도시 비선호시설이 주변 아파트 가격에 미치는 낙인효과에 관한 연구 - 서울 노원구 상계동 주공 7, 9, 10단지를 사례로 - (A Study on Stigma Effect of Unwelcomed Facilities on Apartment Prices: A Case Study of Sang-gye Jugong Apartment Complexes in Nowon-gu, Seoul)

  • This study investigates the stigma effect of unwelcomed facilities on apartment prices through multiple regressions based on hedonic price method. The areas studied are Sang-gye Jugong 7, 9, 10 apartment complexes. The facilities analyzed are the Chang-dong Electric Subway Depot and the Do-bong Driver's License Agency. The factors studied include the environmental variable (the elapsed time since the announcement of the re-location of these facilities), the view commanding, the distance from Chang-dong Depot, the distance from Do-bong Driver's License Test Course, the distance from neighboring facilities (subway stations, schools, parks and so on), the floor and each dwelling's exclusive space. The data used are 2,822 sales which have been collected since January 1, 2006. The facts found are as follows; first, the view commanding and the distance from the unwelcomed facilities are statistically significant. second, the environmental variable, 'days' turns out to have a positive (+) and a negative (-) significant relationship with the dependent variable, 'price', in period II and period IV respectively. This implies that the stigma effect is real. third, there are significant differences in the influence on the apartment prices among the independent variables according to time. fourth, the stigma effect is estimated as 33,686,920 Korean won in the case of the apartments which have the view commanding and 30,311,844 won in the other case before the global economic crisis. This effect seems to decrease to 22,085,078 won after the crisis. These facts suggest that stigma effects could be considered as one of the benefits in the cost-benefit analysis of Chang-dong Depot re-location project to produce somewhat higher NPV or B/C ratio.

도심형 소규모 초등학교의 외부공간 계획방향에 관한 연구 (A Study on the Outdoor Space Design for Urban Mini Schools)

  • Due to the lack of available site in urban setting outdoor space in elementary schools are getting smaller and tend to be replaced by indoor spaces. Focusing on courtyard, piloti space and roof space, this study analyzed the current condition and usage of the outdoor spaces in the urban mini-schools based on the analysis of architectural drawing, interview, survey, and observation. Following issues are found for appropriate planning for outdoor spaces in the urban mini-schools. Firstly, roof space needs to be coordinated with the physical education and outdoor class curriculum and should be planned separately for quiet activities. Secondly, the piloti space should be planned as an independent space rather than a connection between classroom and outdoor space, with appropriate surveillance from teacher's space for the lower graders. Thirdly, courtyard space, typical space in urban mini school surrounded by densely arranged buildings, should be thermally controlled for outdoor class or resting with appropriate screen from noise to keep quiet atmosphere.

  • People evaluate urban residential regions quite frequently and sensitively, considering issues such as locations or ease of use of in-site facilities or nearby urban facilities, and those results are bound to be reflected to real estate costs quite immediately. However, there have been frequently recurring questions regarding objectivity of evaluations in terms of results and methods reflected on indexes such as land costs for various reasons. RPMS -Residence Performance Management System- which targets currently in most cases on urban residential areas, suggests instrumental methodology of objective approach toward sensitive urban residence performance evaluation. This paper explains and suggests instrumental utilization of RPMS and its implementations, evaluation methodology and quantitative way of evaluation. In terms of implementation we explain issues such as adding target locations into new residence planning sites, quantification of properties on evaluation indexes of residential performance and/or habitability in terms of checklists, formulas for evaluation, delicate adjustment of evaluation results by setting weights on evaluation indexes, as well as reports on results. Research on appropriate weights and weight settings regarding evaluation indexes, however, exceeds the range of this paper so that this paper focuses on explaining residence performance evaluation and management methodology.

