseas markets because they do not have an overseas construction economic sentiment index to refer to for data on overseas construction prospects. Considering that the fluctuation of overseas construction orders over the past decade has been substantial and large companies and SMEs are actively advancing overseas, this study developed an evaluation model for an overseas construction business sentiment index to grasp the economic experience of overseas construction companies. In 2021 Korean companies earned 30.6 billion in overseas construction contracts, 87% the level of the previous year, despite difficulties such as COVID-19 and low oil prices, thanks to efforts by construction companies to strengthen their strategies for entry, such as regional diversification, and government support for winning orders. Since the overseas construction industry fluctuates greatly due to changes in the international environment, it is necessary to investigate and analyze the economic sentiment index of overseas construction companies. In particular, despite the increase in overseas expansion of small and medium-sized construction companies and engineering companies, the provision of information on the overseas construction market sentiment index is insufficient, limiting the establishment of strategies for overseas construction expansion. Therefore, this study intends to develop an overseas construction market sentiment index model that can understand the economic sentiment of overseas construction companies, provide a forecast for overseas construction, and use it to establish overseas construction strategies and policies.

  • Since early 1990s, construction companies in Korea have tired to adopt knowledge management(KM) which has been emphasized by enterprises in advanced countries and academic researches to sustain competitive advantages. However, concentrations were onto applying KM without measuring current status level of knowledge management in their organizations. Therefore, competitive advantages can hardly meet their prior expectations, still less penetrating into the organizations. As a result, this research presents strategic model measuring organizational status of knowledge management originated by interviews and questionnaires on companies.
