Present Condition and Preferences on Well-being Elements in Apartments (아파트의 웰빙요소 도입현황과 선호도)

  • The purposes of this study were to summarize the concept of well-being and well-being apartment, to grasp the present condition of apartments which were introduced with well-being elements, and to find out the consumer preferences on well-being elements for apartment planning. Library and internet surveys were performed to summarize the concept of well-being and well-being apartment and to grasp the present condition of apartments which were introduced with well-being elements. Questionnaire survey was carried out from 2nd to 22nd of June 2005, to investigate the preferences on well-being elements for apartment planning. The respondents were 250 residents who are from thirties to fifties and living in urban area. As results, respondents think that 'living for health of body and mind' about concept of well-being and 'certificated apartments by green building rating system' or 'apartments introduced ecological factor' about concept of well-being apartment. They answered that 'yes' about 'Do you have intention to buy well-being apartment?'. The elements in aspect of complex planning having the preference were revealed that promenade for complex design, ecological garden or walking space for landscape design, outdoor exercise space for outdoor design, and security system for foundation equipment. The elements having the preference in aspect of public facilities were fitness room for sports & health facility and study room for cultural facility. The preferred elements in aspect of building and unit design were roof garden for building design, multi-functional room for unit floor plan, natural surface material for interior surface, ventilation system for indoor environment, control system for home automation, and food waste machine for home electronics.

A Study on Residents' Satisfaction Degree of Differentiated Elements in Outdoor Space of Apartment Housing (아파트 옥외공간 차별화 요소에 대한 주민 만족도 분석에 관한 연구)

  • The purpose of this research is to help outdoor space planning reflected real needs of apartment residents in the differentiation elements of outdoor space, by using USC trade-off game in three apartment complexes in Seoul. This game method was used to evaluate their preference, reliability of preference degree, satisfaction degree, requirement elements such as improvement, sacrifice, maintenance of present condition, and payment possibility for improving and maintaining present condition, in addition to their preference and payment possibility of differentiation of outdoor space in the apartment complex in the future. From the statical analysis, we found the following results: 1. Reliability of preference degree was valid, inasmuch as the first elements they preferred were the almost same as the last things. 2. Elements of preference were pedestrian ways, pedestrian security facilities, various athletic facilities, and variety and high-class facilities in a play ground. 3. Satisfaction degree of differentiation elements of outdoor space was low not only in total complexes but also in each complex. As a result of analysis, these elements were not satisfied with residents. 4. Most of the differentiation elements of outdoor space in three apartment complexes, except planting traditional trees, were required to improve and maintain present condition. The cost to improve and maintain these elements able to pay by them was about 2.18 million won. Through this result, these elements were not options but prerequisites for planning outdoor space in apartment complexes. 5. In the future preference elements of differentiation of outdoor space in apartment complexes were pedestrian and jogging ways, places with water, various athletic places and facilities, multi-function resting places, green spaces in experiences, pedestrian security facilities, various athletic facilities, variety and high-class facilities in a play ground, and payment possibility for these elements was about 3.20 million won.

The Effects of Apartment Office Managers' Servant Leadership on the Residents' Satisfaction and Housing Management Company Contract Renewal Ratio (공동주택 관리소장의 서번트 리더십이 입주자만족도와 관리업체 재계약율에 미치는 영향)

  • This study aims to verify the effects of the apartment office managers' servant leadership on the residents' satisfactions and housing management company contract renewal ratio, and to examine whether the number of apartment units and the apartments' average size have the moderating effects upon the relationship between servant leadership and the residents's satisfaction and housing management company contract renewal ratio. For the purpose of testing the hypotheses, the questionnaire survey was conducted targeting 1,000 apartment office staffs and 8,000 apartment residents of 200 apartment complex in the region of Ulsan, Kyungnam, and Busan, and the statistical analyses were carried out for the useful questionnaires of 961 apartment office staffs and 7,119 apartment residents. The main results are as follows: First, the higher the office managers servant leadership is, the higher the residents' satisfactions. Second, the number of apartment units and the average size have moderating effects on the relationship between the office managers' servant leadership and housing management company contract renewal ratio. Finally, the summary, implications, and limitations of this study, and the future research direction were discussed in the conclusion.