  • 이 논문의 주요 목적은 지리정보체계의 지도모델링 기법을 이용하여 소규모 산림의 산불 진화용 저수 탱크의 적지 분석에 있다. 부산광역시 서구에 위치한 암남 도시자연공원을 대상으로 산불 진화 모델에 필요한 산불 진화 시설, 지형 등의 수치 지도 데이터베이스를 만들었다. 암남공원에 현재 설치되어 있는 산불 진화 시설에 근거해 조기진화가 가능한 지역과 산림의 산불 진화 효과를 밝히기 위해 지리정보체계를 이용한 서술적 지도모델링 기법을 적용해 현재의 저수 탱크 시설로 초기 진화가 용이한 지역과 현재의 진화효과를 규명하고, 규정적 지도모델링 기법에 의해 현재의 시설로 충분치 못한 지역에 추가로 시설을 설치해 조기 진화를 가능하게 할 수 있도록 하였다. 본 연구에서는 산불 진화와 같은 재해 관리에 지리정보체계와 지도 모델링이 효율적으로 활용 가능함을 밝혔다.

Delineation of the evacuation route plan, relief camp and prioritization using GIScience

  • Rising urban flood patterns are a universal phenomenon and a significant challenge for city government and urban planners worldwide. Urban flood problems range from relatively localized incidents to substantial incidents, which lead to cities being flooded for a few hours to several days. Therefore, the effect may be widespread, such as the temporary displacement of individuals, disruption to civic facilities, water quality degradation and the possibility of epidemics. The problems raised by urban flooding are highly challengeable and compound by ongoing climate change, with adverse implications for changes in rainfall and gaps in intra-urban rainfall distribution. Unplanned construction and invasions of large houses along rivers and watercourses have interfered in natural rivers and watercourses. As a result, the runoff has risen in proportion to the urbanization of the urban floods. The location of the relief camp and the priority for evacuation were determined, and the safest route to avoid floods were established. This method can be used for emergency planning in future flood incidents, and it will help plan disaster preparedness for Panchayat. This study will promote the flood plain's potential use for disaster management and land use planning virtually.

유시티 도래에 따른 도시민 생활양식 변화가 도시공간에 미치는 영향 (A Study on the Effect of Changes in Lifestyle on Urban Space with the Advent of the U-City)

  • 이 연구의 목적은 유시티에 따른 생활양식 및 도시공간의 변화를 분석하여 이를 반영한 도시 정책 방향을 제안하는 것이다. 유시티에서의 도시공간 변화 분석에 있어서는 도시민 설문조사를 통한 생활양식 변화를 예측하여 추론하는 행태적 접근 방법을 사용하였다. 분석 결과 도심을 주요 활동공간으로 하는 도시기능에 있어 통행량 및 이용의 감소와 입지 선호도의 변화로 도심 집중화 약화와 도시의 외연적 확산이 예상되었다. 개별 용도에 있어서는 통행량과 이용의 감소에 따라 규모나 개수가 축소될 것으로 예상되었으며, 기존 공간의 재편에 있어서는 특히 공공공간에 있어 유비쿼터스 기술을 활용하여 다양한 도시활동을 수행할 수 있는 다목적 공간으로의 변화가 전망되었다. 앞으로 유시티가 정착하면 도시의 공간구조와 시설별 수요가 도심과 비도심에 따라 변화가 예상되므로 이를 반영한 도시계획이 필요하다. 동시에 효율적이고 유연한 도시공간이 조성될 수 있는 발판이 마련되어야 한다.

도시 환경용량평가에 관한 연구 -청주시를 사례로- (A Study on the Environmental Carrying Capacity Assessment of Chongju City)

