Importance of the Livability Factor of Pedestrian Space for Vitality of Commercial Street (상업가로 활성화를 위한 보행공간의 리버빌리티 제고)

  • The vitality of the city's commercial district, which in the base of city life and provides vitality and diversity of life, has a great impact on the vitality of the entire city and the revitalization of the local economy. The revitalization of the commercial street is related to the activation of walking, and walking is closely related to the quality of life because it involves a wide range of interactions with the surrounding environment beyond simple movement. This quality of life leads to 'Livability'. In order to revitalize pedestrians on the commercial street, the liberty factor was derived and the importance of what was the most important and effective for the activation of the commercial street was analyzed. As a result, it was found that the items representing the atmosphere and purpose, which are detailed indicators of placeness, had a high priority, and it was found that the detailed indicators belonging to accessibility came out with a lower priority. In order to increase the livability of the commercial street, the priority is to increase the spatiality of the space, and if pedestrians are activated as the number of visits and stay time of visitors increases, it can be extended to the vitality of the entire area.

A Study on Emotional and Rational Perception Factors Affecting Satisfaction of Visitors to Urban Tourist Facilities (도시관광시설 이용객의 이성, 감성 요인이 만족과 구전, 재방문에 미치는 영향 요인 연구)

  • The purpose of this study is to quantitatively demonstrate that rational and emotional factors in urban tourist facilities affect visitor satisfaction, positive word of mouth and subsequent revisits. Therefore, the researcher used structural modeling methodology to test the paths and relationships between the rational and emotional perception, satisfaction, word of mouth, and exogenous variables (aesthetics, economic utility, accessibility, emotional attachment, etc.) of urban tourism facilities perceived by users. As a result of the study, users of urban tourism facilities are affected by customer satisfaction such as ease, usability, and pleasure based on intangible assets such as kindness, aesthetics, symbolism, attachment, and rational factors, which are emotional impressions of urban tourism facilities, and utility, and customer satisfaction. These were found to have a positive and lasting effect on users' perceptions of the facility. Therefore, if the rational and emotional values of urban tourism facilities are considered and integrated in marketing, efficiency can be maximized in terms of satisfaction, word of mouth, and future revisits. The researcher considered that this study could contribute to the revitalization of the tourism industry and the city as a whole through the improvement and utilization of various tourism facilities possessed by the city.

A Study on Facility Changes according to Changes in the Urban Park Type in Korea - Focus on Parks in Seoul - (국내 도시공원 유형변경에 따른 시설변화 연구 - 서울시 공원을 중심으로 -)

  • Urban parks play the role of providing leisure spaces for people in their everyday life along with serving ecological functions in the city. Although urban parks aim to satisfy the needs of users visiting the park, most urban parks are currently uniformly created and maintained without considering the environmental characteristics based on the needs of users. This study thus analyzed parks that underwent modifications in line with the revised Park Act in 2005. There were 45 parks whose types were legally changed, of which 21 were changed from children's parks to small parks, and 19 were changed to utilize and highlight the themes such as cultural parks and historical parks. Among the parks whose types have changed, the ratio of amenities in cultural and historic parks has increased, while the facility area in small parks has decreased and the green area has increased in its place. As a result of analyzing the changes to the park facility area, it was confirmed that increasing park amenities has a positive effect in pursuing revitalization of use through park maintenance, but has a negative consequence of significantly decreasing green area. It is necessary to reorganize the park type classification system to reflect the park environment and prepare guidelines for a new installation standard by park type to expand the net function of parks in cities and maintain the sustainable ecological environment. Through in-depth discussions on the facilities of park types, it is anticipated that innovative and multilateral research could be conducted to prepare improvement measures tailored to the guidelines of urban park types in years to come.

A Study on the Plan to Activate Responsible CM through Expert Consciousness Survey in Urban Improvement Projects (Reconstruction·Redevelopment) (도시정비사업(재건축·재개발)에서 전문가 의식조사를 통한 책임형 CM 활성화 방안에 관한 연구)

  • Urban renovation projects (reconstruction and redevelopment) have a longer licensing period than general housing projects, and many consultations with the licensing authorities require expertise. Most of the members of the union do not have basic knowledge of the maintenance business, so they have a lot of authority to promote smooth business Is entrusted to the union leader. However, contrary to the original purpose entrusted by the members, it is easy to find a case where the business is suspended because the union leader is exposed to corruption for the private interests of the union, and the members' disputes could not be resolved. In order to overcome this risk, the problem of the maintenance project was found through a questionnaire survey composed of practical experts, and a solution was presented through the KCSI evaluation model. This study mentioned the necessity of a responsible CM that can make independent business decisions without interference from the union, rather than a management-type CM limited to the cooperative's work assistance. In order to promote the construction industry's national role, it was necessary to revitalize responsible CM, so six practical alternatives were proposed.

Influences of the Residential Environment on the Apartment Remodeling: Involving the Expansion of Households and Dwelling Area

  • Space extension and the increase of the number of households are helpful to raise business value of the remodeling through the renovation of apartment houses that is required by residents of new cities and large-scaled apartment. However, in the case of accepting this demand, it could have a bad influence on the landscape of a complex in terms of the structure of apartment houses and the safety of construction and urban planning, and a problem occurs in the aspect of fairness for reconstruction. For the study, the current status related to the remodeling system through laws, related articles since 2000 and research data was analyzed. In addition, the individual quantitative analysis was conducted in the four aspects to judge whether households expansion for remodeling is plausible:1) Statistical data to comprehend the changes of population and social structure 2) Survey data of floor space index and the building-to-land ratio of new cities at the intial stage for the review of the effect of architectural planning and urban environment 3) Surveys of experts on structural safety in order to judge whether the demand of expansion is accepted or not. 4) Quantitative analysis of each item to compare fairness with reconstruction. Therefore, this study is intended to understand problems of the remodeling system that is currently operated. Moreover, it will be further reviewed that the expansion of households is feasible through the permission of expansion and it will be discussed that the revitalization of the apartment remodeling has a positive impact on the residential environment.