The Comparison of Apartment Management System between Korea and America (한국과 미국의 공동주택 관리제도 비교)

  • This research is carried out to investigate the Condominium Management System of the states of California and Hawaii, and to examine the similarities and the differences between the Korean Apartment Management System and the American Condominium Management System. The research indicates: first, in Korea the management of apartment units is the Commission of the Representatives of the Occupants, while in America the management of condominiums is the Association of Apartment Owners, an organization of condominium owners in America. Second, it is required that apartment developers should submit such a document as the Public Report in America, which explains various matters concerning legal rights on condominium buildings and the outline of the buildings, to the authorities concerned in Korea. It can help the authorities to accumulate management techniques of the apartment complex, which could efficiently be used in practicing and planning city housing policies. Third, each apartment's management company in Korea is bound to make long term plans for maintenance based on the Housing Law. It is, however, difficult to reserve an adequate amount of money for the reserve fund, because its use is decided according to the maintenance rule which has a criterion different from each and every apartment management. Concludingly, an amendment of the Housing Law in Korea is required, in order to reserve at least 50 percent of the estimated sum of maintenance expense in future like Hawaii State in America.

Improvement Plan for Planting Large Trees in Artificial Ground of the Apartment Complex (공동주택 인공지반 대형교목 식재 개선방안)

  • Large trees in the apartment complex are playing an important role to decide the quality of external environment. They are planted with the object of utilizing themselves as a landmark of the complex and enhancing space symbolism. Since planting large trees would require high maintenance costs and generate defect, it would cause decline in quality of external environment. This study researches on large trees in artificial ground of the apartment complex. This study analyzes actual condition of planting and tries to provide improvement direction of planting. In order to conduct this research, three target areas (over R30) and 265 trees are selected. Based on the drawings and specifications this study researches on the plan of landscape design, changes of field design, actual condition of completion, present condition of planting, minimum soil depth of growth and development and types of extra action for soil depth. The result shows that 85% of drawings and specifications for large trees in the apartment complex are deep-rooted tree species. On average large trees with R 35 are planted in artificial ground and there is lack of on average 65cm minimum soil depth of growth and development. Reviewing changes of field design is conducted in such limited size as mainly R30 and R40 and there is no extra plan for lack of soil depth. The plan for securing additional soil depth is done by 85% of mounding. However, since there is only 10% of satisfaction, the inappropriateness in securing additional soil is pointed out. This research also points out that the size of large trees, root characteristics and location-allocation for planting are pivotal factors for securing minimum soil depth of growth and development. This research also provides improvement direction in case of planning planting.

A Study on the Factors Affect the Premium of an Apartment House (공동주택의 프리미엄에 영향을 끼치는 요소에 관한 연구)

  • Most of customer satisfaction researches that have announced by mass medium about an apartment house intend to do not fairly consider the premium of an apartment house. Thus, the researches offer the wrong information to a lots of companies and customers that want to objectively assess quality of an apartment house through comparing an apartment complex with another and construction ability of company. Therefore, this study analyzes that the premium of an apartment house affects customer satisfaction, derives indexes which affect premium of an apartment house, and do an importance analyses with each other. Then this study purposes to be of use with the foundation material for the objective index assessment of premium of an apartment house.

  • After the appearance of apartments in Korea, Apartment Housing has been generally accepted for its high capacity of population and convenience in the management. Nowadays, apartments have become higher, larger and more complex than ever before, showing abrupt changes in structure, form and mechanical systems. Likewise, the hazards of fire and the scale of fire losses have become a serious problem. Therefore. considerations of fire safety have taken a greater portion in the design of Apartment Housing. This study is focused particulary on spatial planning rather than on mechanical systems for fire safety.

Interrelationship Study about Pilotis space utilization in high-rise apartment complex and indicator values related with Space Syntax circulation -Focusing on Hwaseong Dongtan Newtown Area Apartment- (고층아파트단지 필로티 공간의 이용도와 공간구문론 동선관련 지표값과의 상관성 연구 -화성동탄신도시아파트를 중심으로-)

  • Purpose of this study is to examine and investigate the utilization of low-rise floor Pilotis space which is frequently selected as a major planning element in recent high-rise apartment complex and to identify the interrelationship between the placement of Pilotis space in the complex and space utilization frequency by comparing circulation related indicators of Connectivity, Control Value, Global Integration and Local Integration through Space Syntax axial analysis. Conclusions of this study are, first, Pilotis space is not used as a space to improve regional community consciousness because it is mostly used as a 'simple movement space'. Second, regarding space utilization frequency differences in Pilotis space in each apartment building, projecting entry access+pilotis addition type complex shows more significant utilization frequency than pilotis access type complex, and the vandalism phenomenon is observed more often. Third, Pilotis space utilization is related with Connectivity, Control Value, Global Integration and Local Integration which are circulation related indicators in Space Syntax, and Pilotis spaces with high indicator values over 2 tend to show higher utilization frequency and those with low indicator values over 2 tend to show low utilization frequency.
