A Study on the Improvement of composition structural system for the apartment with space variability (공간 가변형 공동주택의 복합구조시스템 개선에 관한 연구)

  • The Apartment resident's make-up of a family and residing preference are diversified by the change of lifestyle through the elevation of economy level and residing level. Accordingly, the remodeling and the early rebuilding for the satisfaction of a life cycle and a life style are increasing, and "Variability" that is the concept of Open Housing was emphasized as a central of residing plan in the apartment. Although apartments which select the space variability to the residing space are increasing gradually, the optimum composition structural system with space variability that satisfies the structure stability, the economical efficiency and the resident usability is not developed. The method of a study was progressed by a comparison and an analysis on each system with estimation elements through analyzing the development process and the special quality of existing composition structural system with space variability in the apartment. This paper offered the improvement direction on the current composition structural system with space variability for the development of modularizing system that is correct in domestic real condition.

  • Apartment Housing in Korea has been developed rapidly and settled as a main housing form for short period, 40 years. In spite of increase of the apartment housing, it has pointed out that spatial organization of the apartment housing could accommodate residents 'various life style and life cycle. One of such planning methods is a flexible housing. Starting with the Gangbyoun-Siebeom apartment, flexible housing has been developed as merchandising constantly. However, flexible housing doesn't have enough understanding concerning lifestyle or life cycle of user individually, and it also means lack of comprehension and of flexibility, layout from modular coordination and planning of housing component. Therefore, according to the flexibility, the major goal of this research is to analyze the difficulty in realizing further of flexible housing in Korea and suggest implementation and alternatives or directions of flexible housing in Korea.

  • In this study, we are to exam the flexibility of the house planning in Korean situation. For this, not only the study of literature but the analysis of occupant's behavior are needed. This paper is limited in the research of literature. As results, 4 dimensions of the problems in the flexible house planning are extracted. They are, choice and partispation of occupants, reinvestment of a supplementay expenditures, occupant's preference of flexible house, and the problems of exisitin planning of apartment house.

Demand and Requirement Analysis on the Flexible Method of Long-life Housing (장수명주택 가변 방식에 대한 수요 및 요구사항 분석)

  • It is essential to maximize the advantages of long-life housing in consideration of the occupants' demands in order to promote the construction of long-life housing. The diverse plan types with flexibility should be developed based on those demands. Therefore, this study aims to review the level of awareness of long-life housing, and identify the customer needs by conducting the survey for the preference to pre-defined plan types. The results of survey are as follows: 1) Despite the enforcement of the Long-life Housing Certification System in 2014, the recognition among the customers about the long-life housing is still on the low level as shown in that 79.9% of respondents were not aware of the long-life housing; 2) For three alternative plan types, 78.5% on the integration type in front, 63.1% on the moving kitchen type, 47.0% on the Divided Housing type had intention to change; 3) 68.9% of the total are willingly ready to purchase the long-life housing under the condition of no difference in price between normal apartment and long-life housing. The less the number of family members is, the bigger this ratio of positive purchase intention is. Reflecting these results into the designs is expected to contribute to the enhancement of customer satisfaction as well as the diffusion of long-life housing.

The Support and Infill System of the Flexible Plan of Multi-Family Housing Based on Inhabitants' Need (거주자 요구를 토대로 본 가변형 아파트의 서포트와 인필 시스템)

  • The study suggests that to compensate for the variety of inhabitants, flexible housing plans are needed. Furthermore, it proposes the support and infill system for the flexible plan of multi-family housing based on the inhabitants need. The inhabitants' need for the flexible plan of multi-family housing was studied using a survey using models. The survey target was the 100 housewives living in a $126.6m^2$(sold as 45 Pyeong) Apartment in Busan. The characteristics of the respondents were first examined, then to figure out the attitude towards the need for the flexible plan of multi-family housing, the concept and preference for the plan, and the satisfaction level of the current apartment plan were analyzed. To find out the structure of the flexible plan of multi-family housing, the need for the structure, furniture, light, and finishing materials were studied. Lastly, to learn the durability of the construction material, the preferred moving period and the reasons were researched. On the basis of the findings, the support and infill system was suggested.