  • The purpose of this study is to assess the environmental carrying capacity of Chongju City for the environmental management and the urban growth management. The urban environmental carrying capacity assessment of the city by the index of ecological footprint(EF), shows that the ecosystem of the city has been overloaded and most of the deficiencies has come from outside of the city. The EF index, the area of land per capita required for production and consumption in the city, was 1.731 ha per capita in 1989 and 1.901 ha per capita in 1999. On the other side, the ecologically productive land is 0.0175 ha per capita. It means that every citizen owes 1.88 ha per capita to the ecosystem in 1999. The land consumption of the city has increased by 0.1705 ha per capita during the last 10 years. The capacity of infrastructure and the service supply estimated by the Onishi model does not exceed the demand of the city in 1999. But the rapidly increasing population and fast urban growth need the expansion of the capacity. The water supply capacity of the city appears to be sufficient in 1999, but the water supply demand will increase in the future. The capacity of sewage treatment facilities seems to be sufficient, but the higher level of sewage treatment facilities should be adopted for the improvement of water quality as the generation of sewage will increase and its characteristics will also make the wastewater treatment difficult. Due to the decrease of solid waste generated, the land fill capacity for solid waste disposal is not insufficient at present, but the capacity will be saturated in the near future. Therefore, the scientific management system of solid wastes should be introduced. The air quality of the city meets both the national air quality standard and WHO recommendation standard, but the strong regulation and control of automobile emission gas such as CO, $CO_2$, NOx and HC is required for clean air.

Analysis of the Psychological Effects of Exposure to Different Types of Waterscape Facilities for Urban Green Space Planning

  • To create urban landscapes that take human emotion into consideration, the present study verified the psychological effects of artificial waterscape facilities on users, as these facilities significantly impact their psychological comfort. Data was collected using the SD scales and POMS of 60 male and 60 female participants after they watched a video of four waterscape facilities. Participants deemed the video clip of a fountain waterscape to be artificial and linked it with changeable images that increased their vigor. The video clip of waterfall stimulated various impressions (e.g., vital, liked, active, etc.) and changed participant' mood states by increasing their vigor and decreasing fatigue. The video clip of the pond yielded familiar impressions, produced less free images, and decreased tension among participants. Finally, the video clip of the stream stimulated quiet and comfortable images as well as reduced negative feelings of anger, confusion, and depression among participants. Furthermore, males experienced more positive effects than females, regardless of the type of waterscape facility. The study findings indicate that the four different waterscape facilities influenced participants' mood states. Additionally, the psychological effects differed by gender. The data suggest that landscape planners need to carefully consider their choice of waterscape facility when designing green spaces to ensure that the space is psychologically comforting to users.

도시공원 벤치색상의 시각적 선호 결정 모형 (A Model to Determine the Visual Preference for the Color of Benches Located in Urban Parks)

  • In this paper it is investigated that the visual elements of preference which influence the visual preference for bench. "What color of bench is preferred when the location is the same\ulcorner" Started from those questions, the elements of preference which influence the visual preference for bench is investigated. In this research, a equal standard mark system is applied for the evaluation of visual elements of preference and then the relationship between the visual preference and the elements of preference are examined by the method of multiple regression analysis. The result of primary factor analysis from the visual evaluation in this paper will affect visual preference of the bench in urban park. Thus, the result of this study will contribute to development of urban parks for the maximum satisfaction of park visitors supplying necessary information for a resting place planning and design. It will provide a useful management guide of urban park facilities to prepare a strategic management plan of the benches from the users point of view. Especially, to know the correct preference of people, which will be provided by the evaluation of visual preference to bench will be the key to rest place planning.

DEMATEL기법을 활용한 도농교류 비활성화 요인 구조화 분석 (Structural analysis of Deactivation Factors behind Urban-Rural Exchange using DEMATEL method)

  • This study was attempted to analyze the causal relationship on the factors influencing the inactivation of urban-rural exchanges. 33 previous studies related to urban-rural exchange in Korea were investigated, and 27 factors were derived in 4 sectors (resources and facilities, contents and programs, human resources and management, legal system and support) by deriving, rearranging, and classifying various influencing factors suggested in previous studies. Based on the derived influencing factors, an expert survey was conducted, and the causal relationship between factors was structured through the DEMATEL method. As a result of the analysis, 'human resources and management' was the factors with the highest prominence and 'legal system and support' was analyzed as factors with a very strong dispatcher character, and other factors were analyzed as having a receiver character. This study is meaningful in that it provided basic information for establishing related policies by structurally analyzing and presenting the necessary influencing factors when implementing an efficient urban-rural exchange project despite several limitations.