  • Urban landscape represents a city's internal identity as well as external form. Therefore, urban landscape and image planning has to involve marketing strategies to deliver the economic growth and regional revitalization through recreating the environmental and cultural value of the city. This study intends to develop practical city image management programs as city marketing tools which consider opinions of local authorities, related experts, and residents. To achieve this purpose conjoint analysis was applied on three components which symbolically reflects features of assets and resources in Anseong. This study can be summarized as follows: 1. The first consideration for Lake Geumgwang is to develop farm experience Programs on waterside fields. 2. The rot consideration for Bauduki Festival is to make efforts for public relations(PR) to be able to merchandise festival-related goods and develop unique products. 3. The first consideration for Anseong Grapes is to build leisure-oriented theme parks for local farm products. This study is meaningful to develop the efficient and quantitative management method of city image for marketing. The integrated approach to the management programs to reflect opinions of local policies, experts and citizens is expected to become a useful foundation in studying city images and marketing.

A Discussion of the Explanations of Gentrification - Focusing on Ley일s and Smith일s Works in the 1980s (젠트리피케이션에 관한 일고찰: 레이와 스미쓰의 1980년대 연구를 중심으로)

  • Gentrification, the revitalization of inner city areas, encompasses both the changes in social and demographic composition and the alterations in the physical and economic nature of built environment. This urban phenomenon has received the bulk of attention since the 1970s, and simultaneously provided one prominent stage for the theoretical or ideological debates in the field of urban geography. Given this context, this paper deals with the consumption-based and production-based approaches to gentrification, both of which are involved in such debates. Specifically, this paper critically reviews and evaluates David Ley's and Neil Smith's explanations representing the two approaches, respectively. On the basis of the two urban geographers' seminal works published in the 1980s, this paper discusses the limitations of each explanation as a partial explanation.

A Study on Coastal Settlement Activation Plan using Regional Assets Focusing on Waterfront Area Assets around Yeongdodaegyo Bridge - (지역자산을 활용한 연안정주지 활성화방안에 관한 연구 -영도대교 주변 수변지역 자산을 중심으로-)

  • Recently, due to a decline in traditional industrial function and recession of the real estate business, urban coastal settlement areas have been promoted in a regeneration way using historical cultural values rather than overall development approach. This study investigated the regional assets of water-front area around Yeongdodaegyo Bridge in Yeongdo-gu, Busan and classified them into physical social economic assets and then, presented the integrated regeneration approach that can increase the place value of this area. First, physical regeneration proposed a regional revitalization plan by considering place and cultural characteristics and second, social regeneration by considering the regional brand through storytelling and third, economic regeneration by considering historical cultural characteristics. Regional assets-based culture experience can be provided by building cultural tourism infrastructure through this and local economy and local community activation can be expected by providing urban vitality base of coastal settlement areas.

A Study on the Analysis of Influx Factors in Urban Parks Using Data Mining - Focus on Yangjae Citizens' Forest Park - (데이터 마이닝을 활용한 도시공원 유입 요인 분석 연구 - 양재시민의 숲 공원을 대상으로 -)

  • This study analyzed the inflow factors of Yangjae Citizen's Forest Park using social big data generated online. To this end, the applicability of the emotional information analysis method is to be confirmed as a method of analyzing the perception of the city park and confirming the difference in the characteristics and use of the park. The analysis is based on big data, and as the core of the study is keyword network analysis, the methodology of the 'emotional information analysis method' patented by the author was applied. As a result of the analysis, among the influx factors of Yangjae Citizens' Forest recognized by citizens, the most positive emotional factor was derived as a factor related to 'park contents', and the negative emotional factor was derived as a factor related to 'park management'. These research results suggest that more in-depth program development and operation are needed to discover 'park contents' when implementing urban park revitalization support projects in the future

Measures to Implements the Landscape Conservation and Management Urban Heritage Utilizing Public Goods: Focused on the Historic Sites of Seoul (공공재를 활용한 도시유산의 경관 보전 및 관리개선방안 - 서울시 사적을 중심으로 -)

  • The this study aimed to expand urban heritage using Public Goods and to suggest the assemblage of urban heritage and urban spaces in order to improve landscape conservation and management scheme of urban heritage exposed to a rapidly changing urban environment. The results obtained in this study were summarized as follows: First, in order to improve understanding of the heritage in urban spaces, urban heritage were illustrated on a 1:1000 map with all the public facilities surrounding it using a cultural heritage conservation map listed on the Cultural Heritage Administration's web site, standards for changing present condition, and a topographic map. Second, the status and changes of urban heritage and surroundings were analyzed using the minutes of Historical Cultural Heritage Division Committee for 10 years from 2005 to 2014 to create a status map of urban heritage. Land uses surrounding the urban heritage were investigated the areas of conservation potential and the places that can enhance the to find out values of urban heritage. Also, a profile was created to examine the site characteristics surrounding urban heritage, and photos were taken at important heritage areas and public facilities in order to record the field. Third, analyzed were the relationship of the distance, location, function, and distribution between urban heritage and public facilities surrounding the heritage. using visual features and moving routes in order to identify their impacts on urban heritage and their functions as potential resources. In addition, the role of Public Goods in urban spaces and the plan for revitalizing surrounding areas asset were examined. Fourth, selections were made on Public Goods that have direct or indirect effects on urban heritage. The role of public asset was investigated through visual, areal, and linear elements. The results were summarized to suggest improvement landscape and management mauser on of urban heritage.