A Study on the Design Trends and Characteristics of Flexible Housing Unit Plan in Korea (국내 아파트의 가변형 평면 계획 경향 및 특성에 관한 연구)

  • This study aimed at the design trends and characteristics of flexible housing unit plan. In this paper, flexible unit plans of 256 examples that are constructed or will be constructed from 1991 to 2005 on the basis of the initial year of dwelling are analyzed. Divided into 60$m^2$, 85$m^2$, 102$m^2$, 135$m^2$, 165$m^2$ and above 180$m^2$ areas, kinds, characteristics and trend of planning of flexible housing unit plan are analyzed with the frequency and percentage method. The results of this study are as follows; 16 types of flexible kinds; room and living roon/room and room/room, room and living room. Since 2000, various types of flexible planning have came into existence (12 types of 16 types). 3bay is next to 4bay in number of flexible housing planning. There are R/L type in 3bay, R/L type and R/R types in 4bay. Flexible space organization is differentiated various types in R/L and public-private space has expanded in many ways.

  • The purpose of this study was to analyze the Characteristics of Flexible housing Unit Plan Choice. It is believed that Flexible Housing relates to Family life cycle and the number of family. But this study revealed another factor, Space Syntax. It is reviewed that the Space Syntax effectively reveals the relative spatial depth of the spatial elements composing flexible housing unit plan. Thus, the Space Syntax is adopted as an analytic method of this study to objectify the concrete spatial changes. Through this study, the spatial organization of each case before changing is compared wi th that after changing, to find out the spatial changes over variation, Based on this theory, this study provide basic data to be used for architectural planning for flexible design. To design common facilities that support residents' leisure activities is one of the contemporary issues in Korea. People became interested in the leisure facilities in near-home environments. This trend encouraged this research study. The objectives of this study are to analyze the current status and characteristics of leisure facilities in apartment communities, to examine the correlations among leisure facilities, and to suggest design considerations for korean multi-family housing communities.

  • As the change in social awareness regarding cats is consistent with the lifestyle of modern people who seek an independent life, the number of cats owned as a pet and its market will continue to increase. The compainion animals are not just pets to pet owners, but people communicate with their pets and the pets have begun to be recognized as a member of their family. Although the pet industry has been steadily growing and the number of cats owned by households is rapidly increasing, there is a lack of study on products based on understanding the characteristics and behavior of cats. The purpose of this study is to propose a versatile furniture design considering the behavior characteristics of cats. The versatile furniture that is easy to move and rearrange according to necessity and the environment of residential space always pays to make better use of the space. We would like to propose versatile furniture that can satisfy the aesthetic pleasures of cats and can be used as furniture at the same time depending on purpose and situation. This study aims to develop the design of furniture that can make a better environment for pets and pet owners, an it is expected to be a basic study of furniture design for them.

An Analysis of Flexible Unit-Type Apartments in terms of Unit Plans (가변형 공동주택의 단위평면 구성에 따른 가변유형 분석)

  • Various residential patterns, which can accommodate ever-changing modem lifestyles, are increasingly needed. On the residents' demand for flexible space, mote research should be conducted on the apartments built by the concept of flexible space. In this study, apartments of 40-60 pyeong in size built in the region of Seoul, between 1998 and 2007, are analyzed in terms of the flexible types and the unit plan composition. To reflect the changes in people's perception of residential quality-preference for a residence with a good view, over for the direction that a residence faces, more rooms are placed on the front bay. From the analyses of this study, flexible unit plans are classified into 6 types; and it was found that, as the size of apartments gets larger, the livingroom and the dinning room tend to be placed on the front bay. After grouping rooms with a similar function into the spatial zones of the master bedroom, children's room, the livingroom, and the dinning room, flexible types are analyzed in terms of the location of rooms. The results of this study will be able to contribute to establishing flexible housing culture that can accommodate the changing needs of residents.

A Study on the Space-based System Development of the Ubiquitous Apartment (유비쿼터스 아파트의 공간별 시스템 개발에 관한 연구)

  • The purpose of this paper is to develop ubiquitous systems based upon individual space in an apartment dwelling, which are called space-based systems in a ubiquitous Apartment. This research investigates the present technology-based ubiquitous systems in apartment design and also include the recent design themes such as 'well-being space' and 'flexible space' to develop Space-Based systems. The proposed the Space-based Systems are concretely applied in a characteristic dwelling unit of stepped level apartment with specific activity scenarios to demonstrate their actual realization. This paper also focuses on 'responsive systems' with automated actuators and sensors as well as on 'flexible infill systems' to accommodate various space needs.
